Complaint: Caliber Home Loans is refusing to pay a bill that was outlined in my Escrow to be paid from Escrow. My Account Number is : XXXX In the State of Maryland, when you have a new build or new construction home in a development that has never had any water/sewage or other pipes, the county for which you live in charges the payment for laying those pipes to you the homeowner. The Homeowner is responsible for this bill on an annual basis and it is serviced out of different companies. It is typically called a Front Foot-Impound but the billing company who collects the money on behalf of the State will name it whatever they want. This is an annual bill that must be paid for whatever the County and/or Sate approximates it out to be. Usually it is about 20 years at a fixed rate. If you do not pay this fee, you will receive a lien on your property for not paying it. On XXXX/XXXX/XXXX my husband and I closed on our home and had this Front Foot-Impound Fee written into our Escrow by our lawyers and our original lender Prosperity Mortgages. Prosperity then sold our mortgage to Caliber Home Loans. Caliber accepted our mortgage as it stood with Prosperity, which included accepting that this Front Foot-Impound fee was built into our escrow and that it should pay out of our Escrow. Our house is not a total new build for us, but it is XXXX years old, so we still owe 13 more years on the Front Foot-Impound Fee as the new owners ( again - we have it built in to pay from our Escrow - see attached documents ). On XXXX/XXXX/XXXX, we received our first Front Foot-Impound Fee from XXXX XXXX XXXX XXXX XXXX titled the XXXX XXXX XXXX ( again the State of Maryland allows 3rd party companies to collect the fees on their behalf and they title them however they are titled - not something we can control ). I took the bill to our HOA president to confirmed that this was the Front Foot-Impound Fee for our community and however I needed to pay it, it needed to be paid or I would receive a lien. Again - I have it to come out of Escrow. On XXXX/XXXX/XXXX, I contacted Caliber, explained the bill to the Tax Department and sent in the documents including a copy of my Escrow Account Breakdown stating that it should pay out of my Escrow. Caliber 's Tax Department stated that they would pay out the bill by XXXX/XXXX/XXXX. Please note this bill is due XXXX/XXXX/XXXX or else, you have a lien on our property. If received after XXXX/XXXX/XXXX it will be {$490.00} and anything later causes a lien. On XXXX/XXXX/XXXX, I decided on my own to call Caliber and double check on the status of the bill. I spoke w/ Sequioa in the Tax Department who indicated that Caliber decided that they were not going to pay the bill because they thought it was a water utility bill. I asked why when Caliber decided to not pay the bill : why did I not get an email, text message, formal letter, phone call, smoke signal, or courier pigeon to inform me of such. We are one week from the due date and no correspondence was received from Caliber in regard to their decision and lack of action. I spoke with a manager ( XXXX ) after XXXX put me on hold for 10 minutes due to " phone issues ''. Again I was advised that they did n't believe it was the Front Foot-Impound Fee because it did n't directly say that. I was also advised by XXXX that Caliber never intended to pay for this bill because they did n't budget for it. But again, this was in the loan documents they agreed to when they took over the loan.Not once did Caliber call the company to double check what I was sending them. Caliber tried to inform me that Caliber did n't have to pay the fee although Caliber accepted the loan from Prosperity as is, thus they are violating the contract Caliber accepted the loan under. Caliber is violating my loan documents and agreement, putting my home in jeopardy with the County of XXXX XXXX in Maryland and leaving me open to financial risk.

Complaint: This is an email I sent to XXXX that explains what has happened with XXXX as well as Calibur Home loans not resolving the issue : Hi XXXX, I have attached all the documentation for my escrow shortage. The first document is my escrow analysis showing a payment of {$1500.00} on XXXX. The next document is a copy of the check that XXXX sent. The next document is the XXXX from closing showing a payment on the very last page of {$1500.00} for XXXX half taxes. The second payment from XXXX was received at the County on XXXX/XXXX/15 and the XXXX Title XXXX was received on XXXX/XXXX/15. So, there was an overpayment of {$1500.00}. There was a letter sent to XXXX asking for direction on where the refund should go and I have attached the refund request letter from XXXX XXXX XXXX. The County stated that XXXX processes XXXX XXXX XXXX 's taxes for them.
I need this refunded ASAP. My escrow is showing a shortage and my monthly payment on my loan has gone up almost {$300.00} per month due to this error. I ca n't afford the additional payment so I need this figured out right now. I have been trying to resolve this for the last 4 months and everyone is blaming everyone else. I have also copied my loan officer on this email so if you could " reply all '' that would be helpful because she is trying to help me resolve the situation.

Complaint: I receive refinance information multiple times from my mortgage processor caliber home loans. I am interested in short refinance program FHA loan and this offer ends by the end of this year. I found a lender willing to do the loan but because caliber has my information false they have me delinquent in XXXX even though I was not and they have me as having taken out a second Lian even though I have not because my home has been upsidedown since I bought it in 2006.

Complaint: I bought my home in 2006 with XXXX MORTGAGE. I made my payments every month. My mortgage was for XXXX. My home was sold to Caliber and they are trying to say I owe XXXX. How is that possible? What happened to my equity? I have been trying to get a modification from Caliber and they are playing games with me. They keep asking me for the same papers over and over again this has been going on for almost a year and no modification and they wo n't accept my payments

Complaint: My mortgage was recently sold to Caliber Home Loans, Inc. My payment was due on XX/XX/2016. I logged into their system at XXXX cst on XX/XX/2016. It would not allow me to enter a payment date until XX/XX/2016, thus making this payment late and incurring a late fee. I completely understand they may not be able to process my payment until then, but there 's absolutely nothing preventing them from recording my payment on XX/XX/2016. I attempted to make a payment before it 's even due, yet I ca n't. This is a deliberate act on their part to ensure I am late. thx.

Complaint: We are in the process of purchasing a home and we started this process in XXXX of XXXX. I am legally XXXX and my name is XXXX XXXX XXXX and my Significant other is XXXX XXXX XXXX. We are in the final stages of closing but we have come across an issue that has been causing us nothing but headaches. XXXX XXXX XXXX was married and got a divorce back in XXXX. In her divorce decree her ex-husband agreed to pay those XXXX bills and unfortunately, he passed away and never paid those XXXX bills. XXXX was unaware of these XXXX bills had gone into collection. XXXX did address the one from XXXX for {$1000.00} and has been settled. The one for XXXX recovery has falling off her credit report. The issue that we are encountering is that Caliber Home Loans is running a supplement credit report and it is still showing both collections in dispute. This would be incorrect since XXXX has all XXXX credit reports from all XXXX credit bureaus { XXXX, XXXX, XXXX }. Caliber is using a XXXX party software from XXXX. XXXX was advised that to contact XXXX. On XXXX, XXXX contacted XXXX at XXXX and spoke to XXXX. XXXX stated that XXXX only updates its credit history every 60 days and that is why her credit history would be in accurate. We have requested that Caliber get an updated supplemental credit report numerous time and each the report comes back the same. Our loan officer and his staff have made very clear that they are unwilling to accept any other source { XXXX, XXXX, XXXX } printed report. I have spoken to a few other Mortgage Loan Companies and they have told me that they have a gap of no more than 3 days. It is very clear that either Caliber should not be using XXXX or that XXXX XXXX is discriminating against us. I a deaf and use equipment to talk over the phone.

Complaint: I completed a modification application with Caliber home loans and was denied a regular mortgage and was offered an Interest only for 5 years at 5.125 %. Because I believed this was my only option I signed the agreement and continued to make payments after my completion of a 3 month trial. I checked on line after 2 months because I never received any information from Caliber since by signing I was suppose to be taken out of foreclosure and I notice the last payment posted was from XXXX which was the end of my trial period and no mention of the funds I sent since I signed and sent the agreement.
Caliber was accepting my money and failed to acknowledge they did not receive the agreement, yet cashed the checks. I am now forced to sign and have a notary sign the agreement again. If I did not call I would have been paying and believed I was out of foreclosure and they would have continued and I would be evicted and homeless. I was never notified the reason for the interest only payments only given different reasons from the various people who answer the phone when I called. I was told if I declined the agreement I would need to complete another modification, however, it would have the same information, my funds would be kept because of the back money owed and nothing would be applied to the principle until those funds are paid.Another person said I could appeal and did not tell me the appeal process. I find their behavior unacceptable.
Caliber home loan took my money and did not acknowledge they did not receive the agreement for almost 3 months, then when I complained threaten me with completing the agreement or they will continued the foreclosure. My account is not being service properly, my questions are not being answered by people who have the authority I always receive a different answer. I am being judged on my pass inability to pay my debts and not on my Current behavior to rectify my situation.

Complaint: On XXXX XXXX, 2016 I called my mortgage service provider ( Caliber Home Loans ) to inquire about the removal of PMI from my home loan. I was told by the Caliber rep that it could not be removed until 2 years of mortgage payments were made on this existing loan even though my current Loan to Value was less than 80 % of the current home value. After stating to the rep that I thought that this PMI removal requirement was weird, she agreed to send me me out the PMI removal package immediately. After 1 week of waiting, I call back Caliber to determine where my PMI package was at this point. I was told by this other Caliber rep today ( XXXX ) that this PMI removal package would not be mailed out to me until mid-XX/XX/XXXX due to the current overwhelming demand of this same request from other homeowners. At that point in time, I told the rep that I would file a complaint with the CFPB.

Complaint: I have been going around in a circle concerning my mortgage with Caliber Home Loans.When my loan was transferred to Caliber from Vericrest Laon Servicing but Caliber would not honor the Loan modification that I had with then previous servicer. I make payments each month but they they say I do n't have a loan modification. So what do I have that i am paying each month? According to what the letter said on theb transfer everything concerning my loan would stay the same. That was not the case with Caliber. Caliber Home loans sent men final Loan Modification Documents 4 times I had them notorized and sent them. TheyXXXX claimed that New York was not able to record the final documents why?
Caliber Home Loans will not work with me and now I have received a letter from an attorney. I pay Caliber every month.

Complaint: I advised on XX/XX/2016 to order my appraisal, on XX/XX/2016 I asked to lock my rate. I received my appraisal on XX/XX/XXXX in XXXX XXXX ( where appraisers are plenty and I 'm in a NON rural area ) and my rate was NOT locked until XXXX XXXX and yet it was n't disclosed to me ( Rate lock agreement ) until XX/XX/XXXX.
Rates have gone up tremendously from XX/XX/XXXX to XX/XX/XXXX and now I am paying to buy the rate to were it was in XX/XX/XXXX ... ( at that time I was getting a credit, this was not a buy down aka : discount point ) I am closing late on my home ... I gave my last document for clear to close on XX/XX/XXXX and yet my loan is still in underwriting. Due to my appraisal being delayed it slowed down my process for my CD, which I also still do not have. All of these issues have affected my closing on time for this home.
