Complaint: Dovenmuehle Mortgage Inc. and XXXX XXXX XXXX are one and the same. I have filed multiple complaints against Dovenmuehle over the last six years. The last report was submitted XX/XX/2019 complaint ID XXXX. I also did search and realized that I am not the only one to fall victim to Dovenmuehle unfair, unlawful, unethical practices. Please see the link below to see comments from other victims over the years. XXXX XXXX XXXXXXXX There is some funny business going on and this company really needs to be investigated and shut down. Dovenmuehle has caused way to much financial harm to the lives of many not to be held accountable. I do not want Dovenmuehle calling me or harassing me any longer. It is clear that all my efforts are in vain no matter how much I attempted to get some where with this Dovenmuehle. I have notified the Maryland State Attorney Generals Office, HUD, FBI, Federal Trade Commission, and the XXXX XXXX XXXX to no avail. I hope and pray that someone will eventually stand up and put a stop to this. Dovenmuehle is a joke, and the service is dishonest, and horrible.

Complaint: to whom it may concern : i was made tax exempt on XX/XX/2019 so i sent a copy to my mortgage company, and they sent me a reply confirming they had received it and all changes were made, however, when i checked my statements i found that they were still taking taxes out for 5 months, so i called them to find out why they were still taking out taxes. the first person i talked to i asked them why they were still taking out taxes since i was tax exempt, they said let me put you on hold and hung up the phone, so i called back and the second person i talked to i asked the same question and also what was misc. escrow money and they said that is the money we sent to you and i ask why i never receive it, then they said we will issue another then i ask about the taxes they had taken out for the last 5 months and they said we will send another {$300.00}. and i said no so they transferred me to their supervisor and again the same question to the supervisor and the supervisor said we don't have any money for you so i said i will report your company to cfpb and they said go ahead i don't care

Complaint: I have been trying, for over 6 months to get a loan modification done with XXXX. They have a year and a half of ALL of my financial records and even when they have been sent a FULL package, continue to come back asking for either the same things over and over again, or when I complete the package and all their Final stipulations they start over asking for all new things after receiving everything. They start the process over, and over again each time. I have provided every possible document about my finances, and every time I finish what their multitude of items on their list are they then ask for more. At what point does this end? At what point can it ever stop? As they continue to start the process over and over I continue dipping into my retirement account just to pay my mortgage. There is absolutely no way they can not have a COMPLETE financial picture based on all of the documentation they have received. Every single item they have ever been asked for have been sent in and then, they just keep extending the time period. A year and a half of my financial records should be more than sufficient to complete this package. Thanks XXXX XXXX

Complaint: My XXXX mortgage payment resulted in my principle dipping below the 78/22 % loan to value ratio. Im still paying PMI. About two weeks ago I called my mortgage company. They informed me that their escrow department needed to research this and get back to me within 30 days. I explained that I thought this was unacceptable because they could clearly see that my statement was correct and my only other condition for dropping PMI was that Im current on my payments. Over the weekend, I received a statement saying I needed to pay {$470.00} for an appraisal. I called them today, and instead of telling me they still needed to research it, I was told that the Customer Service Reps did in fact have ability to drop the PMI. After he pulled up my records he changed his tune and said that they only service my mortgage and the lien-holder is the XXXX XXXX XXXX XXXX and they already made the decision to not drop the PMI. I then asked why this hadnt been communicated when I originally called, and why I was still mailed a statement requested {$470.00} for an appraisal, to which he apologized for giving me the run around. The mortgage company is called Dovenmuehle Inc and based in XXXX

Complaint: Hello - In XXXX of XX/XX/2018, my mortgage was transferred to another company. There were 2 payments not applied to my account during this process ( end of XXXX/beginning of XXXX ). I have bee trying to work this out with the current mortgage company since mid-XX/XX/2018. I have sent banking info for the ACH withdrawl 's and tracing info from my XXXX account to XXXX. Emails and calls are simply transferred to a different department and they tell me either no one can assist or they will look into it. It has been 4 months and I have gotten no where. Complaint: In or about XX/XX/XXXX, I signed up with Dovenmuehle Mortgage as the loan server on my home mortgage. Ever since, nothing but problems have ensued. I believe that Dovenmuehle is intent on repossessing my home by forcing a foreclosure, thereby allowing the mortgage company to keep all the money invested in the home thus far, as well as taking repossession of the home. The first problem occurred about a year into the loan. Dovenmuehle increased my mortgage payments between {$100.00} and {$200.00} to allegedly receive payback for what they claimed was a shortage in escrow payments on my part. Please bear in mind that they were the ones who calculated the escrow payments initially. Therefore, they should have borne at least some of the responsibility for this error. However, they simply increased my mortgage payments, making it very difficult for me to keep abreast of these payments. Eventually, I started getting behind, as I was unable to make the required payments on time. When I attempted to negotiate with the company regarding my difficult situation, they only made the situation more difficult by asking for letters and paperwork to support my request for a loan modification -- or another solution to avoid bankruptcy. They were never satisfied with the information I provided, demanding more each time. As time passed, I requested to make payments, but they refused to accept payments that would not fulfill t he entire loan obligation.They were also extremely difficult to reach, extremely rude, and extremely unwilling to help in any way. In the meantime, the foreclosure date was set, and it was quickly advancing. I had no choice but to file for bankruptcy, putting me in a very disadvantageous financial situation, which I am certain Dovenmuehle was clearly aware would be the result of the bankruptcy. In essence, they forced the bankruptcy upon me. A few months into the bankruptcy, Dovenmuehle claimed that they had done a sight inspection of my home, and had determined that it was unoccupied. They did not bother to check with the utility companies or speak to my neighbors. I believe they may have made this determination based on a couple of weeds growing in the front yard. They failed to contact the bankruptcy lawyers, which they had a legal obligation to do, and made little effort to speak with me directly. Instead, they sent a couple of individuals who broke into my home, allegedly under legal authority, to determine whether I lived at the home or not. They changed the locks, allowing me to enter the home only through one door. Upon determinin g that I was, in fact, living in the home, they simply left a letter of apology for any inconvenience their actions may have caused. They then offered to change the locks back, but were unable to do so because the original locks, doorknobs, had been damaged. In the process of this " investigation, '' the home insurance company, XXXX XXXX, was somehow notified that the home was vacant. ( I believe this was an intentional action of the part of Dovenmuehle because of what was about to happen next. ) XXXX XXXX XXXX dropped me. I was unaware of this action, particularly the reason why they had dropped me. Dovenmuehle failed to tell XXXX XXXX XXXX that they had verified that someone was, in fact, occupying the home. Dovenmuehle has been attempting to impose their own insurance on me ever since. They informed me that XXXX XXXX XXXX had released me in XX/XX/XXXX, but XXXX XXXX informed me that they had actually released me in XX/XX/XXXX. Dovenmuehle never gave me an explanation why XXXX XXXX had dropped me. I had to investigate the matter myself ; that's how I discovered that Dovenmuehle never told XXXX XXXX that I was indeed occupying my residence -- the home in question. The insurance that Dovenmuehle is currently trying to impose on me, which would increase my current mortgage payment under the bankruptcy agreement by about {$130.00} more, is about twice the cost of standard homeowner 's insurance for my state. XXXX XXXX told me that they could give me the same reasonable rate I had -- about half the price of the insurance that Dovenmuehle is trying to impose on me -- and even go back in time to account for the " uninsured '' period, but that Dovenmuehle would have to write them a letter of confirmation that I live at the residence, and I would have to provide utility bills for about the last six months. Dovenmuehle has refused to write the letter to XXXX XXXX by ignoring the problem altogether. In traditional fashion, they take forever to answer the phone, ask for the same information over and over again, transfer me to the collections department, then presumably transfer me to my loan processor. They have given me the wrong extensions for my loan processor -- whom they say is the only person who can handle the matter -- or sent me to the wrong loan processor altogether. They say they can not give me the name of the loan processor. Basically, it seems like they're evading the problem, while more time is passing by. This may mean that XXXX XXXX will refuse to work with me retroactively on the insurance because too much time has passed by. In addition, XXXX XXXX is only able to offer me insurance on a vacated property, which is double the price of the standard homeowner 's insurance in the meantime. Since it is about the same cost as the insurance that Dovenmuehle is trying to impose on me, this has led me to believe that Dovenmuehle is still claiming that the property is vacated, simply through sheer will on their part. In fact, on one occasion when I explained the problem to a collections department representative, the representative began to ask that I provide documentation that I actually live at my residence -- even after they broke in themselves to confirm this and never consulted the utility companies or my neighbors to determine whether or not I live at my residence, the home whose mortgage they're handling! I am asking that you please help me get Dovenmuehle to write the letter to my insurance company while there may still be time. I have never been able to adequately, or even inadequately, communicate with them. Please help.

Complaint: My mortgage company has recently placed me on the equivalent of a two edged sword in regards to the interest I am paying on my mortgage. It seems no matter what I do to reverse this trend matters are getting worse. I have pre-paid all due payments including all mortgage interest pre-charged and all escrow payments due for the entire year of XX/XX/XXXX. It has been my habit, my entire adult life to pay ahead on every loan I have ever had. Yet, I have never had a company handle my payments ahead of schedule in this manner.. What they have been doing is pre-charging my payments the interest that would have been due if I had kept to the normal payment due schedule of the loan contract. In short, what this creates is a situation where I am being pre-charged interest on money that I no longer owe. For example : On XX/XX/XXXX in regards to my payment due XX/XX/XXXX. I was pre-charged {$87.00} interest on a projected outstanding principal balance of {$16000.00}. My contract has No prepayment penalty with an interest rate of 6.4 %. My current outstanding principal balance as of XX/XX/XXXX is {$9700.00}. I was pre-charged interest on {$6500.00} that I do not owe. My next scheduled payment was not due until XX/XX/XXXX. In my attempt to stop the over charging of interest I sent in a payment in early XX/XX/XXXX of this year will documentation clearly marked requesting a principal only posting and clearly showing that my next regular payment due was to remain XX/XX/XXXX. This payment was posted on XX/XX/XXXX. My request to have the entire payment of {$350.00} posted towards my principal balance was ignored and {$53.00} interest and {$53.00} was posted toward next years escrow. Therefore only {$240.00} was posted toward my principal balance. I was pre-charged interest on a projected outstanding principal balance of {$9900.00} for XX/XX/XXXX. My incorrect principal balance of {$9700.00} ( they are reporting now ) is already {$240.00} less than the amount I was pre-charged interest on. The double edge sword is ; after I make my next 7 monthly payments of $ XXXX/m during XX/XX/XXXX through XX/XX/XXXX of this year all with requests for principal only payments and keeping my next scheduled payment due XX/XX/XXXX, my projected principal balance will be aprx. {$7200.00}. Once again I will have been pre-charged interest on {$2600.00} I will not owe! My contacts with mortgage company have been for the most part ignored. There were also irregularities in the way they posted my payment in XX/XX/XXXX. After the payment they received and posted on XX/XX/XXXX they stopped sending me statements. Not until I called early XX/XX/XXXX voicing my concerns over not receiving a receipt for my payment in XX/XX/XXXX I had no statement sent to me with a coupon for my next payment due in nearly 6 weeks. Without notifying me and without my request the erroneously posted my entire XX/XX/XXXX payment to principal pulling no interest and no escrow for that regularly scheduled payment. This action they took made it nearly impossible for me to accurately account for interest I had been overcharged for XX/XX/XXXX. I ended up going almost 66 days with no payment posted which amplified my compounded interested due. Other irregularities include and are not limited to disappearing interest paid in there reporting documents. On my XX/XX/XXXX mortgage statement my year to date interest paid was reported as being {$2000.00}. Yet, on the XXXX for XX/XX/XXXX sent to the IRS my mortgage interest paid was reported as being {$1500.00}. On my XX/XX/XXXX statement my ytd interest paid was reported as being {$94.00}. What happened to {$530.00} of interest collected? My attempts to have current year to dated interest paid as of XX/XX/XXXX to include and reflect the missing {$530.00} have been ignored. I have other ongoing issues with this mortgage co which they obviously do not wish to resolve. I have supporting documents for every item I have presented. They are available upon request. All other loans I have ever had, I paid ahead. My lender would charge me the interest I had accrued since my last payment. I HAVE NEVER BEEN PRE-CHARGED INTEREST LIKE THIS BEFORE! It opens the door for obvious problems and give license to steal from me. I am poor. This hurts.

Complaint: We closed on our house at XXXX XXXX XXXX in XXXX, Idaho, XXXX. We finally got our settlement statement. We moved to our property at XXXX XXXX XXXX, XXXX XXXX, Idaho XXXX. They sent it to our document dated XX/XX/XXXX, that we received today ( XX/XX/XXXX ). The loan was through XXXX XXXX XXXX XXXX. The loan was serviced by Dovenmuehle Mortgage, XXXX XXXX XXXX, XXXX XXXX, XXXX XXXX, Ill. XXXX. Phone XXXX. We paid off the XXXX XXXX XXXX property XX/XX/XXXX ( when we mailed the check ) that is serviced through XXXX XXXX XXXX XXXX, serviced by Dovenmuehle Mortgage ( same as above ). We have yet to receive that payoff statement. I am sure it will be sent to the XXXX XXXX address. We have called, sent in forms to get the address updated, etc. To no avail. This is important sensitive documents that I need to be finalized and in my possession. There is no reason that this huge time delay pushes me around.

Complaint: Dovenmuelhle Mortgage bought my Mortgage from XXXX XXXX. XXXX XXXX. or XXXX, that bought my mortgage from another company ( XXXX XXXX XXXX ). All this happened in less than two months. Dovenmuehle is now sending me certified letters and daily mail saying that I am in default of my loan. ALL the payments were made on time for my loan. I paid XXXX XXXX on XXXX XXXX, XXXX for XXXX as they still owned my loan to the best of my knowledge. On XXXX XXXX I paid my mortgage for XXXX to this other company ( I have bank proof as the payment was made online : XXXX XXXX XXXX XXXX ). Some time in XXXX I found out the loan was sold once again. The original mail was sent to a very old address and I only got this notice very late as the post office forwarded the mail. Once I figure out the new company I paid them ( XX/XX/XXXX ) through an online account I created. Since then I have made every payment before the XXXX of the month. Yet, after like 15 phone calls where I am assured all is good, I continue to receive very threatening letters. I faxed the information about previous payments and who they were made to them on or around XX/XX/XXXX. I keep calling and calling but nothing gets solved. They still think I own money that the other company ( XXXX XXXX or XXXX. XXXX. XXXX XXXX ) should have paid them as I paid them and on time and proof of those payments was faxed to them. I really need help. I worry so much about bills that were already paid and I did NOT choose this company. I pay all my bills on time and now my credit is ruined because of the lack of organization of this company. I hope you can help me.

Complaint: Hello, Re : XXXX XXXX XXXX XXXX XXXX XXXX XXXX. XXXX, Pa. XXXX XXXX Mortgage Company Mortgage Handler : Dovenmuhle acct : XXXX Initial Trash Taxes : XXXX- {$190.00}, Now {$1200.00} ( est. ) XXXX- {$180.00}, Not sure ( est. ). On XX/XX/XXXX this homeowner found out she was being pursued by XXXX XXXX XXXX. to collect a debt for the City of XXXX regarding delinquent trash taxes from XXXX. Upon inquiring on the day with the City 's tax office ( XXXX ), this writer found that the taxes for XXXX had not been paid as well. Please note that this bill has not been the homeowner 's responsibility, but paid through the escrowed account. On the same day, this writer spoke with XXXX XXXX from XXXX, and informed him of being unaware of their desire to collect this bill, and together called Dovenmuehle, the mortgage handlers for XXXX Bank. During a conference call, XXXX and I spoke to XXXX, who was not helpful but rather punitive and insensitive to the situation. However, this writer asked to speak to a supervisor. We conferenced in XXXX ( sup. SCA ) who heard the situation, understood that the taxes were never the homeowner 's responsibility as XXXX XXXX ( from XXXX ) explained that the trash taxes are only billed under the school bill and not as a separate line item to the homeowner. This writer further added that she has had her mortgage since XXXX and the bill has apparently been paid through escrow. XXXX XXXX agreed in our recorded conversation to pay the bill, and XXXX XXXX agreed to send her the only documents he had and cc this writer in the emailed correspondence. Which he did later that day. On XX/XX/XXXX, this writer called XXXX at the XXXX City Tax office and XXXX XXXX at XXXX XXXX XXXX to found that they had not heard back from Dovenmuhle. This writer then called Dovenmuhle and spoke to XXXX ( again ), and XXXX ( sup ). XXXX insisted that the tax bill was this writer 's responsibility which was opposite to the resolve met with XXXX ( sup ) of XX/XX/XXXX. In addition, she was not supportive in revealing the internal supervisory or managerial structure so this writer could bump the issue up to a higher level. As a matter of fact, XXXX left this writer on hold until she finally decided to simply hang up. After that, this writer called XXXXXXXX XXXX Point of Contact office and spoke to XXXX. She suggested this writer write to Executive Complaints, and/or call Dovemuhle back and ask for their tax department. This writer called back to Dovenmuhle and spoke to XXXX who stated this writer could not speak to the tax office because it is offline, so this writer asked for a manager. Instead, a supervisor by the name of XXXX answered. This writer asked for a manager but she was informed management staff was not available. XXXX reviewed this writer 's case and concerns, and informed management would be made aware, review the situation, and get back to this writer in two hours or by tomorrow. This writer informed XXXX of how ridiculous it was for XXXX and XXXX to not be supportive regarding this tax bill considering that XXXX is in the first lien position, and the government trumps them if not paid. P.s. This writer inquired on XX/XX/XXXX as to whether this call and the call on XX/XX/XXXX were recorded. She was informed by XXXX that all calls are recorded. Sincerely, XXXX XXXX XXXX
