Complaint: We purchased a home in XX/XX/XXXX. Shortly after, our original mortgage company sold our mortgage to Dovenmuhle. Our first payment to Dovenmuhle was in XX/XX/XXXX. We have an escrow account with Dovenmuhle. Our property tax bills for XX/XX/XXXX were sent out in XX/XX/XXXX. XXXX county taxes were due XX/XX/XXXX and were paid by Dovenmuhle from our escrow account on XX/XX/XXXX. Our City of XXXX taxes were due XX/XX/XXXX. However, these were not paid until XX/XX/XXXX. An interest penalty for late payment was applied and I reached out via phone to Dovenmuhle on XX/XX/XXXX to inquire and understand what occurred. They gave me instructions on how to request a reimbursement and I sent that correspondence on XX/XX/XXXX requesting a reimbursement to our escrow account for {$94.00} ( the total amount ended up being {$94.00} of interest accrued, this can be confirmed with the XXXX County ( Georgia ) Tax Commissioner office ).
Dovenmuhle 's response to my email inquiry requesting reimbursement into our escrow account included the following : " Please not that you will not be reimbursed for the penalty tax amounts as we did not disburse these funds from your escrow account as they should have been paid prior to the service transfer of your loan. '' How could my original mortgage company have paid a bill which did not exist until XX/XX/XXXX? That is 3 months after Dovenmuhle bought our mortgage from our original mortgage company.

Complaint: After Hurricane XXXX, ( XX/XX/XXXX ), I received a call from a Dovenmuehle customer service rep who said as I was a valued customer, I did not have to pay XX/XX/XXXX, XX/XX/XXXX or XX/XX/XXXX mortgage - it would be tacked on to the end of my loan. I explained to the rep that the hurricane did minimal damage and I was ok to pay but she asked " Who wouldn't want XXXX months of free mortgage money '' " You could go crazy with your XXXX shopping '', " Everyone is doing it ''. I asked at least 4 times if she was absolutely SURE that come XX/XX/XXXX, I wouldn't be hit with 3 months back mortgage and she said " no, we are doing this to help out our customers..it 's being added to the end of the loan ''. In XX/XX/XXXX when I didn't pay, I received a letter saying i owed XX/XX/XXXX so I called and was told " Those are auto generated, you can throw them away ''. This happened for XX/XX/XXXX, XX/XX/XXXX. and XX/XX/XXXX. Sure enough..come XX/XX/XXXX, I was told foreclosure proceeding were going to be starting if I didn't pay {$2400.00}. I tried and tried to fight it but was told, " We would never say that it would be tacked on to the end of your loan '' ... but that is exactly what I was told. I ended up paying the past due to save my house. My credit is ruined, I had to pay late fees and they need to be held accountable. I'm sure I'm not the only one they said this to. It's ethically wrong.

Complaint: On XX/XX/18 two payments were made accidently to my mortgage company by me. One was for {$1000.00} which is the full mortgage amount and the other one was {$550.00} which is half my mortgage. I called them immediately to notify them I would need the {$1000.00} credited back to my account as this was an accidental payment on my part & that I would be paying split payments for {$550.00} each.
I was given instructions on how to request this amount back in writing and I sent the fax in right away.
That was XX/XX/18, today is XX/XX/18 and I am still waiting for my money. I have talked to numerous staff members, as I have called daily & several Supervisor 's. Each time I call, I am given different information. I chose this company because I am a Veteran and was told they " take care of their Vets ''. I am extremely disappointed in my dealings with this company.

Complaint: In XXXX, I prepaid my XXXX taxes and reached out to Dovenmuehle Mortgage, Inc. ( for XXXX XXXX XXXX ) in XXXX XXXX, IL to make an adjustment to the escrow taxes for the XXXX calendar year. The first call was on XX/XX/XXXX and I was advised to provide receipt of payment for the taxes that were prepaid. This was completed and I called back on XX/XX/XXXX because there had been no contact from the mortgage servicer. I was advised there was a problem with process and that a repayment of current escrowed funds would occur. I called back on XX/XX/XXXX because there were no actions taken. During this call the individual advised they were unable to verify payment with the county despite having the receipt. Dovenmuehle was reaching out to the wrong county and I corrected this for the second time. I called back on XX/XX/XXXX and the representative advised that payment would be made in XX/XX/XXXX. After receiving half payment for the prepaid taxes in early XXXX, I called and was advised the second have of the payment would be provided the following month when the escrow account exceeded the outstanding amount owed. No payment in XXXX. I called back on XX/XX/XXXX and was advised that no payment would be made until rebalancing in XX/XX/XXXX. I advised this was unacceptable as Dovenmuehle had confirmation of tax payment to the county and sufficient funds in escrow to pay the second half installment. The supervisor XXXX agreed and advised the payment would be made by XX/XX/XXXX. No payment has been made and the escrow account funds in my account still exceed the amount owed and promised. Dovenmuehle 's representatives and supervisors have consistently provided inaccurate information for over six months and failed to meet promised payments.

Complaint: I. Issue with high cost forced placed insurance On or about XXXX, XXXX, while viewing the online portal for the mortgage servicer, Dovenmuehle Mortgage ( hereinafter referred to as " Doven '' ) I noticed a listed charge of {$6300.00} for a forced placed insurance which we the borrowers were unaware of as well as an increase in monthly mortgage payment. I immediately contacted Dovenmuehle Mortgage to inquire on this and they advised they did not receive renewal information from the company I had insurance with prior, I advised Doven that we have never been notified of this issue. At this time I asked Doven to provide me with the Name of the Carrier for the forced placed and information on when and where the notices were received ; no information was provided and was told this would need to be researched. Subsequently, I immediately obtained a new policy with XXXX XXXX and faxed over the information to Doven. On XX/XX/XXXX XXXX was paid for the new policy from my Escrow and on XX/XX/XXXX a refund of {$4000.00} was applied to my escrow. Thereafter, I continued to make several attempts to obtain information as to why we the borrowers did not receive information of the forced placed insurance and with whom the insurance policy was with as never even received of copy of that either. One Doven agent I communicated with via chat ( chat transcript attached as Exhibit ) stated that the carrier we use for lender place insurance is XXXX XXXX. The fact that this lender only uses one carrier for forced place is alarming as it leads to believe that this servicer has some agreement with the insurance carrier and may be receiving kickbacks for only allowing them to service these high cost forced place policies. Also alarming was the fact that no notice of any intention to place this insurance was ever received and no copy of the policy or communication from the insurance company was ever received.
My efforts to obtain copies of the alleged notifications and policy continued as I strongly believed and still do that the insurance was placed without proper notification in order to allow me the opportunity to renew my former policy or obtain new coverage ; many request were made via email ( at their request ) on XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. On Monday, XX/XX/XXXX I received correspondence from Doven dated XX/XX/XXXX ( please make note it is postmarked with a stamp of XX/XX/XXXX envelope copy attached as exhibit ). The correspondence included a cover letter, copies of three notice letters and a copy of the policyNotice of lender placed insurance ( all attached as exhibits ) ; the first notice dated XX/XX/XXXX is addressed to XXXX XXXX, a firm who assisted us with a modification last year and despite them sending mortgage statements to our property and home address this notice was not directed to us but to XXXX XXXX at a XXXX XXXX address. The additional two notices XX/XX/XXXX and XX/XX/XXXX are not even addressed to a physical location and do not contain a mailing address. This is not proper notice as required by law.
II. Issue with credit reporting The servicer, Doven has inaccurately reported and misapplied payments for the trial modification period that occurred XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX of XX/XX/XXXX and as a result is also reporting these payments as late payments on the borrowers credit reports. Additionally and most concerning, the XX/XX/XXXX payment was never even applied. I emailed Doven regarding this issue on XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX and also provided them with a copy of the cashiers check which we paid with and which clearly depicts they received and deposited it and I have yet to receive a response or correction of this.
This kind of mismanagement and repetitive errors place great financial hardship on homeowners and result in financial devastation and many foreclosures just to line the pockets of unscrupulous lenders and mortgage servicers.

Complaint: I have submitted a number of complaints against my mortgage servicer. From XXXX discrimination to mismanagement of my mortgage, yet nothing has been done to hold them accountable for their actions and wrongdoing. Recently, I was notified that HUD found cause to approve my complaint for an official investigation ( inquiry # XXXX / HUD File # XXXX ). Since filing the CFPB, FHEA and HUD complaints, I have been subjected to increasing discriminatory, targeted and retaliatory actions.
I was approved for a three-month trial payment plan. Forced into this being the only option allowed ( I was repeatedly refused the opportunity to pay my past due amount, fees, etc. under the threat of not qualifying for any modification options should I satisfy everything past due ) I accepted to avoid foreclosure. Though I do not bank locally, I was required to send in certified funds for the payments. I had my bank, XXXX XXXX XXXX XXXX, send the cashiers check via XXXX XXXX. This took place on or about XX/XX/XXXX. On XX/XX/XXXX, I confirmed with XXXX that the check was delivered and signed for by a representative of the servicer, Dovenmuehle Mortgage. I called to confirm with Dovenmuehle, and was told it had not been received. I was told not to be concerned as its likely just being processed ; but to get the tracking details and call back. On XX/XX/XXXX, I contacted XXXX requesting tracking information. I called Dovenmuehle shortly after to provide the information. The Dovenmuehle rep. tracked it, noted the information in my file and assured me that this information would assist them in locating the item and verifying my identification to ensure my account was properly credited.
On Friday, XX/XX/XXXX, I received a call from XXXX ( I believe her to be my assigned POC ). She was calling to inform me that my check was allegedly returned to my bank, on Friday, XX/XX/XXXX, due to Dovenmuehle not being able to identify who my check belonged to, so that it could be processed and credited to my account. She stated, on a recorded call, that she reviewed my account on Thursday, tracked the item, and subsequently learned of the return, the reason and the date. She further informed me that I still had to make my payment by XX/XX/XXXX to avoid default and the commencement of foreclosure proceedings. I was extended the one-time courtesy of paying over the phone for an {$11.00} fee ( this fee was later waved by another representative. ) I immediately contact XXXX to explore options for immediate resolution. Could we confirm it was never cashed? Can we stop payment? Can I get a copy of the item? XXXX explained to me, per federal regulations a certified check cant be stopped or cancelled for 90 days. I would not only have to wait the estimated 7-10 business days for the check to reach XXXX, but then they would have to send it to me to be countersigned and deposited back into my account. With no other options available to avoid defaulting, I had no choice but to use my XX/XX/XXXX trial payment funds to cover the XX/XX/XXXX payment. I called Dovenmuehle back and paid on XX/XX/XXXX.
I later began to process this situation, realizing I was being subjected to targeted tactics to force me into default.
If my check was returned due to Dovenmuehle not being able to identify it was from me, how did XXXX know to contact me? If my check was tracked and the details noted as I was told on XX/XX/XXXX, how did it suddenly change to being unknown/unidentifiable?
Why did it take an entire week to notify me of the check being allegedly returned? Leaving me with eight business days to cover the payment or default for missing the payment.
As of today, XX/XX/XXXX, XXXX has yet been to receive my check back, that Dovenmuehle allegedly returned. So this leaves me without the funds to cover the XX/XX/XXXX trial payment as the funds for XX/XX/XXXX were used to cover the XX/XX/XXXX payment Dovenmuehle alleges they returned. When I reach out to Dovenmuehle to speak with my POC, XXXX, shes never available to speak with me. Reps must use their internal messaging system to correspond or shes in a meeting.
I believe Ive not only been discriminated against and targeted, but now defrauded. I do not believe Dovenmuehle returned my check. I believe it to have been destroyed. I believe their actions to be deliberate and with malice intent to fraudulently force me into default. As a financial institution, Dovenmuehle is/was aware of the 90 day federal regulation on stopping certified funds items. As my loss mitigation process was recently approved and documented, they were fully aware that I am on a fixed XXXX/SSDI Income from social security administration and XXXX ; and that the {$1100.00} payment is roughly one-third of my entire monthly check. So the likelihood of my being able to replace the payment they had no given cause to return, was slim if possible at all. I believe their actions to be retaliatory in direct response to my complaints and recently approved HUD investigation.
Their fraudulent actions have not only caused extreme emotional, mental and physical pain, its also financial loss. Its attempted theft of property and abuse of their power through mismanagement of a federal loan product. I am aware I can report this matter to my state senator, which is happening shortly, but I was told to at least have the complaint documented with CFPB even if, like my other complaints, no action is taken against them. Regardless of how illegal.

Complaint: On XX/XX/XXXX, we sent a written request to remove PMI from mortgage XXXX. This conventional loan is serviced by Dovenmuehle Mortgage , INC . In our letter, we specifically requested that the seasoning period be waived due to the extensive and substantial improvements we have made to the property in accordance with the written policy provided by their company for this procedure. The improvements were listed in the letter requesting removal of PMI and were verified during the property inspection by the Inspector who conducted the appraisal.
On XX/XX/XXXX, the appraiser, paid for by us and selected by the mortgage holder, went through our home for hours, taking pictures of all rooms and all angles of the inside and the outside of the house. The new appraised valued our home at {$530000.00}. Dovenmuehle Mortgage has a copy of this document as they forwarded it to us. The appraised value at the time of purchase in XX/XX/XXXX was {$400000.00} and the original purchase price was {$380000.00}. The payoff balance is about {$360000.00}.
On XX/XX/XXXX, the mortgage holder declined the removal of the PMI based on LTV ratio using the original appraised value of the home ( {$380000.00} ), not the most recent appraised value ( {$530000.00} ). We feel that this was an error on their part. Current LTV ratio of our home using the new appraised value is under 70 %. According to their own policy, they should have dropped the PMI at that time.
We spoke by telephone with a representative of their company on three separate occasion on XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX about this matter, and each time we were assured that they were aware of the new, assessed value of the home and that there was a clerical error on their part that prevented the correct decision from being made. We were also told that a representative of their company would file an appeal on our behalf, since the error was admittedly theirs. They also told me on each occasion that we would receive a written response from them in 10 days. The last deadline was XX/XX/XXXX. That date has long passed with no information, no contact and no response from the mortgage holder.
We sent a written request to appeal their decision via certified mail 10 days ago but have not had any response to that request either. We also requested reimbursement for all PMI money we have paid to you since XX/XX/XXXX. We are unable to contact this company by email and they do not have a direct dial phone number that we can find. All correspondence must be via USPS, which only adds delay to an already cumbersome process.
I have copies of all letters that have been sent to them, a copy of the new appraisal and the written policy that they sent me detailing the PMI removal process. I also have a written letter from them ( the only written correspondence we have from them ) with the incorrect appraisal amount listed as the reason for denial. I can supply all of these on request.

Complaint: XX/XX/XXXX I refinanced my mortgage with Deven Muehle in XXXX, XXXX. I had homeowner 's insurance added in with the mortgage payment. In XXXX, the insurance lapsed but I reinstated it with another insurance company in XXXX.
Doven Muehle put hazard insurance coverage on the loan of {$75.00} monthly and have not removed it yet although I bought a new homeowner 's policy in XXXX and they were informed by my insurance agent at that time and I have written them twice in the last few months asking for a refund of the $ XXXX charged on the loan since XX/XX/XXXX.
I have not heard anything from them about the insurance money that was due back to me since XXXX even though the insurance company and myself have both sent them copies of the current insurance coverage.

I have made several complaints before with you consumerfinance.gov ( CFPB ) regarding Dovenmuehle Mortgage. The company has provided erroneous information to your office which you received as truth and failed to verify. On On XX/XX/XXXX, I took out a mortgage with XXXX XXXX XXXX XXXX, XXXX XXXX XXXX XXXX XXXX XXXX. XXXX, XXXX ; XXXX ; XXXX License # XXXX. XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX claimed that they were servicing the loan for XXXX XXXX XXXX XXXX XXXX of the representative from XXXX XXXX XXXX XXXX XXXX XXXX . XXXX XXXX XXXX sent XXXX XXXX as well as I the Mortgage Clause as well as a letter to remove XXXX XXXX XXXX XXXX and add Dovenmuehle Mortgage INC XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX ; XXXX. This can only be done when the mortgage is sold. I had no previous knowledge nor did I sign any document of such acceptance. The only mortgage purchase I made was on XX/XX/XXXX. XXXX XXXX XXXX XXXX violates my consumers ' right to know and you CFPB has allowed them to get away with murder. This is why these mortgage companies feel they have the right to ILLEGALLY FORECLOSE ON Consumers ' homes. Consumers are caught in the crossfire because they DO NOT know who to send the payments to. No wonder the HOMELESS Rate in America is High. I sent {$13000.00} in payments to XXXX XXXX XXXX ; Payment Processing Center XXXX XXXX XXXX ; XXXX XXXX XXXX ; XXXX thru XXXX XXXX Bill Pay from XX/XX/XXXX-XX/XX/XXXX which was not applied to my account. Instead, the money was placed in a dead account and sat there for almost two years. Dovenmuehle Mortgage Inc, who claimed to be the Mortgage Servicer, sent Form XXXX for IRS showed two payments were applied but XXXX XXXX XXXX records showed differently. My XXXX showed that Dovenmuehle Mortgage INC applied the money to attorney & corporate fees and intentionally reported the wrong information to XXXX XXXX XXXX who in turn filed for Foreclosure even after receiving {$13000.00}, which they never applied to my account. To top it off XXXX XXXX XXXX technically did not own the loan since it was sold to Dovenmuehle Mortgage INC. The statements shows 2nd Mortgage. Dovenmuehle Mortgage INC could not file for Foreclosure since they did not own the mortgage. How do I know that they purchase the mortgage, XXXX sending the information to XXXX to remove XXXX XXXX XXXX and replace them with Dovenmuehle Mortgage INC. I never signed any promissory note with Dovenmuehle Mortgage INC. After spending unnecessary money to hire an attorney to represent me with the foreclosure, sleepless nights, incurring hospital bills, XXXX XXXX XXXX after almost two years in XX/XX/XXXX returned {$9600.00} leaving a balance of {$3900.00}, which was never applied to my account. XXXX XXXX XXXX sent you, CFPB letters claiming that they have returned the money but to date XXXX XXXX XXXX has no proof except a letter to say that the money was returned. However, they have proof for the {$9600.00}. Letters are not acceptable proof. A copy of a cashed check which would be verifiable proof is the ONLY ACCEPtABLE PROOF. I have written several letters to NJ Department of Banking & Insurance ; the Consumer Finance Protection Bureau ( CFPB ) regarding the money not credited to my account. After making a complaint to the CFPB and NJ Dept of Banking and Insurance bureau, and because I did not accept the terms of the loan modification, in an effort to force me to accept the modification, Dovenmuehle Mortgage thru XXXX XXXX XXXX XXXX file foreclosure on the property XXXX XXXX, XXXX XXXX XXXX XXXX XXXX their attorney XXXX XXXX which was then taken over by XXXX XXXX. I presented proof to the attorney 's office of the payments, but they refuse to look at it or present it to XXXX XXXX XXXX since they told me I can only talk to them thru the attorney. My payments were never returned except for the XX/XX/XXXX payment for {$9600.00} ( See attachment below ). Some were put into a Suspense Account ( See Reinstatement Quote ) and others were used for Corporate Fee Advancement. I requested a reinstatement quote and they refuse to provide one until XX/XX/XXXX where the attorney fee was {$3000.00} plus after I hired an attorney. They refuse to explain why the fees was so high and keep putting the attorney off until he threatened to sue them. I continue to write complaints to CFPB, then I received two other pay off quotes. The only difference was the property inspection. I went to XXXX XXXX and got a cashiers check for {$31000.00} ( {$21000.00} for P & I ; Late Fee {$310.00} ; Property Inspection : {$330.00} ; Attorney Fees {$10000.00} ; {$500.00} to Suspense Account ) paid XXXX XXXX XXXX thru XXXX XXXX who didn't want to take the money but finally did after an hour of insisting. She, XXXX XXXX got the run-a-round from the bank before taking the check. It was credited to my account on XX/XX/XXXX and the discharge was done XX/XX/XXXX filed by XXXX XXXX XXXX, XXXX XXXX from XXXX, XXXX XXXX XXXX, XXXX ; XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX ; Attorney for the Plaintiff. I received my IRS Form XXXX and the attorney fees for {$10000.00} ; Code 173 ( no explanation ) is listed as Misc Expense ; the Property Inspection fee of {$330.00} is listed as other ; Dovenmuehle Mortgage who claimed on my IRS Form XXXX to be the Servicer for XXXX XXXX XXXX charges me for Corporate Advance on XX/XX/XXXX code ; 632 three times ( {$35.00} ; {$22.00} & {$9.00} ) ; After my reinstatement, I was forced to pay an additional mortgage payment on XX/XX/XXXX for {$700.00}, It was not applied to my account as a payment, instead, it was used to pay for Corporate advance code 172 on XX/XX/XXXX for {$40.00} & {$250.00} on XX/XX/XXXX for Corporate Advance ST as well as a late. There should be a law passed that FORBIDS Mortgage Corporation from robbing consumers with such outrageous attorney fees like XXXX XXXX XXXX XXXX charged me ( {$10000.00} ) plus my own personal attorney fee to get back ones property. XXXX XXXX XXXX held {$13000.00} and fail to pay me interest. Attached you will find the XX/XX/XXXX & XX/XX/XXXX XXXX filed by Dovenmuehle Mortgage INC as servicer for XXXX XXXX XXXX instead of as the Mortgage Company. The {$10000.00} attorney fee, which was a means to prevent me from keeping my home was listed on my XXXX as MISCELLANEOUS!!!!

Complaint: Contacted the company on XX/XX/XXXX of this year to request a current payoff amount for this mortgage loan. Was told by the customer service agent at that time that they would not provide the payoff amount over the phone, but would prepare a package that would go out with the information, and possibly would be in the mail that afternoon. No other special instructions that would be associated with this action were discussed at that time and as I persisted for a number on the exact amount that this process was necessary as they were concerned with the interest amount as the fee changed daily.
On XX/XX/XXXX having not received this payment package, I made out a check for the principal amount based on myXX/XX/XXXX payment statement. I mailed this check to the statement payment center that morning ( XX/XX/XXXX ).
On XX/XX/XXXX I received the payment package and with the payoff amount and payment directions. With fees and their calculated interest I would owe them an additional XXXX, but they also indicated payment to a different payment center and the need for a certified check or bank wire.
On XX/XX/XXXX I contacted their call center and was told by the initial customer service representative, and then XXXX a supervisor I asked to be referred too that they would most likely return the original check and that I would need to contact them for a new payment package, essentially pushing the process out an additional four of five weeks at least and putting additional money in their pocket. I told them they needed to apply the original check to the principal balance, as the check has been trustworthy the last several months to accept for the monthly mortgage payment, there should be no problem with it for a final payoff. Was told they have a process that must be followed.
I have no problem paying the additional {$100.00}, per their final number calculation that my XX/XX/XXXX check did not include. But disagree with incurring additional interest fees on the total mortgage amount while we work with in their created process and what seems to be a stall tactic to their benefit.

Complaint: My payment was returned due to a bank error concerning an extended hold on certified funds due to a system error. My bank ( XXXX ) has acknowledged this and refunded the fees associated with the mistake but I still incurred a late payment from my lender. This is unfair and not my fault. This needs to be corrected immediately. This has cause me great stress.

Complaint: To Whom It May Concern, I currently have a VA Loan with XXXX XXXX XXXX being serviced by Dovenmuehle Mortgage , Inc. For the last seven months, I have attempted to reach out and request numerous updated Escrow Analyses to be reperformed on my VA loan. Every time I talk to a representative for an explanation, they tell me they didn't receive my request or my re-request for an updated escrow analysis and re-submit a new one. However, every month I get another letter stating that they reviewed by Escrow Account and made the necessary adjustments and/or that they thought the Escrow Account was analyzed correctly. However, when I call back and speak to a Representative and explain the support I provided, they agree with me and re-submit my account for a reperformance. I have attempted to do this many many times and I feel that they are not listening or do not care. However, I am sure I am not the only person who is going through this and being previously in the Loan Servicing Company. I feel Dovenmuehle does not appropriately or accurately assess Escrow Accounts and I am sure I am not the only borrower they have done this too. I would like someone from the CFPB to look into this. In addition, I will be reaching out to my VA Representative to see what steps I can take to have another Mortgage Loan Service Provider.
