Complaint: XX/XX/2016, I notified Selene Finance ( Mortgage Holder ) that I would be doing a short sale in which I also requested cancellation of debt. Per Selene Finance, I submitted ALL Selene 's required documents to include my financial information in which I questioned the necessity since I was NOT asking for a loan modification. Selene gave a deadline of XX/XX/2016, to submit a sales contract. On XX/XX/2016, XXXX ( Realtor ) faxed Selene Finance a signed sales contract along with ALL Selene Financial required documents. Upon checking the status, Selene keeps stating they did n't receive a document ( each time a different document ) and each time XXXX has faxed claimed missing documents NUMEROUS of times. Last status check, XX/XX/2016, yet again, Selene attempted to have not received particular documents ; however, with XXXX tenacity, Selene informed XXXX they have all the documents required yet the review would not be completed until XX/XX/2016, which is unacceptable. It is unquestionably clear of Selene Finance attempt to undermine the sale of my property and this is not unacceptable.

Complaint: While working to get a repayment plan to bring the loan current or get a modification XXXX loans did not respond to request, sent letter that had expiration dates to offers for repayment plans weeks after they were due and failed to approve or deny a loan modification I requests twice. While working to prevent a foreclosure they continued to file documents to proceed with the foreclosure and falsified those documents stating they had no communication with me.
They then sold the loan to Selene Finance who filed for a foreclosure auction on my property. After contacting them I asked to get a repayment plan and requested a modification. The next call to them the agent stated that the requests were never sent from the previous agent and they would check why. This agent stated that I could download the documents from their website and fax them to them. After talking with them today XX/XX/2016 I was not informed if there was repayment plan approved or denied. I was told that they would most likely not be able to process the modification because of the lack of time. I informed them of the previous forms submitted to XXXX loans and that there was a modification which was not approved or denied and was told they do not care what the previous company did. This is the third time I informed them that the process leading to this point was not carried out properly and all three times I was told by XXXX different agents that they do not care what XXXX Loans did. I believe that they are being negligent and purposely making the process difficult. They have no intention of following the law and despite me informing them of the issues they continue to proceed with the foreclosure.

Complaint: I recently applied for and received a loan modification from Selene Finance. Between the time that the loan modification paperwork was executed by Selene and the XXXX XXXX, 2016 statement, I anticipated that a XXXX payment would be due and did not want it to be late. Therefore, on XXXX/XXXX/2016 I sent a check to the bank and it was received. Two days after I mailed the XXXX payment, I received the XXXX statement from Selene indicating that a $ XXXX was due XXXX XXXX and that my next regular payment would be due XXXX/XXXX/2016. So I called them and asked them to credit the payment that they would be receiving to the principal portion of my account. They denied the accuracy of the $ XXXX statement saying that a system glitch had sent out the statement. However, I again received a statement today confirming that a XXXX - NOT XXXX - payment would be due on XXXX/XXXX/2016. Can you help me to get credit for the XXXX payment that I sent in and have it credited to the principal balance? Thank you so much!

Complaint: I am in the middle of a foreclosure issue that should have nothing to do with me. My divorce was final in XXXX and my ex-husband received our home in the divorce. We refinanced during our separation in XXXX ( due to the courts delaying the divorce ) and I was forced to sign a Deed of Trust ( State of MD ) since we were not legally divorced. By the time our divorce was final, my ex-husband was not making payments and foreclosed on the home. I have been trying for many years to get my name off of the Deed of Trust and can not. I hired an attorney and while he was able to remove me from the Deed, he could do nothing about the Deed of Trust. Now after 10 years I am being named in the foreclosure documents. The bank will not speak to me even though my name is listed on the foreclosure. We tried to have a mediation with the foreclosure company and the attorneys and Seneca Mortgage said they would send us a letter explaining that I am not responsible but they did not. I am now told that Seneca sold the loan to Selene Finance. I am NOT responsible for this debt and now my credit maybe ruined. NO ONE can tell me if the bank could place a judgement against me regarding the remaining debt after the foreclosure is completed. I would like some help with this issue. The original loan was with XXXX. It was sold to XXXX XXXX XXXX who forwarded it to Seneca Mortgage and I am told it is now in the hands of Selene Finance. The letter was sent to Seneca before the loan was sold to Selene. The attached letter explains the situation in more detail.

Complaint: XXXX XXXX, CEO Selene Finance XXXX. XXXX XXXX XXXX, TX XXXX Dear XXXX XXXX, I am in a state of dismay that I am having to write this letter to you BEFORE I am your actual customer. The treatment I received from your customer service department, and I use the term customer service very loosely, leaves a lot to be desired!
I received a letter in the mail from XXXX XXXX XXXX letting me know they had transferred my mortgage servicing to Selene Finance effective XXXX XXXX, XXXX. I would receive correspondence from Selene prior to XXXX XXXX, XXXX with information on how to make my payments, my new account number, etc. As of Monday, XXXX XXXX, XXXX, I still had not received any information from Selene so I looked your telephone number up on the internet and called.
When I typed Selene Finance in XXXX, I was shocked that page after page or complaints about Selene Finance appeared. I thought to myself that this must be another Selene Company, that surely XXXX XXXX XXXX would not transfer a good customer to some fly-by-night company. I was wrong!
I called the customer service number and the first young lady I spoke with was very unhelpful. She was not rude, just unconcerned. I explained the situation and she cut me off mid-sentence and said she could not help me. I tried to explain again that I needed to set up my automatic withdraw to pay the payment and I started to ask when she thought Selene Finance may have my loan information. Again, she said she could not help me. She said she did n't know who I was and she could not discuss paying a mortgage with me. I find it hard to believe anyone other than me would call and offer to pay my mortgage! Before I could say anything else, she hung up.
I called back and this time asked for a manager. After being interrogated, I was transferred to a male employee. I can not use the term gentleman because he was anything but a gentleman! After being on hold well over 30 minutes, he came on the phone. I started to explain to him what was occurring and he cut me off mid-sentence and said " what do you want me to do? '' I asked how I could set up an automatic withdraw from my checking account - was there a form I needed to complete, could I do this over the phone once my information had been received at Selene Finance. I explained I paid half of the mortgage payment at XXXX XXXX on XX/XX/XXXX and XX/XX/XXXX. Again, he cut me off and said, " We do n't do that here. That is your problem and it sounds like you need to manage your finances better. '' Again, I know this XXXX be hard for you to comprehend because it left me XXXX near speechless, he said, " We do n't do that here. That is your problem and it sounds like you need to manage your finances better. '' I told him to transfer me to his supervisor immediately and he told me there was no one else I could speak with. I asked his name and he refused to give me that. He said he was the highest employee there and was n't going to transfer me. Apparently, I must have been speaking with you! I would think the highest employee at Selene Finance is the CEO. I asked him if he was the CEO of the company and he said " no '' and said " listen lady, this is not my problem and I ca n't help you. If your payment is not paid on time, we will start foreclosure proceedings and if you do n't like it, XXXX '' And remember, all this and I 'm even your customer yet. I can hardly wait until XXXX XXXX!
If I may give you some background on my mortgage. I was divorced several years ago and began struggling to make the house payment. I am a XXXX and we have not had a pay increase since XX/XX/XXXX. We have had no cost of living raise, no yearly increase, nothing! In fact, my pay has gone down two times when our health insurance premiums increased. In XX/XX/XXXX

Complaint: Here is the complaint that I have submitted now 4 times.....We are on our XXXX bank because
our loan continues to get sold. the complaint is with Selene Financial. We were working
on a loan modification which would involve taking off the mortgage an ex wife and
adding XXXX onto the mortgage. It also involved reducing our mortgage to fair
market value. After months and months of paperwork and waiting we finally made a
deal and were told the ex wife would be removed,XXXX and XXXX would
be added and the mortgage reduced to $XXXX. This was XX/XX/2016. The
stipulation was we have to make 3 consecutive payments of $XXXX and after the 3rd
payment the new loan would take effect. We made our payments as instructed and the
day before the 3rd payment was due we were told our loan would be sold. When asking
if they can get the modification done first I was told (see attached) the the new loan
company would honor the agreement. That was the last I was able to communicate with
our negotiator at Selene Financial. I had e mailed him and tried to call him numerous times after his last e mail because I wanted to make sure they sent over all the
paperwork as there is no way we should have to do it all over again. We held up our
end of the bargain now Selene needed to follow through with theirs. I found it
interesting that they made the deal with us the same day the loan was sold even
though we were not notified it sold until XX/XX/XXXX....This actually been a two year
ordeal..the bank before Selene was horrifying as well and I had made a complaint to
you about them. They conveniently sold our loan to Selene before ever doing a loan
mod with us. I am just beside myself and fed up. All we want is a fair market loan, and a
company to follow through with their promises. We called the new bank, XXXX
and they said they don't have everything and they still have the old mortgage and the
original names. Meaning nothing of the new deal that Selene promised us is in their
records. What I want is our loan Mod that Selene agreed to be in place ASAP with no
more paperwork' It should have just transferred over since we did what we were
supposed to do.The latest response from Selene was that we need to communicate
with the new mortgage company and that they "should" honor the agreement we had
with Selene. The problem is the new mortgage company has no paperwork on us, no
proof from Selene that this agreement was ever made. We need Selene to give the new
mortgage company (XXXX) a detailed laetter describing the agteement we had with them which is 1. removing XXXX from the loan. 2. Adding XXXX and XXXX to the loan. 3. Reducing the mortgage to fair market value of $XXXX. We need this done immediately! This has gone on for MONTHS!!

Complaint: After the transfer of my mortgage loan from XXXX XXXX to Selene Finance. A payment was not credited to my account. Furthermore, the loan, at the time of transfer was in payment 4 of a trial loan mod. All of the payments had been made and cashed early : between 8 and 26 days early. Instead of receiving permanent modification documents we received notice of the transfer of the loan to Selene Finance. We continued to make payments under the terms of the modification. Selene offered a modification but with terms substantially different than those in the program we were in. The terms are very unfavorable to us with the interest bearing amount they want being {$170000.00} on a principal balance of {$100000.00} and a house valued at {$110000.00}. They now have rescinded even that offer and have asked for the total amount due because they say that payments are late. In fact all 9 payments have been early - an average of 22 days. Selene Finance has not credited one of the payments - that for XXXX, and therefore they are saying XXXX, XXXX, XXXX and XXXX were " late. They returned the XXXX payment which was made XXXX XXXX and returned XXXX XXXX. They have rejected the payment because they will not accept a partial payment and want the entire delinquency. After the transfer we contacted Selene several times using for a permanent modification under the terms we were offered. They have this trial modification documentation. I know this because they sent it along with other paperwork to us. We have asked them, in writing, for an accounting several times of the Attorneys fees and corporate advances totalling over {$10000.00} together. To date we have not received and answer.
