Complaint: The lender-Caliber Home Loans Inc located in XXXX Texas decided to purchase flood insurance without my permission last XX/XX/XXXX and added the premium to my mortgage. The townhouse flood insurance is already a part of my HOA and the fees are paid monthly. The lender collected additional money to pay for this double coverage for flood for almost 2K a year. I have tried to resolve this with the lender but I was passed on from one dept to another. I need the lender to drop the flood insurance and reimburse the money paid for the last 12 month. The have a copy of the HOA by-laws and indicated clearly that flood insurance is part of the HOA fees.

Complaint: I filed Chapter XXXX Bankruptcy on XX/XX/XXXX to save my home and the criminal Attorneys informed the Court that I was late on my post-petition payments which is a lie, misrepresentation, and fraud on the Court. I made all my post-petition payments as agreed and the Chapter XXXX Trustee made all the pre-petition payments as agreed to XXXX XXXX XXXX, XXXX, acting as alleged Trustee, while Caliber Home Loans claims to be the Servicer, and acting as Attorney in fact. The XXXX Law Firm handling this failed to present the evidence to the Court at a hearing on XX/XX/XXXX. I spoke with XXXXaliber Home Loans directly, in both departments Customer Service, and the Bankruptcy Department and they admitted that they make a mistake and would update the account and send me an updated payment history for post-petition payments and they have still not done so. I would like the CFPB to investigate and refer this fraud to the FBI immediately. They purposely hid all the payments made from the Court in order to lift the automatic stay and try to steal the home of my XXXX and XXXX year old parents and myself.

Complaint: Without notice, explanation, or legal authority, Caliber unilaterally increased my monthly mortgage by more than {$200.00} per month. This is a more than 10 % increase. The increase results from Caliber 's failure to properly reserve the necessary funds to pay property taxes.
A similar complaint was previously filed, but Caliber 's response was incorrect. They provided information regarding my XXXX home, and not the impacted XXXX home. This complaint relates to the XXXX home. It is not a duplicate matter. Caliber must address the XXXX matter. They have not yet done so.

Complaint: XXXX XXXX has tried getting a loan modification review completed with XXXX XXXX help for almost a year near. I 've been assisting her since the beginning and been using the Caliber email to submit all docs. In XX/XX/XXXX, they requested 30 days updated paystubs. XXXX XXXX sent those thru email on XX/XX/XXXX. Then they said the file was " complete. '' Then they said that they needed another bank statement for XX/XX/XXXX-XX/XX/XXXX. We also provided that thru email XX/XX/XXXX. Then they said they needed clarification on paystub, and we provided it XX/XX/XXXX. Then I asked for status update on XX/XX/XXXX and did n't hear back. I emailed them again on XX/XX/XXXX about this. And then again on XX/XX/XXXX. Then on XX/XX/XXXX I called them again and heard that the only thing they need is the letter of explanation she wrote just needs a signature ( which it had her name just left out a signature ), and then it will go to underwriting. I sent this over XX/XX/XXXX because I was out sick and out of office on Monday/Tuesday XX/XX/XXXX and XX/XX/XXXX. That means I only had ONE business day to get this in before they closed file since they told me that they closed it on XX/XX/XXXX! I 've been communicating with Caliber since the beginning and was NEVER told that the file was going to close if we did n't get it in by XX/XX/XXXX?? I actually have never been told ANY deadlines since the beginning of working with them. I am escalating for this reason.
FYI : I have also many times tried to get status updates, but instead wait on hold for 30 minutes, and hang up because I ca n't get thru. It 's been very frustrating.

Complaint: I called trying to get a loss mitigation option to short sale my property. I litigated through my attorney the foreclosure. I believe that the mortgage was not properly foreclosed on in accordance with the laws XXXX XXXX and XXXX. I personally feel that the investor lack standing to foreclose. They do not have a original mortgage note properly endorsed to them.
The law firm that prosecuted my foreclosure did not send their motion for judgment of foreclosure to my attorney of record. This is the fact even though my attorney was on record as my representative. The judgement of foreclosure was granted with out opposition.
I had some contact the XXXX XXXX XXXX XXXX on my behalf requesting a short sale to avoid the foreclosure. After being told to call back with proper authorization they were told that the investor does not do short sales. Moreover that after the sale the lender would give {$6700.00} for keys. Their would be no consideration of a deed in lieu or other loss mitigation option.
I believe that they refuse to accept any other loss mitigation option because they are aware of the violations of my rights in the mortgage recovery proceeding and wish to clean it up by sale.

Complaint: We had a line of credit with XXXX XXXX XXXX. We made interest only payments for years and never had a problem until they changed the terms and started to charge us for both interest and principle. We were in loan modification with them when they sold the loan to CALIBER HOME LOANS XXXX/XXXX/XXXX. At that time, Caliber billed us for fees that XXXX XXXX XXXX had put on hold while we were loan modification. The fees that Caliber said we owed were more than what XXXX had said.
We had been making the regular payments monthly to Caliber, and we were objecting to the figures that they said we owed for fees.
On XXXX/XXXX/XXXX, my husband spoke to XXXX, Teller # XXXX and XXXX, Teller # XXXX, who provided him with the figures that were owed. I agreed, and sent the full amount of {$4900.00} on XXXX/XXXX/XXXX. On the check we wrote " interest only to bring acct. current ''. We assumed that our account would be free of any other fees and charges except for the normal principle and interest that we have been and will continue to pay monthly until the loan is fully paid. They continue to add fees to our monthly bill, now saying we owe {$4000.00} in past due amounts, and {$3800.00} for unpaid advances/fees totalling {$8800.00}.
We have called multiple times questioning what these charges are for, since we paid what we were told, and we have n't missed a monthly payment. We have sent letters on XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX, XXXX/XXXX/XXXX all explaining our position and requesting a breakdown of what they say is owed. We are angry and confused, because we thought we were paid in full.
Note : an exact LOC with XXXX on another of our properties was in the exact situation, and sold to XXXX XXXX, we never had to pay any additional fees, and a third LOC has stayed with XXXX, and we never had to pay any other fees either.
Please help us. We have paid all interest and principle on this loan, and we are not willing to pay {$8800.00} additional.
NOte : This LOC started at $ XXXX, balance now is {$81000.00}. Current value of home is approx $ XXXX. It is a rental house, currently rented to a year round tenant.

Complaint: Our home was flooded during a building water leak on XX/XX/XXXX. Our insurance company made our claim check in the amount of {$20000.00} out to us and to our Mortgage lender, Caliber Home Loans. I reached out Caliber to find out how to get the check endorsed and the funds to us in order to pay the contractor, who had already begun work and who we had already made an initial deposit. I received a packet which included a substitute form XXXX for the contractor to fill out. The packet ( which included the insurance check endorsed by the mortgage holders ) was completed and mailed off in overnight mail along with a prepaid envelope to allow for a 3-5 day return of the funds. The packet was mailed XX/XX/XXXX and marked received by Caliber on XX/XX/XXXX, per the online website Caliber encourages its customers to use.
On XX/XX/XXXX I called to see if the funds had been processed. At that time I was informed that the XXXX was rejected. I asked why I had not been informed immediately about the problem with the form and no good answer was available. A new form was completed ( it turned out the contractor had pulled his State Comptroller ID vs his EIN ) and uploaded to the portal that same day. Once again I was told it should be a quick turn around.
On XX/XX/XXXX after still not receiving the funds and the Caliber website showing all documents received and a notation that the funds would be released four days after receipt, I once again called Caliber. I was informed that once again the XXXX was rejected. I again expressed dismay that at NO TIME was called or informed on my website portal that any documents had been rejected and that once again I had wasted time waiting for a check when none had been forthcoming. When asked why they had not contacted me there was again no initial answer. I asked what they could do to help me expedite this as I have had to borrow funds and sell other assets to pay for the work to my home while Caliber ( who has a strong interest in the homes repair ) has refused to communicate with me about getting the funds back to where they can be used. I was given two options : The first option was to have the contractor fill out a 3rd XXXX. When questioned he assured me that the EIN provided on XX/XX/XXXX was correct. When I asked the Caliber representative how we could be sure that someone one their side had not input the EIN wrong - I was told there was no way to know that. FYI - it turns out that the problem maybe that the contractor did not include LLC on their business name and per Caliber EVERYTHING has to match the IRS perfectly. Choosing this option - once again I would have to wait 3-5 days to see if the XXXX was approved.
The second option was to request an exception since the {$20000.00} only exceeded the {$20000.00} limit for adding the contractor to the reimbursed funds by such a small amount. I said great - how long will that take? 3-5 days. Of course.
I then requested they send me funds of {$20000.00} and keep the XXXX until they could verify the XXXX. They are not allowed to do that. I requested to speak to someone with authority and was transferred to the escalation dept. where the same discussion ( see above paragraphs ) took place. When asked why she was escalation representative, but had no additional authority over the first representative she had no response. I then asked to speak to her supervisor. I was transferred to a voicemail asking to leave my callback information and promised a return call within 24 hours which I did not, nor have not received.
XX/XX/XXXX, after the 24 hour waiting period I called back the escalation team and requested to speak to a supervisor. In the meantime, I had obtained and uploaded to the portal the actual IRS notice with my contractors business name and EIN the difference being LLC. I wanted to know if now that they had a copy of the IRS notice if they would release my funds. I specifically said I did not want to be transferred to a voicemail, but was told they had no way to accommodate me. Once again, I left a message this time stating I would be filing a complaint with the CFPB. I have not yet heard back.
To summarize my main complaint is the TOTAL LACK OF COMMUNICATION by Caliber, their representatives lack of ability to mitigate the issue and any supervisors lack of response. Our insurance company was able to set up our claim, send out an adjuster, approve and pay our claim in less time than Caliber has held our funds. THIS IS UNACCEPTABLE. I have sat around for 27 days waiting on them, not knowing that my request was on hold and needed to be corrected. This has caused me to have to sell stock I did not intend to part with and to borrow money from family in order to move the rebuilding process forward. Being in XXXX, TX post Hurricane Harvey one can not afford to bypass available contractors and subs, plus - cabinets, countertops etc are in such backorder status due to the hurricane that waiting a month causes even extra delays. In the meantime my family is living in a hotel with our home demolished ( though slowly coming back together with no help from Caliber ).
NO ONE SHOULD BE HELD HOSTAGE BY THEIR MORTGAGE COMPANY WHEN THEY ARE TRYING TO REBUILD THEIR HOME. SHAME ON YOU CALIBER HOME MORTGAGE.

Complaint: I am writing to inform you that Caliber Homes Loans has refused to close on the property located at XXXX XXXX XXXX XXXX XXXX, KY XXXX. XXXX XXXX had agreed to the closing date XX/XX/XXXX, as well as signed the second amendment on XX/XX/XXXX for extend the closing date to or before XX/XX/XXXX also stating it would be {$100.00} per day until closing date. I sign form and forward it back to my realtor, XXXX XXXX. On XX/XX/XXXX I was informed by realtor XXXX XXXX that we would not be closing on the property on XX/XX/XXXX. The seller ( Caliber Homes Loans ) verbally requested to increase the sell price of the house to two days before closing date and afterward terminated the contract without giving a valid reason.On XX/XX/XXXX, I sign a contract for the property located at XXXX XXXX XXXX XXXX XXXX KY XXXX. We agreed on the listing price of {$170000.00} with the seller agreed to pay {$3500.00} towards closing cost and purchasing a limited home warranty. At that time my earnest money of {$1000.00} was given to the seller and shall have been held in the escrow account of XXXX XXXX and applied to the purchase price upon passing of deed.I was giving only 5 days to complete inspection which was performed on XX/XX/XXXX and the appraisal was completed by XX/XX/XXXX. Caliber Home Loans has refused to close on the property and has relist the property for sale as of XX/XX/XXXX, for {$180.00}. I havent signed a release of contract form. Caliber Home Loans also refused to refund my earnest money of {$100.00}. in which I also paid for the inspection and appraisal that is now a lost to me.Caliber Home Loans refused to close on the property is illegally, unethically, and discriminate.
