Complaint: After 13 years of being divorced, my ex-husband finally refinanced the HELOC loan for his house that we once shared. This Wells Fargo HELOC loan was paid off ( refinanced out of my name into a new loan in just his name ) on XX/XX/19. Wells Fargo will not report this loan as being paid off/closed. Wells Fargo continues to report it as an open account on both of our credit reports that is being paid as expected. I have sent 4 credit disputes through XXXX with the latest being XX/XX/XXXX. Each dispute comes back as being reported correctly. I have the satisfaction of mortgage proving this was paid off but, Wells Fargo insists on reporting it incorrectly. I have called Wells Fargo 3 times and have filed disputes with their own credit department to no avail. PLEASE HELP. THIS IS RIDICULOUS

Overdrafts and overdraft fees
Complaint: Wells Fargo Bank is once again comingling the order of checks, ACHS, Debit card purchases, in order to charge exorbitant fees. Every week for the last month wells Fargo has charged me 3 over draft fees. At the rate of XXXX each, wells Fargo has made XXXX a week off of my account and done this 4 times in the last month.
I have personally seen funds on hold for payment and within a day those funds are not showing in the account and the next day everything goes through the account and I am charged all of these fees.
Enough is enough! When will you do something about their criminal activities??

Complaint: At the end of a specified period, Wells Fargo transitions a HELOC from a Line of Credit to Repayment. In repayment, the consumer agrees to a fixed rate, fixed term repayment arrangement and can no longer access the line of credit. However, for billing purposes, Wells Fargo continues to treat the loan in repayment as a line of credit. In doing so, WELLS FARGO IS SYSTEMATICALLY PREVENTING CONSUMERS FROM PAYING A KNOWN, FIXED BILLING AMOUNT IN ADVANCE until it gets around to posting a bill. This puts in place an arbitrary barrier preventing consumers from effectively managing home equity debt, with the bottom line effect of increasing the cost of credit to consumers and increasing interest revenue flowing to the bank.
The bank will argue that one can always make a principal repayment ; HOWEVER, THE SUBSEQUENT BILL DOES NOT ACKNOWLEDGE OR ADJUST FOR THIS PARTIAL PREPAYMENT - i.e., the consumer will still be responsible for the full fixed payment when subsequently posted - with obvious negative cash flow consequences to the consumer and interest accumulation benefits for the bank.
I also have a mortgage with Wells Fargo and within 1-2 days of making a payment, a new bill is posted for the next month for which a payment is due, which I am free to pay.
Both of these instruments have fixed terms, fixed rates and fixed payment amounts, but only one is cynically structured to trap the consumer desiring to pay in advance into unnecessary interest payments.
Beyond this, Wells Fargo continues to move the date around when it posts bills. The result of this is that the split between principal and interest is not predictable and is manifestly unfair. Example, for the latest billing cycle payment - which I paid on the day the bill posted - my interest charges were 9 % higher than the prior month, DESPITE THE FACT THAT I HAD REDUCED PRINCIPAL BY NEARLY {$2300.00} IN THE PRIOR MONTH.

Complaint: Almost a year ago, while sleeping at XXXX XXXX, my family and I experienced a house fire. It began in the garage, behind drywall, within the electrical wiring. The structure was about 30 % fire damage and 100 % smoke damage. Luckily, my husband, son, and two dogs were safe. This experience really clues you in on how things really work and the corruption behind many businesses. You would think with home owners insurance a home would simply be rebuilt. Unfortunately, this is far from the case. Not to go into too much depth because I intend to address my complaint with Wells Fargo, the entire year has been spent in a slow process with contractors and receiving insurance money. The insurance company gives a depreciated value by approximately 60 % of what it costs to rebuild. Only when this is complete can one recoup the additional value. After the year long struggle, we have taken loans and maxed out credit cards to finish the home in order to receive the last check. Not once did Wells Fargo seek out their interests as I do have a loan with them. Not once did Wells Fargo check on this family as we have had a mortgage with them for approximately 12 years and in good standing. Our credit scores were over 800. We are very diligent in paying our bills. Not once over the past year has a single mortgage payment been late. We also have quite a bit of equity when the house is finished and equal to the neighborhood. Finally, a month ago we received a sizable check from the insurance company. I thought we were in the clear and can now pay contractors and credit cards. This is not the case. My husband and I took the check to Wells Fargo for deposit. Unfortunately, this is the only way a check of this size can be deposited, with Wells Fargo the lean holder. This though is not the problem. Wells Fargo refuses to deposit this check into my account. Maybe they could take the money and distribute it to owed contractors and a very own Wells Fargo maxed out credit card with themselves No. Instead the check is only a coaster at this time. What do they want? An appraisal. Greatcome on outOne month later and red tapenothing. I cant hang on like this. They are however accruing interest over the past month on my maxed credit card which I would love to pay off. Basically, Wells Fargo has treated us inhumanely. We have been through quite an ordeal and they have only made it more difficult. If they want to secure their interest, I have no problem with this. Where have they been the entire year. Only when I get a check which I am in desperate need of they have held us up over a month. I am in good standing and have been treated unfairly.

Debt was paid
Complaint: I have been repeatedly contacted by a company named, " XXXX XXXX '' claiming to be a legal company filing a subpoena for a client that will result in a claim, lien, or judgement. They have called my repeatedly for the past month or so.
The original debt was with Wells Fargo for a credit card that went into default. I believe it was in XX/XX/XXXX or XX/XX/XXXX. It was settled through a collection company in XX/XX/XXXX through a collector called the XXXX group that was able to provide proof of the debt. I've attached it below.
When questioned if I can send them proof that the debt was settled, they said they would include it in my file, but still file in court. When I informed them that it was settled, they said repeated that it would be filed in court and I could expect to be served at my residence or place of employment. When I asked them to stop calling me, they informed me that they were not a debt collector and reiterated that they were a legal company.
Despite the debt being a decade old, it also appears that Wells Fargo is still selling the debt, as this pops up every year or two.

Threatened or suggested your credit would be damaged
Complaint: I was a member of Wells Fargo for over 10 years, I had a credit card that was placed in collection since I was running late with payments due to change of jobs. I was a credit card of {$300.00} dollars. I called to negotiate the amount and I was able to settled for {$230.00} now balance is XXXX. I called the other day to send them a " Goodwill letter '' and have this account removed from credit report. They say NO, since the account was settled at $ 60 % of the original balance. They say that I still have a balance. I told them that my balance was XXXX, and that was unfair. They are not able to negotiate with me and in the other hand they are highly hurting my credit report.

Complaint: XX/XX/2019 we contacted our lender regarding a loan assumption process on our existing twelve year loan the underwriter denied our request because we do not live on the property, we have never lived on the property. This was an investment for us we refinanced appx six years ago it was not required for us to live on the property at that time why is this an issue now? Our son is on the mortgage and has always lived on the property due to his recent divorce this is the reason for this assumption. We gave always paid our payments on time, why is it now a requirement after twelve years with this lender?

Didn't receive terms that were advertised
Complaint: On XX/XX/2019, I opened with my wife ( XXXX ) a checking account in response to a promotion offered by Wells Fargo. The promotion offered to pay us {$400.00} if we established a new checking account with automatic monthly deposits. When we opened the account, we informed the account rep, XXXX XXXX, that my wife is a school teacher and wont be receiving a pay check or automatic deposit during one month of XXXX. XXXX represented to us that there is a 60 day grace period to make automatic deposits for purposes of receiving the {$400.00} promotion payment. On XX/XX/XXXX, I contacted Wells as I had not yet seen a {$400.00} credit to our account. The Wells Fargo rep said that we didnt qualify for the {$400.00} credit because we failed to make three deposits in a row within a five month period. I informed the rep what XXXX had represented to us regarding a 60-day grace period. The rep opened a case regarding the matter to research if we were eligible for the {$400.00} based on what XXXX represented to us. I followed up with Wells by calling on XX/XX/XXXX. The rep said that no case manager had been assigned to our case. I called Wells again on XX/XX/XXXX and was told a case XXXX, XXXX, was assigned to the case. I was transferred to XXXX and XXXX told me that the Promotions Team was reviewing the matter and that he would contact me within one week to update me. After not receiving a call from XXXX, I called him on XX/XX/XXXX and he was gone for the day. I left a message for XXXX to contact me. As of today, XX/XX/XXXX, I have not heard from XXXX and there is still no resolution to this matter.

Delay in processing application
Complaint: I applied for a wells fargo secured card on XX/XX/XXXX and was approved. Later on my wells fargo banking app the account was showing as closed and I called to asked what happened. At NO point did the representative state the account wasn't funded and. Later I received a letter stating the account hadn't been funded and it would be closed if not funded. On XX/XX/XXXX at XXXX I called Wells fargo to Fund the account per the statements give on the letter. Earlier that day I deposit the Full amount for the secured deposit into my Wells Fargo account in order to make this process as seamless as possible. I called and made the deposit. After making the deposit the representative informed me that the process was extending from 7-10 business days to almost a month out. At that point I asked if there was anyway to get a temporary card. They stated no. I asked to speak with a supervisor and was transferred to see if anything could be done. After speaking to a supervisor I asked for the account to just be closed out as it was going to take way to long to process everything. while speaking with the supervisor I stated that I had just called and paid the deposit on the account and wanted to ensure that this would not be processed out and that the funding would be cancelled. The supervisor kept telling me I didn't fund the account. Despite me just having been on the phone to fund said account. The supervisor transfered me to another manager where I once again explained since the account process could not be speed up i wanted the account closed and I wanted to make sure that the funding request would not go through. They keep informing me the account was not funded. At which put I asked for the complaint to be move up to the executive office. Today XX/XX/XXXX wells Fargo executive office called at XXXX at night to inform me they were following up on my complaint from over a month ago. Although you are promised a 30 day response time. I had to called back as they called my work number which is clearly listed as my work number in my wells fargo account and it was not the number I originally called on my complaint. The customer service representative had to transfer me over to the representative after I reviewed the voicemail which listed a number that was disconnected. I spoke with XXXX who read me a statement written by the last representative that my complaint was my account was closed and I wasn't informed. Which was not my complaint. My complaint was that I was not receiving an answer on the funding for the account being taken out and the poor customer service I recieved. XXXX once again told me the account was closed due to lack of funding. I informed XXXX I felt this was a one sided complaint that never asked me for my issue and was clearly keyed incorrectly as it listed the wrong complaint information and the wrong contact number. I tried once again to explain to XXXX that Wells Fargo still tried to take the funding out of my account even after I had " closed '' the account. And wells fargo is still stating that the account was closed on XX/XX/XXXX due to lack of funding rather than my request to close it due to the difficult process and long timeline. Attached you will find various information that shows how wells fargo customer service confused the situation multiple time and never addressed my complaints and made the secured funding and cancellation process difficult. It shows my nearly 40 minute call on XX/XX/XXXX my discuss via the message center on XX/XX/XXXX explaining how I was charged a {$35.00} fee ( that was reversed ) by wells fargo for insufficient funds when they tried to pull the {$300.00} funding for a " closed '' account. How I opened an account with another company that was a simple 8 day process. My multiple phone calls and conversation with them. The atm receipt prior to my call on XX/XX/XXXX providing the funding amount was available in the account. The voicemail that was left for me by the executive office and various other pieces.
