Complaint: We signed a loan application to refinance our mortgage with Lakeview Loan Servicing on XX/XX/XXXX. They assigned the servicing to XXXX. We have paid for an appraisal on XX/XX/XXXX, which was completed on XX/XX/XXXX. As of today, XX/XX/XXXX, XXXX has not been able to close on the loan even though we had provided everything requested at by the time the appraisal was ordered. Additionally, as the process had continued, I had repeatedly asked for a Loan Estimate, which I had never received until today ( XX/XX/XXXX ). We have a home equity line of credit with a local branch of XXXX, and the branch manager for that bank said they needed a copy to complete a subordination request. At this time, our loan officer at XXXX finally provided us with a Loan Estimate. The loan estimate shows a issue date of XX/XX/XXXX. Our rate lock has expired and been renewed four times. We have lost all confidence that XXXX will be able to close our refinance and are very concerned to have them service a refinance of our mortgage. We have also learned that they are out of compliance since the requested verification of personal information without providing a loan estimate.

Complaint: I closed my mortgage with Lakeview Loan Servicing LLC on XX/XX/XXXX. After being paid in full, my escrow balance was {$5300.00} and I have yet to receive those funds more than 2 and a half months later. The first check sent to me bounced and I still have yet to receive a second check as of today, XXXX. Is this company in violation of RESPA guidelines? Am I entitled to compensation of interest or late fees on my money that they are playing with? I would like this complaint to be on file with this company so that this mistreatment and inconvenience to me is documented.

Complaint: I contacted the company in early XXXX after receiving a flyer in the mail about refinancing. When I talked with XXXX XXXX, he told me the required documents I would need to get to him and noted that if it went ok we would be able to close on the refinancing deal the 2nd week of XXXX. I knew that was n't a solid date, but I was ok with it if we closed by the end of XXXX. I got them all required documentation ( via upload to a website ), and they let me know that the next step would be to get an appraisal. To this point, they were pretty good about communication. I waited XXXX to 4 weeks to hear from somebody about getting an appraiser schedule. During that time, I received several suspicious emails with no company information or contact info that I needed to call a number to pay for an appraisal. I brought this to XXXX attention that it looked like a fishing email scam, and I would not proceed unless he could verify them. He directed me to call a number to pay for the appraisal. When I called the number, they simply asked for my loan number and then my credit card number. This was very unprofessional and very fraudulent looking. But since XXXX had given me as assurance that everything was on the up and up, I gave my credit card number to pay for my appraisal. I had to reach out to the mortgage company after the XXXX - 4 weeks to find out why I had not had an appraisal. They acted surprised that nobody had contacted me. They told me they would look into it. I gave them another week before before calling them back and asking if they resolve any issues with the appraisal. The next day I received a call from a local appraiser and we scheduled an appointment for the appraisal. It was now mid-XX/XX/XXXX. After the appraisal, I waited another month before I finally had to reach out to the company to find out what was going on and why no one was talking to me. They wanted to know if the appraisal had been done. I received a copy in the mail 10 days earlier, and they had not gotten a copy. So, I was the one who had to send them a copy. The appraiser never sent the mortgage company a copy the appraisal. For the price I paid for the appraisal, they should 've been able to do that. I was specifically told the appraiser would provide the copy. At this point in the process, I 'd probably dealt with XXXX to XXXX different people under different company names. I would get random emails from the same or different companies acting as though they were somehow involved My primary point of contact till now was XXXX XXXX and XXXX XXXX. Although they both acted as though they worked for different companies, I later found out that they work for the same company. I still can not figure out why they would do this unless it is in order to deceive customers. After I sent the appraisal, I waited more weeks and still never heard back from them. Every time, to this point, I had to initiate contact to find out what was going on about my refinancing loan. It felt more and more shady and fraudulent every day that went by. They sent us revived paperwork to sign and told us everything was ready to go except that they needed to verify that I had a certain amount of cash in my checking account. Between my wife and I, we had done almost a dozen mortgage and refinance loans. No one has ever asked to make sure that we had a certain amount of money in our checking account. This is when I decided to get the CFPB involved. Everything they have done has felt very wrong, but this seemed across the line. The request did not seem legitimate, and I am worried they are planning on using my personal information to steal money from my account. I asked for both of their managers contact info, but only received XXXX 's manager contact info. I called her and left her a message but I never heard back. It should never take 4 months to refinance a home. This is unacceptable.

Complaint: I have made numerous attempts to move forward with a loan assumption through Freedom Mortgage and/or XXXX. I 've completed the email request process per their instructions with the confirmation from them they were going to send me the loan assumption packet within 7-10 business days. It 's been 2 months and no packet. Every time I call, both of these institutions shuffle me back to the other. The one time I did get a hold of someone who was able to pull up my account, they told me they could not move forward until the investor responded back to them, even after it was previously verified that my loan is eligible for assumption. The last time I called, neither institution, Freedom or XXXX could find my account. I feel this is a stalling tactic to dissuade me from allowing my daughter to assume my mortgage and they would rather do a bait and switch to get us to apply for a new mortgage. Please help me get some resolution to this so that we can move forward with the loan assumption. I 'm not in the best health and on a fixed income as I 'm retired.

Complaint: XXXX mortgage gave my now deceased Husband & I a forbearance, then transferred our mortgage to another of their own companies ( Lakeview, a trademark of XXXX ) during the forbearance. Lakeview hired, XXXX XXXX XXXX BANK to service the loan. XXXX violated the forbearance agreement on the loan, even though they were made aware of the agreement. We received a forbearance from XXXX because my Husband was sick & even the XXXX. could n't figure out why. When XXXX XXXX XXXX took over the servicing they asked for mod paperwork every month never doing anything with our information, during the forbearance.They created so much stress in my poor Husbands life .... the very last year of his life at age XXXX, while having XXXX & not knowing it. They also posted to my Husbands & My credit reports that our home had been REPOSSESED/FORECLOSED during the forbearance. If this was true then why am I still living in the house? The stress during this period of unknown sickness, during the forbearance put my Husband in the XXXX XXXX hosptal for XXXX days, XXXX of those on XXXX. He ended up having XXXX in 12 hours & almost died during both. This happened 5 days before the forbearance would have ended .... yet for the last 7 months of the forbearance ... What we thought was going to be the time we focused on finding out why my husband was so sick, we were forced to feel like we were going to BE HOMELESS. For 2 full months, after his XXXX my Husband was n't even able to XXXX by himself, as well as take care of his XXXX. Then 4 months later we found out he had XXXX & was too weak still from the XXXX emergency XXXX 4 months earlier to be able to live through XXXX to save his life. My Husband passed away 7 months after finding out he had XXXX. XXXX XXXX XXXX actually called the day my Husband died asking me " When are you going to make a payment! ". In the phone records you should find my statement " I do even know if my Husband will live through the day today ( he did n't ) & your company helped him get to this point! '' *I strongly feel if our forbearance had been respected by XXXX XXXX XXXX during the forbearance period it is highly possible my Husband & I could have benefited from non-stress relating to our HOME. So that we could be able to focus on my Husbands health. As sick as my Husband was ... going to the XXXX XXXX sometimes XXXX for Dr. appts a week, he still tried to work, making out applications for employment because he had to leave his job at XXXX which was too physically demanding for him to keep, which was why we were given the forbearance to begin with. He never gave up trying to defend his Home & Family XXXX XXXX XXXX until he took his last breathe at age XXXX, 2 years ago TODAY. *This breaks my heart, not just for the pain & suffering my Husband & I have endured but, knowing that these lenders have & are most likely doing or have done this to who knows how many other innocent people! This is NOT OK! I believe XXXX has done a very cruel thing to a very good man, at a very young age!

Complaint: I refinanced my loan through Lakeview Loan Servicing , Inc. Before I refinanced I had biweekly payments. However, after refinancing and being told that I would be able to continue the same frequency of payments, it was not the case. I asked multiple times if whoever was going to service the loan would continue the bi-weekly payments before closing. XXXX XXXX became the loan servicer for the loan and I had contacted them and they are not aware of bi-weekly payments. Lakeview Loan Servicing , Inc. should have advised me the fact that they were going to service transfer my loan so that I could have taken the opportunity to go with a more traditional bank or lending institution for my refinance. Most banks are able to provide a bi-weekly payment in which it is automatically taken. I believe the Loan Officer should have been more knowledgeable and not have deceived me in refinancing my loan indicating that I would be able to continue bi-weekly payments. The loan officer was XXXX XXXX.

Complaint: They said they were given my account from the current mortgage company i use. They offered me a price to refinance my loan then gave me a closing cost detail list which did not make sense. The payoff on XXXX page is different then the total payoff on the loan. He rambled around trying to tell me what they were trying to charge me for. The average person would get screwed unless you know what these guys are trying to pull over to get their XXXX fee. They are dishonest and their numbers do not add up.

Complaint: XXXX just took over the servicing of my home loan from XXXX. Previously it was free for me to submit payments by phone or online. XXXX charges a " Special Request Fee '' of {$10.00} for online payment, {$15.00} for pay-by-phone, and {$13.00} for Automated Phone System payment. This will increase my mortgage burden by a minimum of {$3000.00} over the next 25 years. It is free for me to mail them a check, or do automatic withdrawal, but I was previously able to schedule my payment online ... for free, and should be able to continue to do so as my terms should not be affected.

Complaint: My mortgage company transferred my loan to another lender and because of the transition they took out a payment for my PMI Insurance ( for XX/XX/XXXX ) in XX/XX/XXXX. The amount is {$200.00}. In the mist of all this, I refinanced my home through another lender. They paid off the loan XX/XX/2016. There is an escrow refund owed to me that does n't include the {$200.00} ( PMI Insurance ) they are suppose to give me for XX/XX/XXXX. I called multiple times and they said the PMI was due XX/XX/XXXX therefore they will not refund me the amount. Why would I pay PMI Insurance for a loan I do not have with them? Its like selling your car and still making the car insurance payment. I would like my {$200.00} refunded for XX/XX/XXXX. They had no right to take that money out a month in advance.

Complaint: My husband and I reached out to Lakeview Loan Services after having received correspondence from them about refinancing our loan under the FHA streamline refinance program.After over 2 months, we decided not to close as they continually made false statements, i.e. no cash to close ( we have both voicemail & Emails wherein they specifically assure us that there would be no cash to close ) only to have the title company email us at the very last moment stating that we needed to have a check at closing.On our initial call, XXXX/XXXX/16 we were told on the phone by XXXX XXXX that our new mortgage payment would be lowered to a high {$1700.00} a month, then when the first closing disclosure forms came in it was {$1800.00} a month.Then, even though it was indicated on the Loan Application form that we would be adding my wife to the title, we received a call and email from the title company on XXXX stating that a deed would have to be prepared to add my wife & asking for a copy of our owner 's policy from when we purchased the home and stating that if we did, we may qualify for a title premium discount.Needless to say, we provided the owner 's policy but no sign of a discount anywhere within any of the closing disclosure forms we received.After that, we received yet another loan change form this time stating that " on XXXX/XXXX/2016 a XXXX deed preparation fee, a XXXX recording fee and a XXXX city tax stamps were added due to adding wife to title per borrower 's request. '' On that disclosure form, the closing costs went up yet again.On XXXX, XXXX/XXXX/16, we received a voice mail from XXXX indicating that if we make our XXXX mortgage payment that we would we would be able to close without having to bring cash to close and that the {$370.00} leftover can be applied to the loan.We emailed XXXX and told him that we will go ahead and make the mortgage payment for XXXX that afternoon so that we can proceed that way. This was done and yet another batch of closing documents were sent to us now reflecting that the estimated cash to close was $ XXXX.We asked that they reply via email with an explanation and they stated " these are not the final numbers. The document are to reflect only the change in the loan amount. I updated your file once your payment had posted to the website. This was done after the change of the loan amount. Final documents will be sent to you once I have final approval. There is no money due at closing. I apologize for the confusion. Thank you! '' On XXXX/XXXX/16 we received yet another email with a new set of numbers from XXXX XXXX with a breakdown of our new mortgage payment ( which was not the amount on the disclosure forms ), interest rate etc and requesting our availability to close. We scheduled the closing for XXXX/XXXX/16 at XXXX. On Friday, XXXX/XXXX/16 at XXXX, we received an email from the title company confirming the day and time of the closing and indicating that we were to bring {$880.00} to closing. We again reached out to XXXX and XXXX letting them know that they assured us both via voice mail and email that it would be no cash to close and that if that is not the case that we will not be proceeding with the closing. We received no responses from neither XXXX nor XXXX, just a call at XXXX on Monday XXXX/XXXX/16 from the XXXX which we advised that we were not going to proceed with the closing. It was not until XXXX, XXXX XXXX at XXXX. that we received a response from XXXX via email simply asking if anyone responded to us about our concern. Today, XXXX, we receive a an email from XXXX stating that she was out of the office Tuesday and Wednesday and that she would review the file and get back to us. When she got back to us she came back with yet another bogus set of numbers. She stated that she can get us closed in XXXX IF we paid our XXXX mortgage payment at closing.
