Complaint: When we refinanced our home in 2016 to a conventional loan we were told that when we reach 20 % of equity we were going to be able to remove the PMI. When I called to inquire because the PMI continues to show after we reach the 20 % they told me I need to either get another appraisal and request the removal ( which is about {$450.00} for the appraisal ) or wait until the automatic removal when I reach 22 % of equity. Basically I have to pay for the PMI for anoth er five months, w hich anyway is cheaper than paying for another appraisal.

Complaint: On the XX/XX/XXXX I had summited 2 payments on accident to Wells Fargo from my XXXX XXXX XXXX both of {$800.00}. On the XX/XX/XXXX i received my tax refund of {$1200.00}. I realized that I summited 2 payments of {$800.00} knowing that I did n't have the funds so i went inside Wells Fargo in XXXX, CA and explained to one of the bankers of what had happened. We called the card company to ( i have the wells Fargo college card ) and explain to them what had happened. They told me they were going to do a refund of the amount and stop the process of one if the {$800.00}. Reminder in my XXXX account there was a post of {$1200.00} to be exact in my account. Wells Fargo took out the {$800.00} leaving my account of {$490.00} which is correct. Later that that i receive an over draft fee for {$28.00} which i kind of figured would happen since I did accidentally try to send two payments of {$800.00}. Then on the XX/XX/XXXX my credit card had a refund " payment reversal '' and i called on the XX/XX/XXXX after seeing that, to see what happened. the lady had told me that when i called with the banker they requested for a refund of the {$800.00} and the stopping of the 2nd {$800.00}. She then explained to me that i would have to wait the 5 business days for the money to be refunded into my account. On the XX/XX/XXXX I had checked all my accounts and nothing was posted of the {$800.00}. I called and the gentlemen i had talk to said the {$800.00} will be in my account by Friday XX/XX/XXXX because it could take 11 business days to process since its going to an outside wellsfargo account. I checked my accounts again, did n't see the {$800.00} posted anywhere so i called wellsfargo. The guy had told me that they never received any of the payments, i explained to him what had happened, and he just said that nothing was ever taken out of my account due to insufficient funds. I told him that the first XXXX was taken out but the 2nd was n't and how i went to talk to the banker. He then told me that i never had the XXXX even though the XXXX was posted on the account. I then called XXXX XXXX XXXX to figure of what happened to the XXXX since wellsfargo wanted to say i never had XXXX and the lady told me that i already had pending transactions leading into XXXX which did n't make since because i did n't use my card for a good week or so. how there was exactly {$800.00} missing from my account.

Complaint: My account with Wells Fargo was overdrawn due to an oversight on my part, I then in turn made a deposit to cover the overdrawn amount and the cover any additional payments that might have been coming into the account. The deposit was made using the Wells fargo mobile application, the amount was received/processed and paid by the maker bank and the funds were released by XXXX XXXX . I notified Wells fargo as to the situation regarding the deposit not being credited, I was informed by the initial Wells Fargo repre sentative that the funds were not released by the maker bank ( XXXX XXXX ). I then proceeded to call XXXX XXXX and they notified me that funds were released and the check was pai d to Wells Fargo, so therefore Wells Fargo would be in possession of the funds. <P/> I then called Wells Fargo again to notify then if my conversation with the other bank, I was told that was n't true and that I would have to wait 10 c alendar days for the funds to be released by the bank. I explained again that XXXX XXXX has already released the funds and the amount was paid. Therefore Wells Fargo was placing an unnecessary hold on the deposit. I was in turn passed on to an executive customer service team that would be able to handle my request, after a conference call with both banks, it was confirmed that the funds were released to Wells Fargo, yet the representative on the phone then stated that though he had the ability to release the hold and therefore making the funds available to he would not do it and that I need to call the next day because it would be a whole business day later and then the funds would be released then or I would have to wait till Monday XXXX to have another manager handle the request. I explained numerous time that I did n't need the money to make a withdrawal but rather to have the funds available to insure that payments that were to be made on the account would be processed. <P/> I then explained to them that it appeared the bank placed unnecessary holds on the funds in order to keep the account in negative status so that they can generate additional fees in the consumer account. Complaint: Forced Foreclosures- Wells Fargo Unethical Strategy -FHA Mortgagors Main Tar get XXXX XXXX after losing XXXX yrs. full time employment was able to use the remainder of my Illinois Hardest Fund. When depleted, contacted my lender WF who at their suggestion began my attempt to Short-Sale my home. Since XXXX I have had XXXX contracts submitted. XXXX of which withdrew because 1. WF long delays in acceptance/denial periods. Counter bids by buyers went unanswered even though these bids were found to be thousands more than WF was asking. 2. WF never spoke to me regarding the 120 day time-frame in which they were to have offered me a Deed-in-lieu option thus eliminating that option for me. 3. Practice Duel-tracking ( sale dates initiated while valid contracts are being processed ) XXXX . Violation of the Rosenthal Ac t ( p retending to process short-sale and verbally agreeing to extend sale dates but then follow up with letters after the fact using language like, " requested sale date be extended '' to keep Mortgagors from taking any precautionary measures i.e, bankruptcy or attorney ) 5. Violation of HUD requirements of offering mortgagor as occupant required HUD-1 relocation funds nor attempted to visit mortgagor at the home which is less than XXXX miles of a Wf site ( FHA-HUD requirements before foreclosure begins ) 6. Denied Streamlined Short-sale when XXXX of the XXXX criteria had been met 7. Made to Begin process over even when offers were consecutiv e ( days apart ) 8. Breach of Settlement Statement Agreement withdrew relocation funds 9. Breach of Good Faith and Fair Dealing 10. Conspiracy to force Foreclosure of FHA Mortgagors to sale property, collect FHA insurance and attach deficiencies to Mortgagors 11. Attaching day after sale dates to court orders knowing the practice of short-sale applications not being based on their merits but dening based on sale date. Lucky for me The Judge saw thru this last practice of trying to dupe the judges Status Hearing Orders and vacated sale date Altogether. Complaint: After two p revious complaints against Wells Fargo for virtu ally the same issue, they agreed to consider a new offer for short sale of my home. My home is scheduled for Sheriff 's Sale on XXXX XXXX XXXX . I was told if I submitted an offer 30 days prior to the sale date it would allow enough time for review and a decision. I submitted an offer o n XXXX XXXX XXXX , 31 days prior to the sale. I received a letter from m y Home Preservation Specialist stating that they would let me know if the offer is approv ed or denied with in thirty ( 30 ) days from the date of the letter. When I mentioned to him that the sale would be over by then I was informed that he would make the negotiator aware of the time frame. The following paragraph is an excerpt from Wells Fargo 's w ebsite stating the guidelines of their Home Affordable Fore closure Alternatives. This clearly states on line 7, " Servicer decision after offer submittal : 10 Days ''. <P/> ********************************************************* Issuance of a Short Sale Agreement : While decisions are generally made within 30 days, servicer is allowed 45 calendar days and if unable to make a decision, will notify borrower on or before the 45th day and provide written updates every 15 cale ndar days until a decision is reached. Borrower returns the Short Sale Agreement to servicer : 14 days Marketing of property : 120 Days Borrower submits offer to servicer : Within three days of receipt of offer Servicer decision after offer submittal : 10 days Closing : 45 days after approval, or earlier when requested by borrower or required by state law Please note that timeframes will vary based on investor, Mortgag e Insurance Company or, Second ********************************************************** Today is XXXX XXXX XXXX . I have heard nothing from Wells Fargo. I call ed this afternoon to speak with my " Home Preservation Specialist '' who was not available. I was informed by a young lady that they had decided earlier this week to deny the offer for Short Sale. This offer, by the way, a cash offer with no contingencies would have nett ed Wells Fargo more money than the previous offer. The only way I knew of this was be cause I called them. I have received nothing from Wells Fargo regar ding this decision. I have left messages for the " Specialist ' ' as well as the Executive Resolution Specialist and neither has returned my call. <P/> I am eligible for and have been qualified for this program. I have produced every scrap of paper they have requested from me, most of them within 24 hour s. Many of them multiple times. Over 125 pages on several occasions. My paper work has been lost, outdated, never received etc. I have been denied for this program for failure to provide documents on at least three separate o ccasions. Now they are denying me again. I have no idea why since I have n't been formally notified. AGAIN, THE SHERIFF 'S SAL E AUCTION DATE FOR MY HOME IS XXXX XXXX XXXX NEXT WEDNESDAY. I am frantic. <P/> I can not begin to count the number of hours I have invested in trying to comply with the guidelines of this program in order to avoid the foreclosure sale of my home. I have 100 's of pages of documents and letters that I have faxed or emailed or sent vi a XXXX XXXX . I h ave work ed with two Real Estate Broke rs, both of whom have passed away before this could be settled. <P/> I would be so grateful for any advice, guidance and/or assistance I can get to help resolve this issue.

Complaint: Good afternoon my name is XXXX XXXX have been a custom er with Wells Fargo for a year or so now never have I overdrafted my account because I thought I understood the rules regarding debit cards in that you can not take money off of a card that does n't have funds available. Wells Fargo is claiming because it 's a reoccurring charge on my debit card they are allowed to process it and then charge me an overdraft whereas th e three ti mes before this the charge would be denied and then I would settle the problem with my insurance company however all the sudden the company has decided to charge me a {$35.00} overdraft fee when I have never had the problem before. I tried to call their customer support line and they told me because it 's a reoccurring charge it does n't matter that it was on my debit card their allowed to process it pas t XXXX a nd then she literally told me well if you can do anything else about it go to a different bank good luck and then she hung up on me very rude ly. Wells Fargo i s not a good company all they do is try to hurt their customers please impose a consiquence.

Complaint: In XX/XX/XXXX, I purchased this home after a divorce and worked 3 jobs to purchase my home as a single parent. In XX/XX/XXXX I lost my employment of 20 years with XXXX XXXX XXXX and was unable to make my mortgage payments. I contacted my lender, Wells Fargo Bank, and they granted me a Loan Modification with adjusting rates and payment as follows with a term of 40 years. Please note, my property taxes and home owners insurance are impounded in these payments approximately {$380.00} as follows : XX/XX/XXXX-XX/XX/XXXX - 2 % interest - Payment {$1200.00} XX/XX/XXXX-XX/XX/XXXX - 3 % interest - Payment {$1300.00} XX/XX/XXXX-XX/XX/XXXX - 4 % interest - Payment {$1500.00} XXXX - 4.6 % interest - Payment {$1900.00} ( increase includes HERO PROGRAM increasing property taxes by {$3000.00} annually instead of {$1500.00} annually ) XX/XX/XXXX-XX/XX/XXXX- 5 % interest - Payment TBD In XX/XX/XXXX, I was forced retired and was not able to gain full-time employment ; consequently ; I am was only able to get a part-time seasonal job earning approximately $ 1000 monthly during the months of XXXX through XXXX plus my social security benefit of {$1500.00}. I do not work during the summer months, therefore, my monthly mortgage payments are unaffordable during these summer months. <P/>Here is how this process works to apply for the MAP. You must submit over 100 pages of documents such as 2 prior years of federal and state taxes, 2 months of pay stubs, recent bank statements, letter of hardship, etc. However, only the " Income and Expense '' page is reviewed by the underwriter. If you have equity built in your home, then you are automatically denied assistance. Wells Fargo makes you believe they are going to assist you throughout the process but know you will be denied assistance regarding of your financial hardship, which Wells Fargo refuses to admit you have a financial hardship. <P/>PLEASE READ XXXX AND XXXX XXXX XXXX AND YOU WILL SEE HUNDREDS OF WELLS FARGO CUSTOMERS GOING THROUGH THIS SAME PROCESS AS I HAVE FOR 3 YEARS BEING PROMISED ASSISTANCE WITH THE MORTGAGE ASSISTANCE PROGRAM INSTEAD, CUSTOMERS ARE ALWAYS LOSING THEIR HOME TO FORECLOSURE. <P/>I am requesting that you please have my lender, Wells Fargo Bank, lower my house payment and not make me move or lose my home to foreclosure because this month, XX/XX/XXXX, I am unable to pay my mortgage payment. I beg that you please have these lenders help keep their customers in their homes especially after retirement.
