Complaint: We finance a bed bought at XXXX in XXXX 2014. We return the bed and upgraded to a different bed in XXXX 2014. Originally there was no interest for 3 years. Since we returned our other bed and upgraded to a different bed, there was a additional cost of {$610.00}. finance for 6 months. Wells Fargo does combined billing on XXXX statement which is confusing and a little deceitful to the consumer, so now we are having to pay finanace charge on the 6 month portion. If we would have known, and the billing was billed separately, we would have paid that part off.

Complaint: We are aware that on XXXX XXXX, an Agreement between XXXX mortgage servicers and federal banking regulators was realized that ended in the XXXX Foreclosure XXXX program for those servicers. This XXXX attained in XXXX includes an estimated XXXX XXXX dollars in cash payments to be distributed to borrowers whose primary residence was involved in a foreclosure process in XXXX or XXXX as reparations after regulators found that unscrupulous mortgage practices led to foreclosures across the country. Although the residence in question may not have been a primary residence, we still believe that fraud was committed as with a great majority of the foreclosures processed in XXXX or XXXX. This bank did not discriminate their unscrupulous mortgage practices based on residency being primary or secondary. During XXXX, we argued the validity and legality of the foreclosure, in which Wells Fargo finally dropped the case with a lack of evidence/documents that we requested. We feel as though we should be compensated for the erroneous foreclosure, as it impacted our lively hood just as much as any borrower. We feel that Wells Fargo practices was deceitful, that they should be punished regardless of the status of the house ( XXXX ). Illegal is illegal.

Wells Fargo has lied and what they have done is ILLEGAL. XXXX They say they have filed a complete chain of Assignments with the Court BUT : Court Documents filed State of Hawaii Documents filed XXXX. XXXX/XXXX/XXXX Assignment of mortgage XXXX. XXXX/XXXX/XXXX Assignment XXXX Corporate Assignment XXXX Assignment XXXX. XXXX/XXXX/XXXX Assignment grantor/grantee XXXX. XXXX/XXXX/XXXX corrective assignment XXXX. XXXX/XXXX/XXXX corporate assignment ( invalid due to Robo signing ) XXXX. XXXX/XXXX/XXXX corrective assignment Nowhere, in the chain of assignments, do they show that on XXXX/XXXX/XXXX XXXX sold the Mortgage/note to XXXX XXXX and then on XXXX/XXXX/XXXX XXXX sold the mortgage/note to XXXX HOME MORTGAGE. They LIED. Nowhere do they show how XXXX came to own my mortgage/note. XXXX TILA was violated in that I was never notified of any of these assignments. XXXX The Pooling and Servicing Agreement ( PSA ) was closed when they say my mortgage/ note was transferred into it. Therefore all subsequent assignments are invalid. It is ILLEGAL for U.S. Bank to represent themselves as owners. Wells Fargo dismisses this as nonsense.

I stated to Wells Fargo Home Mortgage pages XXXX could not be read and verified from their XXXX/XXXX/15 email attachment. Wells Fargo did not even attempt to send readable copies I would like for Wells Fargo Home Mortgage to send me readable copies of their email attachment sent on : XXXX/XXXX/15, pages XXXX. Wells Fargo Home Mortgage has stated copies of the back of a preceeding page is why many documents are unreadable .I have had preceeding pages or back of pages a little lighter but not unreadable. 2.Wells Fargo please send the complete copies from the start of this loan of all original Mortgage Statements not just the front side or page XXXX. Please send all pages of the original mortgage front and back of all pages.Wells Fargo Home Mortgage please do not just send me the XXXX page of all my mortgage statements from the start of this loan. 3. Complaint: In XXXX, my husband 's employer implemented pay cuts. He lost almost {$XXXX} per month. Gradually, this caused us to fall behind with our mortgage payment. We were 2 months behind when the mortgage company offered the option of applying for a loan modification. We were told to gather the required documents and submit them. If we met the qualifica- tions, we would go through a trial modification period and make the designated monthly payments for 3 months. When the trial period was over and we were approved for modification, our credit report would show that we were current on our mortgage. and we would begin making the modified payments. this was XXXX XXXX. The 3 month trial period passed during which we made all the payments. However, the mortgage company was having a problem with the title on the property and a problem with the second mortgage company and the subordination agreement. Therefore, 3 months turned into 4, then 5, then 6. We had a difficult time getting them to communicate what was happening to us. I would call the Home Preservation Specialist assigned to us but I would have to leave a message and he either would n't return my call or it would be weeks before we would hear from him. Then, the specialist apparently left and we were assigned a new specialist. He was a little better but he too took long periods of time to get back to us and we felt that we often did n't know what was going on. During this 6 month process, although we were making the trial payments, they continued to report us as being late on our payments and our credit suffered greatly. In addition, the total amount due to bring the mortgage to current grew and grew due to the trial modification being extended. During this time, we found out that the problem with the title was that we had taken out a mortgage on some land that adjoined the land that our house is on and the bank, in error, included the property that the house is on. This error was discovered, corrected by the banks attorney and was re-recorded. This information was given to the mortgage company. However, the title searching company that they used failed to recognize the corrected title issue and the modification was denied. At this point, our " specialist '' recommended that we re-apply for modification. I questioned this idea because this had already gone 6-7 months and the credit report issue was getting more serious. By then, it was XX/XX/XXXX and my husband 's employer, a security com- pany contracted with the government completed their annual background checks and found that we were falling further be- hind on the mortgage payments ( due to the extended trial ). He was informed that if this was not brought current, he would no longer qualify to be employed with them. We extensively explained the situation and they granted him a period to finish the modification process before they took action. So not only was this ruining our credit but was possibly going to cost my husband his job. We began the second trial modification XXXX. All of the same issues have persisted throughout this period. In an attempt to resolve this very difficult situation, we gave written authorization to the mortgage company to talk to the 2nd mortgage company about the subordination issue which was only some wording that needed to be corrected but they would never return calls to them to discuss the issue. They continue to state " title issues '' with the bank with which the adjoining land is mortgaged. Currently, we have submitted a dispute request with the mortgage company and sent them a letter from the bank 's attorney, a title release from the bank and a detailed illustration of the property that clearly shows the title is a non-issue. With just a little communication from the mortgage company, these issues could be resolved and save our home from foreclosure.

Complaint: I have a substantial amount of student debt, upwards of XXXX in Federal loans and another XXXX in Private student loans through wells fargo. I called Wells fargo and explained my situation and the fact I only make XXXX a year.. so essentialy the amount they are asking for me to pay monthly would cause a hardship for me and not allow me to save any money in case of an emergency or move up in life IE. Buy a house, have a family. After Wells Fargo had me submit all of my paperwork for the hardhsip they recently contacted me that I was not approved for the hardship request and that I would have to continue to make the payments they demand. Wells fargo is soo unwilling to help students like myself who feel trapped by the burden of having such large payments due on a month to month basis. I essentially feel enslaved by this. Please help me lower my student payments at least to the levels of federal loans where the payment is more manageable. Also the high interest rates on Wells fargo loans are upwards of 10 percent which only causes a never ending cycle of debt for student like myself. It makes me wish I could return my degree given that I am not currently working in the field I studied. Please help!!!

Complaint: On XXXX, I had XXXX checks clear my account. XXXX for {$300.00} and the other for {$160.00}. On XXXX/XXXX/15 I transfered money from my other checking account to cover ATM transactions and some other Credit transactions. Please see the attached document, which clearly shows I had a posititve balance post on XXXX, yet they still are charging me {$35.00} for each check that cleared. The other credit transactions, along with my transfer has not even posted yet. I understand an authorization was placed for those credit transactions, however, if the balance was negative on XXXX after checks cleared, why did they authorize more transactions? Wells Fargo has a habit of back posting debits/checks if they see it will make your account go negative. I have experienced on more than XXXX occasion, yet they wait to credit deposits. I have XXXX separate checking accounts ( XXXX are mine and XXXX is my son 's ) I realize having XXXX accounts confused me on which acct I was using for those credit transactions, which is why I immediately transfered cash from my other account, which had more than sufficient to cover my transactions. As you will see from the attached document, it shows a positive balance of {$18.00} AFTER the checks were paid.

Complaint: I am consumer who may have been victimized by collusion among XXXX industry regulated professionals from Wells Fargo Bank, XXXX and their chosen real estate appraiser. Please refer to the participants listed below that are subject to this CPFB complaint. Buyer/Realtor/Borrower ( same person ) made an offer to complainant to purchase a property. Complainant in this matter is also the Seller and a licensed Realtor selling his own property. Buyer and loan officer have a close and personal relationship. The same loan officer has represented to Seller that he has performed prior mortgage transactions for this same Buyer/Borrower in the recent past. Lender ordered an appraisal which was conducted on XXXX XXXX, XX/XX/2015. Indicated value was $ 60K below contractual purchase price in an otherwise very vibrant and thriving market where the subject property is located. Abundant supporting comparable sales data exists. The appraiser seemed to go out of his way to select very old and outdated and inappropriate comparable sales data in what appears to be in an intentional effort to drive the property value down. The appraisal report is attached to this complaint. Seller requested, in writing, that Wells Fargo Bank issue a challenge to the appraisal report. Complaintant also requested that Wells Fargo Bank arrange a customary supervisory field review. Wells Fargo did not act upon the Seller request. Instead, the Buyer/Realtor/Borrower insisted upon renegotiating the purchase price relying upon an obviously flawed and frivolous appraisal report. Seller/Realtor did not acquiesce. An egregious attempt was made to bring about intentional economic disadvantage to the Seller. There outward appearance of intentional collusion exists between the parties. Complaint: I recently refinanced my mortgage on XXXX XXXX 2015. Wells Fargo was paid off on XXXX XXXX 2015. I am owed about {$2600.00} from them in my escrow account. It is now XXXX XXXX 2015 and I have yet to receive payment from Wells Fargo from my escrow account. I want to know why if I, as the consumer, am late with my remittance on my mortgage, be it a fault of mine or fault of the mail system, Wells Fargo will send me to collection. But if they intentionally sit on my money, by delaying payment to me ( thereby still collecting interest on that money, since it is still in their holdings ) there is no consequence or way that I can get my money back from them. I also feel that in this day and age of instant payments via the internet, it is atrocious to think that Wells Fargo can not remit my money electronically. I feel that this is very unjust to the consumer and that the consumer should have some sort of legal recourse against the banks for intentionally being slow ( there is no honest excuse in the days of electronic banking, especially since I paid my mortgage electronically each month ) to hold on to the consumer 's rightful money as long as possible to reap the benefits of holding it. I do realize that the basic interest rates are extremely low at this point but it is the honest principle that there is no reciprocity in the process between the banks and the consumers. The banks are all powerful and there are no real consequences for them. I would appreciate any feedback you can provide. Thank youXXXX XXXX

Complaint: According to Wells Fargo EFS, I opened a loan with them sometime between XX/XX/XXXX and XX/XX/XXXX for tuition at XXXX XXXX University in XXXX, Ca. I did attend that school but I have no recollection of signing a loan with Wells Fargo. I have contacted them on several occasions requesting that they provide me with some form of proof that I initiated a loan with them, which they have not done to date. It appears that Wells Fargo is claiming that I owe them money, even though they are unable ( or unwilling ) to provide any proof that I have taken out a loan with them.
