Complaint: In an attempt to obtain a partial lien release from Dovenmuehle Mortgage Inc, we endured more than six months of delays due to irresponsible and unprofessional behavior, grievous errors, shift of blame, negligence, and refusal to communicate, convoluting and complicating what should have been an ordinary, simple, clear cut request to release a lien.
When our mortgage was originated in XXXX it included two separate tracts of land, only one of which was used in the LTV calculation nor was it included in the original appraisal at time of purchase. This was discovered when we tried to reconvey the second tract of land to my mother-in-law in XXXX of XXXX. So, it seemed that the request to release this tract of land would be simple since the land was not part of the LTV calculation.
However, instead of a simple release, we were subjected to continual and repeated shifting personnel, none of whom would take responsibility to look at the details of our request or take time to understand the history of the loan. Only under threat of complaint to the CFPB ( after 6 months of dodging, delaying and degrading ) and our pointing out errors in communication and paper work was the release drafted. A final insult was that the drafted release was riddled with error - including the wrong tract # and address!
For this dismal performance, we paid {$1500.00} and an appraisal fee upwards of {$600.00}. In addition to these fees charged by Dovenmuehle Mortgage, my mother-in-law incurred increased construction costs due to the delay of release of her land and inability to obtain financing.

Complaint: In the month of XX/XX/2019 my mortgage servicer contacted me by mail with a statement pro-warning that my HOI policy has expired and that I will need to find coverage soon or else they will provide coverage to me. I immediately called to figure out what exactly is going on. My HOI has never expired its always been paid via escrow acct from this mortgage servicer Dovenmuele. I also confirmed with my HOI through XXXX and they confirmed policy is still active. I submitted proper paper, work ( dec. Page ). as I was instructed to do so by Mtg servicer. from that step everything were suppose to have gotten resolved. Well within 30 days I get the same letter warning me again of expired HOI. I call again explaining, I sent another declaration page over. I even got XXXX XXXX involved since that's the lender who originated my loan and still owns it. I was told by a rep at XXXX XXXX that she would escalate this issue to upper management that was back in XX/XX/2019. Never received a call back to update me or nothing. Effective XXXX XXXX, Dovenmuele drafted my escrow acct a sum of {$3700.00} as an HOI disbursement, in which they should not have. Now I'm angry and mortified!!!! Due to the simple fact this matter should have all been resolved. I sent proper documents, Just to confirm with CFPB Dovenmuele has already drafted my acct for my HOI premium for this year on XXXX XXXX the same as they always do every year in that month, I have never encountered a issue with my HOI. NOW my escrow acct is extremely short of funds to cover my property tax bill that's due on XXXX XXXX. I am asking that the CFPB now gets involved in this matter before this turns into a big legal case with my attorney. I am hoping to get this matter resolved by two weeks or less as my property tax bill is nearing. I feel taken advantage of, I am hurt and angered of such carelessness, the level of incompliance and lack of structure and customer service. I can not tolerate this mortgage company servicing my acct any longer as I am afraid something illegitimate may take place again as this is only of a few complaints and issues I've experienced with this servicer. I also attached proof of paid HOI for XX/XX/2019 and my Mortgage acct activity.

Complaint: This particular account situation that is lately filing on my own credit document has a seriously unfavorable relation to my personal ability to obtain a present loan application. I highly recommend you generate verification that DOVENMUEHLE MORTGAGE has been reported completely in accordance with the Fair Credit Reporting Act regulations, it's really a serious problem to mis-report. Moreconfirmation of the aforesaid item too. My proper request mustover, I was never 30 days/60 days/120 days late in any of my payments and I'm not greatly tuned in to the date opened so I prefer to ask your be investigated as soon as possible and confirmed to be correct.
