Complaint: My mortgage is with Wells Fargo. I fell behind on my payments a while ago due to divorce and loss of income. I also had to file for Chapter XXXX bankruptcy. I tried to work out my options with Wells Fargo to possibly get a loan modification which I wasnt able to. I was then given two options, either to have the property qualified for short sale or let it go to foreclosure. I chose option one and started working with Wells Fargo to qualify for a short sale. I found a buyer whose contract was approved from Wells Fargo and we had a set sale date of XX/XX/2019. While getting a title report, we discovered that there were a total of 6 liens on the property. I paid a lawyer to have the liens removed. My lawyer unfortunately was only able to get one of the liens removed. I started working with the party that had placed the other liens on the property directly. In the meanwhile, Wells Fargo listed the property for foreclosure and told me that I only have until XX/XX/2019 to have all liens removed or the property will get foreclosed. Unfortunately, I was not able to meet the deadline and it took me just two extra days to have all liens removed. At this point Wells Fargo tells me that I can not short sale the house and it will have to go to foreclosure since I did not meet the deadline set by them. The house has been scheduled to foreclose on XX/XX/2019. We are still about two weeks from the foreclosure date. I need help from somebody that can help convince Wells Fargo to allow me to move forward with the short sale. Thank you!

Complaint: I applied for a credit card through Wells Fargo at XXXX XXXX in XX/XX/XXXX to take advantage of a promotional payment offer. I was approved and made my payments on time until the balance was {$0.00}. My account was inactive from XXXX or XX/XX/XXXX until XX/XX/XXXX. In XX/XX/XXXX, I went to XXXX XXXX for a routine check of my credit. While on the app, I noticed the Wells Fargo store card was reported as closed by consumer. I was nervous as I thought I was a victim of identity theft, so I contacted Wells Fargo by phone to discuss the account closure issue. The phone rep explained that my account was closed by the bank for inactivity. While on the call, I retrieved the XXXX XXXX XXXX agreement ( revision XXXX ) and did not find any clause authorizing Wells Fargo to close the account for cardholder inactivity. I mentioned this to the rep ; she informed me she would escalate my issue to the Executive Department who would review my situation and notify me by mail of their decision. One week later, I received a letter from Wells Fargo saying they rejected my request to have the account reopened. I went to the Wells Fargo website to retrieve the credit card agreement and noticed that Wells Fargo made a new revision of their agreement ( revision XXXX ). This has negatively impacted my credit in that my credit utilization percentage was increased by this decision. Wells Fargo did not send any notices informing me the account would be closed due to inactivity. I believe Wells Fargo has violated the terms of their credit card agreement with me.

Complaint: As part of the process of refinancing my home mortgage, I had an appraisal done on XX/XX/2019. The appraisal came in at a value of {$360000.00}. On XX/XX/2019 I closed on the refinance through XXXX XXXX XXXX, and all of my copies of the applicable closing documents also show an appraised/original value of {$360000.00} from the XX/XX/2019 appraisal, and a date of XX/XX/2019 as the first date a LTV of 80 % would be reached according to the amortization tables and the earliest date at which PMI could be cancelled. On XX/XX/2019 servicing of my mortgage loan was transferred from XXXX XXXX XXXX to Wells Fargo. I contacted Wells Fargo ( several times now ) to cancel PMI now that my LTV is below 80 %, but they refuse and continue to charge for PMI. Wells Fargo claims ( without any substantiating evidence ) that the original value is {$350000.00} and that I need to pay down the principle further before I can request cancellation of PMI. This appears to be deliberate and willful deceit, fraud, and theft on the part of Wells Fargo. I have attached the appraisal, several scanned pages from my closing documents, and the latest letter of refusal from Wells Fargo to cancel PMI.

Complaint: This particular account situation that is lately filing on my own credit document has a seriously unfavorable relation to my personal ability to obtain a present loan application. I highly recommend you generate verification that WELLS FARGO DLR SVC has been reported completely in accordance with the Fair Credit Reporting Act regulations, it's really a serious problem to mis-report. Moreconfirmation of the aforesaid item too. My proper request mustover, I was never 30 days/60 days/120 days late in any of my payments and I'm not greatly tuned in to the date opened so I prefer to ask you be investigated as soon as possible and confirmed to be correct. Thanks!

Complaint: I have been trying to get Well Fargo Auto to correct two thing on my credit. The most important one is the charge off on my credit report because the balance was paid in full. I brought my car in XXXX, I was paying late after got injury work lost my job and had to go XXXX, but I caught up on my car loan it was pay off in XXXX my original amount of car payment amount was approximately {$900.00}, which I paid as agreed. But I was wondering why I havent received my title in XXXX. So Well Fargo Dealer Service said I still XXXX in Interest which I didnt know until i got a letter in the mail state that my account was sent to a Collection Agency called XXXX XXXX XXXX .So I agreed to the Collection agency {$100.00} month and the fifth payment was to take the remaining balance, which was approximately for {$180.00}, they took out electronically for five months. I received my title XXXX, It even states on report my credit record that loan was paid in full. I was shopping for car a in XXXX at XXXX ran my credit and we saw that it said was paid in full/charge off. So the dealer and I called Well Fargo about issue and told me and dealer that my loan was paid in full and that they will fix the problem, remove It from my credit and send me my title in 10 days and they did send my title. So when I went to XXXX XXXX and traded in my car, with the title in hand. it still pop up again on my credit. So XXXX call them and ask how do u have this car as a paid in full/charge off and she has her title Theres is no way if her car loan was charge off she wouldnt have her title. He told them Im trying get her in a new car, but banks are going to give her a hard time. They said they would fix then. Then we ask why are there two Well Fargo on her credit report one said pay in full the other said paid in full also, then charge off. Then theres two loan that are different, but its the same information. Again they told me it would be corrected. On top that why hasnt the credit bureaus remove from my report and its 13 year old. I call and filed a dispute with all three Credit bureaus and they did nothing. I have called Well Fargo myself and they couldnt explain what happened. Then Wells Fargo said that the partial number showing on my credit report dont exist.

Complaint: I have been a customer of Wells Fargo since XXXX having recently closed my bank accounts due to these ongoing issues. I procured my WF credit card in XXXX and it has been down hill since then. Wells Fargo is mismanaging my credit card and you need to know this. Payments have disappeared, money has not been credited to account, automatic payment form has a forged signature, and credit line changed without contact, and more. This mismanagement is so egregious that their own employees have agreed that there has been improper handling of this account. I have been dealing with issues on the credit card for three years and nothing has been resolved. Talked with three different people in executive office, numerous branch officials, and countless phone customer service agents. This led me to close accounts with WF to never bank there again. This is in line with their previous illegal practices which I do not mind seeking litigation for this issue.

Complaint: A couple of automatic debits from my wells fargo checking account are preventing me from managing my account as i normally do. Ive removed both of them from accessing my account in the future, & although i deposited enough funds in my account within 24 hours of when the transactions appeared online as pending, wells fargo has for 2 months initially charged an insufficient funds fee which not only ties up my funds preventing me from meeting my minimum 10 uses of my atm card needed to avoid the checking monthly service fee, it also causes other automatic transactions to cause additional insufficient funds fees. Wells fargo is circumventing the grace period i normally utilize to manage my accounts, by claiming that these transactions are approved a day before they even appear as pending online in their system. I would deposit the amount needed to cover the insufficient funds fees, hoping that with the overlap of transaction dates the associated fees will self resolve, but i must pay rent instead & do not have that luxury. Because my funds last month were unnecessarily tied up for several days I also failed to meet minimum requirements necessary to avoid charges for my wells fargo savings account & for the first time was charged that service fee. That account balance is now below zero as a result. I rely on text/ email notifications as wells as closely monitoring my accounts online & still can not avoid penalties using the tools they provide. Whats wrong with this picture? Account now is nearly {$60.00} in the red due to fees.

Complaint: The following complaint is in response to Wells Fargo 's letter by XXXX XXXX dated XX/XX/XXXX regarding subject matter : Resolution to the inquiries received about account number XXXX In response to " Origination concerns '' ( ref page 2 of Mrs , XXXXXXXX XXXX letter ) : In regards to notary that you claim attested to my presence at the signing of the Open End Mortgage and that youve enclosed, thank you, my records show a different notary stamp one of which displays an expired notary date, therefore if there was a notary on hand I have no knowledge of such a person and furthermore I was whisked in and out so quickly by what I now know come to realize that they were nothing more than glorified con artists. So much so that I cant even attest to said signature or any one of the signatures for that matter as being authentic. Excuse my skepticism in regards to how my debt to income ratio was determined, but as Ive referenced further down in my compliant I have zero faith that Wells Fargo conducted a fair and unbiased modification review. You yourself stated within your latest response dated XX/XX/XXXX that the information provided in the both the XX/XX/XXXX and XX/XX/XXXX response letters by supposed resolution specialists have no clue as to what your own modification terms mandated. I had to refute their continuous assessment that I was offered a fixed modification back in XXXX on several occasions via phone calls and follow-on complaints. Its like they had a predetermined outcome so looked for ways to make the narrative fit. Only now three months later do I get yes Mr. XXXX you are right the modification would have continued as a destructive loan that would have eventually bankrupted you and further destroyed your life. In response to " Concerns regarding 2010 modification '' ( ref page 3 of Mrs. XXXXXXXX XXXX letter ) : The modification that was offered to me in 2010, was done with no consideration to the then highly controversial and self-destructive pick-a-pay loan that due to its predatory nature would have ultimately lead to my financial obliteration as I was already gravely in debt while trying to make the ever increasing monthly mortgage payment. The so called 2010 modification exemption offered to me was not meant to provide any relief from my then dire financial indebtedness brought on by the yes, predatory pick-a-pay loan itself along with the housing crises. It was designed to merely to allow my outstanding overdue balance to be placed in the rears and continue with the same toxic and destructive note terms and agreements. Which if anyone had bothered to uphold the class-action pick-a-pay lawsuit settlement obligations would have known just how unjust the XX/XX/XXXX modification offer really was, especially with the stipulation of upon my approval of said modification and signature I was to have automatically waive any of my rights to bring suit against the mortgage lender as it relates to the loan note in question. Per the pick-a-payment settlement agreement, which your bank agreed to in order to not be found guilty of having supported, engaged in and played a part of the practice of predatory lending, was supposed to encompass a review that examined my financial state of being as result of the loan and not just merely what my current income was, which by the way had only been increased at that time due to my grave financial situation and the dire need to find employment elsewhere to try and stay afloat ... Your Company settled the class action lawsuit for XXXX XXXX in exchange for being exempt from any wrong doings, which everyone knows was all decided by a bunch of lawyers so your company would be held accountable, but not get wiped out completely. Regarding my house being a secondary home, it became a secondary home only after I was forced to leave it and find employment elsewhere to make ends meet, which drove me from my then primary XXXX residency to XXXX XXXX where I took on 60+ work hour weeks to try and survive and support my family. Had your company bothered to read and consider my hardship letter at the time they would have known that and would have seen the mounting debt and harm that your loan had caused. The foreclosure sale may have been valid, but you neglected to try and workout any and all possible solutions prior to the foreclosure as was your responsibility per thee terms and agreements of the Pick-A-Pay settlement. Note : Wells Fargo concluded a separate agreement in XXXX with eight states over the pick-a-payment loansYes one the states was XXXX My request for a fair and unbiased review of the pick-A-Payment account is still being requested by me as I do not trust that Wells Fargos review process is without bias. I respectfully disagree with your assessment that the loan in question did not put me in a state of financial hardship and that help other than the entrapment of the then proposed XX/XX/XXXX modification was not urgently needed at the time. Further the then XX/XX/XXXX Modification was again not meant or designed to help bring any financial relief of any kind and in fact designed to ultimately come to the same foreclosure scenario without any legal leg to stand on. Please reference case Foley v. Wells Fargo Bank, which I plan on mirroring upon your next non-accountability response, but for the moment please reference how expected my review to be conducted below. XXXX was a new proprietary modification program Wells Fargo created specifically for the settlement, and the step-by-step eligibility determination process for XXXX ( called the waterfall process ) was spelled out in the agreement. The bank was required to apply seven specific ( and rather complicated ) sequential steps until a debt-to-income ratio of 31 percent was reached for the borrower. But if the bank followed the waterfall and could not reach 31 percent, it was not required to offer a XXXX modification. In conclusion I would just like to say that I dont expect any real resolve from Wells Fargo at this level, but I do plan on taking my complaint and all the facts surrounding Wells Fargos handling of account XXXX to a much higher level of judicial review. With that said I highly recommend that Wells Fargo assigns a 3rd party independent reviewer thats appointed by XXXX district Attorney office to my case for a fair and just review Thank you and I look forward to hearing back from you once again, XXXX XXXX
