Complaint: I`m disputing these account below because I can not get no answer or response from the creditor. I `m asking for assistance in resolving this matter as quick as possible. I know according to credit laws, you must report any and all accurate information on my credit report and if there are any inaccurate information, then it could be subject to violation, which can result into a small claim suit. Please see the accounts below and the reasons for me disputing this information. WF Card-account # XXXX-this account is in violation of the credit reporting act & has passed the 4 year of Statute of Limitations reporting for the state of Texas. In addition, this account was sent to the IRS as a 1099-C, Cancellation of Debt. Which IRS was accepted and reported this debt as income, which is a 6 year old debt? The violation of this debt is the creditor is still reporting the amount of XXXX as valid debt and still trying to collect, and the balance was updated XX/XX//2019 showing this is a current debt for 2019, which is inaccurate because the balance as not changed and this debt was sent to IRS. This debt is reporting as a recent date of XX/XX//2019 and has passed the 4-year statute of limitations. Based on this inaccurate information this is a violation of CFPB and FDCPA SECTION 809 ( B ) FTC and this account need to be deleted.

Complaint: I have received multiple offers of a limit increase if I spend so much in purchases in a short time frame. These offers have been occurring for a year now. I use the card however have fallen short of the required amount. Not really knowing the exact timeline of the offer expiration I seem to miss the permanent increase. My limit drops THEN I get another offer the following month saying IF I use this amount I get to keep the increase. I feel like it's a yo-yo game and the brief moment in between offers my balance dti is50 % or more affecting my credit. Is this bait and switch ethical?

Complaint: I have been paying on this loan for about 10 years. And every month I receive late fees of totally random amounts. From {$130.00} to over {$360.00} I receive a late fee every month. This month the late fee is {$270.00}. I have called a hundred times and talked to many people and some say that I haven't been charged that late fee and some say its accurate. But here is why I feel they are lying to me. Early on I tried working with Wells Fargo, I changed my due date with them. Then they told me I was paying my loan too early and the the amount I was paying was tacking on to the previous month and not the current month. Frustrated I asked them to pick the date to avoid this problem, so they did. They picked a date that would not penalize me for being late ( When I never was ) or for paying too early. The late fees keep coming. Here 's the best part, My payment is automatically deducted every month from my bank account. There is no problem with me forgetting because I don't have to remember! Its automatic!! Still I receive late fees from them. I have asked Wells Fargo many time if they can explain why I am getting these charges and most of the time they can't tell my why. They also raise my monthly exponentially, currently my payment is {$670.00} and it started around {$150.00}

Complaint: When my mother passed away XX/XX/2019, I was notified that I became successor trustee of her Wells Fargo Living Trust Checking account. Wells Fargo would not allow me to access the account, until I had the death certificate. Once I finally received the death certificate I faxed it to Wells Fargo, and it took several days for the bank to process and allow me to gain access to the account. I wasn't able to view the statements until XX/XX/XXXX. That's when I discovered that several checks had been forged, totaling about $ 5,000.The latest check was cashed XX/XX/XXXX, for {$3000.00}, more than two weeks after my mother 's death. ( Even though I knew of my mother 's death, Wells Fargo refused to close the account until I had the death certificate. ) I notified the Wells Fargo Fraud Department immediately once the banks allowed me access and I read the statements and saw the checks. It took the bank two weeks to return my inquiry and finally a XXXX XXXX, check fraud specialist returned my inquiry. After about another two weeks of hearing nothing, I called him back at the check fraud department. My claim number is # XXXX. XXXX XXXX said that since some of the forged checks had dated back to XXXX 2019, that stopped Wells Fargo from any obligation to try and get restitution. Wells Fargo admitted that the checks were clearly forged. I think the bank had an obligation to not honor signature on the checks that were not my mother 's signature. Why even sign checks unless the signature is a valuable identification tool? Wells Fargo has a responsibility to verify the authenticity of such forged signatures that are easily identified as fake. Now that my mother is deceased. This is theft from her estate. Wells Fargo is supposedly conducting a criminal investigation. On XXXX XXXX, a XXXX XXXX, financial crimes consultant at Wells Fargo e-mailed me about her concern about the forgeries. She said she had nothing to do with Wells Fargo 's position on refusing to make any restitution for the forged checks. XXXX XXXX 's number is XXXX. Her address is XXXX. This is another example of how Wells Fargo is addicted to its red tape rather than truly helping its customers.

Complaint: In XX/XX/XXXX, my wife and I were in the process of refinancing our home in XXXX XXXX, Minnesota. Our existing mortgage was with Wells Fargo, so we worked with Wells Fargo Bank for this transaction as well. I had been banking with Wells Fargo or its predecessors, including XXXX XXXX Bank, XXXX XXXX Bank, and XXXX Bank, since XX/XX/XXXX. When we applied for the refinancing, in addition to my personal account, I had a joint account with my wife, with each of my XXXX children, my business operating account, my lawyers trust account, and our existing mortgage. The loan we applied for was for 15 years, in the amount of {$230000.00} at 3.25 %. I never had any reason to distrust Wells Fargo, until now. We went through the loan application process, filled out all the required forms and our home was appraised. The closing on the new loan was set for XX/XX/XXXX. We, eventually, received a copy of the appraisal. The appraisal, dated XX/XX/XXXX, was addressed to XXXX XXXX, an entity we had never heard of before. It indicated a market value for our home of {$390000.00}, which made our loan approximately 61 % of the appraised market value. The valuation, however, was below what our understanding was of the values of homes in our area. Nonetheless, as far as we knew, we were still on track for an XX/XX/XXXX closing of the loan for which we had applied. Sometime after XX/XX/XXXX and before XX/XX/XXXX, we received the following communication : Counteroffer Notice/Notice of Action Taken Date : XXXX XXXX Loan Number : XXXX Lender Name : Wells Fargo Bank, N.A. Applicant : XXXX XXXX XXXX Property Address : XXXX XXXX XXXX, XXXX XXXX, MN XXXX You have submitted to us an application with the following terms : Loan Amount : {$230000.00} Interest Rate : 3.250 % Term : 180 Months Product ID : Fixed Rate Mortgage Unfortunately, we are unable to offer you mortgage credit on the terms that you requested for the following reasons : Value or type of collateral not sufficient We can, however, conditionally offer mortgage credit on the following terms, subject to our standard underwriting terms and conditions : Loan Amount : {$230000.00} Interest Rate : 4.000 % Term : 360 Months Product ID : Fixed Rate Mortgage When we read this communication, we were stunned. It was not what we had been led to believe we were getting. Moreover, there was no indication of the meaning of the phrase, value or type of collateral not sufficient. We asked our loan officer if we could get a second opinion on the valuation of our home to test the insufficiency and he said, simply, No. Additionally, we asked what the specific deficiency in the valuation of our home was. That question was never answered. So, with less than three weeks until the scheduled closing, we had no realistic choice other than to accept XXXX XXXX counteroffer, even though it meant an extra 15 years and an extra {$100000.00} out of our pockets. We went ahead and closed on the loan on XX/XX/XXXX. At the closing, which was in the offices of XXXX XXXX, we signed no fewer than 30 separate documents. Documents 23 and 24 of this set of closing documents were Affiliated Business Arrangement Disclosures. In those documents it was revealed, for the first time, that the XXXX entities were somehow affiliated with Wells Fargo. These documents identified the XXXX entities and read : This is to give you notice that your Lender has business relationships with the following entities. These entities are affiliates of the Lender. Because of this relationship, this referral may provide the Lender a financial or other benefit. The full nature and extent of the relationship, however, remained undisclosed. It never occurred to us, even at that point, how much of a financial or other benefit Wells Fargo would derive from its 49.9 % ownership of Rels. Utilizing a fraudulent and, by Wells Fargos dictates, unchallengeable undervaluation of our home, conducted by its subsidiary, along with undisclosed parameters for an acceptable or sufficient loan-to-value ratio, Wells Fargo changed our loan from 3.25 % for 15 years to 4.00 % for 30 years. This benefitted Wells Fargo to the extent of {$100000.00} in excess interest. I received a letter from XXXX XXXX, Senior Vice President, Customer Remediation Office, Wells Fargo, shortly after XX/XX/XXXX, that said, in pertinent part, As part of our commitment to make things right for customers, we are contacting current and former customers of Wells Fargo who may have submitted a complaint to us, the Consumer Financial Protection Bureau, or another government agency about receiving an unwanted consumer or small business product or service sold through a Wells Fargo branch. We want to ensure you are satisfied with how your complaint was resolved. If you submitted a complaint about an unwanted consumer or small business product or service and feel your complaint was not fully addressed, please contact us at XXXX. I did that and have been bounced around between departments of Wells Fargo since then. In fact, I tried to reach Ms. XXXX directly. I was told that all she did was sign letters. Its impossible to believe that a Senior Vice President anywhere in the Wells Fargo organization does nothing but sign letters. For six months, Wells Fargos express desire to ensure that I am satisfied with how my complaint was resolved, has been unaddressed, sidestepped, dodged and has made me even more dissatisfied. I regard the letter I received in XX/XX/XXXXas a disingenuous attempt by Wells Fargo to repair its tarnished reputation. Today, I received a letter from Wells Fargo Home Mortgage, under date of XX/XX/XXXX, telling me that we had agreed to Wells Fargo 's counteroffer in XX/XX/XXXX. It ignores that we did not have all of the relevant facts, including the identity of XXXX XXXX, that it was at all related to Wells Fargo, or the full nature and extent of that relationship. The letter also thanked me for providing Wells Fargo with information that would help it to " identify areas of training and processing improvement. '' It concluded with Wells Fargo 's " determin [ ation ] that the account was handled properly and no corrections are needed as no error has occurred. '' My conclusion is that if Wells Fargo needed my input into identification of areas of training and processing that needed improvement, it follows that Wells Fargo did, in fact, do wrong. At this point I want Wells Fargo to credit my mortgage account {$100000.00}, which is the excess amount of interest in our existing mortgage over what it should have been.

Complaint: Almost 4 years ago I went into a Wells Fargo and tried to get a credit card with a XXXX credit score. They told me that because I had no open trade lines that I would need to place a deposit on the card and that after 12 months of payments my money would be returned to me. And I would have a graduated credit card. This hasnt happened in 4 years, they say because I was a few days later here and there over 4 years is why my account hasnt been upgraded. Because they have been fee harvesting me for hundreds and hundreds of dollars. And refuse to upgrade my card. Other lenders see this card and dont want to extend me credit. This card reporting as secured is damaging my credit profile. And my ability to get housing and low rates on transportation and vehicle loans. According to the fair consumer credit act payments up to 30 days may not be used to my detriment. Only payments 30 days and over are recognized under this statute. However Wells Fargo uses this as legitimate reason to damage my credit profile. XXXX XXXX. XXXX XXXX

Complaint: opened checking account XX/XX/XXXX XXXX they had promotion where you would receive {$400.00} if you made 3 direct deposits over 90 days of {$3000.00} or more. I did all those things, and i never received the bonus. the explanation over message center was that i did not make 3 deposits. I recontacted them and showed my statement showing i did make 3. they then elevated the issue and a lady called and told me i didn't receive the bonus because i got another bonus more than 13 months ago. I explained that was within their posted terms which say you can not earn a bonus within 12 months, and i earned one over a year ago. she then told me she would look into it. she called back and said i opened the account within 12 months of receiving the bonus and that was why i did not get a bonus this year. what she said is not what is posted in their terms and conditions. they are not paying out and are wrong for that.
