Complaint: Selene Finance LP is the service company for FHA mortgage originally produced by XXXX XXXX XXXX XXXX XXXX XXXX. I am the third party purchaser, assigned by a court order on XX/XX/2018 in XXXX County Florida.
After properly service Selene Finance with proper court order, deed and original loan documents, I have made several calls in order to obtain payoff amount and to make a payment. I understand this property is in default, but as a third party purchaser ( and a finance company on its on ) we had nothing to do with the default on the loan and now trying to correct it. Selene Financial keeps ignoring the documents provided to them and will not give any information regarding this mortgage or allow us to make a payment towards the account. Their claim that they did not received the documents is false and can be easily proven. Selene Finance is not motivated to assist in resolving this mortgage for obvious reasons, the property was sold right under them while they still has interest in it. However, there is no reason why now, they could not provide the proper information is outlined by federal law. I have advised the agent at Selene Financial on every phone call that " This call is on a recorded line '' they acknowledged that the call may be recorded and yet kept providing extremely hostile response.

Complaint: On XX/XX/XXXX I called Selene Finance Customer service for help with changing my homeowners insurance company mid term. I was told that the new insurer would have the necessary information to reach the right department to get the new policy paid. The new insurer mailed the policy documentation and an invoice to be paid from my funded escrow on or about XX/XX/XXXX. Selene did receive the invoice but took no action from mid XX/XX/XXXXuntil XX/XX/XXXX when I made a call and insisted on being transferred to the insurance department. There I was finally told that I had to cancel and receive a receive notice from my old insurer prior to them paying the new policy. I did not want to do that and I verbally expressed to the insurance rep that I did not want to cancel my old policy before having the new one paid. After going back and forth for some time I finally called the old insurer cancelled my policy as of XX/XX/XXXX( the effective date to the new policy ). Selene advised that they would then pay the premium. If they had paid before XX/XX/XXXX I would have still had coverage. Selene DID NOT PAY THE PREMIUM within the 45 day period and I was left without homeowner insurance coverage. I received a notice dated XX/XX/XXXX that my new policy was cancelled due to non payment. I called Selene insurance and went from agent to agent for 2 hours before being told that there was nothing that they could do. They suggested that I call the insurance company back to see if they could reinstate the policy. They could not. They offered to write me a brand new policy for the exact same coverage was now {$3100.00} because I have had a " lapse '' in coverage. My original policy from XXXX was {$2700.00}. The new policy I was switching to at XXXX {$2300.00}. I called that same manager back at Selene if they would pay the difference as they were at fault for causing the lapse. They would not. I did not choose the servicer for my loan. I wish that I could say that this an insolated incident, but I have never received a satisfactory response from this company no matter how small the matter. I can not not see how they continue to keep servicing FHA and VET loans.

Complaint: I filed a Chapter XXXX Bankruptcy in XX/XX/XXXX. The Chapter XXXX was discharged in XX/XX/XXXX. Selene Finance is reporting on the credit report to XXXX that I was late on a payment in XX/XX/XXXX. In fact, this property and mortgage was included in the BK. they also are reporting activity on the account AFTER the XX/XX/XXXX BK start date.
Both of those actions are in violation of the Fair Debt Reporting Act. As you know, the Fair debt Reporting Act forbids creditors from trying to collect a debt once BK proceedings have started. They also are still reporting as of XX/XX/XXXX " activity '' on this account that has been deleted since XX/XX/XXXX.

Complaint: XX/XX/XXXX To Whom It May Concern : On XX/XX/XXXX, we had a pipe in our master bathroom break. It flooded our master bath, our bedroom, the entry way, dining room and bar area. We called XXXX as our XXXX XXXX XXXX representative suggested. They came out and cleaned up the mess. They billed us for {$3200.00}. XXXX XXXX cut a check payable to XXXX and Selene Finance ( our mortgage company ). Since then, we have complied with all the requests of document ( which I will attach ) Selene Finance has asked for. They continually, lost, or misplaced docs and we had to resend them. XXXX also had to submit documents multiple times. After sending the docs they requested, they always then tell us that they need something else to release the funds to XXXX. Selene Finance refused the lien release that XXXX sent, and insisted on having their form instead. Each time we submitted additional documents, they had to go to a review panel, taking over a week to see if they would accept them. They even sent our an inspector to verify that all the mitigation work was complete. Finally, they admitted that they had everything they needed and we were to have XXXX send in the check. They did, but Selene Finance called me saying they were returning the check to me because it was not endorsed by XXXX. I told them that they should endorse the check and return it to XXXX since they are the ones that are owed the money. They refused saying it is not their policy to do that. After calling many times, they now say that they are rolling the mitigation into the repair and they will not release funds until 25 % of the work is complete. They state that mitigation is only % 15 of the work. We have not even started rebuilding. And we have a separate check for the rebuild. They are not reasonable. XXXX provided a service for us over 6 months ago. My insurance company paid for the services and our mortgage company is holding us hostage. They are not working in good faith.

Complaint: I am probating the estate of my deceased sister and the house will eventually be in my name. During the process, I attempted to modify my sister 's mortgage because I will obtain ownership and did not want the house to enter into foreclosure. The loan was being serviced by XXXX and I submitted all the requested documentation to XXXX and it approved my assumption agreement on XX/XX/XXXX. I made some payments to XXXX and I signed a final assumption agreement with XXXX and returned the signed assumption to XXXX. Then, XXXX transferred the loan to Selene Finance. On, XX/XX/XXXX, Selene sent me a letter stating that my assumption is denied. I have paid a total of {$9200.00} from the period of XX/XX/XXXX to XX/XX/XXXX to XXXX/Selene.
Every time I have called Selene it recorded all of conversations with me and my attorney and constantly assured my attorney and I that if I continued to make payments they will continue to explore whether any other plan was better for me other than the one I was approved for but to continue making the payments. However, the company lied and now denied my assumption agreement that was already approved by the prior services, took my money and made no accounting for the money, and is trying to take the house away from me.
I faxed a letter to Selene Finance on XX/XX/XXXX requesting a written response regarding my approved assumption agreement. My attorney faxed a similar letter to Selene on XX/XX/XXXX. On XX/XX/XXXX, my attorney received a letter from Selene Finance dated, XX/XX/XXXX, which indicated that Selene is in receipt of correspondence requesting information regarding Estate of XXXX loan. The letter also indicates that Federal law requires Selene Finance LP to respond to correspondence within 30 business days of receipt. More than XXXXhirty days has passed and Selene has yet to respond in writing to my and my attorney 's letter. Again on XX/XX/XXXX my attorney sent another fax to Selene. To date, there has been no written response generated by Selene.

Complaint: I experienced damage from the hurricane Harvey, and was denied coverage from the insurance company. I requested assistance from my mortgage company to assist me with payments as I repaired my home. I entered into a 4 month trial modification. I was not informed that they would be reporting me 30 days late to the credit bureaus. I have never been late on my account with the mortgage company. I have disputed the late reporting with the bureaus, and mortgage company to no avail. There is no where in the agreement that states that as I am in the trial payment to gain assistance that they will report late on my account.

Complaint: Selene Finance foreclosed on my property as I requested in the previous CFPB Case thanks to your help. They sold the property on XXXX XX/XX/2017. But since that date, they left the account in limbo. They report the account is open to all three credit agencies with {$1.00} as the balance. It has been months with no resolution. The information I gathered is all by phone and the company refuses to send me information via mail regarding the status or future of the account.

Complaint: We are trying to fix the problem with the mortgage companies but they transferred my mtg to a new company and i have provided all they asked for.Auction sale date is scheduled for XX/XX/XXXX and the mtg co sent a letter dated XXXX that I received on XX/XX/XXXX that threatens if they don't receive the extra information they're requesting that my hardship assistance will be declined. What a scam they are pulling here. I included the letter the sent me. It came from XXXX, Tx to XXXX Illinois by regular mail with an expiration date of XX/XX/XXXX. Absolutely no way that I could've satisfied their request since I received the letter on XX/XX/XXXX. in the request they asked for my now husband information who has no obligation to this debt no does he contribute or wants any involvement with this debt. I provided a letter. He was never on the loan and does not wish to be. Also, The reason for the hardship was due to my mother passing away who was the other borrower to this loan. The application packaged asked for either the origin death cert or print out of a public obituary. I enclosed the obituary in the original submission and the bank is still requesting the original. I believe this is a delay tactic although I have place it in the mail yesterday. I am cooperating but the banks do not seem to want to work with me and continue giving me the run around. Your assistance is greatly appreciated. Please let me know if any other information is needed.

Complaint: Selene Finance LP is the current loan servicer for my HELOC loan converted to a interest and principal loan in XX/XX/XXXX. In XXXX I received a notification that the ownership of this loan had been transferred from XXXX XXXX XXXX, XXXX to XXXX XXXX XXXX, XXXX with Selene Finance as the servicer. I never received any correspondence, i.e. welcome letter, account statement, etc. from Selene. After numerous phone conversations with Selene 's representatives I was finally able to obtain the amount of my XXXX interest and principal payment and it was drafted over the phone by XXXX for {$1500.00} ( confirmation number XXXX ). This was deducted from my checking account on XX/XX/XXXX. I have since received two collection calls regarding my " past due account '' because this payment is " in suspense '' and has never been applied to my account. I called XX/XX/XXXX to obtain the amount of my XXXX payment and was told by XXXX it would be {$2100.00} due to the 59 days accrued interest for the " missed '' XXXX payment. I explained I had been told the funds were " in suspense '' three weeks ago and it was to have been rectified. He said he would have a supervisor correct it and call me with the correct payment amount. After not receiving a call back, today I spoke with XXXX who said the amount still had not been applied to my loan and I should pay the 59 days in accrued interest and the XXXX payment ( {$2100.00} ) and it would be " sorted out '' by my next payment. I refused, he then checked with a Manager and said to pay just the 59 days in incorrectly accrued interest instead. Again I refused, if I paid that amount I would still owe the principal and interest for XXXX. He couldn't grasp the concept but I paid {$1500.00} over his protests ( confirmation number XXXX ). I asked again to have a supervisor contact me ( they are unavailable ) and he said he would make a note. He informed me they were waiving the phone payment charge of {$12.00} and I asked how was I supposed to pay since they didn't have a dollar amount for me to send a check and I can't access my account online. He had nothing to say. I am very displeased with the way my account is being handled and the failure to have a manager or supervisor contact me per my request.
