Complaint: lived in a home paying rent for 21 years. The owner put the home in Foreclosure, I worked with Caliber Home Loans to purchase the home since XX/XX/XXXX of last year. They wanted {$85000.00} I submitted a contract with a Hud statement to purchase.I started my offer for {$70000.00} rejected then {$7500.00} which was reject and told it had to be {$8500.00} firm. Two days later they send me a e mail saying they reject and are taking the home to XXXX sale.In XXXX it went into Sheriff sale, they started the bid at {$200000.00} the amount with all the Attorney and interest fees plus what ever else. no one bought it. XXXX bought the home back. I tried to speak with someone to still purchase they said no, i had to leave the home. On XX/XX/XXXX the Sheriff came to gave me notice to vacate by XX/XX/XXXX, i did get a extension till XX/XX/XXXX. I'm being told i need to vacate the property then i can try to purchase it.They are telling me i have no tenant rites. I have put into this home within the last 21 years many up grades which i will list at the end of this letter. I also have all receipts to prove it. No one will speak with me to try to help me purchase this property. I feel i'm being discriminated against because i'm a tenant and a senior citizen. I now have to leave a home that i put my heart and money into, it's not fare to me that they will not work with me to purchase this home. Here is a list of improvements i put into the home thinking one day the owner would sell to me. New furnace and chimney liner, hot water heater, New chimney built from Basement Floor to first floor.New kitchen cabinets, cornon counter top and sink, Stove, dishwasher, micro wave, flooring., bathroom tub, sink, toilet, tile, new flooring on 2nd fl, large deck, new bath and kitchen windows, New front and back doors, 2 storm doors. repairing of roof. The list goes on. I have all receipts to prove this. This is a heart ship to me, i raised my son in this home, my grandchildren.Something needs to be done so that these Banks can not do to other people what was done to me Why wouldn't they work with some one that is all ready in a home and qualify s to purchase it. There is no protection for homeowners nor tenants its all with the banks. I di n't set the price a REO did for {$8500.00} so why are they not excepting my offer. I went back and offered {$100000.00} and they said no, i need to leave. I offered to pay rent, no i need to leave. If i'm not out by XX/XX/2018 the Sheriff will lock me out. Please help me to stay and buy this isn't fare what the Mortgage Co can get away with. .I will submit all proof of my repairs theirs so many receipts for me to send now but will upon request. The mortgage this related to was my first property and first time being a landlord and I was really inexperienced with the damages that could be caused in the future in losing tenants, late payments, and the delays that can happen in trying to sell a property.

Complaint: Caliber Home loans has failed to send my Homeowners Insurance Policy payment in a timely fashion, the payment was due on XX/XX/XXXX and set to expire on that date if no payment has been made. Caliber claims that they sent the check to XXXX on XX/XX/XXXX. Today on XX/XX/XXXX XXXX still has not received the payment from Caliber. XXXX has repeatedly stated that there is a 30 day turn around for policy payment applications that are part of a bulk amount from a mortgage company. Caliber Home loans admittedly was aware of this policy and claimed they were never billed directly by XXXX and therefore never made the payment. XXXX XXXX ( XXXX : XXXX Phone # : XXXX ) a Caliber home loans employee refused to connect me with upper management, refused to issue another check to the insurance company and refused to resolve my call on the line. Because there is water in my basement and XXXX wont process my claim until the payment is received I am stuck. XXXX refused to help me any further and told me to simply wait until XXXX got the payment. When I stated this was not sufficient she told me I could get a manager call back within 2 business days. As my situation is not one that can wait I told her that I needed to speak to someone today, she refused eventually disconnecting my conference call with her and the insurance company. She consistently placed blame on the insurance company and took no responsibility on behalf of Caliber for them allowing less than 5 business days for the check to reach XXXX and be applied before the expiration date.

Complaint: I have filed a formal complaint with the CFPB ( # XXXX ) and will be seeking attorney representation for a potential lawsuit if this is not resolved immediately. My Homeowners insurance policy through XXXX was set to expire on XX/XX/XXXX, I have confirmed that Caliber Home loans sent the funds for renewing this policy as part of a bulk check that went out on XX/XX/XXXX. Inexcusably, this allowed 5 business days for XXXX to receive the funds and apply them appropriately to ensure the policy does not lapse and the account is not frozen. On XX/XX/XXXX, with a Caliber Home Loans representative on the line, we contacted XXXX to see about expediting the funds application process. XXXX informed us that they still had not received the check, in the meantime my basement crawl space flooded with sewer water. I reached back out to Caliber Home Loans on XX/XX/XXXX and spoke with XXXX XXXX ( Employee ID : XXXX ), who claimed to be in the insurance department for Caliber Home Loans. Together we contacted XXXX again attempting to expedite the process so that I could file the claim for the sewage water. XXXX reasonably informed us that they must allow 30 days for funds from a bulk transfer to be dispersed at the loan level for insurance policies to be renewed. XXXX said there are no exceptions to this policy, XXXX XXXX informed me on a recorded line that the only option was to let Caliber Home loans write another check for the homeowners insurance policy to come out of my Escrow account. I declined and stated that I should not be penalized for the lack of timeliness displayed by Caliber Home loans in sending the funds 5 business days before the due date knowing the XXXX policy required 30 days to apply the funds. She repeatedly stated that there were no other options to get this resolved in a timely manner. I said that I refused to deal with the inevitable escrow shortage issues that would arise due to the carelessness of Caliber Home loans during this transaction to date, I pleaded with XXXX to transfer me to her superior. She declined only to say that he was out of the office, that I could leave a message and she could put in a request for a call back within 2 business days. As this is a serious issue and time is off the essence this was not a satisfactory resolution. The call ended and XXXX XXXX stated she would call me back within 1 hour ( by XXXX XXXX ) to provide me corporate complaint phone number and email address to get this resolved. Since then she has not contacted me back and is not answering my calls to her direct line.
After numerous attempts to contact XXXX XXXX and her absent supervisor XXXX XXXX, I attempted to call Caliber Home loans customer service to be transferred to another insurance representative. That is when I began speaking to XXXX ( Employee ID XXXX ), XXXX refused to transfer me to the insurance department until I stated when I would make my XX/XX/XXXX payment. He stated that because I was delinquent I had no right to speak to another department until his collections documentation had been completed. XXXX continued to lecture me on mortgage payments and made multiple rude comments about my age which I found to be inappropriate, unprofessional and potentially illegal based on the fact that age is not permitted to impact your servicing of my loan. Once I answered XXXX inappropriate line of questioning I was transferred to his supervisor XXXX XXXX ( Employee ID XXXX ) who informed me that Caliber Home Loans did not employ anyone by the name of XXXX XXXX or XXXX XXXX and that there was no insurance department within Caliber Home Loans to transfer me to.

Complaint: I have a mortgage with Caliber Home Loans , Inc . I pre-paid a portion of my property taxes for XX/XX/XXXXin XX/XX/XXXX. I called Caliber in advance of doing this, and they said that they would adjust the escrow if I sent them a copy of the cashed check and the receipt for the payment. They also confirmed in an email on XX/XX/XXXX that these two documents were all that I would need to provide. I sent the required documents in on XX/XX/XXXX, but my escrow had not been adjusted, so I called them on XX/XX/XXXX.
On XX/XX/XXXX, they now said they need a new tax bill from the city before they can adjust the escrow payments. This was never told to me previously, and the city will not issue adjusted tax bills until after XX/XX/XXXX. The tax payments in my escrow account include Caliber 's estimates for my future tax payments. They need to deduct the pre-paid amount from their estimate, since this is the amount that I have pre-paid and it will be automatically deducted from my next tax bill. Having a copy of a future tax bill is not relevant, as it is not material to the amount that I have already pre-paid - I am only asking them to credit my escrow by the pre-paid tax amount. By continuing to collect for these tax payments, I am effectively being billed twice for the same payments and Caliber is being unjustly enriched by collecting this money.

Complaint: I got a letter dated XX/XX/XXXX that my house payment went up {$330.00}. I was told this was due to the company paying my taxes which I correct, however, this was an increase for 12 months. this will result in over {$4000.00} which I don't understand why. I have been dealing with this since XX/XX/XXXX doing everything they ask me to do and nothing has been resolved. they have missed applied my payments, paid more taxes and shouldn't have before time, have people come out taking pictures of my house when I am not late on my mortgage. I have a whole pile of paperwork and documentation that I can submit.

Complaint: I am writing to file a complaint against Caliber Home Loans because I have been attempting obtain a loan modification from this company since XX/XX/XXXX. I have been jumping through hoops providing documents over and over to satisfy the underwriting department. Unfortunately, each time I thought that I was close to gaining approval I would be told that I needed to provide additional documents which happened to be documents I already provided but I was told that they expired due to the required amount of time it takes the underwriting department to review applications. I have continued to supply the documents that have been requested of me because my husband and I are in desperate need to save our home given our recent financial struggles. Nevertheless, after recently submitting my last loan modification packet in XX/XX/XXXXof this year and ensuring that I provided all required/requested documents, I was told yet again that I needed to provide more documents because the underwriters want up to date documents yet the documents I just provided in XX/XX/XXXXwere not considered expired or 90 days old as of yet. In addition to the fact that once I provide all of the documents that have been requested I will have to wait an additional 30 days for a decision to be made as the clock will start over again. I was also told that even after submitting requested documents that I should continue to submit update documents to avoid the documents from becoming expired and or the most current. I think that this is a feeble attempt to stall the approval process or to avoid providing modification assistance to those in need. The process that is being employed by this mortgage company is unreasonable and ridiculous. This is very unfair and unjust to the customers in need of assistance.

Complaint: I tried to get a modification from Caliber Mortgage. I believe they intentionally stalled so that I could not get the modification. I gave them all of the information they asked for. They said they resended the foreclosure XX/XX/XXXX. And because I did not submit certain documents ( And I did ) they presumed the foreclosure. I was never notified about the XX/XX/XXXX foreclosure. They did not do things correctly. If you look on the previous complaint and their response you would see that they said they resended it in XXXX.Yet, they sent me a letter saying they did it in XX/XX/XXXX, and XX/XX/XXXX. ( All confusing ). I am very upset about all of this. They really never tried to help. If it was foreclosed in XX/XX/XXXX I should have been notified before XXXX. Please look in to this situation for me. My husband passed expectantly, they know about it and I believe they are taking advantage of me in my weakest, and during my time of bereavement.

Complaint: On XX/XX/XXXX we started a loan Modification with XXXX but on XXXX of that year we received a letter that they sold our Mortgage to Caliber Home Loans. Caliber started with the loan modification process and we received a letter that we were approved and we will start paying XXXX beginning XX/XX/XXXX. So we paid that amount until XX/XX/XXXX.
They raised the payment to XXXX on XX/XX/XXXX and XX/XX/XXXX they went back down to XXXX. Our new bill for XX/XX/XXXX is XXXX because they are charging an escrow of XXXX.
Another issue is that our remaining balance of the mortgage is {$23000.00} and has not change at all, I wonder where is the money we paid since XX/XX/XXXX.
What we did not know as well was that we were paying an interest rate of 8.000 %.
We understand that a loan modification interest is no more than 4 % so I really don't understand why we are paying such high interest rate.
we tried to speak with Caliber Customer service regarding this issue and all they say is " we have to investigate '' never a straight answer.

Complaint: I have a letter prepared, including all documentation, to support my complaint which I want to upload to your website.
The complaint was previously submitted to the CFPB on XX/XX/XXXX and was received by the CFPB on XX/XX/XXXX which is also included in the documentation with a tracking document.
The company I am filing this complaint against is Caliber Home Loans , Inc . The loan # is XXXX. The complaint concerns additional payments I made to my account for escrow which Caliber Home Loans claims their policy is to not accept additional escrow. However, Caliber did accept additional escrow in the amount of {$100.00} to my account in XX/XX/XXXX. They refused to accept additional escrow of {$400.00} which I paid in XX/XX/XXXX claiming it is against their policy. There is nothing written in my loan agreement with Caliber that additional escrow is not allowed or accepted. They also would not return the additional escrow I paid until I requested an official escrow analysis although is evident on my XX/XX/XXXX statement that additional escrow was just setting in an account and not being applied to anything.
My docs and letter are attached but I had to break them up into 4 separate files since your system only accepts 10 MB per file.

Complaint: On XX/XX/XXXX I had XXXX soon after I started having complications. I was off work for 2 months. During this time my XX/XX/XXXX company called to inform me that they were going to be fighting me on my claim. So knowing that I wasn't going to get paid I called my mortgage company in XX/XX/XXXX they informed me they have programs to help me. I told them I would keep them updated. I was able to make my XX/XX/XXXX payment. XX/XX/XXXX came still no money from my XXXX company and now all my bills are piling up and my medical bills are way more then I can handle. I called my mortgage company for help. I applied for a hardship turned in everything they asked for. As of yesterday XX/XX/XXXX I still hadn't heard from them so I called they informed me that they denied my hardship. I asked them why they said because they didn't think with me being off work for 2 months due to my medical condition with no pay is a hardship. I'm a single mother of XXXX daughter 's my income is all we have. Please help me I don't want to lose our home. I'm only 1 month behind and they won't work with me. I've called HUD but they can't help because I don't have a FHA loan the hope program just did was had me call a counseling program. My XXXX company still won't give me any info and now it's going on 4 months. If I could just get my XXXX money then I wouldn't be in this situation. Please help me. Your my last chance. Thank you.

Complaint: Caliber Home Loans put a 30 day late and past due delinquency on my credit report and the mortgage payment was not late.They were paid over the phone and charged me an additional XXXX. After reporting such erroneous information on my report, my score dropped over 70 points and I was denied credit from other creditors. In addition, I was embarrased and my character was defamed. I wrote the company and asked them to update their records and remove the late because this is a violation of the Fair Credit Reporting Act ( FCRA ). I received a letter from them stating that they are investigating the matter. I was a victim of inacurate and unfair credit reporting. Please help me by investigating this matter.
