Complaint: We received a XXXX package from Lakeview Loan servicing that states the servicing of our mortgage loan was transferred this past year to Lakeview Loan servicing from our former lender. That is a false statement and deceptive advertising to offer us a refinancing with Lakeview. This sent us into a panic as we never received any notice or documentation from them or our current lender that it was transferred and we had just made our monthly payment to our current lender. Complaint: On XXXX I was sent a letter from Lakeview Loan Servicing, they offered me a 30 year fixed loan at 3.25 %. I called and upfront the loan officer said that they did n't offer a loan like that for a loan of my amount, I stated to him that they came to me with this offer with the loan amount on the offer. After a couple of days of back and forth with him they decided to keep their word and do our VA XXXX at the previously stated 3.25 %. They also stated that there was no loan origination fee 's, credit check, no appraisal, no income verification, and once we signed our loan documents acceptin the offer we would close on the loan mid XXXX. Yesterday I was received a letter stating that my loan was denied due to credit unworthiness, now if there is no credit check how am I being denied for credit unworthiness. I was upfront with the loan officer and stated I was injured at work and was in the process of preparing for XXXX. He assured me that the loan was going to close in XXXX. Now I called him today XXXX XXXX to find out what the issue was he said hat the credit underwriter denied the loan due to a late payment on my current loan in XXXX, I stated that the VA XXXX guide states there is no credit underwriting for this loan so how is it that they are the ones denying my loan. That 's when the conversation switched from his company 's unfair practices to a personal attack on myself. He said that I am still have an issue questions my integrity, as a veteran that is a huge issue for someone to call my integrity into question for simply asking for answers as to why they are differing the procedure from what he himself stated and what the VA website states as to be the normal.

Complaint: Received unsolicited letter via XXXX XXXX from Lakeview Loan Servicing Friday XXXX/XXXX/16 offering a VA XXXX loan, which is a VA Interest Rate Reduction Refinance Loan at 3.25 % ( 3.26 % APR ). Letter indicates this is a special offer and I need to act now : There are No Origination Fee, No Underwriting Fee, No Processing Fee. This is a streamlined VA process, no Certificate of Eligibility, No Appraisal, No Minimum Credit Score, No Employment Verification. The rate offered is 3.25 % fixed for 30 years and gives my specific loan details. The letter is signed by XXXX XXXX, Senior Vice President, Loan Originations. Indicating I need to act quickly to lock in my low rate by calling before XXXX XXXX, 2016. They are the company who is servicing my loan already so they have all of my information and details. Called Lakeview Tuesday morning XXXX/XXXX/16 around XXXX and spoke with XXXX XXXX XXXX. XXXX requested letter to be scanned and sent to him XXXX that same day. After a few back and forth emails he could not honor the agreement. I spoke with his manager XXXX XXXX at XXXX, XXXX made a number of statements of which I question the accuracy. He mentioned the 3.25 % is available but I will not get the lender credit. He also mentioned the company could do 3.5 % and I get the lender credit, which is the better deal and makes more sense. I requested lending disclosure documents for 3.5 % with the lender credit. Later XXXX XXXX sent an email link for loan documents soon after that. The loan documents list the no fees as promised in the advertisement and overall look correct, except there appears to be some questions how they came up with some of the closing prepaid fees and escrow account. Understanding how this works, I questioned the documents and was given an answer of questionable accuracy. I have requested numerous times to get the offer that was advertised they have not been forthcoming.

Complaint: Lakeview Loan Servicing sent me a letter via XXXX soliciting me to refinance my mortgage. The letter implies that they have taken over the loan from my current mortgage holder XXXX. I do n't believe this is true. The solicitation via XXXX and the implication that they are now my mortgage holder and therefore can offer me special terms for refinance are misleading. In addition, the offer has a deadline of XXXX/XXXX/XXXX. Why the urgency of a XXXX mailing and a stated deadline if the changes to the FHA Streamline Refinance Program were announced XXXX/XXXX/XXXX? The whole thing - the approach, the offer, the terms - is packaged in a way to confuse and mislead.

Complaint: My wife and I received a letter in the mail dated XXXX XXXX, 2016, from XXXX Mortgage stating that the servicing of our mortgage had been " assigned, sold, or transferred to Lakeview Loan Servicing, LLC, '' and that we " will be receiving a letter with [ our ] new loan number and instructions for making [ our ] payments from the new servicer. '' We waited, as instructed in XXXX 's letter, for instructions and a new loan number from Lakeview Loan Servicing, LLC, but, it is now XXXX XXXX, and we have still not received a letter from the new servicer. I tried calling Lakeview Loan Servicing, LLC, twice this morning, but I ca n't reach anyone there. The second time I called, I was on hold for over thirty minutes and their phone system hung up on me. I tried to set up an account online on their website in order to create an automatic recurring payment, but I need my new loan number from them to do that, and I ca n't get my new loan number until they send me something in the mail or I can reach them by phone. It 's like they do n't want our money. We just want to make our payment on time. It is incredibly frustrating to wait and wait and never hear from our new servicing company, and then when we need to reach them, we ca n't even get them on the phone. It 's disappointing that, as consumers, we have no say in who services our mortgage, and we are stuck with any company our loan servicing is sold to, for up to 30 years, regardless of the new servicer 's customer service record, without our consent.

Complaint: My mortgage was sold to a new lender on XX/XX/2015. The new lender is Lakeview Loan Servicing, LLC c/o XXXX XXXX, XXXX. Located at XXXX XXXX XXXX XXXX XXXX, VA XXXX. I called this company on XX/XX/2015 to verify the payment address so I could make my mortgage payment but was advised by a representative that the account was not in their system yet and was asked to callback in 1 week. I called the following week and was told by the representative that my mortgage payment had increased, when I questioned the increase the rep realized that the property tax escrow amount was higher. I gave the rep a breakdown of my mortgage payment with the previous lender and that gave me my monthly total of {$2100.00}. The new monthly payment now being billed is {$2300.00}. The rep opened an investigation to have the property tax escrow amount corrected after verifying with the states website. The rep told me to callback in XXXX to XXXX business days and then I could make my mortgage payment over the phone. I called back to follow up after the XXXX business days I was told this matter was still being investigated and the deadline was XX/XX/2015. I called back on XX/XX/XXXX ( 4th call ) and the issue was still not corrected. I requested to speak to a supervisor and was told one was not available, and the supervisor would call me back same day before XXXX. I never received a callback. My wife called again today XX/XX/XXXX and the rep XXXX agent ID # XXXX advised her that the matter has still not been resolved. My wife explained that this is unacceptable customer service and that we are trying to make the correct mortgage payment and nobody is doing anything to have this matter resolved. XXXX said she would transfer the call to the supervisor but then came back on the line and said a supervisor was not available but would have one call us back. My wife advised the rep that we were told this before and the supervisor never called us back. My wife also told the rep that she will be filing a complaint with the CFPB and is still waiting for a supervisor callback. My wife requested the name of the customer service manager and XXXX said her name is XXXX XXXX. We have been consistently trying to have this matter corrected so that we can pay our correct mortgage payment, but nobody in the mortgage company is willing to help.

Complaint: Original mortgage through XXXX XXXX Mortgage XXXX. Received a NOTICE OF SERVICING TRANSFER on XXXX informing me that the right to collect mortgage payments was being transferred to Lakeview Loan Servicing, LLC XXXX XXXX, XXXX effective XXXX XXXX, 2015. I called and spoke with XXXX XXXX Mortgage during the last week of XXXX to verify that they would not be automatically taking the mortgage payment out ( since I had automatic payment with them ) for the XXXX payment and instead to issue payment to Lakeview Loan Servicing. To date, I have not received any written or typed communication from Lakeview. The first communication I did receive was a single phone call at night on Tuesday, XXXX XXXX, 2015 at XXXX, and that was just an automated message telling me to call back the same XXXX number the automated message was calling me from, but during business hours. I have called back that XXXX number twice now, XXXX times traversing their automated-menu to try to reach a customer service agent, and XXXX times the system hanging up on me before connecting me to a customer service agent. The automated message also gave me a website to use ( XXXX ), however I am unable to use this website unless I have a Loan Number, which I have not been provided. ( I only have the original Plaza Home Mortgage Loan Number, which is not valid within Lakeview 's system ) On the original NOTICE OF SERVICING TRANSFER received from XXXX XXXX Mortgage, there was an address and different XXXX provided. I have called this number twice as well attempting to contact someone, and both times, get hung up on by the automated system before actually connecting with a person. On XXXX XXXX it 's listed that " your new servicer must deliver a transfer notice not more than 15 days after the effective transfer date. '' - This has not happened yet. I have had ZERO communication with Lakeview besides automated systems. I understand that on http : XXXX it lists that there is a 60 day grace that they can not charge me for a late fee or treat the payment as late, however I do not trust this new company at all given their astonishingly poor handling of the transfer so far.

Complaint: My mortgage was sold from XXXX to XXXX Loan Servicing. I called twice this month when my normal payment was not deducted from my checking account. They said they are working on getting the change over completed and I would get a " welcome package '' I did not receive any further information until yesterday when they left me a voice mail telling me to make a payment. Now they want a {$10.00} late fee. XXXX has a phone number that is not answered by humans XXXX or XXXX. I do not know these people. They seem disorganized, poorly managed, and I believe fraudulently collecting additional fees and damaging our credit. This is not what I expect from a company that specializes in loan processing. Can you do anything with these people?
