Trouble during payment process

Mortgage: FHA mortgage

Complaint: I have requested 3 times to have my monthly MI removed form my loan due to it having originated prior to XX/XX/2013 and being at or below 78 % principal balance excluding the upfront MIP. I have received generic responses stating I do not meet the threshold to my first 2 inquiries and as of today I have received no response at all to my last inquiry, submitted on XX/XX/2018 at approximately XXXX. In all inquiries I have requested the balance needed to remove MI if they feel I have not met the threshold and that information was also never provided. It is my belief that Caliber Home Loans is failing to comply with the removal requirements by 1 ) Not verifying the eligibility directly with FHA when my request was made 2 ) In their internal calculation failing to remove the UFMIP from the ltv calculation as required in Mortgagee Letter 00-46 and 3 ) Failing to review the original amortization schedule to assist in determining the principal balance needed for removal.

Struggling to pay mortgage

Mortgage: Other type of mortgage

Complaint: I was laid off from my job at XXXX at a salary of {$86000.00} on XX/XX/XXXX. This layoff was one of 300 workers who were displaced due to a reorganization of the company from a mid-tier corporation to an XXXX ( XXXX ) XXXX XXXX Company. I was given a small severance of approximately {$3500.00}. I applied for unemployment but was initially denied. I continued to apply for jobs but was not able to obtain a position. I received a {$6000.00} income tax return in XXXX and did make some payments on the mortgage but was unable to get the payments current due to a major problem with the septic field and sewage backup in the house. The cost to repair the sewage was approximately {$2500.00}. I also had the well pump break and the cost to repair the well was approximately {$750.00}. The hot water heater also broke and the cost to replace the hot water heater and reinstall a new one was {$2700.00}. I have had a small business doing XXXX XXXX XXXX ( XXXX ) that I began generating income in XXXX XXXX and did provide me with some revenue however the mortgage was three months behind at the time that I began to accumulate enough money to pay the monthly mortgage but the mortgage company would not accept payments from me at that time less than the total arrearages. I attempted to do a loss mitigation application however a sale date of was set in XXXX and my loss mitigation application was not reviewed due to a sale date. I contacted an attorney to process an emergency bankruptcy which was later dismissed. I contacted the mortgage company again on XX/XX/XXXX because I had received a phone call from a man named XXXX XXXX who said that he was calling from Caliber and would reinstate my loan if I made a payment of {$1900.00} and I was calling them to pay that amount. Caliber home loans stated that no such person worked for Caliber Home Loans and that no one had been authorized to make that deal with me. I then asked to reapply for loss mitigation and Caliber Home Loans did agree that they would allow me to do the loss mitigation application, they would mail it and I would have 30 days to complete and return the information. I did not have access to the application on the website because I had been locked out of my sign in and account information so the agent had to mail me the application. I did not receive the loss mitigation application dated XX/XX/XXXX until XX/XX/XXXX. I filled out all of the information requested and gathered the info that the application requested. I then got a scanner program that would allow me to put all the documents into a pdf format and emailed the package to Caliber Home Loans as instructed on XX/XX/XXXX, within the 30 days that the lender had requested that I return the application. After completing the emailed loss mitigation application, I then called the lender to let them know I had completed and mailed the application - the automated system advised me that my home had a sale date of XX/XX/XXXX, the same date I was submitting the application. I waited on hold for the next representative to find out what was going on but was disconnected. When I called back the recording said that the office was closed until Monday. I was never notified in any way that a new sale date had been issued and the thirty days for the application submission had not yet ended. Except for the application for loss mitigation, I received no mail and no phone calls from Caliber Home Loans to advise of the sale date of the house or any other information. The only way I was able to obtain the information about the sale of the house was when I called Caliber Home Loans to advise I had emailed to loan mitigation package. Now I have no idea what to do. I have no where to go, no family support and my credit is wrecked due to the foreclosure. I am facing being homeless and don't know what to do. I tried to upload the loss mitigation package I submitted but it is larger than 10 MB.

Problem with a credit reporting company's investigation into an existing problem

Mortgage: Conventional home mortgage

Complaint: On XX/XX/XXXX i filed a complaint to the XXXX about Caliber Home Loans reporting missing information on my account. I received the following Caliber Home Loans on XX/XX/XXXX. To Whom It May Concern : Caliber Home Loans, Inc., hereafter known as Caliber, servicer of the above-referenced loan, provides this response to the inquiry received on XX/XX/XXXX, wherein Mr. XXXX states that his credit report reflects incomplete information regarding the recent payment and loan balance. Further, he states that the loan is paid in full. Subsequently, he requests that Caliber delete all information related to the loan with the Credit Reporting Agencies ( " CRAs '' ). Loan Background and Status The loan originated on XX/XX/XXXX with a principal balance of {$72000.00} with XXXX XXXX XXXX, XXXX, who was also the previous servicer. Caliber became the servicer of the loan on XX/XX/XXXX. The loan was paid in full on XX/XX/XXXX. o At the time of the payoff, the loan was contractually due for the XX/XX/XXXX and subsequent monthly installments. Requested Clarification Caliber last reported to the CRAs as Paid in full/180 days past due on XX/XX/XXXX. Please be advised that the reporting is accurate since the loan was contractually due for the XX/XX/XXXX monthly installment when the loan was paid in full on XX/XX/XXXX. As the loan was paid in full, no recent payment information is reflected on the report, and it is important to note that the report accurately reflects the date of last payment was XX/XX/XXXX because that is the last date that Caliber received a contractual monthly payment prior to the payoff. Further, the report reflects a balance of {$0.00} because the loan was paid in full. Please be advised that Caliber is required to report accurate information in accordance with the Fair Credit Reporting Act ( " FCRA '' ) and reports to the CRAs based on receipt of payment. Our records reflect that our reporting is accurate ; therefore, we respectfully decline Mr. XXXX XXXX request to alter or delete our reporting. Please note that the CRAs may delete information related to a closed or paid in full account seven to ten years after the date of first delinquency ; however, each CRA has its own practices, which may differ. As such, we are unable to provide further information to Mr. XXXX regarding when the account may cease appearing on his credit report, and we would encourage him to contact the CRAs directly for additional information regarding this matter. Please be assured that Caliber has not reported additional information to the CRAs since XX/XX/XXXX. Should Mr. XXXX have additional questions or concerns, we encourage him to contact our Customer Service Department at XXXX. Sincerely, XXXX XXXX XXXX XXXX Senior Vice President Customer Advocacy and Response Team Now Caliber Home Loans clearly states in there response " it is important to note that the report accurately reflects the date of last payment was XX/XX/XXXX because that is the last date that Caliber received a contractual monthly payment prior to the payoff. '' Now looking at my XXXX credit report where the payment history is, its showing 120+ days past due in the month of XX/XX/XXXX in bold red. If Caliber Home Loans says i made my last contractual monthly payment XX/XX/XXXX why is my XXXX report showing 120+ days past due in the month of XX/XX/XXXX I find this really confusing to me. Caliber Home loan is saying one thing but my XXXX credit report is showing something totally different. To me this looks inaccurate. Under the FCRA, creditors who furnish information about consumers to consumer reporting agencies must Provide complete and accurate information to the credit reporting agencies ; Investigate consumer disputes received from credit reporting agencies ; Correct, delete, or verify information within 30 days of receipt of a dispute ; and, Inform consumers about negative information which is in the process of or has already been placed on a consumer 's credit report within one month.

Trouble during payment process

Mortgage: Conventional home mortgage

Complaint: My mortgage was transferred to Caliber Home Loans. I have everything set up for auto-pay, so I had no complaints for years. I sentan extra principal with my normal payment with a payment stub in XX/XX/2018. The stub indiciated that {$10000.00} was for pricinpal, and {$1300.00} was for the regular monthly payment. The lender applied the entire amount to principal on XX/XX/2018. I received a letter XXXX week saying that I did not send my monthly payment in. I called the lender the week I received the letter to inquire about the issue. The representative explained that they did not receive a payment stub and that the payment was applied to principal. I do not send checks by themselves in envelopes. I asked the representative to resolve the issue by applying XXXX to principal and XXXX to the regular payment on the original date. The representative put in a request to fix the issue. I checked the mortgage account on XX/XX/18 and noticed adjustments were made on XX/XX/18 and not backdated ( XX/XX/2018 ). Instead of resolving the issue, they took the same amount ( XXXX + XXXX ) plus the next monthly payment ( XXXX ) and applied it all to principal. So they made the situation worse. My account is now 2 months behind on payments even though they received addiitonal money. I called customer service and the representative has put in a second request to try to resolve the issue. I was told the turnaround is XX/XX/18 and it is possible the information will be reported to the credit agencies before they can resolve it. In addition, they applied a {$15.00} charge to my account on XX/XX/18 for no reason ( which was later reversed, but they did not communicate any information about this mysterious mistake charge ). I pay my mortgage on time and have never been late. This lender 's mistakes are at risk of damaging my credit.

Complaint: I recently filed a complaint with the XXXX on XX/XX/2018 in regards to Caliber homes reporting inaccurate information on my XXXX credit report the following items are missing on the account. Balance is showing a line when it should show {$0.00} and Balance Updated is showing a line when it should show {$0.00}. And Recent Payment Amount is showing a line when it should show a pay off amount. Caliber home loans say there reporting correct information but i beg to differ. A simple line doesn't represent correct information. This account is paid in full so it needs to reflect that.

Credit reporting, credit repair services, or other personal consumer reports: Credit reporting

Their investigation did not fix an error on your report
Complaint: XX/XX/2018 I issued a check with the correct amount in the box but my hand writing according the creditor was not legible enough so they cashed it for the wrong amount upon realizing that my account was past due I corrected it by paying more then the monthly amount what amazed me though was that the company did not try to contact me at all through phone or mail or email at any time. I contacted the company when I realized the report was on my record and my daughters record as she is on the loan as well and they said that they made no mistake and could not help so I reported it to the the various credit bureaus and at least one has come back saying they checked with the creditor and they say its all correct so there is nothing to investigate. Whats the point of having the investigation if there isn't really an investigation.

Trouble during payment process

Mortgage: Conventional home mortgage

Complaint: I have/had a loan with Caliber Home Loans. Earlier this year, I want to say XXXX, I pursued with the help the the state of Massachusetts Attorney General 's office a modification which was finalized and signed. I send my payments to XXXX each month via tracked mail and have been doing so for over a year. Caliber received my check on XX/XX/XXXX and did not cash it like they normally do. I called and asked about it on XX/XX/XXXX and was told that my servicing would now be handled by XXXX XXXX, that they had sold my loan. This was 19 days ago, and I still have not received paperwork from either servicer regarding my mortgage loan. It is my understanding that I should have gotten paperwork of some sort at least 15 days before my payment was due, which is the XXXX. I have no address to send it to, no new loan number which is necessary since nobody seems to want to send statements. I have already had to fight foreclosure threats from Caliber and had to call in the Attorney General in order to do so because they kept finding reasons to bounce modification requests.

Closing on a mortgage

Complaint: I was under contract for a house that had credits from the seller and credits from my realtor in order to cover closing costs for the house. The broker told me verbally on XX/XX/18 that those would cover closing costs ( see attached text from broker asking me to call him ) and I would only be responsible for the down payment. My realtor told me closing costs would be higher than the broker was telling me, but I trusted the broker when he told me that the credits I received would cover the costs. As stated, I confirmed this verbally PRIOR to signing the final contract for the house. Unfortunately, this was inaccurate information and when I realized one week before closing that I was lied to, I could not do anything about it or I would not be able to close on my house the next week. I was put in a bad situation that I had to pay additional, unexpected closing costs. The broker nor Caliber would work with me further- nor did the broker respond to my final emails.
