Complaint: On XX/XX/XXXX, I received a response from XXXX XXXX, Default Litigation Specialist in response to my complaint which reached their office on XX/XX/XXXX & XX/XX/XXXX. In His letter XXXX XXXX claimed that the loan was in foreclosure and reinstated on XX/XX/XXXX. The loan was wrongfully went into foreclosure by XXXX XXXX, Default Litigation Specialist who was doing a loan modification after I did not accept the terms of the modification. She refused to give me the full total to repay the modification or where to request the reinstatement amount. However, she told me to pay all the outstanding fees including any late fees to bring the account into good standing which I did. I paid the company {$9600.00} according to the account statement plus any and all late fees which were never applied to my account. I paid Dovenmuehle Mortgage a total oft {$12000.00} which was never applied to my account. Instead, Dovenmuehle put the money into a suspense account then foreclose on me. On my XX/XX/XXXX Income Tax Form XXXX, it was reported that three trial payments were applied but they were later reversed. According to XXXX XXXX in his letter, ( See attachment ) I did not request a reinstatement amount from XXXX, XXXX XXXX XXXX XXXX by XX/XX/XXXX. Note : The foreclosure was done on XX/XX/XXXX. This was before the deadline to request a reinstatement. I was never offered or sent a reinstatement even though I requested one from XXXX XXXX, Default Litigation Specialist. XXXX XXXX refused to tell me that I needed to contact the law firm to obtain a reinstatement quote. This shows XXXX XXXX 's maliciousness and willful intention to force me into accepting the terms of the Loan Modification or make sure that I Iose the property. He did responded to the cash check of {$9600.00} and supplied proof. It took two years to receive this check after FRAUDULENT DOCUMENTS were sent to CFPB that the check was replaced in XX/XX/XXXX after making several complaints to CFPB and calling Dovenmuehle Mortgage INC, servicer for XXXX XXXX XXXX. As of this date, payments of {$700.00} cashed on XX/XX/XXXX & {$620.00} cashed on XX/XX/XXXX were never refunded. XXXX XXXX, Default Litigation Specialist refuses to provide proof of the remainder of my money because he has no proof that the money was returned. {$3200.00} was never refunded. The letter dated XX/XX/XXXX CFPB Case # : XXXX claimed that the trial modification payments cashed on XX/XX/XXXX ; XX/XX/XXXX & XX/XX/XXXX for {$620.00} each were applied to the account. The money totaled {$1800.00} was reversed and not applied to the account. XXXX XXXX provided a letter dated XX/XX/XXXX ; XX/XX/XXXX & XX/XX/XXXX that the funds were received and was being returned and the foreclosure process was being continued but no check were enclosed.

The letter was signed by XXXX XXXX, XXXX XXXX XXXX, CEO & XXXX XXXX, Dovenmuehle Mortgage INC, Vice-President ( NMLS ID XXXX. Note this is the address where the {$12000.00} was sent to.
My consumer rights under RESPA for Notice of Error and Request for Information after I sent in written correspondence was violated.
XXXX XXXX XXXX XXXX whose address was XXXX XXXX XXXX, XXXX XXXX, XXXX XXXX, NJ XXXX at the time of closing on XX/XX/XXXX, shows that the interest rate was 6.00 % with a monthly payment of {$700.00}. Under Borrower 's Failure to pay as required, it shows that after XX/XX/XXXX of the month, Dovenmuehle Mortgage INC can charge me 5 % late fee. Upon my reinstatement, I was charged {$310.00} in late fees which is incorrect. I was {$21000.00} for a total of 30 payments ( {$21000.00} ). According to XXXX XXXX 's letter, my payments were paid up until XX/XX/XXXX. Therefore, I should be charged on my reinstatement from XX/XX/XXXX-XX/XX/XXXX for a total of payments ( {$20000.00} ) which included an overcharged {$780.00}.
According to the statement shown by XXXX XXXX it showed that Dovenmuehle Mortgage was charging me {$710.00} from XX/XX/XXXX when my payments should have been XXXX.
The Loan History dated XX/XX/XXXX showed that the attorney fees was {$10000.00} and a XXXX XXXX XXXX for {$150.00} According to XXXX XXXX, there is an escrow bal for {$1100.00} and my new payment will be {$790.00} effective XX/XX/XXXX. However, XXXX XXXX fail to explain what was in the escrow and how it arrived at A check of the website showed my next payment is {$980.00} instead of what XXXX XXXX informed the CFPB.

Payments I have made to XXXX for the Insurance are attached. Therefore Dovenmuehle Mortgage is charging me for insurance payments which I am making.
XXXX XXXX XXXX fail to provide a detail breakdown for the escrow and how he arrives at the balance for {$1100.00} I am responsible for the insurance payment and does not understand why I am being charged an escrow for it. This is an outright Violation of my consumer Rights under RSPCA. A Copy was sent via secure message on the website and via email.
THIS IS OUTRIGHT FRAUD AND THE CFPB IS NOT DOING ANYTHING ABOUT IT!!!!!

Complaint: In XX/XX/XXXX I was involved in a car accident that put me behind in my bills due to loss of income. I called the my Mortgage company to let them know what was happening and was met with immediate hesitation and difficulty trying to get the facts and the process initiated just to star the process of modification and/or forbearance. It is now XX/XX/XXXX and I have submitted Loss Mitigation applications no less than seven times. In XX/XX/XXXX I was granted a mitigation hearing where the presiding judge found in my favor based on the proof of documentation and compliance with Dovenmuehle Mortgage's process. I have a an upcoming hearing on XX/XX/XXXX with the same judge as of XX/XX/XXXX I received and email that stated that the information yet again is not in the proper format or cannot be accepted. I have live at my residence since XX/XX/XXXX and have never missed a payment. I feel that this situation will cause me to lose my home.

Complaint: I refinanced my mortgage with which I had to make escrow payments with a different company. The mortgage was serviced through another provider, XXXX The new company paid the loan in full on XX/XX/XXXX. The company says they mailed me a refund check on XX/XX/XXXX. I spoke with someone through chat about not receiving the check at the beginning of XX/XX/XXXX The escrow refund was reissued on XX/XX/XXXX because I complained that I had not received the check ; my guess was they did n't include my condo 's Unit number and the check was sent back. I was told that was the correct reason and they would include the Unit number. I have not received the check that was originally issued or the check that was reissued.

Complaint: I received a bill from XXXX County for my property tax XX/XX/XXXX ( which consists of 2 installments ) on XX/XX/XXXX and immediately sent a copy to my mortgage company, Dovenmuehle. This was done by email, to the same address I had sent all previous documentation to.
I never received a confirmation that the tax was paid, which unfortunately has been common practice, but I assumed everything was taken care of.
Fast forward toXX/XX/XXXX I receive a Notice of unpaid taxes - Intention to issue FIFA letter from XXXX County. Again, I send another email to Dovenmuehle immediately advising them to pay the due tax and the late fee at once. My husband then called on XX/XX/XXXX in order to make sure the issue was being addressed. The representative told him they never received the email ( which is a lie ) and to send it again, to the same email address (! ). The email with the attached late bill was sent again that same day.
I decided to call the County every few days to confirm if the bill had gotten paid. After about 10 days of nothing, on XX/XX/XXXX, my husband calls the original mortgage company ( XXXX XXXX XXXX XXXX ), who then starts a 3-way call with Dovenmuehle. Once again the representative from Dovenmuehle tells him the issue is being taken care of, a check will be issued to the County and the late fee will be paid either by XXXX or Dovenmuehle.
On XX/XX/XXXX I call Dovenmuehle to make sure the check has been issued and to ask what the tracking number for it is, so I can let the County know. I am told that the check was sent on XX/XX/XXXX and given the number of the check. I let the County know and I am advised to keep calling and not let this bill go unpaid ( obviously ).
OnXX/XX/XXXX( today ) I call the County yet again to find out the bill still hasnt been paid. Since I dont want to ruin our credit and obviously cant trust Dovenmuehle to take care of things using our escrow account, my husband and I went to the County office and paid the bill plus the late fees in person.
Dovenmuehle needs to be held accountable for their negligence by paying a penalty and refund us the original tax bill AND fees. We also want confirmation of EACH and EVERY payment paid out from our escrow account. This is someones life you are messing with!!

Complaint: Flood in XXXX 2017. Insurance awarded XXXX towards project. Dovenmuehle would only release 1/3 of funds until 50 % completion. No contractor would agree to this. We used our own funds to complete the project. Project was done on XX/XX/XXXX. Upon 100 % we passed an inspection that took 1 week to schedule. On the XX/XX/XXXX we asked for fund to be overnighted so the contractors could be paid in time for XXXX. Five calls were not returned. They claimed if I needed it sent overnight I should have sent an envelope for that. However they never called to inform me of this. They sent the check with no tracking through the postal service on the XXXX. I have a contractor threatening to sue me as he can not provide XXXX to his family and will have waited over 3 weeks for his payment. Dovenmuehle takes 0 responsibility.

Complaint: I sent a fax to Dovenmuehle Mortgage XXXX XXXX XXXX on XXXX XXXX, XXXX to request for a loan recast and removal/cancellation of mortgage insurance. I then spoke to XXXX XXXX on XXXX XXXX, XXXX. Shockingly, XXXX XXXX only addressed my recast request in her letter dated XXXX XXXX, XXXX. I finally obtained an unsigned letter from Dovenmuehle Mortgage about the request to remove the mortgage insurance. I needed clarifications and my wife and I sat down for two hours on Monday, XXXX XXXX, XXXX from XXXX XXXX. In two hours we put in nearly 6 calls and waited on Dovenmuehle Mortgages customer service line for over one hour. We requested for the name and phone number of an office with responsibility for mortgage insurance removal ( as outlined in the Consumer Financial Protection Bureau regulations ), but were told that Dovenmuehle Mortgage does not have any such designated officer. We spoke to XXXX ( XXXX ), XXXX, XXXX ( XXXX ), who said she is a XXXX and XXXX XXXX, who introduced himself as a XXXX. XXXX ( XXXX ) dropped the phone on me and XXXX XXXX was just not willing to do anything and refused to provide any fax number where I can send in a detailed letter outlining how I wish to have the check I am sending applied. Dovenmuehle Mortgage is a disjointed, customer service floor with no one with direct responsibility to provide key services to customers. Dovenmuehle Mortgage should be made to have officers put their names and contact phone numbers on letters sent to customers. I have had to call this company several times and have to be on the line/phone for hours. The culture at Dovenmuehle Mortgage is horrible and the service is horrendous.

Complaint: XXXX XXXX and XXXX XXXX has contracted with XXXX XXXX XXXX XXXX to Service my VA home loan. The problem has I contacted XXXX XXXX XXXX and requested to have my mortgage escrow removed since this is a new loan I have neither been late on his mortgage and the annual taxes and homeowners insurance are current. As a VA borrower, I have the right in the state of Mississippi to have my mortgage escrow removed and it should be honored. This company has also not refunded my escrow funds that were collected from my previous mortgage company XXXX XXXX which violates the Mortgage Servicing Clause in Release tractions amendments of the state of Mississippi.

Attempted to collect wrong amount
Complaint: The company keep saying that the money was refunded, which it was NEVER REFUNDED. It took several letters and the attorney threatening to sue to get the {$9600.00} which the company claimed was sent back 2 years ago because someone had listed it on my records as paid which was fraudulent. Even after several letters asking for the money, the company claimed that it was returned without checking their bank account to see that the check which they claimed was mailed was never cashed.
The modification payments were never applied to my account. My IRS XXXX showed they were applied but the company record showed that they were reversed.
The other payments were never applied to my account even though they were collected from my bank and never applied to my account. The company never made any attempt to correct the record even though they were presented with proof regarding the Error which is a violation of my right.
The company, Dovenmuehle Mortgage INC XXXX XXXX, XXXX XXXX XXXX XXXX, IL. purchase the mortgage from XXXX XXXX Mortgage without my knowledge or signature.on XXXX and added {$7700.00} to my mortgage and created an escrow account.
The company claimed that they would remove the escrow account after I send the declaration page for the insurance. I did and they continue to charge me an additional.
The mortgage has a fixed rate of 6 % and payments of {$700.00} as agreed upon XXXX/XXXX/XXXX, but the company interest rate varies when the mortgage is n't a variable mortgage.
The balance in the escrow that the company claimed I owed is {$1500.00}. Complaint: XXXX XXXX XXXX employs accounting and money management processes that are designed to confuse their customers and allow them to collect late fees because of their own bad record keeping and antiquated systems.
On XX/XX/XXXX I emailed Douvenmuehle an inquiry about a {$1500.00} partial payment for XX/XX/XXXX payment that cleared my checking account on XX/XX/XXXX. Because I am paid twice a month I have to split my {$2300.00} payments to survive. However, the payment was nowhere reflected on my account through the online portal they grant access to and even after making the rest of the payment for XX/XX/XXXX my account still showed outstanding I received notices that I was late, even though I had made payments in excess of the minimum.
Only after I called into the customer service center ( waiting on hold for at least 15 minutes ) and writing to the loan company I did my refinance through did I finally have a manager call me. Then 20 days later received a response to my email with a message that completely contradicted what the manager had told me and followed up in a letter.
It turns out that when early payments are submitted, they create a " suspense '' account that the money is extracted from your account and placed into ( that I was unable to see and never informed of until I called and inquired ), and the only way money would be extracted from the " suspense '' account was for the customer to call in and ask to have the payment taken out and applied. But without being informed it was there or even seeing it reflected on my account how is a customer supposed to even know the account is there. And why are taking money from an account without authorization to do so.
The servicer claims they have the inability ( it seems more like an unwillingness ) to allow consumers to make multiple payments on their loan within the same month. This has been shown to reduce compounded interest and expedite payoff, but also is just good service because the payments are large and need to be broken up.
The issue came up again in XX/XX/XXXX when my XX/XX/XXXX payments were n't applied, even after the manager said he added a note to my account. This time, if I had not identified it and called to complain they could have jeopardized my homeowner 's insurance policy. Since the insurance payment is factored into the escrow, not having sufficient funds could impact payment going out.
Then when payments are applied they are n't even on the actual dates they 're received. in one case in was weeks past the date it cleared my account.
Not only do they have the potential to ruin your credit, they end up stressing you out over something that should be granting you reassurance. I 've asked if some other lender, even the lender for my other property, could just buy the loan from this company because I hate this experience. It 's been a horrific experience that I have never dealt with in over 3 decades of paying creditors.

Complaint: Closed on a mortgage with XXXX XXXX and the servicing was immediately sold to Dovenmuehle Mortgage in XX/XX/XXXX. We received 1 mortgage statement on this loan and have yet to receive another one. We started calling Dovenmuehle in XX/XX/XXXX to see what was happening and were assured that statements had gone out but we never received them. Called again in XXXX and was told the same thing. We went online at the end of XXXX and requested to receive e-statements since we were not receiving them via USPS. Once the e-statement was published, we realized that Dovenmuehle Mortgage had changed the zip code in our address by one digit and that was causing the mailing address to be in a different town and a different state! We attempted to call Dovenmuehle to have this corrected and we were instructed to send an email. After a couple of weeks, we received a response saying that an email was unacceptable and they needed a signed letter. We responded and asked them to please review the documents that we signed at closing - our property address and mailing address were and always have been the same. We received a message on line after 2 weeks saying that the address was corrected but the message was addressed to someone else, not our names. To date, we have yet to receive one piece of mail from Dovenmuehle Mortgage. We logged into our online account with Dovenmuehle today and discovered that they had put lender hazard insurance in the amount of {$7900.00} on the account!!! We do not have an escrow account with this loan and we do have hazard insurance in place. Apparently, they sent a notice to the incorrect mailing address that we have been attempting to correct for proof that the hazard insurance had been renewed in XXXX and when they did not receive a response, they forced a policy on the property. We spent quite a bit of time on the phone trying to even figure this out. Considering that we have been calling Dovenmuehle and emailing and sending messages through the website, the customer service level has been absolutely awful!! Our insurance agent is contacting Dovenmuehle to get them the insurance policy but the way we have been treated by Dovenmuehle is abominable and the incompetence that seems to run rampant throughout their organization is frightening. We do n't know who to turn to for assistance since we can not seem to get any answers from Dovenmuehle Mortgage.

Complaint: This is the third attempt to resolve the same and persistent issue I am having with Dovenmuehle regards a missing check for {$5500.00} they disbursed on XX/XX/XXXX.
I am appealing to the CFPB to conduct an investigation into this.
On XX/XX/XXXX I submitted to the CFPB a complaint to regards a missing check disbursed by Dovenmuehle. The compliant number was XXXX and I have attached a copy of that complaint ( Doc 1 ). The company responded on XX/XX/XXXX and the response is also attached to this complaint ( Doc 2 ).
However missing from Dovenmuehles response were the important attachments cited in the letter and thus I deemed the response incomplete. These were also never received by mail either. I needed to see the copy of the check ( front and back ) to determine who and where it was deposited as I have never received nor cashed a check from Dovenmuehle and believe the burden of proof is on their side.
On XX/XX/XXXX I submitted another complaint ( XXXX ) stating that this important document they supposedly attached, was, in fact missing. At this time I once again reiterated my request. On XX/XX/XXXX the company responded with a letter stating I would be mailed out both regular and certified mail ( Doc 3 ).
As of XX/XX/XXXX I have still not received the information I have requested and feel as though this is a deliberate attempt to avoid providing the information.
In addition to this lack of direct response Dovenmuehle consistently direct me to the new mortgage servicer ( XXXX XXXX XXXX ) for information. I have contacted XXXX XXXX XXXX and they themselves have not received any such escrow analysis from Dovenmuehle and their requests for this documentation have also been ignored. XXXX XXXX XXXX have suggested I file my case with the courts and that they would be willing to support my claims that Dovenmuehle have on multiple occasions failed to supply documentation on the handling of my mortgage while in their hands.
I am requesting for a third time that Dovenmuehle provide to me a copy of the front and back of this check to confirm a ) if this check was indeed cashed, b ) who this was cashed by, and c ) the banking institution that cashed this check.
Given uploading here and regular mail have failed I suggest that Dovenmuehle simply email all the documentation to me at XXXX XXXX XXXX to ensure that this is done in a timely manner. I would also like someone at Dovenmuehle to reach out to me directly by phone to help resolve this issue on XXXX XXXX XXXX.

Complaint: I closed on a refinance XX/XX/XXXX. My loan was funded XX/XX/XXXX and my previous lender, Dovenmuehle Mortgage, was paid off. They were holding an escrow fund of {$4300.00}, which was to be mailed to me within 2 weeks. As of XX/XX/XXXX, I have still not received a check from Dovenmuehle. I have called their desk 4 times and requested them to reissue a check. Each time, they stated the original check was mailed XX/XX/XXXX and that their policy was to wait 30 days from issue to resend the check. Escalating to supervisors did not change their response.
When I called today, they stated they would send another check with no tracking number. If I did not receive it in 30 days, I could call and have them re-issue a check. When I asked for them to overnight the refund check, they stated it would have to be escalated to another department. I would receive a response with 24-48 hours if they would decide to overnight the check.
These are all classic stalling techniques. I do not know if Dovenmuehle is a solvent entity since my mortgage was purchased by them without my knowledge or consent. It is unacceptable that they can hold on to {$4300.00}, stone wall me, and refuse to expedite service when they are in the wrong.

Complaint: I have filed several complaints against Dovenmuhle Mortgage INC who since taking over the account on XXXX have caused me nothing but headache and stress. Dovenmuehle Mortgage INC XXXX XXXX XXXX XXXX XXXX XXXX, IL. presented false document by using the mortgage clause from my mortgage with XXXX XXXX XXXX to convince XXXX XXXX to change the Mortgage Company to Dovenmuehle ( See policy ). The information sent to your office is incorrect. No one wants to do a research. The records sent by XXXX XXXX and all the others have been altered and differs from my records.
In addition, Dovenmuehle Mortgage added XXXX to my mortgage and created an escrow account. The escrow analysis of XXXX shows that I was charged an excess XXXX XXXX taxes even though exempt ) on my mortgage ( see attachment XXXX taxes property is exempt ). When the mortgage was reinstated, I was charged XXXX payments of $ XXXX XXXX in addition to the mortgage ( See analysis for XXXX & statements XXXX ).
I called today, Monday XXXX/XXXX/XXXX and was on the phone for XXXX. I spoke with XXXX in the Customer Service XXXX then transfer to XXXX in the Insurance Dept ( XXXX ) who claimed that there was an outstanding escrow balance of XXXX Both she and XXXX confirmed that XXXX XXXX sent them the check which the XXXX XXXX paid for XXXX I was transferred to Foreclosure Dept-spoke with XXXX then transferred back to customer service and spoke with XXXX, Supervisor who transferred me back to Loss Mitigation who told me to XXXX a letter to the Research Dept ( XXXX ). All the information sent by Dovenmuehle to CFPB has been altered. They are Fraudulent documents. I kept complaining. Attorney XXXX XXXX as well as XXXX XXXX XXXX gave me the run-a-round causing me to lose wages for the day because neither her office nor XXXX XXXX wanted to accept the check.
