Complaint: I have my Mortgage with Dovenmuehle.
Name : XXXX XXXX Address : XXXX XXXX XXXX XXXX CA XXXX I requested to have my PMI cancelled on XX/XX/XXXX according to the Homeowners Protection Act. They sent me a letter on XX/XX/XXXX about my request. My original Loan amount was for {$240000.00} in XX/XX/XXXX. It is a seasoned Loan. I have not missed a Payment and I now owe {$130000.00}. I am now at 53 % LTV ratio. According to the Homeowners Protection Act, they are legally required to remove the PMI. They are also required to send me a letter every year updating me when It will be removed, they never sent me such documents.
According to their letter, I must buy an appraisal from them, and only them. They stated that if the appraisal shows that the house is worth the same amount as the original appraisal of {$250000.00} then they might consider canceling the PMI.
I called them back and told them that the Homeowners Protection Act does not state that I am required to get an appraisal to remove it since I am well below the 78 % LTV. They stated that my Loan was a Fannie Mae, Which it is not, and that they require it not them.
I feel like they are giving me the run around about removing the PMI.
Please help me, I have a well seasoned Loan, I am at 53 % LTV ratio, I have a conventional Loan. I am up to date with my payments. They need to Cancel the PMI from my Loan.

Shortly after receiving a response from your office that my payments would be $XXXX plus money they claimed was owed to the escrow dept but the website and the letter shows a payment for $XXXX. This is an attempt to try to foreclose on me again and charge me outrageous lawyer fees. My mortgage payment is $XXXX. I PAY FOR MY OWN INSURANCE & THE PROPERTY IS TAX EXEMPT. On XX/XX/XXXX, I paid $XXXX ($XXXX mortgage payment; $XXXX Late fee (charging late fees before the XX/XX/XXXXof the month); Property Inspection fees-$XXXX and $XXXX for suspense account (since the account was paid in full this should never have been charge since the mortgage was out of foreclosure). On XX/XX/XXXX, I received a call from Attorney XXXX XXXX from XXXX XXXX XXXX that I need to pay an extra $XXXX I called Dovenmuehle Mortgage at (XXXX) XXXX and made a payment with a XXXX agent. This is what reported on my XXXX account: XX/XX/XXXX Dovenmuehl Dovenmuehl XXXX XXXX XXXX XXXX $XXXX. Since payments were made the payments has increased several times XX/XX/XXXX & XX/XX/XXXX I was charged $XXXX; XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXXpayments were $XXXX; XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXXand XX/XX/XXXXthe payments were $XXXX. Each time I wrote to you the CFPB, the payment amounts were changed. Since Dovenmuehle Mortgage INC has been servicing the account since XX/XX/XXXX, they committed FRAUD WHICH YOU THE CFPB has refused to investigate. They have submitted FRAUDULENT DOCUMENT SHOWING THAT MONEY WAS REIMBURSE WHEN IT WAS AND YOU THE CFPB ACCEPTED IT AS PROOF; my mortgage has been escrowed three times since reinstatement which is a violation of the consumer rights

Since reinstatement of the account on XX/XX/XXXX, my payment has increased several times. Note: This is a fixed rate of 6%. Please contact me if FTC need further more info. People have taken accomplished their education, some of the people are getting job or already working using me. Those people distress me, ruined my name in XXXX and US. Those all problem come from hate people who was created their cell phone was stolen by me since XXXX. Their group of people mortgage lenders and associate agencies are still actively created this evil things done. They helped people and supported who need edu, immigration status got through from bridges of our both house. Even sec8 and 2 b room housing program were taken without my consent.Then both of us can be eliminated. Please help us. Complaint: I am a XXXX XXXX working with a homeowner with Dovenmuehle as the servicer of her mortgage. The homeowner and I worked together to piece together her loss mitigation assistance application which was deemed as complete on XX/XX/XXXX. In XXXX, my client was informed that she was turned down for the assistance and I called to find out why- being that her income was adequate, her credit was fair, and her budget was very streamlined. For an entire week, I made calls daily to get answers regarding why she was turned down. Finally, I was able to get transfered to a manager who stated that my client 's expenses make the mortgage unaffordable to the homeowner. When I asked about what they had listed as expenses, the manager at Dovenmuehle stated that they do not have access to that info as it is complied and researched by a private 3rd Party company. I was able to get the name of the company but when I called, I was told they do not take phone calls. I reached out to XXXX XXXX XXXX XXXX at XXXX XXXX and explained the situation- being that the loan was originally a CDA loan, I figured the State of Maryland would be able to point me in the right direction. I was given contact info for XXXX XXXX, also at XXXX. He was able to find out that the 3rd Party firm calculated my client 's monthly spending on food at {$700.00} dollars for the month. XXXX XXXX requested that I piece together the clients expenses and provide bank statements that coordinate with the months in question. I submitted these documents to XXXX XXXX on XX/XX/XXXX. On XX/XX/XXXX, XXXX XXXX stated to me that the documentation was sufficient and he would follow up shortly. On XX/XX/XXXX, my client received a letter from Dovenmuehle. The specific language of the document states : " You May have been approved for a standard modification ''. Weeks went by and the homeowner and I were not contacted. The only updates we can get are from XXXX XXXX and only when we ask. Dovenmuehle didn't even have it documented in the system that XXXX was working with them to resolve the issue.
Here we are 90 days after I was told no further documentation is needed and the homeowner still does not have a response from Dovenmuehle.

Complaint: I repurchased my home in XX/XX/2010 through XXXX XXXX XXXX. The purchase itself was for {$190000.00} and an additional {$65000.00} to make needed repairs to the property. Bringing the total borrowed to {$260000.00}. After the work began on the property it was determined that the {$65000.00} was not enough to complete the repairs needed. The amount needed for the repairs was closer to {$80000.00}. The {$190000.00} purchase price was derived from XXXX specifying to the servicer what amount of repairs needed to be made and the purchase price was discounted by that amount. Initially XXXX said that they had to pick their own contractors. So I obliged. The work was never completed and they used poor quality materials. I completed some of work through my own funds. The rate XXXX charged me at the time was 5.50 %. Recently, I tried to refinance my loan through XXXX XXXX XXXX at a 3.25 % interest rate. I was approved for the loan. I ordered a payoff from XXXX the servicer for the XXXX loan. After the closing when XXXX XXXX requested the releases is when XXXX said that I owe them {$120000.00} in addition to the payoff figure. I knew that I would have to pay back XXXX some funds. But, I did not know how much. It is not even stated in the documents in the registry that there is money to be paid back. Which is why when XXXX said that I owe an additional {$120000.00} everyone was taken by surprise. I have no issues with paying some money. But, I object to the {$120000.00} figure because it is not fair. The repairs that made with my own funds are not taken into account of the payoff figure. I tried to subordinate the loan and XXXX declined. I understand and I appreciate what XXXX did by allowing me to repurchase my home. However, after paying on time for so long and finally being able to refinance it seems punitive that I am not able to refinance my loan or even come to an agreement that will allow me to pay them over time instead of in a lump sum. I feel like XXXX appears as if they are willing to help. In the meantime I think they are trying to take advantage of the disadvantaged people like myself.

We were told by the lender that we would have to pay the PMI at first and by the second year it should be removed because we gave more than the 20 % down needed and therefore the ratio of what is owed and what the house is worth would be below the requirement to have it removed. Ive called the bank, Ive placed numerous requests and they say that they will charge the PMI for the next 7 years because thats what they are allowed to do. XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX PA XXXX XXXX, who claimed to be servicing the loan for XXXX XXXX XXXX XXXX sent documents to XXXX, my insurance company along with a Mortgage Clause to remove XXXX XXXX XXXX and replace with Dovenmuehle Mortgage INC. This can only be done when the mortgage is sold. None of my XX/XX/XXXX-XX/XX/XXXX, I paid XXXX XXXX XXXX : Payment Processing Center XXXX XXXX XXXX ; XXXX PA XXXX ; XXXX thru XXXX Bill Pay were applied to my account. My Form XXXX showed it was applied but their records show differently According to XXXX XXXX XXXX they returned the money. I wrote several letters to NJ Department of Banking & Insurance ; the Consumer Finance Protection Bureau ( CFPB ) regarding the money not credited to my account. After my complaint to the both bureau, and I did not accept the terms of the loan modification, in an effort to force me to accept the modification, Dovenmuehle Mortgage file foreclosure on the property thru XXXX, XXXX XXXX XXXX XXXX thru their attorney XXXX XXXX which was then taken over by XXXX XXXX. I presented proof to the attorney 's office of the payments, but they refuse to look at it or present it to XXXX XXXX XXXX since they told me I can only talk to them thru the attorney. The money was never returned as per their letter except for the XX/XX/XXXX payment for {$9600.00} ( See attachment below ). Some were put into a Suspense Account ( See Reinstatement Quote ) and others were used for Corporate Fee Advancement. I requested a reinstatement quote and they refuse to provide one until XX/XX/XXXX where the attorney fee was {$3000.00} plus after I hired an attorney. They refuse to explain why the fees was so high and keep putting the attorney off until he threatened to sue them. I continue to write complaints to CFPB, then I received two other pay off quotes. The only difference was the property inspection. I went to XXXX XXXX and got a cashiers check for {$31000.00} ( {$21000.00} for P & I ; Late Fee {$310.00} ; Property Inspection : {$330.00} ; Attorney Fees {$10000.00} ; {$500.00} to Suspense Account ) paid XXXX XXXX XXXX thru XXXX XXXX who did n't want to take the money but finally did after an hour of insisting. My total payments for XX/XX/XXXX was {$32000.00}. Other Misc charges other charges for {$180.00} on XX/XX/XXXX unexplained ; These are the payments thru XXXX, until today, even though I was charged that ridiculous fees for attorney and the loan was out of foreclosure in the courts, XXXX XXXX XXXX charged me additionally for attorney fees in XX/XX/XXXX and again in XX/XX/XXXX outside of what was charged for reinstatement. This is outright robbery and they should be investigated. I have the documents to move it. I been trying to make a mortgage payment due to force insurance placed on my account without any notification, the amount went up, the mortgage department told me not to make a payment till they adjust it, its been over 2 months, I call them every single week the amount has not been adjusted and they started to charge me a late fee plus today they told me they have reported me to credit bureau which I was told will not happen since I am willing to pay. Complaint: Good Morning, I contacted the City of XXXX on XX/XX/XXXXregarding the payment of my XX/XX/XXXX property taxes and they stated that have yet to receive them. I called Dovenmuehle Mortgage, Inc. to find out why my property taxes had n't been paid. I spoke to a XXXX XXXX and he explained that a check was sent out on XX/XX/XXXX to the City of XXXX, check # XXXX in the amount of {$2600.00}. I explained that they never received it and he said he would check into this matter. Not sure why I was told this as I elected the check be sent directly to me at the end of the year. I called Dovenmuehle back onXX/XX/XXXXand spoke to XXXX XXXX and she explained that a check was sent to me directly and I explained to her that I never received it ( she could n't provide a check number the amount or a date it was sent out ). She then explained that a work ordered was opened stopping the last check and a new one would be issued within three ( 3 ) days.
I once again called Dovenmuehle Mortgage, Inc. onXX/XX/XXXX( 7 days later ) regarding the status of the " new '' check being issued to me. I was told that a new check was not processed yet, however they had to stop payment on the other check, so it 's taken a little longer. I was frustrated, so I entered their chat room hoping trying a different avenue in getting answers. I chatted with XXXX and he explained the same thing, a new check would be issued to me in 3-5 business days. I felt hopeful.
I just contacted Dovenmuehle Mortgage, Inc. yet again today (XX/XX/XXXXXX/XX/XXXX ) and spoke to XXXX regarding this matter and yet again was told the check was " in process '' of getting created and sent out to me. I asked to speak to a supervisor and was connected to XXXX. XXXX explained that since they had to supposedly " two '' checks, this process is taking longer than usual. He added that since it was past XX/XX/XXXX, the check would now needing to be sent directly to the City of XXXX for processing. He said that the new check being sent to the City of XXXX would be processed by Friday XX/XX/XXXX.
I have been chasing my property tax check from Dovenmuehle Mortgage , Inc. for over one month now and it 's very frustrating to say the least, especially since I pay my mortgage/escrow on time every month. This company is very unprofessional and should be ashamed how they handle their customer 's business. I am never given a consistent answer to any of my questions and it seems very odd that no one knows check numbers of these ghost checks and dates they were supposedly sent out. Very shady! I hope someone can assist in this matter.

Complaint: I am undergoing a shortsale for the sale of my home with my mortgage holder ( Bank ) and have a negotiator working on my behalf to get a settlement. The Bank offer me a {$30000.00} promissory note settlement and I countered with {$10000.00} no interest. They then countered for {$10000.00} with 6.625 % interest and I accepted, and now the Bank is refusing to accept this arrangement and threatened that if I dont accept {$15000.00} promissory note that they will foreclose on my home. How are they able to change their last offer ( which I accepted ) and try to back me into a corner? I have their offer in writing. Please help ...

Complaint: Dovenmuehle Mortgage XXXX IncXXXX is my new Mortgage Servicer for XXXX XXXX XXXX. Dovenmuehle Mortgage paid a Homeowners Insurance premium to XXXX XXXX XXXX without my consent, and by doing so it has left my escrow account with a negative balance. XXXX XXXX has stated to Dovenmuehle per XXXX XXXX, XXXX XXXX, XXXX XXXX, and XXXX XXXX. XXXX XXXX XXXX 's ) They would not be refunding the amount paid XXXX XXXX XXXX to them by Dovenmuehle. Identity Fraud and Identity Theft has been committed in this procedure I did not authorize Dovenmuehle to pay XXXX. I changed Homeowners Insurance on XX/XX/2018, to XXXX XXXX. My monthly coverage with XXXX was covered thru XX/XX/2018.

Complaint: my house was flooded XX/XX/XXXX by Harvey. asked bank to set aside payments for three months so I could rebuild and repair. they did, now they expect me to bring account currant. that 's not what I asked for, wanted payments put to end of note, they are giving me a hard time, want all types of re-documentation that is completely not needed. they keep saying something about the va response they are needing, but will not explain what that is in any understandable form of English. I '' ve had other banks do payment moving with out any of the issues this bank is trying to pull. All my payments on this loan since the start ( XX/XX/XXXX ) have been on time. XX/XX/XXXX and XX/XX/XXXX payments have been made XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX where put aside. FEMA paid {$16000.00} toward repairs, and i : ve spent over {$22000.00} so far and still no done completely. there is no way to pay {$3400.00} they are trying to collect to bring currant. the bank is Dovenmuehle phone # XXXX XXXX XXXX loss mitigation dept. they have my FEMA claim number.

Complaint: BEWARE!!!, Dovenmuehle Mortgage Inc., promises lower rates if refinance, my Mortgage increased by XXXX which ALL was added to my loan and value of my home from original mortgage loan of {$260000.00} to {$280000.00}. All were additional fees and points that I discovered after the fact at closing, none of this was released or explained to me. My Mortgage monthly payment went from {$1500.00} to {$1900.00} Mortgage {$1100.00} Required Escrow Payment {$460.00} for future Insurance and Property Tax to be paid next year!
Shortage/Surplus Spread {$250.00} Recover escrow account after paid Property Tax at Closing twice!
Total : {$1900.00} this is has caused me extreme XXXX and stress and I am disgusted in believing this person/company was looking out for my best interest but instead only to be taken advantage of for them to make a profit of XXXX at my expense. I am extremely disappointed with my decision to trust and depend on this company to refinance my Mortgage Loan and as promised to reduce my interest rate and payments which were false. I was leading to believe I was lowering my Mortgage and monthly payment as throughout the process of refinancing, I regret my decision and now have a home with a Mortgage debt increased almost 18k and monthly payment increased by approx. {$500.00}, Veterans and to take advantage of and abuse Veteran Benefits. I have contacted the company multiple times to attempt to correct or remove escrow that they are claiming is required, I am a XXXX XXXX XXXX Veteran who does not pay Property tax and have to wait until XX/XX/XXXX until Tax Appraiser for my county sends out Tax Exemptions, until then I have to continue to give my money to Mortgage company, as well they are forcing me to pay monthly escrow for future Insurance policy to be renewed after XX/XX/XXXX when current Policy expires, I paid in full the whole year at closing to prevent making monthly payments for insurance and now this company is forcing me to pay monthly for insurance in escrow, I will not be renewing with this insurance and will have another policy that I will pay monthly premiums myself. Of course, they are billing me for XX/XX/XXXX Insurance and Property tax without having a bill or debt that I owe from Tax office or Insurance company. There customer service is terrible! I spent 2 hours on hold to be told that Dovenmuehle Mortgage Inc. does not all the deletion of escrow or refunds, and they are required to charge me escrow for future estimated debts. I thought me purchasing a home with my VA Benefits would never be so difficult or stressful with Uncertain Monthly mortgage payments and after hurricane problems dealing with such a terrible customer orientated company, I never heard of or knew who was my mortgage company after closing until I received my first bill/statement, I was never welcome or any explanation or copies of closing documents were ever sent to me for review, I am still in the dark receiving bills in the mail that escrow payment has increased and no contact from company as well after 2 months of payments were deferred due to Hurricane Irma, they now have my account in collections for balance that was deferred, this is another issue I have to resolve and settle with no help at all from the company.

Complaint: I obtained a home mortgage through a non-profit housing agency called XXXX XXXX XXXX. I made my payments through a mortgage servicer named XXXX , XXXX. I fell behind on my payments because my husband was in 3 serious car accidents and XXXX XXXX. We incurred thousands of dollars in medical debt and were working with XXXX, XXXX On a loss mitigation that was supposed to be effective XX/XX/XXXX. In late XX/XX/XXXX, I received a notice that the XXXX XXXX XXXX had sold my mortgage to a new servicer called XXXX. They are out-of-state and do not have area offices. I tried to register for an account to access their online system to understand what was going on, but received an error message because they have no record of my loan. I then called XXXX three calls and spent a long time on hold each time before I could speak to a human. XXXX is like a black box when it comes to accessing information or assistance, but has been very effective at sending 2-3 delinquency notices a week ( including 2 letters yesterday ). I was finally able to speak to a loss mitigation specialist this week only to be told they dont have any information. They have not received my files and asked me to contact XXXX to obtain the files myself since they might not have them until XX/XX/XXXX. The trouble with this that my loan will remain in collections and I will not be assigned a loss mitigation counselor until I receive it. The bigger concern is that even though my modification had already been approved by XXXX, they are treating my loan like a delinquency. My modification will now need to be reviewed and approved by XXXX. This will further prolonging the issue that I had already taken each and every painstaking step to resolve through the appropriate channels. I contacted the XXXX XXXX XXXX ( XXXX ) and asked them to address the Commissioners to let them know how disappointed I was that they sold my mortgage to an out-of-state company that only allows FHA recipients to make payments through the mail and not electronically, and that my loan modification fell through the cracks. XXXX instructed me not to and has been sending me emails that include their executive staff. This is very intimidating and it feels like now they are punishing me by telling me I did not comply with the terms of the agreement when I have not received any letters from XXXX, XXXX, XXXX, nor HUD telling me as much. All I want is to put the ordeal of my husbands medical problems and delinquent mortgage behind me. I have done everything right to make this happen, and am challenged to understand why Im suddenly back at square one with XXXX. I want to pay my XX/XX/XXXX mortgage payment and I want to stay in my home.
