Letter was picked up at USPS on XXXX XXXX at XXXX , A final goodwill letter was sent on XXXX XXXX . Fa ir Collections and Outsourcing has failed to provide me any evidence. I have maintained a careful record of communication with them in which they have failed to respond within 30 days.
Fair Collections and Outsourcing are in violation of federal laws under the Fair Debt Collection Practices Act ( including but not limited to Section 807-8 ), the Fair Credit Reporting Act ( including but not limited to Section 623-b ) and the corresponding state laws.

Complaint: I noticed a collection account on my credit report for a company with which I have never done business. Fair Collections and Outsourcing claims that I owe {$10000.00} to them. I sent a certified letter to dispute this accusation and request validation, the company received and signed for the letter onXX/XX/XXXX. I have the electronic signature confirmation from the US Postal Service as proof. This company is required by federal law to place a " notice of dispute '' on my credit report within 30 days of receipt of my dispute. They failed to do so. I pulled by credit report again on XX/XX/XXXX and there was no such " notice of dispute. '' I have retained a date stamped copy as proof. They are in direct violation of the Fair Debt Collection Practices Act and the Fair Credit Reporting Act. I sent another letter which they received and signed for onXX/XX/XXXX. This letter was to inform them that they violated the law and instead of pressing charges, I would be willing to refrain from further action in exchange for a deletion from my credit report with the 3 major credit bureaus. I have not yet received a response from them. This is very damaging to me and I think it is very unfair for a company to be able to break federal laws with no consequence. Please help.

Complaint: In XXXX of XXXX I got home from work and my locks were changed. I was unable to get into an apartment I was renting from The XXXX located in XXXX XXXX , MD. I had to wait until Monday to speak with the property manager. On Monday I spoke with the property manager in person and he was not aware that the financial accountant manager had changed my locks stating that I had skipped my lease. I in fact did not skip my lease and had already made XXXX the leasing manage aware that I was moving out and not renewing my lease. My lease was not up until the following month. The property manager XXXX told the maintenance manager that they just had to XXXX up the fees and let me back into the apartment. I asked them to place it in writing that I would not be charged and he would not do so stating he had to wait for the attorney to see if I was on the list for eviction. I was not on the list. A year later I received on my credit report a collection for {$6900.00}. These fees included carpet repair, cleaning of the unit, rent for two months due to skipping the lease. I never was given access to the unit to move any of my belongings and never was given copies of the new set of keys once the locks were changed. Never given a chance to properly clean the unit. I was still a tenant and the locks were illegally changed. I have not been able to get any information from XXXX Apartments due to change of ownership. I have contacted the Property Manager numerous times and he states that the records will have to be pulled from the basement. I called in XXXX he asked for 30 days. Every since still no answer from the corporate office or the XXXX office

Complaint: I received two calls this morning between XXXX and XXXX XXXX XXXX from this company for a XXXX XXXX . We share the same last name, but we have no idea who this person is. This phone number is listed in XXXX . It has been our phone number for more than 20 years. This call woke me up. Scared me because the only reason that someone would call me at that time is if something was wrong with a family member and thereby forced me to get out of bed to answer the phone. These people had no reason to contact me. I 'm frankly tired of all of these companies and their robo calls calling my home and interrupting my day!

Complaint: The XXXX XXXX , Management company for XXXX XXXX XXXX XXXX , refuse to change or eliminate the amount they state is owed to them for cleaning damages to an apartment I rented from them for a year. I have videos of how I left the apartment ( which was fully cleaned which I submitted to them ). I also disputed the case with the current ap artment manager, who stated a different total owed, and that she only had record of a custodial che ck list submitted on the apartment. <P/> The presence of this on my credit report is extremely damaging, especially with the company having no proof that I left the apartment in the condition they stated, of which I have dated videos to prove otherwise. <P/> Dates rented t he apartment is on the attached documents.

<P/> This is a huge difference. Complaint: 1. I cosigned a lease with XXXX XXXX, XXXX XXXX, SC, for my daughter after she XXXX from XXXX XXXX XXXX XXXX who had need of some credit support with her first job. During her stay, she had the misfortune of meeting another tenant who XXXX her and ended up in XXXX XXXX XXXX. ( for which she paid the damages ) When her lease ended, she opted to move from this complex and had a detailed conversation with the two managers in the office telling them of her intention to move, dates of physically moving, etc. there was no further discussion. Subsequently she received a bill for the following month 's rent because she did not complete a form with the info about her move date, etc. ( Keep in mind that the apartment was inspected, cleaned and readied for occupancy the weekend she left. ) 2. We questioned this since she had spent quite a bit of time in the office explaining her intentions to move, etc. The response was that " Company policy required that she fill out her request in writing and that was explained in her lease. '' They were indeed correct about that but I was quite upset that they did not remind her of that fact when she was in the office. Their response " She should have known '' 3. We were in the stage of negotiating with XXXX XXXX when our records were turned over to Fair Collections & Outsourcing collection agency, XXXX XXXX, XXXX XXXX, XXXX, MD XXXX ( XXXX ). I thought we were in continuing negotiations with FCO. Ultimately, I just gave up and paid the outstanding amount. 4.A month ago, in an effort to get our personal affairs in order, we were exploring a refinance on our personal property when this credit ding showed up on our credit report. I was flabbergasted and called FCO right away. I was assured that this matter had been paid. When I talked with the bank, however, I was advised that the matter was showing up on the credit report in spite of showing it paid ( and paid timely ). To my chagrin, I learned that the item needed to be removed from my report. I thought that would be no issue since it was paid and I had NEVER had the slightest negative action against my credit. I 'm XXXX years old and feel as if I 've fallen down the rabbit hole. 5. I talked with 3 representatives of FCO, all telling me that there is nothing they can do. They do not care what the facts of this case are and that they " Never delete anything ... .only add. '' That was " Company policy '' When I asked to speak to someone who had some input into Company policy, I was denied any names, phone numbers, etc. I received an email from the " Compliance Department '' reiterating that the item was legitimate and would remain on my credit report. No way to talk to a human being!! ( Each phone call was recorded. One name I remember was XXXX ) 6. I filed disputes with XXXX, XXXX, and XXXX. As you are aware, these disputes are all automated, with no human being touching the data. Needless to say, when sent out to FCO indicating there were discrepancies in the info upon which their decision had been based ( not a lot of room on the electronic form ), the investigation by the collection agency confirmed that this item was mine. Since there is no oversight power apparently with the credit reporting agencies, you are my last hope. <P/>Is this legal? Do collection agencies get extra money to NOT remove any item from a credit report.? IS there a way to remove a small ding such as this? This dispute has shown up on not only my credit but also my daughter 's who will have this on her credit for 7 years as well. How can we ever expect people to pull themselves up and overcome these types of negative assaults on their very characters! <P/>Am I stuck with this credit nightmare for seven years? ( if I 'm still alive in 7 years! ) Unfortunately, I tossed my email correspondence with the XXXX XXXX XXXX when I thought the matter was resolved. And I 'm quite certain they would no longer have anything pertaining to this since this must be a standard operating procedure for them as well as FCO

Complaint: I have called and spoke with their representatives over the phone countless times. All of the contact and personal information they have on file for me is inaccurate. I sent a letter on XX/XX/XXXX and XX/XX/XXXX to all three credit bureaus requesting they ask for documentation to confirm the validity of the debt. As a response to all of my disputes I have not received any proof of ownership. The company is claiming I defaulted on a lease from XX/XX/XXXX. However, at that time I was a college freshman living in an on-campus dorm at XXXX XXXX University. There is no way I would have been able to be financially responsible for an apartment or even provide proof of income because I was a full-time student. This company has damaged my credit for years without my knowledge. I have only recently become aware of this issue because I am currently attempting to get my first place and checked my credit.

Complaint: On Sunday, XXXX XXXX 2016 , I received a notice in my door reminding me that my lease to XXXX XXXX XXXX would expire XXXX XXXX 2016 . At the time I was unable to respond to the notice as the leasing office is closed on Sunday. Later in the week, I notified XXXX in the leasing office that I would not renew the lease and had already made arrangements to move out. I have included the unsigned Lease Agreement Extension as well as the Lease Agreement Extension Fair Collections and Outsourcing received from XXXX XXXX XXXX ( XXXX XXXX ), dated XXXX XXXX 2016 , as an attachment to this complaint. The expiration date on this documentation was falsified and " Auto Renewal ' ' was entered on the document, instead of obtaining my signature, after I told them I will not renew my lease. The attached documentation also shows a discrepancy between the date entered on the Security Deposit Disposition as to when this was sent to collection ( XXXX XXXX 2016 ) and the signature date that XXXX XXXX XXXX entered on the Lease Agreement Extension ( XXXX XXXX 2016 ). I disputed and requested verification of this collection item with Fair Collections and Outsourcing but their response brought no change. I was provided a breakdown of fees owed, shown in the attached Security Deposit Disposition , but this information is also inaccurate. As shown on the attached Security Deposit Disposition, the reason for leaving was NOT due to eviction so there should not be any attorney 's fees. If any attorney 's fees were assessed, I have not been provided proof that those fees were paid by XXXX XXXX XXXX ( XXXX XXXX ). I am also attaching a copy of the lease I entered into at my new place of residence that began XXXX XXXX 2016 which again, XXXX XXXX XXXX was made aware of this. I hold FCO responsible because they accepted this account. They also had two opportunities to validate the account and failed to do so. Had they properly validated it, the correspondence I received from them should have the Intent To Vacate notice that I signed and left with XXXX XXXX XXXX . Along with that notice I provided a forwarding address to send any balance owed due to failure to clean the apartment but that amount was taken from my security deposit, as shown in the Security Deposit Disposition . XXXX XXXX XXXX ( XXXX XXXX ) fraudulently submitted documents to Fair Collections and Outsourcing in an effort to collect money that is not owed to them. Fair Collections and Outsourcing is now reporting to all XXXX credit bureaus inaccurately and without properly verifying the account upon my request which has brought me to this complaint.
