WF pr-approved the loan amount of $ XXXX based on my credit score of XXXX and hardships. We started looking for a house under WF guidance and worked with a WF-suggested real estate agent. Now we have learned that what WF told us was wrong. Under the XXXX program, we should take credit counseling first at least thirty days before we apply for FHA loan under this program, we will get FHA approved loan amount, then we look for house for this amount plus our down-payment. XXXX pr-approved {$490000.00} loan by Wells Fargo. Attachment XXXX. XXXX : Had a contract on xxxx with WF Underwriter 's Letter of Credit Approval. XXXX XXXX : inquiry for XXXX house loan application. We got credit approval from underwriter for this application. This confirmed our belief that we were on the right track to purchasing our home. XXXX signed " Explanation of addresses '' which listed the house that we owned and was foreclosed by Wells Fargo. WF knew this at the beginning and told us it was fine. Here is the item listed in this letter ( Attachment XXXX ) : xxxx old house address ... Owned and foreclosed released in XXXX ( XXXX XXXX - XXXX XXXX ) Sold in foreclosure XXXX XXXX XXXX Home inspection : {$420.00}. XXXX WF sent us Rate Lock Agreement and Good Faith Estimate of the loan xxxxx to confirm we were qualified to get loan for this house. Attachment XXXX. XXXX Corrected Disclosure Statement in email to agent asking for correction on my previously owned and foreclosed house. See attachment XXXX for details. The excerpts : page XXXX of XXXX : foreclose ( did n't change ). pointed out our previous house was foreclosed. XXXX : Home appraisal : {$480.00}. XXXX : email from loan agent saying Appraisal of the house was above the contract price. Put deposit {$3300.00} for fixing the floors. Attachment XXXX. XXXX : Signed disclosure statements sent by WF processor without our agent checking if the errors I identified on XXXX/XXXX/XXXX were corrected. Now I see it was not corrected, and the credit report showed my previous house was foreclosed. I also provided all communication with WF involving Loan Modification over 1 year before I was forced to foreclose my house. A WF agent told me WF accepted it was not my fault. I also gave the whole package of my Foreclosure court document set, including the Auditor ' Report, to WF loan processor. I also sent the Loan Modification document, which shows I tried for 1 year to keep the house. XXXX : We were still told our loan application looked good. So, we did a home inspection follow-up and had the floor company measure floor on this day. We also agreed to do Termite Inspection per to WF underwriter 's request. XXXX : WF mailed us the denial letter with the following reasons : I had Foreclosed my previous residence and had an insufficient income. See attachment XXXX. My income was sufficient according to Credit approval letters from WF. The XXXX program I thought WF was applying for me was for people who had foreclosed their home and who were recovering. This is why I believe WF bank did not do what they told me they were going to do. The financial damage to us is totaled at {$4200.00} and we lost the opportunity to get our dream home. The emotional damage is huge.

I still maintain and have open accounts with Wells Fargo, NO ADVERSE INFORMATION THEY PURPORT XXXX TIMES TO THE CFPB HAVE BEEN REPORTED INTERNALLY OR EXTERNALLY. IF I HAD THE CHANCE I WOULD UPLOAD THE DOCUMENTS, I APPLIED FOR A WELLS PROPEL CARD ONLY TO BE NOTIFIED THAT IT WAS SOLELY REJECTED FOR MISHANDLING OF FORMER ACCOUNTS. I AM XXXX OF IT.

Complaint: My husband and I tried to obtain a loan to consolidate our debt AND also tried to obtain a mortgage loan. However, we were denied for consolidation loan from our credit union accordingly, due to too much debt-to-income ratio. We were also unable to obtain a mortgage loan any higher than {$170000.00} from the XXXX XXXX and no more than {$160000.00} from a XXXX XXXX XXXX loan at an extreme high interest rate because again, too much debt-to-income ratio. We later learned that Wells Fargo Bank made an erroneous credit report to the consumer credit reporting agencies. We had a regular XXXX account with Wells Fargo but they later upgraded our account to a " XXXX XXXX '' and transferred the balance over to the new Signature card and closed out the old regular XXXX account. However, Wells Fargo failed to correctly reflect this change. Instead, they reported both the regular account with the old unpaid balance and the same unpaid balance on the XXXX account to the credit reporting agency. Thus it seems we have XXXX Visa account with equal unpaid balances. This negatively impacted us by lowering our credit rating and higher debt than the actual. When I contacted the Wells Fargo Bank to correct this error, they wrote back stating they saw no erroneous reporting. We contacted Wells Fargo Bank again and spoke with another agent named XXXX XXXX of XXXX of Wells Fargo who correctly identified the error and agreed to update our credit and reflect the closure of the original regular XXXX account. However, my husband and I have already suffered a damage because of their error. We feel the credit reporting agency has failed due diligence as well.

Complaint: My wife and I purchased a Certificate of Deposit ( CD ) on XXXX XXXX, XXXX for {$2000.00}. The receipt is attached and the file is titled CD receipt.pdf. It was opened at the XXXX XXXX branch at XXXX XXXX at address XXXX XXXX XXXX XXXX XXXX, XXXX, XXXX XXXX. On XXXX XXXX of XXXX, we moved to XXXX XXXX, XXXX but throughout all our moves have kept Wells Fargo Bank updated as to our addresses over the years from all our moves and we kept our bank accouts at the XXXX location given above during all that time. I spoke over the phone to a XXXX ( did n't get her last name ) at the XXXX XXXX location where we purchased the CD on XXXX XXXX, XXXX and she could not find any documentation on this CD and suggested that I contact the XXXX Department of Revenue-Unclaimed Property Department. Also she stated that I could take care of cashing out this CD at any branch location. On XXXX XXXX we sent a letter to the XXXX Department of Revenue-Unclaimed Property Department and received a response on XXXX XXXX, XXXX ( attached file titled XXXX Dept of Rev-Unclaimed Prop response.pdf ). On XXXX XXXX, XXXX I received an email from XXXX XXXX ( Claims Processor for XXXX Department XXXX XXXX XXXX XXXX ) stating the following : '' We have no record of this property being turned over to the state of XXXX XXXX XXXX. According to the documents that you have provided, this CD would have been renewed automatically upon maturity. The issue that you have is with Wells Fargo, Since they never reported these funds to us we are unable to release something that we do not have. " At that point, I decided to go into the XXXX branch of Wells Fargo Bank ( XXXX XXXX XXXX, XXXX, XXXX XXXX ) as that is the closest location to us, on XXXX XXXX, XXXX. I spoke to XXXX XXXX. She did some research and again told me that she could not find any documentation. She escalated this to her Conflict Resolution Department. I received a call back from XXXX on XXXX XXXX stating that there was nothing she could do as they only keep records for 7 years. I asked her for documentation on her findings and she refused to provide any. I asked to speak to her supervisor and I was directed to XXXX XXXX. XXXX again contacted her XXXX XXXX XXXX. and they could find no history of my CD as they only keep records for 7 years. They sent me the letter, the file is titled XXXX from Wells Fargo XXXX XXXX and it is also attached. I did not receive anything from them either orally or in writing that states that my receipt is invalid, just that they do n't keep records for more than 7 years. I find this to be unacceptable and to be nothing short of a big bank stealing a consumer 's money. Also, I never received a XXXX. I did some research recently and found that they are legally bound to send me a XXXX every year I had money invested in this account. So I feel that there is something more serious going on here. Like a breach of contract as I consider this receipt a contract between Wells Fargo bank and my wife and myself. At this point I do n't feel that they ever invested my money. They just kept it. There is no time limit on the CD other than the maturity date in which they were supposed to re-invest the money until we told them otherwise which we never did until latter portion of last year. We are taking our money out of Wells Fargo because we will not give them the opportunity to steal more money from us. Really all we want is our money with the interest from the 14 years that we had this money tied up with Wells Fargo bank. And I would like to see them pay for their crime of trying to steal our money and the breach of contract and trying to hide behind the fact that they only keep records for 7 years.

Complaint: Wells Fargo Bank is holding a refund of {$3800.00} due to me from a refund of private mortgage insurance. When I contacted Wells Fargo I was told the refund was credited to my escrow account, which at the time had a {$1.00} shortage. I have spoken with XXXX different supervisors and have submitted a complaint in writing. It is my understanding, by law, Wells Fargo has 45 days to process the private mortgage insurance refund. I received a letter dated XXXX XXXX, XX/XX/2015 informing me of the refund. As of XXXX XXXX, XX/XX/2015 I have not received anything, putting them well past the 45 day time period. I have also been informed that a bank can not withhold money due to a customer from a PMI refund and apply it to a different account.

Complaint: I filed a complete loan modification packet with Wells Fargo Bank, afterwhich Wells Fargo Bank denied my loan modification request. Wells Fargo Bank 's denial letter had factually based errors contained within it. So I filed a timely appeal and included additional exhibits A through F ( approx. XXXX pages ). Wells Fargo Bank thereafter sent out a notice of receipt of my appeal and that letter also contained factually based errors by stating that my appeal was submitted without additional documentation and that I had a present bankruptcy case. ( none of which was true, see attached appeal and Wells Fargo 's incorrect letters ) Wells Fargo than tool less than three days to deny my appeal and did so without XXXX providing me with the additional documentation that my appeal had requested from Wells Fargo, instead I was told that my loan modification was denied. Wells Fargo Bank commits these errors either through gross negligence or intentionally created and Wells Fargo Bank has no intention of conducting a good faith loan modification review. Wells Fargo Bank should not be allowed to just deny loan modification applications based on factual errors, and than Wells Fargo Bank should not be the only entity to review their own errors in the borrowers loan modification appeal. Wells Fargo Bank literally just goes through the motions in order to appear in compliance with the law, but than does not even bother to read the borrowers documents that they have submitted in support of the loan modification process. Than when Wells Fargo Bank denies the loan modification application, they refuse to send you the denial letter by fax, and instead they choose to use the XXXX Mail which always takes approximately XXXX additional days to receive. This act alone also cuts into the borrowers time to prepare documents and submit a timely request for review. Wells Fargo Bank 's entire loan modification process is a farce and set up to blatantly ignore the borrowers information in order to expedite Wells Fargo Bank 's predetermined denial. Wells Fargo Bank continues to violate the CFPB 's rules and regulations.

Complaint: Wells Fargo Bank. On XXXX XXXX a deposit in the amount of {$4900.00} was made to my account. It posted and then was immediately withdrawn. When I inquired, I was told by a woman in their fraud department that it was fraud and that they had frozen my account and would cancel it on XXXX. That deposit was from a relative in XXXX, Georgia to help me with buying a car. The freezing of my account has my funds in a tailspin because I am retired and receive my pensions by direct deposit. Ultimately, I blame the government for this debacle. It has financial agencies paranoid about money laundering, XXXX funds and XXXX financing to the point that it is just easier for them not to deal with the problem than to determine the facts. The woman at the bank 's fraud department was terse, peremptory and blunt and advised me that I should have known what to tell me relative! (? )

Complaint: I closed a loan from Wells Fargo back in 2011. I had disputed an address on my credit report which was associated with it ( my attorney for closing 's address ). I 'm now trying to purchase a new home and ca n't get a loan because on my credit report it 's saying that the old mortgage is being disputed. On XXXX XXXX, I faxed a letter to Wells Fargo with the request as they told me to do. I called them a XXXX later and was told that there was no way of looking into the matter as the division of Wells Fargo that deals with it does n't have a phone number or e-mail. After many more attempts I spoke with a lady who informed me that the fax was received and that there was an image on the account but that she could n't open it to see what it was. I called back a XXXX later and spoke with XXXX who stated that she had sent an e-mail requesting a follow up on the incident. I called XXXX 's direct line ( XXXX ) as she had told me to do and requested she call me back. On XXXX I called XXXX 's direct line again, and again requested she call me back and as of this date XXXX I have not heard from XXXX or Wells Fargo. All I am looking for is a letter from Wells Fargo stating I am no longer disputing the loan so that I can move on with my life and purchase a new house for my family. It seems as if Wells Fargo is intentionally ignoring my request.

Complaint: I need some help, back in XX/XX/XXXX a loan through Wells Fargo was closed out, it has been six years and now XXXX has re reported the data as of XX/XX/XXXX. I have disputed with XXXX with no resolution and even called Wells Fargo which stated because my mortgage was closed in XX/XX/XXXX, they have no record of it in their current system. When I asked how I could get this report date corrected, the Wells Fargo representative said I would have to submit a letter. I had submitted a letter/ dispute with XXXX for Wells Fargo to change the original report date to XX/XX/XXXX. The Wells Fargo rep said that that was all I could do. I need to move on with my life, I am in the middle of buying a home, I am unable to close my on my new home until this matter is resolved and if not resolved I will not be closing and lose all the money I put down. It has been years, I have worked very hard to move on with my life and making the right decisions. Please help me I am lost for words with this situation. Complaint: Experienced harassment and unnecessary delays in processing a mortgage from Wells Fargo that resulted in having to walk away from the mortgage. Initially told that I qualified in early meeting XXXX. Provided two years tax statements, paycheck stubs, signed dated gift letters, employment check and credit check info at time of signing early XXXX Had XXXX requests to put gift letter on official form, initial information, provide bank addresses, provide POA letter ( on XXXX different requests weeks apart ) and ALL gifter account numbers ( even though XXXX gifter has already transferred the money ), explain all banking transactions for last 6 months, changed amount personal money required, etc etc. XXXX gifter was told that it was illegal for him to put the gift money into the buyer 's account. Never got a closing date up to less than a week prior to required closing ( XXXX XXXX ) even though every request for information was satisfied within 24hrs of the request. Very Bad experience. Very poor communication. Despite request up front to let us know what was needed, the requests came in piece meal and often several times on the same documents. Never returned calls to elicit the status and requirements. Seemed that since the mortgagee was a single woman, there was indifference to making this process acceptable. Would definitely recommend that individuals seeking mortgages avoid going to Wells Fargo.

Complaint: When setting up an electronic payment from my Wells Fargo checking account to pay my Wells Fargo credit card, I mistakenly entered {$13000.00} instead of {$1300.00}. I did not know the error occured until I recieved an email from Wells Fargo on XXXX XXXX at XXXX XXXX notifiying me that it had advanced funds to cover an overdraft. After reviewing my records I found that I had made an input error when scheduling payment from my Wells Fargo checking account to my Wells Fargo credit card ( inputting {$13000.00} rather than {$1300.00} ). I immediately contacted Wells Fargo to advise them of the issue. Although I was on hold for a lengthy period of time, the representative helping me appeared to be able to assist in getting the funds returned to my account. Unfortunately, while making the update, Wells Fargo system maintenance started and the representative was kicked out of the system. She told me the account would have notes so the issue would be easily resolved by a representative in the morning. Unfortunately, this was not the case. I was transferred back and forth between numerous representatives, groups and supervisors and each told me, very cheerfully, that they understood the problem and would get it resolved. Unfortunately, after being placed on hold and disconnected a number of times, I spoke with a supervisor who told me that there was nothing they could do to help me and I would have to wait 5-10 days for an investigation to be completed. I asked why this was not explained to me by any XXXX of the XXXX representatives with whom I spoke and he had no answer for me. I asked to speak to a manager and was told this was not possible and my only option was to send in written correspondence and the response would take up to 30 days. I understand that I made the error when I scheduled the payment and I understand that Wells Fargo has policies and procedures for situations such as this, but clearly the phone representatives do not have a clear understanding of the policies and procedures since each person gave me a different answer. I was transferred repeatedly and placed on hold each time. They made promises they could not or did not intend on keeping. No one called me back when they said they would. No one had an answer as to who could help me. I had to keep calling hoping that a representative willing to help me would answer but although each of the representatives was cheerful and sounded as if they were working to resolve the problem, nothing got resolved and when I finally got to the last person with whom I spoke, the answer was they could not help me unless I sent in a written letter and waited up to 30 days. This is not acceptable for a simple error. In the mean-time, because my checking account was depleted as a result of the error, I had to borrow funds from my XXXX year old father who is living on a fixed income. Customers and consumers should not be given the run around by their banking institution under any circumstances but certainly not when a problem is clearly an inadvertent error. I am a long time customer a Wells Fargo and expected that they would listen to my concerns and act in the best interest of their customers. This has not happened. It has been 3 days since I started contacting Wells Fargo and I am no closer to resolving my problem. I should not have to come to the CFPB to get assistance to resolve this. Wells Fargo should have been able to resovle this on its own.

Complaint: I had to file bankruptcy in XXXX and have been trying to work with Wells Fargo to get a loan modification / payment reduction ever since. I have called and left messages with my name, loan number, and phone number. They have not returned my phone calls, which they say is within 48 hours and finally one of the reps told me they had closed my account in XXXX, XXXX this is XXXX, XXXX and they are intending to issue a motion to release on my home. This has not been the XXXX time Wells Fargo has done this, I will call to speak with my preservation person whom many times I had to leave a voice mail, only to find out from another rep my account had been closed. This phone tag activity has gone on since XXXX. I have sent paperwork to them on numerous occasions and have been turned down over and over again. I have shown them we do not own a business because they accused us of hiding money, because my husband did on the side handyman work to make ends meet. We had a rental house that was empty for 3 years and they even took pictures to the fact but said we could get future income. That house was foreclosed on. Wells Fargo said the investor does not allow modifications, but Wells Fargo has many programs. Wells Fargo took pictures of my home and told my insurance company that the home was vacate/unoccupied and now they want to cancel my homeowners insurance this month, XXXX XXXX. We had an electrical fire back in XXXX/XXXX/XXXX, the insurance did not cover items the City of XXXX said had to be done, it had been hard finding a contractor, but one at my church will do it. We have been living with family, friends, hotel and at the church apartment now. My husband became ill in XXXX, XXXX, has not worked since. He had XXXX in XXXX, XXXX, XXXX in XXXX, XXXX and his company XXXX XXXX, XXXX. I am XXXX years old, working, I owe more on my house than it is worth, all I want is an affordable mortgage

Complaint: My wife and I have mortage with Wells Fargo and had a life insurance policy on mortgage which when she past away the bank refused to pay insurance policy. they have lied created documents with a computer and forge our names to false documents .im sure were not the only ones that have been screwed by this bank because the stealing and lying starts at the top of the bank and goes to the bottom. this bank needs to be checked by the federal authoritys and have the people jailed and the insurance department of bank closed .We paid on this policy for five years and received nothing but greive from this bank. I have all false papers they have sent me they do not have a single paper signed in ink by me or my wife XXXX, only computer made papers they created. they took our names off the original contract and pasted the names on these false papers.

Complaint: Wells Fargo 's continuing harassment of mortgage holders late on payment. I am on fixed incomes with irregular receiving schedules with NO missed payments, only late/tardy. Have already implemented a " cease & desist '' against them for repeated phone calls - no messages left most times - & emails. So they 've resorted to other methods, like frequent certified mail & the big white door hanger with " CONFIDENTAL '' printed on the outward facing side in enormous red block font lettering ( I have photos ). This is beyond embarrassing & I consider it harassment. Inside the envelope is a piece of paper asking me to call them immediately. When done, the Wells Fargo mortgage rep just wants to know when you 'll be paying that month 's installment. That 's it??!? Big giant red letters on a bright white envelope hanging on my front door for all my neighbors to see for that??!? & Certified mail stickers plastered on there as well? What is wrong with these people??? I am NOT 6 months behind on my mortgage, or even 2. When you rely on others for your income, like Social Security & alimony, it 's difficult to budget sometimes & sure I 'm late but not behind. I catch up & always have, but throw in an unexpected event & my budget is a mess. Things happen. I ca n't help that & living " check-to-check '', there 's nothing to fall back on when you have to have an abscessed tooth pulled & do n't have dental insurance anymore. Wells Fargo 's motto is " Together We 'll Go Far '' but they do n't play well with others, that 's for sure. A plain letter mailed to me would be acceptable if they 're that worried about a late payment, but they have n't tried that approach to date. Got to have Certified mail & BIG red lettering on my front door. As if living with a physical XXXX trying to manage after your ex-husband, & main provider, abandoned the household, & filing for bankruptcy in the last 12 months was n't enough. Quit the harassing behavior Wells Fargo!!! You 'll receive your payments, like you have for the last 12+ years. Might be a week or 2 late, but it 's coming. Really!

Complaint: Wellsfargo is asking me to send sensitive documents over email. It is SSN card, nationality verification. I would like to request an audit from Wells fargo on how it requests information from its consumers. I have the evidence on how it communicated with me. It is giving a way for its consumers to leak their information through email unsecurely. Innocent citizens may not know the issues with regards to this.
