Complaint: My mortgage loan was subserviced previously by Dovenmuehle Mortgage , Inc. ( " Dovenmuehle '' ) under a contractual agreement with XXXX XXXX XXXX XXXX XXXX ( " XXXX '' ). I always made timely payments to, and prior to XX/XX/2018, never had a negative experience with, Dovenmuehle. On or about XX/XX/2018, I received a " Notice of Servicing Transfer '' letter ( the " Letter '' ) ( see Attachment1 ) in the mail from Dovenmuehle stating, in relevant part, that : ( i ) the servicing of my mortgage loan is being transferred from Dovenmuehle to XXXX XXXX XXXX d/b/a XXXX XXXX ( " XXXX XXXX '' ) effective XX/XX/2018 ; ( ii ) Dovenmuehle " is currently collecting [ my ] payments and will stop accepting payments received from [ me ] after XX/XX/2018 '' ; and ( iii ) XXXX XXXX " will start accepting payments received from [ me ] on XX/XX/2018 '' and to " send all payments due on or after XX/XX/2018 '' to XXXX XXXX. Pursuant to ( iii ) above, on XX/XX/2018, due to the fact that my loan was due for the XX/XX/2018 installment payment at that time, I scheduled an electronic payment in the amount of {$1000.00}, including my regular monthly payment of {$1000.00} plus a {$5.00} principal curtailment, via DovenmuehlXXXX 's website to be drafted by Dovenmuehle from my bank account on XX/XX/2018. Out of an abundance of caution, I called XXXX XXXX 's Customer Service Department on XX/XX/2018 at XXXX XXXX ( CST ) at telephone number XXXX to inquire about the Letter and the servicing transfer to determine if there was any action I needed to take during the servicing transfer. The XXXX XXXX representative who answered my call was a gentleman, and I informed him that I had received the Letter in the mail and, pursuant to ( iii ) above, had scheduled the aforementioned payment via Dovenmuehle 's website. I asked the XXXX XXXX representative if Dovenmuehle would keep that payment or would forward it to XXXX XXXX. The XXXX XXXX representative said he was not sure and therefore advised me to contact Dovenmuehle to confirm what would happen to my payment. Immediately thereafter, I called Dovenmuehle 's Customer Service Department on XX/XX/2018 at XXXX XXXX ( CST ) at telephone number XXXX. The Dovenmuehle representative who answered my call was a lady, and I informed her of the aforementioned payment that I scheduled as well as the details of my conversation with XXXX XXXX. I asked the Dovenmuehle representative whether Dovenmuehle would keep my XX/XX/2018 payment or would forward it to XXXX XXXX. After placing me on hold for a few minutes, the Dovenmuehle representative advised me that Dovenmuehle would NOT forward my payment to XXXX XXXX, that the payment would be " rejected '', and that I needed to make my payment ( due for XX/XX/2018 ) directly to XXXX XXXX. I told the Dovenmuehle representative that I would log into their website and cancel my scheduled electronic payment and would instead remit payment to XXXX XXXX. The Dovenmuehle representative advised me that it was too late to cancel my electronic payment because payments must be cancelled within 1 hour of scheduling them. The Dovenmuehle representative further advised me that she would go ahead and " reject '' my scheduled payment while we were still on the telephone since it was too late for me to cancel the payment on my end. With the understanding that the Dovenmuehle representative was going to reject and effectively cancel my scheduled payment, I then mailed a personal check ( # XXXX ) in the amount of {$1000.00} to XXXX XXXX on XX/XX/2018. Four days later, on XX/XX/2018, I noticed that Dovenmuehle had drafted {$1000.00} from my bank account - the description of the transaction actually says " DOVENMUEHLE MTG MORTG PYMTXXXX '' ( see Attachment2 ) - despite the fact that the Dovenmuehle representative had previously advised me she would reject my scheduled payment in their system to prevent the payment from being processed and drafted from my bank account. I immediately called Dovenmuehle on XX/XX/2018 at XXXX XXXX ( CST ) to discuss the erroneous transaction, and I requested that the Dovenmuehle representative who answered my call escalate the matter to a supervisor. My call was transferred to a gentleman named " XXXX ''. I asked XXXX if Dovenmuehle records its calls with its customers and XXXX stated that it did. After explaining the details of what occurred, XXXX apologized to me and advised me to contact my bank and request a stop payment on check # XXXX that I mailed to XXXX XXXX. XXXX further advised me to provide him with proof of the stop payment fee assessed by my bank along with a written request with my name, loan number, and signature and that upon receipt of that information, he would submit a request to reimburse me for the stop payment fee. Additionally, XXXX advised me that check # XXXX shouldn't be deposited by XXXX XXXX for several days and that I had nothing to worry about. The following day, on XX/XX/2018 at XXXX XXXX ( CST ), I called my bank to request a stop payment on check # XXXX. The bank representative advised me that she could not process a stop payment because check # XXXX had already been deposited by XXXX XXXX and that the check cleared my bank account on XX/XX/2018. As a result, an additional {$1000.00} was drafted from my account on that same date. I then called Dovenmuehle 's Customer Service Department on XX/XX/2018 at XXXX XXXX and again at XXXX XXXX ( CST ) but could not speak with anyone because apparently Dovenmuehle is closed on the weekend. So, instead, I called XXXX XXXX 's Customer Service Department on XX/XX/2018 at XXXX XXXX ( CST ) and discussed the matter with an Escalation Agent, the details of which I won't include in this complaint since this complaint is against Dovenmuehle and not against XXXX XXXX. I then replied to an email XXXX previously sent to me during our call on XX/XX/2018, and in my email, I informed XXXX of my conversation with my bank and I requested that he provide me with the name and contact information of his supervisor and escalate the matter to him/her immediately. A copy of that email correspondence is attached ( see Attachment3 ). As of the date of this complaint, I have not received a reply email or call from XXXX or his supervisor at Dovenmuehle. Thereafter, on XX/XX/2018 at XXXX XXXX ( CST ), I called Dovenmuehle 's Customer Service Department and requested to speak to a supervisor. My call was transferred to a woman named " XXXX '', who advised me that the servicing transfer of my loan occurred on XX/XX/2018 and that my XX/XX/2018 electronic payment was, in fact, forwarded to XXXX XXXX, which directly contradicts the information I was given by the Dovenmuehle representative on XX/XX/2018. I asked XXXX to provide me with the name of the state and/or federal regulators and government agencies that govern Dovenmuehle and she said she did not know and wanted to know why I needed to know. I told her I wanted to know where to file a complaint. I then requested that she transfer my call to someone who could provide me with that information. XXXX transferred me to a man named " XXXX '' in the Loan Servicing Department. XXXX said I could file a complaint with the CFPB but did not know what other regulators or government agencies that governed Dovenmuehle. Both XXXX and XXXX told me since my loan had been transferred to XXXX XXXX on XX/XX/2018, there was absolutely nothing that Dovenmuehle could do to resolve the issue. Specifically, they told me that Dovenmuehle could not refund the payment that it processed in error, that Dovenmuehle could not provide any monetary relief to me for its error, and that I would need to deal solely with XXXX XXXX to reach a resolution of this matter. Since XX/XX/2018, I've worked daily with XXXX XXXX to rectify this situation, which was caused by Dovenmuehle. As previously stated, Dovenmuehle represented to me that it records its calls, so it should be able to review those call recordings to corroborate my statements made herein. On XX/XX/2018, XXXX XXXX finally refunded {$1000.00} to me for the electronic payment that Dovenmuehle processed in error on XX/XX/2018. The refund was made via a wire transfer from XXXX XXXX to my bank, and as a result, my bank assessed and collected a {$15.00} wire transfer fee from me ( see Attachment6 ), which I believe Dovenmuehle should be held responsible for, and at a minimum, be required to reimburse to me for causing this mess of a situation to begin with. I've attached images of the call log from my phone showing the time stamps of the calls made to Dovenmuehle and XXXX XXXX beginning on XX/XX/2018.

Complaint: RE : Short Sale of XXXX XXXX XXXX # XXXX XXXX XXXX, MD XXXX ( Condo ) Dovenmuehle Mortgage , Inc XXXX XXXX XXXX XXXX XXXX XXXX XXXX, IL XXXX Assigned POC : XXXX XXXX XXXX XXXX or ( XXXX ) XXXX office Dovenmuehle hindering Short Sale process, but yet threatens Foreclosure I desperately need help with dealing with Dovenmuehle, and the looming threat of foreclosure on the above listed property. I have lost one potential buyer already due to Dovenmuehle, and I about to lose another potential cash buyer for the condo due to Dovenmuehle being insistence on information I do not have or simply has nothing to due with the property listed above. I purchased the condo in XX/XX/XXXX, well before the housing market crashed, so needless to say, I am under water and owe more than what it is worth. I purchased the condo for {$110000.00}, but it is currently only being appraised around {$65000.00}, putting it underwater by {$20000.00}. I have tried in the past to get a re-fi to no avail, but could not since my monthly payment wasnt high. Loan Number XXXX. I have had problems with Dovenmuehle since they took ownership of my mortgage which originated with XXXXXXXX XXXX. I have made multiple complaints over the years concerning Dovenmuehle to the Consumer Financial Protection Bureau ( www.cfpb.gov ) Maryland State Attorney General Office website http : //www.marylandattorneygeneral.gov/, and once or twice to the XXXX XXXX XXXX to no avail. All Dovenmuehle ever does is send correspondence saying that they are either complying or making adjustment and corrections, when they are really not doing any of that. I kept my mortgage paid up 4 months or more in advance. I would pay extra on my monthly mortgage payments, but yet and still Dovenmuehle would send letters not reflecting any of it. Dovenmuehle would also send me Escrow Account Statement, reporting that I owe money to the Escrow Account, which I found hard to believe because I had always paid in advance, paid extra monthly as well. Dovenmuehle was never actually able to explain that. I have complaint on Dovenmuehle for the last three to fours years to no avail. I feel that Dovenmuehle refusal to move forward with the short sale process, threatening foreclosure instead, is their way of retaliating against me for making complaints on them over the years. It makes no sense for Dovenmuehle not to move forward and continue to hinder the short sale process. There was also the issue of crime, health, and personal safety that came to light. After the housing market crashed of XXXX, investors scooped up condo units for next to nothing, and starting renting them out to any and everyone without even doing background checks / credit checks. A drug dealer and his girlfriend moved in and rent unit XXXX in XXXX. Drug transactions, fights, shooting, and crime soon followed. A bullet came through my neighbors sliding glass door, through their wall, and into my unit as well in XXXX, which is on record with XXXX XXXX Police Department. The same happen with the rental of unit XXXX, and unit XXXX. There was constant traffic day and night, smell of XXXX everywhere, as well as prostitution. My car was vandalized and all four tires taken in XX/XX/XXXX. All this took its toll on my rest, safety, health, and sleep, so I moved out a couple of months afterwards. No one should have to live somewhere they no longer feel safe. The XXXX XXXX Police was constantly in and around the building, but very little progress was made. I have had two Realtors, who have attempted to sell my condo at XXXX XXXX XXXX, and both encountered issues with Dovenmuehle. Both Realtors can attest to everything that I am reporting to you to be true. First Realtor XXXX XXXX with XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX MD XXXX XXXX cell XXXX. Current Realtor is XXXX XXXX cell XXXX with XXXX XXXX XXXX XXXX office number XXXX. Realtor XXXX XXXX has sent the completed Loss Mitigation package a number of times to no avail, as did Mr. XXXX as well. I also recently had major XXXX and was out of work for a month in XXXX. I am still in the process of healing. The extra add stress that Dovenmuehle has taken me through has hinder my healing process and cause undue emotional mental distress. Dovenmuehle is well aware of my hardships, and yet and still refuse to move forward with the short sale. I have drained my savings having to still pay a condo fee and utilities for a place I no longer reside due to safety and health concerns. I can not no longer continue to pay condo fee, utilities, and taxes for XXXX, while trying to pay medical bills, get prescriptions, and maintain where I am currently at now. I have had friends come by to cook, cleans, and check upon me from time to time. I am trying to get back to normal, but the process is slow going, and it does not offer a good reason for Dovenmuehle to continue to hinder the short sale process. The short sale progress began in late XXXX early XXXX. We are now in XXXX. This is ridiculous and makes no-sense. Something is just not right with Dovenmuehle. They need to be investigated, audited, and closed down. Please advise or help me on what I can do to move things forward, without things going into foreclosure. Thank you in advance. Complaint: I was affected by hurricane in XX/XX/XXXX, my mortgage company gave me a forbearance for the months of XXXX, XXXX and XX/XX/XXXX. At the end of that forbearance they told me they will work with me thru there loss mitigation Department on options so that I can repay those 3 months. I continue to call and make my payments every month thru the loss mitigation department they told me not to worry that this would not be reported to my credit report that I had to wait cause they had over 10,000 people in my situation. I submitted all documents they required twice and in XXXX of XXXX with out any notice they reported my account to credit bureau as 90 days past due this caused my creditors to close my active accounts, reduce my credit lines and lower my credit score to poor. I complied with everything and they refuse to correct the situation I didnt hear on a repayment plan from loss mitigation as hurricane affected victim til XXXX of XXXX, I turned it down and paid the months that where in forbearance. But Dovenmuehle mortgage still refuses to correct the information they submitted to my credit report after several times I have reached out to them to do so.

Complaint: My loan was recently sold from XXXX to Dovenmuehle. In this transfer my first statement from Dovenmuehle states that I owe {$260.00} for a property inspection fee on XX/XX/2018. My loan was transferred on XX/XX/2018 and there has been no property inspection, nor should there have been due to the RESPA protection. Dovenmuehle repeatedly indicates that it was from the previous provider XXXX. In no statements or documents from XXXX is that fee listed anywhere. Dovenmuehle will not remove this fee and they keep insisting it is from past mortgage providers even though there is no record of this. I have asked them repeatedly to remove it and they will not.

Complaint: Continued delays and changing rules and requirements to remove PMI Insurance from my loan. Customer Service initially advised me months ago to pay loan down to 78 % and provide an appraisal. I did just that and contacted a local bank to inquire about refi and they ordered an Appraisal. When the closing cost was too high I forwarded and made available the contact information and paid Appraisal with a nationwide company. Dovenmuehle Customer Service said great but weeks later the Escrow company came back and said they had to pick the Appraisal Company and I had to pay for it through them? I complained several times they just said get an appraisal. I did not pick the Appraisal Company. Then the Escrow department updated their list of requirements and said the Appraisal had to be paid for and ordered through them. I complained and am out Appraisal Fee and PMI months later still paying PMI insurance with changed excuses and unacceptable responses and Loan ratio is currently @ 67 %. XX/XX/XXXX - Please find inquiry response attachment from Dovenmuehle Mortgage declining the previous appraisal of the property use because of over 6 months old. In that letter quotes ; per FNMA guidelines a new appraisal is required to confirm the value of the property before mortgage insurance can be waived. XX/XX/XXXX Please find Appraisal Payment fee of {$480.00} paid for by myself through XXXX XXXX XXXX. XX/XX/XXXX Please find notification letter from XXXX XXXX Appraisal Complete. XX/XX/XXXX Please find e-mail request for XXXX XXXX to send Certified Appraisal to Dovenmuehle Mortgage. XX/XX/XXXX Please find response to inquiry at Dovenmuehle Customer Service requesting a copy of the appraisal. XX/XX/XXXX - After numerous calls to Dovenmuehle Mortgage Customer Service and manager I am requested to send in the Appraisal directly to Escrow Department as well as make a principle payment. XX/XX/XXXX - I sent in {$40000.00} reducing the amount owed to principle ( that has been confirmed cleared - attached ) XX/XX/XXXX - The attached Appraisal less than 6 months old shows the home gained over {$2000.00} in value during the term financed with Dovenmuehle. XX/XX/XXXX - Delayed Response Apology from Dovenmuehle Thank you for your apology of delayed response. Since Im tracking every response and inquiry lets clarify that the delay was since XX/XX/XXXX @ XXXX = = over 70 days wow ... In my previous response, after talking to a manager in Customer Service on a recorded line -- The response from the Escrow Department IN WRITING said pay this amount and obtain an appraisal. <-Period -- it did not say I had to use Dovenmuehle preferred Appraisers. I DID JUST THAT and spent {$500.00} dollars in due diligence. I sent in all documentation supporting my paying {$40000.00} dollars ( when asked to pay {$19000.00} to stop my PMI ), My receipt paying for the Appraisal, The Appraisal my copy, Tracking number where Dovenmuehle received the appraisal from Appraisal Nation, The initial inquiry letter to Dovenmuehle to requesting to remove PMI dated XX/XX/XXXX. In that response from - Dovenmuehle I was turned down for using an appraisal that was over 6 months old and asked to get a current one. I reached out to get another lender for better interest rate and with them they ordered a survey that was duplicated sent to Dovenmuehle. I called and explained I was considering re-financing and another lender ordered that appraisal and said it could go to Dovenmuehle from that independent appraiser that way I could decide who had the best interest rate and either switch companies or get the PMI dropped. I decided to stay with Dovenmuehle because of interest rate and asked to review the appraisal as requested and drop the PMI. When I called and complained about delay of response the Escrow department sent me the same letter -- adding the wording - I had to order appraisal through Dovenmuehle? The first letter was in the exact same format and did not state I had to go through Dovenmuehle for the appraisal. I spent the {$500.00} dollars through a CERTIFIED World Wide APPRAISAL COMPANY in good faith and Dovenmuehle changed their rules in the middle. I sent the receipt in where I already paid {$500.00} to an appraisal company. The appraisal company sent the appraisal to Dovenmuehle directly gave me a tracking number where it was received. I called Customer Service and they said it must have gotten lost please resend it. I called the Appraisal Nation and they reset it as well as faxed it to the number Dovenmuehle Customer Service gave to me to fax to the Escrow Department. I can only assume the latest response is a lack of communication between your Customer Service Department and your Escrow Department XX/XX/XXXX - Request for PMI removal again sent in and a call from Customer Service. Response is expected ( according to Customer Service ) within 10 days. PLEASE approve the removal of PMI Insurance requirement from my loan.

Every month, I pay into an escrow account and they are supposed to pay my home insurance company. Dovenmuehle Mortgage did not pay my insurance premium and then bought insurance through their company at 3 times the rate. Every time I call to try to resolve this matter, I'm given the run around and nothing gets fixed.
