Complaint: I refinanced with XXXX XXXX in XXXX of 2018. My loan got transferred to AmeriHome. I have yet to receive any communications from AmeriHome about my loan number and where to send payments. Customer serve rice is hideous ... hour of waiting on Holden or you get disconnected. I have also sent emails about address of where to send payments with no response. Horrible company with bad reviews all over the Internet about poor customer service.

Complaint: I was injured on XX/XX/XXXX and required emergency XXXX on XX/XX/XXXX which caused a hospital stay and for me to be out of work for 12 week as I was completely XXXX. I have my mortgage through AmeriHome Mortgage and contacted them immediately I believe around XX/XX/XXXX to get loss mitigation/forebearance plan processing as I was going to be out of work and unable to walk for that matter. I submitted all of the necessary documents and was told it would take 30 days. I received information back stating I had made error which i corrected and sent back to them. I called weekly asking if they had all the information they needed and was told yes each time. They told me then they had 30 days from XX/XX/XXXX to make a decision. Meanwhile, I had been getting foreclosure letters in the mail every other week, had been continued to be told nothing else was needed, was signed on my credit report, and was told on XX/XX/XXXX one day before a decision was to be made that they needed a proof of hardship which I got to them. I called them and told them I did not have access to fax machine as i could not even walk. They told me to upload documents and send via email and put on subject line loss mitigation along with my account number. Spoke with a very nice lady on XX/XX/XXXX who told me they had not received my documents and note said I would fax them which clearly could not have happened so she was going to try to get it handled for me. I continue to have no answers almost 90 days later, my credit score has been impacted and this has not at all been good for my recovery especially mentally. Dealing with them has been a nightmare and no one can help me or give me answers. They ask if i have friends I can borrow from? Which I think is totally unprofessional and acceptable given they are suppose to be helping me. They have been punishing me for being injured and I would like this cleared up as soon as possible. I have not backed down and have worked with them and gotten them everything they need in a timely matter even with being laid up for 12 weeks. This has taken a toll on my mental health and in no way seems just or fair. Please advise! Thank you for your time

Complaint: My new mortgage company XXXX XXXX just sent us a bill of around seven thousand dollars. On the bill and over the phone, XXXX broke down why they are were charging us so much on this bill. They said the sum was made up of increases in property taxes, school taxes, home insurance and other increases that had occurred during XX/XX/2018. Which was the year AmeriHome Mortgage had our mortgage, they also said someone from AmeriHome was supposed to make sure the increases were applied during XX/XX/2018 and failed to do so. When XXXX bought out our mortgage they had to pay the surplus and now charge us. Our mortgage was not serviced correctly, and this negligence has cause this large bill to fall our shoulders.

Complaint: On XX/XX/XXXX sold and closed on our home at XXXX XXXX XXXX XXXX XXXX Ga XXXX. We put money in our escrow account every month to pay for taxes and insurance, and it has faithfully been paid by Amerihome Mortgage company. On XX/XX/XXXX XXXX sent an electric payment to XXXX County Tax Comissioner to pay for the taxes, and on the same day they stopped the payment. In XX/XX/XXXX we get a letter from Tax Commissioner saying if we dont pay the taxes for this property, they were putting a lien on it, that the taxes have not been paid and we are responsible, plus late fees And we had to pay a {$35.00} fee because Amerihome put a stop payment on their check. We have spoken to Amerihome 3 times now and they have mailed the check on XX/XX/XXXX and that they couldnt help that the mail havent delivered this check, it was now out of their hands. We have paid {$2200.00} to the Tax office and called Amerihome today asking where our check was and today the supervisor XXXX, said that we will not be reimbursed for the {$35.00} where they stopped the electronic payment, nor would we be reimbursed the {$43.00} late fees. We want our money back. XXXX from Amerihome badge number XXXX even told us we had been lied to that the check had never been mailed out, that she would expidite the check to us. That was on XX/XX/XXXX. Today XXXX the Supervisor said that she will stop the check and it will take 7 days to stop the XX/XX/XXXX check and then 7-15 more days after the first 7 days to stop it for it to get here. We are being lied to, it takes us 30 minutes to an hour to tell each person we are put on the phone with the story. We have changed our phone number with these people 3 times to the right number and yet when we call in and tell them the right number, they dont have our account under that number. I feel we should either get the {$35.00}, and the {$43.00} from Amerihome or Tax Commisioner. We were told by the tax commissioners office if we didnt pay this that they would ruin our credit for up to 7 years.

Complaint: I put in a request for review of a workout plan with Amerihome mortgage company on the XXXX of XX/XX/2019. I included all documents that the packet said they needed. I called them several times on the XXXX of XXXX and the XXXX of XXXX and they said there may be other documents they may need and gave me examples of what may be needed. they also said that I have until Monday the XXXX to get all documents in because the wont except anything after 14 days from the sell date of my home, and they would be contacting me to ask for more documents if they need them. I sent the extra things that they might have needed to review my request and I got no response back saying that the received them. I contacted them today XXXX XX/XX/2019 and they told me that there wasn't sufficient time to review my paperwork and that they would not be reviewing a workout plan anymore. I am working with a HUD agent at the moment as well. I feel that they do not want to work with me anymore and that they want to sell my home.

Complaint: I received my escrow analysis dated on XX/XX/XXXX. The analysis has excluded one of my monthly payments for XX/XX/XXXX causing a larger than necessary collection of escrow payments. My payment for the XX/XX/XXXX payment was received by the Company, Amerihome Mortgage on XX/XX/XXXX, however was not included in the calculation. Total paid for the period XX/XX/XXXX to XX/XX/XXXX is {$6100.00} with a beginning balance of {$1000.00} for a total escrow to be used of {$7200.00}, and taxes were paid out XX/XX/XXXX in the amount of {$4600.00} leaving the balance in escrow at its current amount of {$2600.00}. Insurance will be coming out in XXXX in the amount of {$1700.00} leaving an escrow balance of {$860.00}. The analysis shows that my minimum amount due should be {$940.00}. Leaving a shortage of {$79.00}. With the amount for one of the months missing the amount due is being calculated at {$1100.00} and collecting monthly at {$91.00} plus the new escrow amount of {$530.00}. I called Amerihome to request a new escrow analysis to be run and was told, " sorry it is correct and by the way it doesn't go into affect until XX/XX/2019 ''. Then I asked to talk to a supervisor and the supervisor said I was wrong. So I asked to speak to a higher supervisor and was told the higher supervisor would be calling me back in 24-48 hours. This is not correct and companies should not be allowed to bully their customer 's. I have never missed a payment.

Complaint: I had a fire in XXXX 2016. The insurance made an insufficient payment of XXXX. I was forced to sue the insurer while the home sat damaged. I secured XXXX after suing the insurer. Only XXXX was released despite having evidence the home was 50 % complete. After fighting with the AmeriHome Mortgage third party loss draft service XXXX more was released. This check was issued to me but my name was misspelled. AmeriHome Mortgage would not accept the check at its clearing house after my bank took the check and gave me full credit for it. Once I made the deposit my bank manager confirmed funds with the mortgage clearing house but when the check arrived they refused allow the transaction to be completed. Since then my mortgage continues to address the problem and make appropriate steps to get me repair funds. This act caused me to breach contracts with trades men, workers and subcontractors. It also cause my bank to cease all available funds that were not repair related. Having spent repair money fixing the home now my account is also overdrawn. I also have been forced to rent a house and I am paying for it from my own funds while my home is unlivable. This process has also delayed the repair completion time.

Complaint: I had a mortgage with AmeriHome Mortgage which was paid off on XX/XX/2019. My loan number was XXXX. We were told at closing that the escrow account balance would be mailed to us in 30 days. As of this date, we still have not received it. I called AmeriHome customer service in XXXX and was told their policy is the company will wait 30 days after closing to process the payment. As our loan was closed on XX/XX/2019, the check would be mailed the end of XXXX. I have called numerous times in XX/XX/2019 inquiring where the check was as we had not received it. I was told it was cut on XX/XX/XXXX. But they offered to stop payment and reissue but it would probably take another 30 days before we receive it. In talking with XXXX ( would not provide last name ) a customer service representative on XX/XX/2019, she told me that AmeriHome cuts checks but does not mail them out for a week in order to allow approval. I asked her to stop payment and reissue and expedite it. She said she could not expedite.. I asked to speak to a supervisor. XXXX ( XXXX ID # ) came on the line and told me he can stop payment which will take 5-7 business days, Then they would request a replacement check which would take time with the check needing to go through another 5 business day period for approval and then he could request that the check be overnighted but he could not guarantee they ( another dept within AmeriHome ) would approve it. I said I would pay for it but he said no that should not be necessary. I explained to XXXX that I was going on vacation out of the country and was counting on the money for my vacation. I am leaving XX/XX/XXXX ( early XXXX ) for 15 days. I told XXXX I really need that check before that. I apologize for the long story, but given my situation I wonder if the first check was ever mailed. It should not take 30 days to get money sent back to a homeowner. In fact, it should be given back at closing. I wonder if this process is structured such that AmeriHome can keep prior borrowers money until we scream so they can invest it during this time.

Complaint: AmerHome Mortgage : This email and its attachments, are representative of evidence charging you and all parties with bank fraud. Last XX/XX/XXXX,. You projected my escrow payments based on an inaccurate tax amount for that same year. Your calculation and projections for the next year ( XX/XX/XXXX ) reflected only six months of taxes, ( approximately {$8000.00} ) to arrive at the monthly payment I was invoiced all of XX/XX/XXXX. You will also see by reviewing the attached documents from the Township of XXXX Tax Collectors office., that you also decided not to pay my taxes, even though I was paying the demanded escrow each month, amount each month, to the township for approximately six months. I received delinquent notices from XXXX Township or each month you did not pay. As you can also see, I received interest penalties indirectly, due to your fraudulent actions, and you conveniently rolled this charges into this years escrow as opposed to reimbursing me, causing me to pay these amounts twice. You will see the evidence of this on the spread sheet supplied by the township. On top of all your fraudulent errors, you then send me a projected escrow and payment amount for XX/XX/XXXX, claiming that I am behind {$5000.00} in escrow payments and you will simply factor this in to increase my payments to nearly $ 4,600.00/month from what was {$3700.00}, claiming that I was short on my escrow payments last year!!!!!!!!! The evidence also indicates that your method and strategy for straightening out this mess you created, was to simply make giant payments of {$10000.00} plus to The Township of XXXX at the end of the year XX/XX/XXXX, ( 4th quarter payments ), a month before you did your XX/XX/XXXX projections in an attempt to cover up your XXXX ups in XX/XX/XXXX! You will immediately reimburse me for the interest charges that XXXX attached to the tax schedule, you will immediately adjust my monthly invpice to reflect absolutely no escrow increase what so ever, and you will also, IMMEDIATLEY, issue an official apology to myself and the Township of XXXX TAX Office for your delinquent payment and exonerate me from the record. I have been dealing with this for nine months now and finally got to the bottom of this with no help from your company. Just last week I received a notice ( copy attached ) that my mortgage payment was not made in full! THAT WAS BECAUSE YOU WERE BILLING ME AT FRAUDULENT AMOUNT!!!! I spoke with many of your incompetent customer service employees, the most recent being at XXXX XXXX and she claimed her name was XXXX. I told her I was not paying anymore then my old payment and that was sent in early XX/XX/XXXX. Supposedly she spoke with her supervisor about accepting the payment, then asked for the routing number and account number so she could make an automatic withdrawal for the funds that had been appropriated and sent two weeks earlier! That was just another lie because the funds are still sitting in the checking account not having been withdrawn. I am also putting you on notice that not as single dollar will be paid toward this mortgage until the matter is resolved to my satisfaction. You will not charge me late fees or interest until this is resolved. You will also continue to pay the township for taxes that are owed on a monthly basis until the matter is resolved. This afternoon I have also submitted a compliant to the Consumer Financial Protection Bureau. Complaint: We purchased our home in XX/XX/XXXX. When the escrow portion of the payments were set up the annual county property portion was based on what the previous owner had been paying, {$4100.00}, however before my first mortgage payment, in XX/XX/XXXX, I emailed our mortgage company to inform them that I'd like them to adjust our payment to reflect what our property taxes would be, {$1800.00}, due to an over 62 years of age county tax exemption I was receiving. They responded that before they could make an adjustment they'd need to see a property tax assessment document from the XXXX County tax assessor. We received that document and promptly phoned Amerihome customer service to request an escrow adjustment and was told they had the property tax document and would soon make the appropriate adjustment. When this hadn't happened after a couple of months I called back and was informed " yes, we see your new mortgage payment will be reduces from the current {$2700.00} to {$2400.00}. I thanked them and adjusted my payments accordingly, but began getting letters stating that these adjusted payments would not be accepted and that I needed to pay {$2700.00}. I again called customer service who looked at my account information and again informed me that I should only be paying {$2400.00} and that I could disregard the letters asking me to pay {$2700.00}. This went on for two months during which time a received a few for letters and emails, increasingly forceful in tone, asking that I remit arrears payments of {$2700.00}. I again called Amerihome customer service to ask what the deal was and did their various departments ever speak to one another and/or share information. I was told they'd look into it but in the meantime I sent in the requested payments of {$2700.00}. On XX/XX/XXXX I spoke with XXXX in customer service who told me everything was resolved and that an escrow overage check for {$1700.00} was on its way to me, in fact I received a letter with a photo of said check ( attached ) and payment adjustments but no actual check. When I called customer service again to ask where the actual check was I was told I'd need to call the escrow department to get this all straightened out. I called the escrow department and the woman I spoke to there told me that she had no idea why I'd been told by 5 times by various Amerihome customer service reps that my escrow payment would be adjusted because there was no way that was going to happen until they did their annual escrow assessment, which was still some months away. We continued to make our {$2700.00} payments, based on an erroneous property tax bill of {$4100.00}, hoping that when they actually paid our property tax someone would notice that is was {$3000.00} less that what they thought it would be but this wasn't to be. In early XXXX of this year we received a letter from Amerihome informing us that as of XX/XX/XXXX XXXX would be our new loan servicing company. I subsequently phoned Amerihome customer service and spoke with XXXX, gave her a condensed version of all the nonsense we'd gone through over our escrow account, and asked if she'd please correct their mistake and not pass in on to XXXX. She said she could and would, that our new payment amount starting XX/XX/XXXX would be {$2500.00} and that near the end of XXXX we'd be receiving an escrow overage refund check in the amount of {$3200.00}. Hooray! However ... It's now XX/XX/XXXX, we haven't received our escrow overage check, and XXXX is refusing to accept the XX/XX/XXXX payment we made, demanding {$2700.00} instead! We feel like we're in the Twilight Zone! Please help us resolve this seemingly never-ending loop of incompetence we're trapped in.

Complaint: Fell behind in our mortgage XX/XX/XXXX due to job loss. Started up new company same month as no employment opportunities in area. Received loan modification paper work. Completed & mail in required information. XX/XX/XXXX received letter stating loan mod request received & being reviewed. XX/XX/XXXX letter received requesting more information by XX/XX/XXXX. Fax required docs XX/XX/XXXX & upon calling AmeriHome was told was not received. Re-Faxed XX/XX/XXXX. XX/XX/XXXX received letter stating because they hadn't heard from us, being referred to Foreclosure Review Committee. Re-faxed again XX/XX/XXXX. Received letter XX/XX/XXXX stating still not received need by XX/XX/XXXX. Refaxed XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, each time told was not received. XX/XX/XXXX Loss Mit rep gave me e-mail address to send to instead, so resend in e-mail. XX/XX/XXXX received email that docs can not be accepted through the email and to fax to loss mit. Responded to email XX/XX/XXXX was doing as loss mit rep requested. XX/XX/XXXX received email stating there is no record of documentation granting me access to account information. XX/XX/XXXX responded to email that I am not trying to access any information, only sending in documents per loss mit to email as faxes not received. XX/XX/XXXX received letter stating still haven't received documents, discontinued processing app. XX/XX/XXXX refaxed docs again. XX/XX/XXXX received letter stating loan modification request was received.XX/XX/XXXX received letter stating all documents except 2 must be redone as out of date. XX/XX/XXXX received letter loss mit app appears complete no further docs needed, will be reviewed within 30 days of XX/XX/XXXX, will contact with decision. XX/XX/XXXX received letter app reviewed additional info needed. XX/XX/XXXX sent docs overnight mail. XX/XX/XXXX received letter stating docs being reviewed and 2nd letter stating deadline had passed app no longer being processed. XX/XX/XXXX received letter loan mod request will be reviewed. XX/XX/XXXX received letter docs are outdated & need to all be redone again except a couple. XX/XX/XXXX received letter app appears complete no further info needed will review within 30 days of XX/XX/XXXX & contact with decision. XX/XX/XXXX received letter stating additional information need. Information requested included court order showing child support monthly amount, plus bank docs were again outdated. Called XX/XX/XXXX, rep stated could not find divorce degree stating amount sent in previous year & would matter anyways because they were surely outdated. Took over 30 minutes of arguing & even her reading the letter back to me that stated my divorce decree had been received, but she stated had to be expired because there was no expiration date beside it. Finally after asking 3 times for her manager, he talks things through with me & says I'm correct because court docs don't expire, his rep must have just been confused. Through all this we still do not have a loan modification. It will be 1 year of trying in XXXX. I seem to be getting the run around to see how long I can keep this up. Nothing is done in a timely manner as I'm told. The only way I even find things out is to go online to my docs. Still not receiving anything in the mail, even after repeatedly contacting company, except 1 recent letter that was sent via XXXX. We are now currently looking at our 2nd foreclosure sale date with no end in sight. We've even consulted with a Bankruptcy lawyer about ChXXXX. but because the modification still isn't done, it won't help anything but to stay the foreclosure, which will only help until we are, once again in the same situation due to the payments being more than our current income can support!

Complaint: Company charged two undisclosed fees that amount to an early repayment penalty. One was charging to fax a payoff quote. This is a normal part of servicing a loan. Providing a pay off amount. It was not disclosed or approved by the borrower ( me ). Second they charged to record a loan release. Similarly It was not disclosed or approved. Looking at if a different way, if this was not paid, were they not going to remove a lien that had been paid off? The bank here is attempting to make the borrowers bear there costs of early repayment. Neither of these would have been charged if the loan was paid off over it's 30 year amortization and amount to an early repayment penalty. Early repayment penalties are not allowed on consumer loans. It's not a lot of money, so most people would not argue with them over it, but it's not allowed and happening to all their customers. They should refund the {$80.00} to all of them.

Complaint: I bought my house in XXXX. Amerihome, in XXXX, failed to pay my insurance premium ( which is escrowed into my mortgage payment ). Amerihome did not notice for an ENTIRE year. My coverage lapsed in XXXX of XXXX, and they did not realize it or notify my of the issue until XX/XX/XXXX. I am required to have insurance in place, and insurance companies won't just backdate a policy. Therefore, I have to get lender placed insurance for the entire span of time in which they a : failed to make my contractual payments, and b : didn't notice that they didnt make my payments. This insurance is VERY expensive, and my payment has skyrocketed to backpay it. In addition, my escrow ( without having this years insurance premium paid yet ... because I don't have a policy ), is down by {$1000.00}. No one can tell me why. Many reps and managers have tried to look into the escrow deficiency. No one can tell me the cause. They suggest that my taxes went up - my total taxes are {$1000.00}, so my taxes would have had to double for me to be this deficient. It has not calculated the lender placed insurance yet, so I will likely be many thousands of dollars more deficient once that hits me. I have spoken to Amerihome about both of these issues extensively. Amerihome has admitted that they " dropped the ball '' on making my contractual payment. I have yet to receive a reason why they did not make the payment. The managers I have spoken to have admitted that a payment should have been made, and that it was their responsibility to do so.

Complaint: We submitted a loan modification packet in XX/XX/XXXX. At this time we were 2 mortgage payments behind. This was recommended by the Lender. We were advised our packet was accepted and is under review and we would be completed within 30 day. We were never advised of a determination. We then had to complete a new packet for review. We again were advised our packet was in review. Then again nothing was advised. So again we submitted another packet. At this time they start asking for additional information as information had now expired per their time frames. We continued to work with the Lender supplying all of the documents they requested. After too many calls and providing information to the Lender I managed to get another packet accepted and stop a foreclosure sale just three days before it was to occur.This was in XX/XX/XXXX. They finally completed the review and denied our packet on XX/XX/XXXX. This entire process we began in good faith took a year. We were advised by the LendeXXXX in XXXX and XX/XX/XXXX not to make any payments unless we were able to pay the full amount of the back mortgage payments. When this modification was offered to us we expected help with our only payments of {$1900.00}. Now they are advising we owe over {$36000.00}. We have been told on XX/XX/XXXX twelve days after our denial that we were not able to do a short sale as our home value had gone up too much. The denial letter we received stated we only had 14 dates from XX/XX/XXXX to make a decision to do short sale. We were told by the Lender during phone conversations that we had to wait for the denial letter to be advised of the denial rationale for our loan modification request. I do not feel the company allows proper time for their letters to be received in the mail and then decisions to be made. I do not feel the Lender has acted in good faith and has strung us a long to a point where we are now in foreclosure and our house is appearing all over the internet set for auction.

Complaint: AmeriHome Mortgage sent me a letter in XX/XX/2019, stating that the mailing address on my mortgage account had mistakenly been set to the property on which I have the mortgage. Without my input, AmeriHome had corrected the address to my correct contact address - so there is no question that they knew what it was. Upon receiving the letter, I sent an email to AmeriHome on XX/XX/2019, asking them to confirm that I was correct in understanding they had been sending printouts of my personal mortgage statement to someone other than me ( in this case, to my tenant ), and they finally responded on XX/XX/2019 with a non-committal confirmation that their records reflect [ my correct mailing address ]. AmeriHome sent personal mortgage statements to someone who did not have a right to have them for 6+ months due to a " system error '', and then displayed an inability and/or unwillingness to properly respond to a consumer inquiry in a timely or honest manner. I believe that AmeriHome is demonstrating a lack of robust privacy controls and may need to be audited/fined/controlled by a federal agency. As a side note, which is minor but lends itself to problems with AmeriHome systems - when I first tried to sign up for online access to my account, I appeared to have done so without issue. But I was unable to login, despite repeated attempts at reentering my user name and trying to change my password. I finally called AmeriHome, and learned that the system only allows 15 characters in a user name, so it automatically cut off the last 2 letters WITHOUT informing me. This is another incident pointing to improper systems at AmeriHome mortgage.
