Complaint: In XX/XX/2018 we received a letter stating to fill out paperwork to receive 2 months of free mortgage because of the storm. We called the mortgage company Caliber Homes to find out what we neede to do and was this information accurate they said sign the form before the deadline and everything will be fine. By the time XXXX came they started sending letter last stating we were behind on our mortgage. Once we mentioned the letter we received and the person we spoke to they denied this and sent another form that came out saying we can see if we apply for lose of income. The packet was so thick with unnecessary information we did not fill it out. We came up with the money to get us out of debt. Then they told us that our homestead insurance went up. We asked how and what is that. The representative stated they will cover {$20.00} dollars of it and they sent out a letter. They never sent out a letter and began to change our mortgage monthly payments then said to shop around for a cheaper insurance.

Complaint: The original closing date on our home was set for XX/XX/2018. However, the builder did not complete the finish-out punchlist on time, so we did not have adequate time to have a third-party inspection, a revised punchlist completed, and a second/final walk-through on-time for the closing. The closing date was then pushed back to XX/XX/2018. Our loan consultant with Caliber Home Loans, XXXX XXXX, failed to send us a revised Closing Disclosure. The last correspondence ( disclosure ) was dated XX/XX/2018. At the closing we were shocked to see that we were not receiving the full amount of credit back we anticipated. Our realtor, XXXX XXXX, transferred {$1500.00} of her sales commission toward our closing costs, however, most of that amount went towards the prepaid interest on the house at a rate of {$41.00} per day from XX/XX/18 to XX/XX/18. Ms. XXXX failed to inform us of this huge increase at closing in any form of communication. As first-time homebuyers this was shocking, embarrassing and deflating. We ended up losing {$690.00} to interest fees instead of the {$41.00} we originally saw. Ms XXXX did not educate us on this key piece of information. In fact, she was surprised at the time XXXX XXXX reviewed the documents at closing with us. We contacted Ms. XXXX and Caliber Home Loans on a few occasions to try to rectify the situation among ourselves ( the last one being XX/XX/18 ) but a representative at Caliber on XX/XX/18 said we would have to file a complaint with CFPB to see any action taken.

Complaint: During hurricane Irma my mortgage company : Caliber Home Loans offered me a natural disaster hardship deferment for 3 months. I have never missed or was late with any payments until the hurricane. I was told that the 3 months would he put at the end of the mortgage. Then in XXXX they sent a letter and said if I didnt pay the entire amount of the 3 months mortgage payment or I will face foreclosure. Since then they said I didnt qualify for any programs and I must pay. They have also took off of my credit report that I was a victim of a natural disaster and put that I am 90-120 days late which has significantly lowered my score. I have paid my mortgage on time since then deferment ended and am only behind the 3 months they lied about putting at the end of my mortgage. Please help me keep my home.

Complaint: I contacted Caliber after I moved in on XX/XX/XXXX and on XX/XX/XXXX my ceiling fell, and on XX/XX/XXXX damage to dining and basement from heavy rains. I spoke to Caliber home on 3 occasions. One the first call the representative told me that he would send out an application for a Forbearance. I filled out the application and returned it. I received notification from Caliber that my loan was in review for modification but not forbearance. I called and spoke to a second customer service rep who indicated that I would not receive a ding on my credit report because my account was not actually 30 days past due and that it was in modification. On XX/XX/XXXX, I received a 30 day late on my loan and immediately called Caliber but could not get through until XX/XX/XXXX. I spoke to a customer service rep and supervisor who both indicated that the previous reps did not give me the correct information. I advised that I have a late payment on my credit report and I want it removed because I was told that I would not receive any ding on my report. The Supervisor, XXXX at first did not believe me, but finally agreed to listen to the conversation with both reps and advised he would try to get XXXX payment updated. I advised XXXX that as a company and holder of my mortgage they have a duty to provide the consumer with correct information. You can not lie to the consumer on a recorded call, send documents that support the lie and then say no we can not use that program so you now have a late payment on your file. I advised XXXX that I do not have any late payments on other bills, in addition, I work for the federal government and can not have inaccurate information reporting on my credit report. I hope CFPB can assist me with this situation. It's so unfair that I have to go through this as a new home owner especially given the catastrophic damage to my home three days after my young daughter and I moved in.

Complaint: Principal payment only I have incidents with caliber home loans twice within the last 3 months. The first incident payment was sent electronically, the payment showed that it was received but never posted to principal balance until 2 emails ( my second showed that I was XXXX ) It was taking care off. After this incident, the payment was received and has been posted correctly. The second incident payment happened recently. I called caliber after 5 days ( gave them time to work on it, and I did sent email in between ). I called them on the 6th day, talked to agent who did not show motivation in helping client and no clue of what Is going on to locate the payment, no alternative suggestions. All I got was they have not received payment. I did confirm with my bank that the payment was received and processed by caliber. In my opinion and experiences with thsi company, I feel that they make it difficult for us as consumers to pay down the loan in order to gain more interest. It is unfair practice and seem cheating on our hard earned money. I need someone to investigate this company and taking care of this issues because I am sure I am not the only one this happen to

Complaint: I was divorced in XXXX at which time my ex-husband retained the family home but could not qualify due to poor credit to refinance and also due to the home 's negative equity which was and still is approx {$100000.00} - {$150000.00}. Our mortgage at the time was a conventional loan with XXXX which was reassigned to Caliber sometime after XXXX in XXXX. In XXXX of XXXX Caliber Home Loans modified the loan to an interest-only payment ( on a home already over-leveraged by almost 40 % of its actual current value ) without my knowledge, consent or signature. I am a full co-borrower on the loan, but no longer on the deed. Caliber is stating they did not need my signature to process this loan modification that altered the terms of the loan I had agreed to because I am not on the deed. I am stating that what they did was illegal and constitutes fraud. I have attached the modification agreement for your review. On my signature line, Caliber instructed my ex-husband to write in " N/A ( per quitclaim ''. I contend that Caliber was fraudulent in doing so, and that they did so based on my ex-husband 's sole income, financials and ability to pay, I should be removed from the loan, paid damages for the damage to my credit for all the late payments my ex-husband has made. In addition, I want to stop them from processing a deed in lieu of foreclosure on this property which I have now learned my ex-husband and co-borrower has initiated application for at this time. Complaint: I applied in XX/XX/2018 with Caliber Home Loans for my second mortgage. I paid the 3 payments and sent back the permanent paperwork to them. They never permanently modified my loan, and required for me to reapply, which I did.-I was approved again, and made the three trial payments and once again returned my modification agreement. I received my second mortgage bill which prompted me to call Caliber Home Loans. I asked WHY I was receiving this bill if I was permanently modified. The answer to my question was that I did not return my first loan modification paperwork. I never applied for a first loan mortgage modification with Caliber, nor do I need one. I do not think they know what they are doing. I have worked with them previously in the past, and I was NEVER required to modify both loans at the same time. Unfortunately, it is excuse after excuse with this company. I was now told to call Friday if they are going to accept this modification without REMODIFYING my first mortgage that I never requested.

Complaint: Tracking number # : XXXX Mortgage Company : Caliber Home Loans I had a pip break in my kitchen on XX/XX/2018 and I had to file a claim with my homeowners insurance company and settled the claim in late XXXX. We received payment for the repairs of the house however, our finance company is listed. I contacted my mortgage company right away for the steps to take in order to have the payment endorsed. They are requiring a contractor to fix the house in order for them to release payment to the contractor after the repairs are done. The problem is that my husband and I have met with several contractors and non of them are willing to repair my house for the amount the insurance company settled for. I told Caliber Home loans that I would like to have the payment released to us for self repair as it is too expensive to hire a general contractor to repair my home. After numerous documentation forward to them and numerous contacts caliber still insist that their is not they can do for us and we have to get a general contractor even if its more money to fix the house. The resolution specialist that has been handling our claim states that the only way they can release the payment to us is if we send them receipts of the repairs ... .... how can we repair the house if we dont have money??! She even went as far as telling my husband to get a loan to repair the in the meanwhile they may decide to release the funds to us. I have a hole on the outside wall of my house where water is still coming in through, its been a nightmare with this mortgage company. They refuse to make an exception. I need to repair my house because we are still in Hurricane season and XXXX forbid one comes and damages the property even more. Caliber Home Loans has hindered myself and family from living a health and happy life in our home just because they are not willing to make an exception. They also want us to pay for the post appraisal to the residence after its repaired for a fee of {$30.00}. If its documentation that is needed for their file, we as the borrowers should have to pay it. I pay enough. Im going through a hardship now where Ive even lost my job and they still wont help me. All I want is for them to approve my claim and endorse the payment in order to fix my house. I just want to fix my house! Please help me!

Complaint: Thank you for your time to review. This is a complex situation. As part of a purchase agreement to buy a Condo, I was referred to work with Caliber Home Loans as a " preferred lender '' with the added incentive that a punitive condition in the contract of $ XXXX/day would not apply if I worked with this " preferred lender ''. The loan application was made in my sole name, but as required in Washington it was understood that my wife would need to sign in various appropriate loan and title documents As part of the process, Caliber credit approved the loan and ordered an appraisal in due course. The initial appraisal was developed and matched the purchase price ( {$490.00} ). However, after reviewing the appraisal, it was determined that the appraiser had incorrectly assumed that the unit included ownership of a parking spot. As identical units with parking were selling for $ XXXX more than those without parking, this was flagged for review. After receiving the feedback about the error, the appraiser proceeded to amend the appraisal applying an adjustment of $ XXXX for the lack of parking. However, more meaningfully, the appraiser elected to also amend unrelated valuation of the condition of the 2 offsite comps used in the valuation. The net effect was to offset impact of the parking correction. The appraiser was asked to explain the basis for the unrelated change, and Caliber has also been asked to do so. At no time has either party provided any satisfactory explanation for the action other than " it doesn't matter ''. However, this lack of explanation raised a reasonable concern with the overall integrity of the appraisal in the first place. Using reasonable logic, the appraiser would have etiher a ) left the condition as is and still simply attested that the original value held or b ) adjusted the value down by the $ XXXX assigned to parking resulting in a low appraisal. The implication of their choice was to avoid the low appraisal. However, the purchase agreement ( like others ) included a very balanced set of procedures to address that situation which could have been leveraged. However, instead, the appraiser ( and lender ) insisted on a proceeding with the valuation despite the obvious questions. As a result, my wife, with whom I am separating, and whose primary interest is to ensure that our joint assets aren't diminished expressed concern. She felt that if the appraiser maintained integrity then the property was valued at $ XXXX and that needed to be addressed and has refused to sign any documents related to the transaction if not addressed. However, Caliber and the appraiser both elected to ignore the logic and have proceeded with the insistence that the original value to the sole benefit of the seller ( reminder that Caliber is their " preferred lender '' ). As such, I advised Caliber that my wife would not be signing the documents which would result in my inability to satisfy the loan conditions. I then communicated to the seller that the agreement needed to be terminated due to lack of financing availability. As part of this termination, the seller had the right to request confirmation on 3 criteria from Caliber. It is not yet clear, whether the seller has requested this from Caliber, but at this point, Caliber has refused to address the 3 criteria, and maintains that the loan is approved even though they have separately acknowledged that the conditions could not be satisfied. This position that the loan is still approved, serves no other practical purpose but to benefit their preferred relationship with the seller, and create a situation whereby I am unable to terminate the agreement and be reimbursed the earnest money associated with the transaction. Caliber 's ( or it's appraiser ) mistakes created the issue, and not only have they failed to reasonably address the issue, they are then doubling down on it by taking a position blindly in the favor of it's preferred seller to cause financial harm to me.
