Complaint: In XXXX, I applied for and received a deferment for XXXX due to hurricane Irma. I started making on-time regular payments again when the deferment was up as agreed, in XX/XX/XXXX. I called Dovenmuehle Mortgage periodically because after the deferment I was unable to log on to my Dovenmuehle account to make online payments. I was never told that there was any problem with my mortgage and was always asked to pay the regular mortgage amount, roughly {$1100.00} per month.
In mid XXXX, I received a call from a Dovenmuehle representative stating that the deferred payments would be put back into the mortgage and starting from then on I could again log into my mortgage account online to make payments. At this point, however, I had been making payments through my bill pay from my bank since every time I called in to make a payment I was charged a fee of {$10.00}, so I did not attempt to log back into my Dovenmuehle account.
On XX/XX/XXXX, I received a notice in the mail stating that my mortgage was 3 months behind and I was in danger of foreclosure. I called Dovenmuehle as soon as they reopened from the holidays, I believe XX/XX/XXXX, and asked them what this was about. They stated that they sent me paperwork to modify the mortgage that was never signed and returned so I needed to work with loss mitigation to retain ownership of the house. I was never told that my mortgage payments that were deferred were going to be considered late. I never received notice in writing, nor a phone call. I did not receive the paperwork, either. If I had, of course I would have returned it to avoid going into foreclosure. I was never told to expect this paperwork, nor was I called to confirm the paperwork had been received. As far as I knew, everything in regards to my mortgage was caught up and proper.
I called loss mitigation to see what was going on in XXXX of XXXX. Only then was I told that I owed an amount equal to 3 months of the mortgage payment, when previously I had been told that the payments were already put back into the loan. At this time my husband was unemployed so I didn't have $ XXXX dollars to catch up the mortgage payment. Someone in loss mitigation asked me a lot of questions about our situation and I received a notice that our mortgage was eligible for reduced payments from XX/XX/XXXX-XX/XX/XXXX in the amount of about {$720.00} per month, so that is what we paid in XXXX, XXXX is due now.
At this point I was under the impression that I was on the same page as the mortgage company and that my mortgage had been brought back into good standing, but at the beginning of XXXX I had my credit checked and was notified that now my mortgage was reporting not only 3 but now 4 MONTHS behind 90+ days!
I was never notified that this would be the case. I followed all the terms of the deferment and starting making my regular payments again in XX/XX/XXXX and continued to do so until XX/XX/XXXX when they offered the reduced payments.
I have been trying to get in touch with my loan specialist, XXXX XXXX, for nearly 4 months now. I was also told I could dispute the report on my credit with Dovenmuehle 's research department, who I have emailed 2 times over the last 3 months with no reply, although I was told the regular response time was 7-10 business days. There is no way to contact the research department by phone. I literally can not get anyone that has the power to review this situation to help me on the phone.
I have talked to employees at the loss mitigation department, but they said they are unable to help me with a complaint about the 'late ' payments or the reporting on my credit bureaus, and can not tell me why they are reporting late or why the terms of the forbearance have not been followed.

Complaint: On XX/XX/XXXX I called My servicer to update my address after paying off my home loan in order to collect the escrow check.
At their direction, I submitted a form signed by me and my wife to update our address. Form noted that it can take 5 business days to update address.
On XX/XX/XXXX my servicer mailed my escrow check to my old address. Servicer did not update my address.
On XX/XX/XXXX my servicer told me they couldnt issue a new check for 30 days after XX/XX/XXXX due to company policy - even when it was their error in mailing the check to the wrong location. I think theyre doing this intentionally to collect interest on the funds - over {$5000.00}

Complaint: My mortgage is two months behind so to avoid going into foreclosure I sent out a XXXX dollar payment on XX/XX/XXXX to try to catch up. The mortgage payment was sent back to me on XX/XX/XXXX with an attached letter stating that my loan has been accelerated. I spoke with a Loss Mitigation representative on XX/XX/XXXX to discuss further options. While on the phone with the representative, I was informed of having to make two payments to prevent foreclosure. I informed the rep. that the XXXX was sent back and making two payments at this time would be difficult. Wanting to prevent foreclosure I asked the representative to note my account that I will call in to make two payments on XX/XX/XXXX. The rep states that I would need three payments if it went pass XXXX. I called in on XX/XX/XXXX at XXXX XXXX and waited on hold until XXXX XXXX only to be told that the system is down and my payment can not be processed. At this point, I am unsure as to what to do. The rep told me to do a XXXX XXXX but the system she transferred me to kept saying my account number does not exist. I am being forced into foreclosure at this point. I call again to see if the system is working and have been on hold for another hour. My loan is serviced through a subsidiary servicing company through XXXX XXXX. some of their tactics are unfair and forceful to get people to pay two payments. Although I am having a hardship it is unfair for this servicing company to force me into foreclosure. I truly believe that this company is purposefully not accepting payments to foreclose on the consumers.

Complaint: I purchased my home in XX/XX/2012. I have had nothing but hassles since that time.
My husband is a XXXX XXXX and I applied for mortgage modification and nothing became of that except letters threatening foreclosure. They have often stated that they never received payments resulting in my having to cancel checks and late fees and more foreclosure letters.
I have been sending my payments ( money orders ), certified/return receipt, directly to the HUD office. Then, I get another letter last week, another foreclosure letter stating that it was because of unpaid late fees. I can not control when the HUD office posts my payments. I should not have late fees.
They have left notices on my door, taken pictures of my home and vehicles. I find this to be harassment. I would like to find another mortgage company, however, they have ruined my credit. I thought that these companies were supposed to help people stay in their homes, not threaten to take them away.

Complaint: I purchased my one bedroom condo unit in XXXX XXXX Maryland ( XXXX XXXX ) in XXXX of XXXX, before the housing market crash. What I paid about {$110000.00} for was only going for about {$50000.00} fourteen months later. Investors took advantage this, scoped in and bought up as many units as possible, and started renting them out. The surroundings changed drastically by XXXX. Crime went up in the area, condo fees tripled, without hardly any up-keep to the buildings, parking lot, common areas. My car was broken into constantly, wheels taken, auto insurance premiums went up, investors rented out to XXXX XXXX, XXXX, gangs, and XXXX, mouse, trash everywhere, XXXX, XXXX shots often.
I attempted to apply for a loan modification with XXXX XXXX, as well as the XXXX program, and was told I did not qualify because at the time, I wasn't behind on my mortgage payment, and that my mortgage payment was not significant amount $ XXXX monthly. I also had complete renovated my condo unit, new windows, new sliding glass door, new kitchen, new bathroom, new bedroom, new furnace and AC, new flooring. Over the years, I put so much into this place. At the time I purchased the placed, I wasn't making much money, and it was about the only thing I could afford at the time. But it was no longer safe to live there. One evening a bullet went through my neighbors ' sliding glass door, through the wall to my living room. People loitering in the hallways, blocking the entrance to the building, and to my unit, XXXX XXXX, doing XXXX, XXXX XXXX, having XXXX in the laundry room, stealing other peoples clothes from laundry room, constant foot traffic & car traffic, noise, fighting, and loud music. Police was constantly notified and came often, most of the time way too late. I could barely sleep anymore, which affected my overall health and concentration at work. After complaining to XXXX XXXX XXXX so many times with practically no results for over a year, I decided to cut my losses and move.
I finally find a place, and moved last year in XXXX of XXXX. Praise XXXX. I hired a Realtor to do a Short-Sell, because the unit I purchased in XXXX only appraised for about {$63000.00}. So, as you can see I am still underwater. The Realtor help me to complete all the necessary paper-work. Later, the mortgage company, who acquired my mortgage, that originated with XXXX XXXX, denied approval of the short-sell with no explanation. So I tried again a couple of months later with a different Realtor, and Dovenmuehle Mortgage Inc. located in XXXX XXXX, IL denied the short-sell again, but this time Dovenmuehle notified my Realtor that they would not approve the short-sell until they get more information about if I was renting OR buying where I had moved to, and if I had property insurance on the new place of where I moved to. None of which had nothing to do with the property I moved from in XXXX XXXX Maryland, and those questions were not included in the Loss Mitigation Short Sell Package that my Realtor and I completed. I did report this to the Maryland State Attorney General Office, and they are currently being investigated by the Office of the Commissioner Of Financial Regulation for potential violation.
Dovenmuehle Mortgage Inc. caused me to lose out on two potential Cash-Buyers for the property in XXXX XXXX, and one Veteran VA Loan qualified purchaser, which both Realtors can attest to this. I could no longer keep up and afford to keep paying for two separate places, where I live now, and the old one I left in XXXX XXXX, after six months had passed. Since then, Dovenmuehle has started Foreclosure on the property in XXXX XXXX.
I worked very hard over the years to get my credit score to near excellence, now it has been negatively affected by things out of my control. The financial stress has took a toll on my health, and I not too long ago got out of the hospital after a major XXXX and long stay. How can a person protect themselves from falling victim like this? I talked with two attorneys, even they told me that I did everything right. Do you have any advice or suggestions that can help me protect my credit and financial standing. I have already lost was too much as it is.

Complaint: In XXXX of XXXX after 26 years of employment my husband lost his job. we were struggling to pay mortgage and applied and were denied a loan modification in XXXX of XXXX. After receiving an attorney letter in XXXX of XXXX regarding the full amount of our mortgage plus interest being due, we called and were told to avoid foreclosure we should request a mediator. We were assigned one with the Superior Court of New Jersey after approximately 3 months. This process was ongoing for approximately ( 7 ) months with various conference calls between the mediator, XXXX ( different rep. each time ) and myself. I have over 53 emails between myself and the Attorney 's office assigned by XXXX asking for the same information over and over. As per the mediator, we were supposerd to have it resolved in 1 or 2 conference calls, however, he would postpone it for another 1-2 months at the banks request for me to send the same information because of " nonsense '' reasons given by the Bank 's representatives. The loss mitigation package contained numerous pages and questions and documentations. Finally in XXXX of XXXX after three " trial mortgage payments '' our loan modification was approved. We received the " loan modification ''. The terms and conditions are not only impossible to recoop from they are not financially helpful nor are they in any terms helpful. The rate stayed the same. Our mortgage balance of XXXX was changed to XXXX. Accrued interestt and Escrow totalling 36,000 + was added to the 18,000 plus " other recoverable advances '' in the amount of XXXX totalling {$53000.00} was added to a Deferred Principal Balance due at Maturity in the year of XXXX. We mortgaged this home in XXXX. So to recap, our principal balance was lowered to XXXX, however, all interest, etc. including the amount they took off our balance is due when we sell. In lieu of all the waiting, frustrations with duplicate submissions, all for a reduction of {$150.00} from what we previously were paying. Nothing was done to financially help us get back on track. Our home was valued at XXXX. THIS CANT BE LEGAL.

Complaint: New escrow analysis reflected inaccurate payment dates for taxes and insurance to create a larger shortage that I believe will actually exist. The new escrow amount will add another approximately {$150.00} to my monthly mortgage. If the actual dates when I pay my taxes and insurance are the same this upcoming year as they were last year, then believe it should only go up by approximately {$50.00} per month. For instance, I paid my city and county tax in 2018 in the month of XXXX. The new escrow analysis has me paying them in XXXX, artificially inflating the shortage I believe.

Complaint: I received from my mortgage company a statement of my Escrow Account Projection for the coming year in the mail the end of XXXX XXXX.that 's when I noticed that my mortgage payment had increase {$170.00} dollars more than it was so I decided to call to see why my mortgage has change I was told that my city taxes has increase from {$9.00} to XXXX and I need to find out from my city taxes department why the increased. I called my city taxes and I was informed that my city taxes didn't going up. So I called my mortgage company back informing them that my city taxes company said that my taxes did not go up and the responds to me was what they paid the city and that my escrow account was low. Then the mortgage company asked can I get a copy of my city property tax paper to send to them and they would work on resolving the problem with my mortgage increase. But as of today XX/XX/19 they have not fixed my mortgage payment and had to paid them for 2 months mortgage and put money in my escrow account because their pay by phone services did not apply my money to my account and I was not informed or notify until I called them.

Complaint: On XX/XX/XXXX Dovenmuehl sent me a letter saying that I incurred a shortage of XXXX due to a large increase in property tax. According to their records the property increased by about {$5000.00}. Dovenmuehl was incorrect. But before I figured out that Dovenmuel was incorrect I sent them several thousand dollars to bring the escrow balance to the erroneous required amount.
Correct Property taxes for XXXX -- -- - {$1100.00} Exhibit c Correct property taxes for XXXX -- -- - {$1300.00} Exhibit C On XX/XX/XXXXI sent a fax to Dovenmuehl showing that the correct tax amount for XXXX was {$1300.00}. See Exhibit E.
Between XX/XX/XXXX and XX/XX/XXXX I paid {$6700.00} to the escrow account.
Dovenmuel paid XXXX in county taxes out of that.
Dovenmuehl paid {$0.00} for insurance because I purchased home insurance directly That leaves XXXX in escrow to pay for XXXX taxes of {$1300.00}.
Dovenmuel owes me {$4200.00} XXXX I asked Dovenmuel to let me pay my own tax and insurance because they XXXX them up so badly but Dovenmuhl said that They could not allow me to take responsibility for my own taxes and insurance because my escrow balance was negative. That's XXXX.
