Complaint: Our mortgage company, Lakeview Loan Servicing , LLC has not been paying the property taxes even though we have been escrowing monthly payment ( {$460.00} ) ever since the inception of the loan. We received notification of tax delinquency in XX/XX/XXXXand reported it right away, following up with faxed documents and phone calls at least six times since. Now the town will be placing a tax lien on our property Monday. Our last mortgage statement shows an escrow balance of over {$4000.00}. We have never been late with a mortgage payment.

Complaint: on XX/XX/2016, my husband and I purchased a home. We put down 20 % and have an FHA loan. We are currently paying {$220.00} PMI. We wanted to have the PMI removed because we now have over 30 % equity in our home. Our loan was with XXXX XXXX XXXX XXXX XXXX XXXX XXXX FL XXXX and is now with XXXX XXXX XXXX XXXX. I've requested the removal of this last year with XXXX XXXX but was denied. I don't think that it's fair, that a consumer who has more than 30 % of the equity in a home, have to continue to pay these fees.

Complaint: On XX/XX/2019 we requested payoff of the loan for a home closing. We did not receive the pay off until XX/XX/XXXX. The pay off was dated XX/XX/XXXX meaning there was 10 days of additional interest paid to the loan company. As well, 3 days after the payoff check was received another {$1100.00} mortgage payment was withdrawn from bank account. This is very frustrating that my account information is not updated on the system clearly for the representatives to see. For instance they did not have record of my updated bankruptcy attorney. The process was drawn out and tedious costing me additional money and time.

Complaint: First, I would like all to know that I put down {$60000.00} cash on this home. It has lots of equity in it. There would always seem to be a problem getting my payment posted to the mortgage company. I would get multiple statements in a month. Sometimes 2 a week.I tried auto pay to the mortgage co. and would find out later that the payment wasn't posted but I show it being sent from my account. I would get an amount send it in again and still my statements were saying I was late. The mortgage co. locked me out of my account so I could not track any of my payments. It became routine that I would call to pay so I would have the amount at the time. I would pay by phone and pay a fee to do so. I paid via XXXX XXXX to get the payment there. I would call and check on my account and they would say I'm ok. Then I would call and they would say I'm late- I would get different amounts from different people on the same day. I tried everything to get current. Being locked out of my account was very unnerving. Next thing I know they send me a modification packet that I didn't ask for. I was told by family members not to sign it because we didn't know why I got it. As time goes on I had financial problems ( pay reduction ) The mortgage co. said I could send in the modification paper work even though it was late. I sent it in and they denied it. I call and they tell me one thing then someone else tells me something else. This has been going on for over a year. Now I'm in pre foreclosure and when I spoke to them in XXXX they said no you're not in foreclosure you've been paying. I got my Mother involved an they told her things and didn't follow through. I was told I could reapply for the modification. I did. Never received any correspondence from them they do not return emails or followup on anything. I called today to check on my mod. they said they needed a 4506T which was sent to them via my HUD counselor on XX/XX/XXXX. They said they don't have it and they need additional info. If I didn't call them I would have no idea! I am expected to pay their attorney {$740000.00} by Friday to reinstate. I wanted to see if my modification was accepted or denied before my family and I pay the money to the attorney. Since they have been sitting on my modification for since XX/XX/XXXX with no acknowledgement I am in a dire situation. I should have reported them sooner but they always made it seem like it would be ok. As a note : I am not saying I don't have any responsibility in this situation. I may have been late on some payments but I would always call to get the current situation. No access to my account is me taking there word for everything and I am left at their mercy. I have a journal of all the times I've called, people 's names and ID number etc. In total- No one there can give me the same answer to the same question. Complete runaround. I would have had this resolved if this company was professional.

Complaint: I created a XXXX account in XX/XX/2019. My first mortgage payment was supposed to be paid on XX/XX/2019. I set up auto pay and per their instructions, I paid the first payment manually as it would take about a month for auto pay to be completed. My first payment was taken out of my bank account on XX/XX/2019. A second payment was taken from my bank account on XX/XX/2019. I never authorized the second payment to be taken from my account. I created a ticket within their application on XX/XX/XXXX when i noticed the second payment that was processed. I created another ticket on XX/XX/2019 again as I had not heard anything back from the company. I also tried to call the company but received no answer. I contacted my bank XX/XX/2019 for a refund for the unauthorized payment as it has caused me financial hardship.

Complaint: I was in the process of refinancing my mortgage in the month of XXXX, the company that I was refinancing with requested a payoff from XXXX XXXX XXXX. On XX/XX/XXXX Lakeview initiated a tax payment out of escrow for me. They provided a payoff on the XXXX of XXXX and we calculated this payoff for the closing including per diem. I dont know why they would send us a payoff with figures that werent accurate after they initiated a tax payment. With that payoff, we wired out what the amount would be with coverage for per diem. They rejected that two times from us saying the amount was short even though it was exactly what was requested on the payoff statement. Now i'm being reported delinquent for the month of XXXX even though I tried multiple times to payoff my loan with the exact instructions provided by XXXX XXXX XXXX. I shouldn't be reported delinquent.

Complaint: Simply a lack of communication. I cant get in touch with anyone at Lakeview Loan Servicing. They recently took over my loan. I've called and emailed numerous times to no avail. I've choose the automatic call back option and never received a return call. I have important questions regard my loan and switching insurers. I am now concerned that my house is uninsured because lakeview hasn't got back to me to instruct me how to add the new insurer.

Complaint: I have had the worst experience with lakeview loan servicing. they took over our mortagage servicing in XX/XX/2019, I have always made my payment on time, however the XX/XX/XXXX payment although taken from my account and cleared XX/XX/2019 never made it to my account. I have had repeated phone conversations with them and for the first two months they claimed they did not have enough information. After doing research myself we found with assistance from my bank that the last four numbers of my account number had been transposed and it went to some other account. now I do not type in my account number when I pay my mortgage. and I do not ask anyone to draw the funds. So a third party was involved and we contacted them and they provided the proof of payment on the wrong account which I forwarded to lakeview. I thought that was problem solved. wrong to this dayXX/XX/2019 they payment has still not been credited and I have had bad reports to my credit and constant harassing automated phone calls from this company. my last contact was XX/XX/2019 and I insisted that I need to talk to a manager. His name is XXXX and he assured me that this problem was to be cleared up the very next day and that late charges would be refunded. logged in to pay my mortgage this month to the 30 day late notice again. they have been taking the current payment and crediting it to the previous month so I am always 30 days late even though they have already gotten the payment I XXXX. I do not know what else to do its like talking to the wind. I have had more than 20 phone calls and numerous emails for this problem to no avail.

Complaint: On XX/XX/2019 I called the mortgage company to ask what I needed to do, and what amount I needed to pay to have my PMI taken off. I was told to submit a request in writing, which I did.I then called them on XX/XX/XXXX to check on the status and was told that my question was at the PMI department. I had the money at the time to pay down the mortgage to what ever their requirement was. I was sent a letter two weeks later stating that I did not meet the loan to value requirement. No kidding, I know this. When initially had called I asked specifically what that dollar amount was. They could not tell me. In XXXX I called again to ask the same question. I was told that once I met 80 percent of the load to value the PMI would come off. It would show on my XXXX statement but not my XXXX statement that had a due date of XX/XX/XXXX. My XXXX statement still showed the PMI. The next day right around XX/XX/XXXX I receive a letter stating that while I meet the loan to value ratio I need to send them a check for XXXX dollars to have a BPO to insure that the value of my home has not gone down. I mailed them a check which cleared on XX/XX/XXXX. I called again on XX/XX/XXXX to inquire where we were at with the BPO. It had not been ordered until XX/XX/XXXX. I was then told that the matter was escalated and that someone should call me by Tuesday XX/XX/XXXX. I received an e mail stating that someone should call me in the next three business day. These dates have come and gone. I have been calling repeatedly to find out what I have to do to drop the PMI. I have been told something different every time I call even though I am supposedly speaking to a supervisor. They in turn file with the PMI department who sends me a letter two weeks after the fact thus ensuring I have to pay ANOTHER months PMI. I still have heard nothing concerning what the BPO stated and I am now at 78 percent of the loan to value. They have repeatedly stalled and not given me the information I have been asking for. I could have paid the load down the 78 percent in XXXX if I had been told that this was the best way to do it. The way i see it I am out four months worth of PMI XXXX and the XXXX that i sent for the BPO and I still have not received any information stating what exactly I need to do.

Lakeview Ln Srv Mtg Pymt XXXX XXXX XXXX XXXX XXXX {$4000.00} I have since tried calling them numerous times and have also emailed them asking for my money back. I was since laid off inXX/XX/2019and need my money back asap so that I can keep up with my new mortgage payment. The account was closed and paid in full, and I do not understand why the amount was ever even taken in the first place! They have said a check was sent out, when it wasn't. Then asked me if the amount was included in the escrow closing amount, and it wasn't. I had to wait a month to have a new check reissued and they again would not send it with a tracking number. This has now been almost 3 months!
