Complaint: I am trying to refinance a mortgage on a property that we just closed on in XXXX. Rates have improved nicely and we can save .25 % at no closing costs. <P/>The company that first handled our loan - XXXX XXXX - will not do the refinance because they do not want to get an interest recapture on the loan. They also re-pulled my credit without my authorization and will not correct this error. <P/>We then went to another lender, who could actually do a better deal - XXXX XXXX XXXX - but now the actual lender is telling them that they will not allow them to refinance the loan within six months. <P/>XXXX XXXX XXXX is the actual lender/mortgagee and is holding up this whole process unnecessarily and unethically. I would simply like to get the lower rate and I have called them 4 times and left messages over the last two weeks with no return call. <P/>Please advise.

Complaint: The following is a timeline in which myself and my wife have attempted to have our escrow account analyzed in order to have our escrow payment adjusted and receive a refund of excess funds. After purchasing our home, we had our property value re-assessed by the town assessor. Our assessment decreased from XXXX to XXXX . This resulted in our school and real estate taxes to be much less than the prior year 's R.E. Tax of {$1500.00} and {$5400.00}. End of XXXX XXXX Received updated school tax bill of {$4500.00}. Called to have escrow analyzed and was told to call back in XXXX when bill was due. XX/XX/XXXX Called and spoke with XXXX . Faxed bill to adjust tax lines and request new analysis to be done. Information faxed to XXXX XX/XX/XXXX Follow up call. Still not in system. Told it may take 15 business days from fax date to be updated in system. XXXX Called after bill updated. Told escrow will only be analyzed upon request 6 months after loan origination. XXXX Called and was told escrow would not be analyzed until after city taxes were paid in XXXX . XXXX Called and was told the request for escrow analyzation and refund of excess funds was placed but would tak e 2 weeks. Call back if not completed. XXXX Called and was told the request for analyzation was never put into the system, but it was being put into the system at that point. XXXX Called and was told that the request wasnt in the system again, but that the account would automatically be analyzed and would be completed by XXXX XXXX . XXXX XXXX Called to confirm escrow being analyzed. Told that it would be completed by XXXX . XXXX XXXX Sent message detailing complaint via messaging system. XXXX XXXX Received phone call from XXXX . Customer service representative apologizing for inconvenience and stated she would make sure that the escrow was analyzed and a refund was provided. XXXX XXXX Reviewed escrow information section online. The day prior, previous years payments for R.E. Tax and School Tax were correctly listed as {$1300.00} and {$4500.00} respectively. On XXXX XXXX , these numbers had been changed to {$1500.00} and {$5400.00}. The correct payments of were {$1300.00} and {$4500.00} were still listed under loan activity. XXXX responded that they changed our listed previous year payments in the escrow section because the school taxes had increased and to contact the town tax assessor. XXXX XXXX Called and attempted to provided tax assessment information from the town, which shows our home assessed value decreasing. Additionally, attempted to provide tax rate, which increased by XXXX cents per {$1000.00} of assessed valuenowhere near explaining a {$910.00} increase in school taxes which XXXX claimed. Proceeded to message information, town tax rates, and fax home value assessment from town. Called a second time and spoke with a manager, XXXX ( ID # XXXX ), and had the escrow analysis put on hold until the tax numbers were corrected. XXXX stated that she did not know why the numbers had been drastically changed as soon as the account was going to be analyzed, but maybe there was an increase in taxes that they had received. When asked to provide the document showing an increase in taxes from the town, she stated that she didnt have that information available to her, but the research department may have had it. She then stated that she put in a request to receive an updated school tax bill from the Town of XXXX and to put a hold on the escrow analysis until the information was received ( since they did not actually have that information at the time ). XXXX XXXX Escrow account analysis was completed with incorrect projected numbers for school tax and R.E. Tax. These " projected '' numbers were clearly adjusted to the XXXX taxes paid by the previous owners, prior to our new tax assessment. XXXX has still remained unable to provide us with documentation of how these projections were made, besides stating that our taxes went up. While this may be understandable if the tax increase was a reasonable percentage, a 20 % increase in one year that is not supported by town document s ( w hich I have provided ) is absurd. XXXX XXXX XXXX XXXX I am writing this complaint due to the fact that my new escrow payment has been calculated based on the incorrect adjustment and falsification of my XXXX tax payments by XXXX . I am hoping that my monthly escrow payment will be properly adjusted to reflect the correct town and school taxes.

Complaint: We requested a return of funds from our escrow account to pay the supplemental tax bill on X/X/17 . We received a check on XXXX in the amount of {$1500.00}, with the check dated on XXXX . Upon receipt of the check, we tried 3 diffe rent ways to deposit the check into our account, through the mobile app ( taking a photo ), at the banks ATM machine, and finally with a bank teller. We received error messages with a ll 3 a nd were informed the check could not be deposited. The bank teller told us it was 1 of 2 rea sons. Either the check was already deposited or it is a bad check. I called a service representative on XXXX and explained what happened, she said the funds have not cleared their account so it seems that it is a bad check. She requested the issue of a new check. The new check was dated for XXXX in the amount of {$1500.00}. The check was received on XX/XX/XXXX , and a ll 3 atte mpts of depositing the check were made again only to receive the same error and told the check could not be deposited. Contacted a service representative on XXXX and they tried to escalate it to a service supervisor but no supervisor was available, we were told a note would be left on our account and to call on XXXX and we will be sent to a supervisor right away. Called on XXXX and the representative did not see any notes on our account so we explained the situation again and was transferred to a supervisor.We then explained the situation to the supervisor and she said she would over night a third check. She did clarify that overnight the check does not mean we would have a check the following day. The check must go through 3 dif ferent departments before it can be sent out, and to therefore expect the third check on XXXX or XXXX . I asked if it is possible to do a direct deposit of the funds into our account since they receive our monthly payment through direct deposit. The supervisor said this is not an option. Contacted the service department on XXXX to check on the status of the check because it has yet to be received. Spoke to another supervisor and she saw that the check was issued but it is unclear if it has been mailed out. Said s he will call us back by XXXX with an update. Received no phone call. Contacted the service department on XXXX to check on the status of the check because no update was given on XXXX . Spoke to another supervisor she said it is still unclear if the check has been mailed out. Said she will call us back by XXXX with an update. Received no phone call. Contacted the service department on XXXX to check on the status. Got yet a nother supervisor. This supervisor explained that a third check has not even been issued, even though we were told on multiple occasions it had been, and it is unclear when they will cut the check and mail it to us.It has been It has now been 40 days since we originally requested our money and have still yet to receive it with the uncertainty if we will ever receive it. We are highly frustrated with XXXX XXXX XXXX and their lack of care or concern. We have given multiple opportunities for them to reconcile and have been beyond patient. We want our money back, plain and simple.

Said that Broker did not locked the rate and cost change taking away the credit and charge on top {$1100.00} as Origination Charges. First Estimate XXXX XXXX , 2017 , shows rate unlocked, XXXX XXXX , 2017 Estimate shows rate locke d, but Lender Credit taking away. Second issued is that I was Double Dip on FHA UFMIP, paid in front and amount also added to/on principal loan.

Complaint: I utilize the XXXX bill payment service to pay my mortgage with United Wholesale Mortgage. I schedule my payment to be made on the XX/XX/XXXX of the month. Payments are considered late if not received by the XX/XX/XXXX of the month per UWM. UWM keeps charging me a late fee for payments received after the XX/XX/XXXX. I question whether they are using the date they receive the check to credit my account. I suspect they use the date they process the check as the payment date. This breaks Reg Z requirements. I have asked for proof of when they actually received my check and they only send me a printout when the check was processed to the account. When I worked at a mutual fund company, all checks had to be time stamped when they were received so they were processed on the correct day. All in all this causes me a {$95.00} late fee each time it happens. Furthermore, XXXX debits my account on the XX/XX/XXXX when the payment is not credited until the XX/XX/XXXX by UWM. There are 5 days of float that my funds are held hostage??? Sure I can send payment earlier, but I ca n't understand how this is a fair business practice. I am looking for UWM to be held accountable. If then can prove the checks are being received after the due date, then I just have an issue with XXXX debiting funds earlier than the check clears. If they are unable to prove when the checks are being received, then I question all of my late fees and how UWM conducts business. Checks are sent to a PO box , so when the mail is delivered to the PO box , the check is received! Thanks, XXXX P.S. No sympathy from UWM or XXXX. Just the way the process works. I am calling them out.

Complaint: My mortgage company United Wholesale Mortgage failed to pay city and county tax for XX/XX/XXXX. The city and county transferred that bill to a collection agency. By the time I received a bill from the collection agency, the penalty amount has reached {$1200.00}. The total amount including principal + penalty = {$4500.00} I paid for that bill. I contacted United Wholesale Mortgage on XX/XX/XXXX asking them to reimburse me the total amount. They said they paid me the principal already back XX/XX/XXXX and agreed to investigate about the penalty. I checked my bank records and do not show receiving that principal amount. At this point, they dropped the case and stopped responding to me.

Complaint: In XX/XX/XXXX I received a letter from United Wholesale Mortgage that my escrow account was going to be short and I need to either send in a payment for {$850.00}, or my monthly payment would increase. Which was weird being that I just started my mortgage with them. I mailed a check which cleared on XX/XX/XXXX. I also mailed my mortgage check. On XX/XX/XXXX I received one of their robo calls to call them back. The lady in customer service informed me that my mortgage payment never arrived. I made an over the phone payment and asked if they " found '' my check to notate I made my XX/XX/XXXX payment. I looked at my bank account online and saw they had processed my check and were still in the process of running my phone payment. I called them to ask to cancel my phone payment as th9is was money to buy XX/XX/XXXX presents. The lady I talked to said it would take 2-3 weeks and it would be better to go to my bank. I went to the local XXXX branch and explained to them what happened. They were confused why United Wholesale Mortgage would send me there, but processed a Reg E dispute. This dispute was declined by XXXX as I gave verbal authorization over the phone for the payment. We had just sent in another payment for XX/XX/XXXX which had cleared when we found this out. I call United Wholesale Mortgage and explained what my bank said as was told I had three payments process, so I was covered for XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. In XX/XX/XXXX I received a letter for United Wholesale Mortgage saying my XX/XX/XXXX payment was returned NSF XXXX ; I called to ask about this, as I never sent a check in XX/XX/XXXX. After repeated phone calls to them and countless hours spent by myself and my banker at XXXX, now I received another letter saying they are sending me to foreclosure. I have sent them, on multiple occasions, proof that my two checks have been paid, and my phone payment was processed. Every time I call them to resolve this, since they apparently have no outgoing phone lines and can not call a customer back, I have to resend the same information and am told this issue is in the cash department. Attached you will see the same item I have faxed to them over and over again. You will see two checks clear my personal account and one phone authorized payment. you will also see no credit back from United Wholesale Mortgage to My account. If my check, as they claim but can not prove, was returned, I would have that money in my account. You can Cleary see that they took three payments from me. Now they have put myself and my wife through emotional distress trying to resolve this. They have all of my proof that they have been paid, and can not provide me one item showing that they have not.

Complaint: United Wholesale Mortgage ( UHM ) transferred my mortgage to a new servicer. However, they owe me a escrow refund. The problem is that since they transferred my loan, there is no way to reach UWM via the customer service number. Once their phone system asked me to enter my loan number for verification, the system tells me my mortgage has been transferred and to call the new servicer, then the phone hangs up. Calling back and trying to get someone to pick up the phone by pressing zero does not work. There is no way to get in touch with UWM in order to received my escrow refund. The new servicer ca n't help either as the issue is with UWM.

Complaint: United Wholesale Mortgage ( UWM ) refuses to give me documentation on a refinance loan that was done around XX/XX/2012. After my divorce ( with the divorce decree specifically stating that my ex retains the homes and all financial encumberances ), and the quit claim deed, UWM still refuses to take me off the loan. I understand that my ex-husband is in contempt of court by not assuming the loan or refinancing. That said, UWM modified the loan without my knowledge or consent ( taking my income into account, I 'm told ), which is FRAUD. They also refuse to give me any documentation on a loan that I 'm still responsible for! I have a legal right to this information. I do n't care if they do n't like me or think that I 'm the one to blame for the missed payments ( P.S. I 'm not. I transferred money into my ex-husband 's account each month for the mortgage until I left. I paid for all of it. Now that I 'm not around, it does n't surprise me that he 's having trouble. ) Anyhow, I have a RIGHT to this information. I am XXXX % co-borrower on this loan. I have a right to all documentation regarding the loan. I also have a right to know about any changes ( like modifications ). All I asked is that they remove the notations about foreclosure from my credit ( XXXX, XXXX, XXXX ), and I would n't pursue charges. But it looks like that 's not going to happen now. What they 're doing is illegal. The fact that they wo n't communicate with me about a loan which I 'm XXXX % responsible for is illegal. Complaint: Property Address XXXX XXXX XXXX XXXX XXXX CA XXXX I had a hardship. I went was laid off, placed on XXXX then XXXX. during this Time, I reached out to my mortgage company for a home modification. 10 months later ( sending documents, being told my account was with the underwriter, reisending documents ) I received a foreclosure notice on the door XX/XX/2016. This is after months of Submitting and resubmitting the documents, the same documents over and over. From XX/XX/2016 until XX/XX/2016 the same thing continue to happened, However XX/XX/XXXX they did n't push my sell date, claiming the Friday before the Monday it was to be sold, that they had n't received a document that I sent and had proof of sending. So I contacted a Bankruptcy Attorney. That Monday, my attorney reached out, they advised him that the sell date was postponed and that they had received my documents and that it was under review. Within a few weeks, I began to receive request for additional documents. The attorney reached out XX/XX/XXXX to get an update and to ask what was the plan because we need the information for court. The same day the modification was approved. and faxed over to my attorney. During this time I was forced to go back to work because they would n't help. The mortgage company has charged me over XXXX in fees. I have no issue with paying what I owe for not paying the mortgage. my issue is that my financial income has not changed in terms of what I make and was bringing home via XXXX. If they could approve the modification now, why did n't they approve it when I first submitted the documents. I would n't owe this much. I believe that they purposely did n't approve the modification because my house is in an area where the property value shot up due to the XXXX coming to my city. I purchased my house at XXXX with XXXX % percent down. The modification is for XXXX. Those are fees associated because they would n't approve my modification loan for months. Why should I have to pay for the underwriter workers dragging their feet, waiting 30 days to ask for documents, then waiting another 30 days and ask for the same document this was a continuous cycle, planned to either wait until I did n't submit a document to sell my house, or rack up fees to make my property un-affordable for me. This practice is not fair. I am a single mother, with a XXXX, XXXX XX/XX/XXXX. I had to go back to work, which the doctors did not approve all because the bank would not modify my loan. then when they do decide to modify my loan the payments are the same. The loan amount his higher along with the property Taxes. I am so confused, how can they do this to me! please help me ... I am so in need of your help!

Complaint: I am a mortgage broker in CA with a complaint against United Wholesale Mortgage. The issue is UWM instructed escrow to deduct a {$970.00} lock extension fee from my Lender Paid Comp, as they said it was to far into the process to re-disclose to and charge the borrower. I have never heard of such a thing and I did not agree to this. Rather I found out at funding when I looked at the funders instructions to escrow to deduct the lock extension from my XXXX. I want that {$970.00} refunded to me as I did not agree to pay it. UWM should have properly re-disclosed to the client and not pull this fast XXXX out of my comp. I will never use that company again.

WE HAVE STRUGGLED & CONTINUE EVEN WITH MORTGAGE MODIFICATION TO MAKE THE PAYMENTS. WE ARE DEEPLY UNDERWATER ON OUR MORTGAGE - WE ARE DROWING - OH HOW WE HAVE SUFFERED TRYING TO HOLD ON TO OUR HOME. WE ARE IN HOME OWNERSHIP XXXX. RECENTLY ANOTHER LETTER WAS SENT TO BOTH VIA USPS OVERNIGHT 15. A FOLLOWUP CALL WAS MADE ON XX/XX/XXXX TO UNITED WHOLESALE WHERE MY WIFE WAS TRANSFERRED TO XXXX XXXX SERVICING MGR WHO STATED THAT WE CAME TO THEM ASKED FOR A LOAN TO BUY A HOUSE IN XX/XX/XXXX & THEY GRANTED OUR WISH AND THAT WAS IT. MY WIFE ADVISED THAT HIS EXPLANATION WAS NOT GOING TO WORK. HE SAID WELL YOU MUST HAVE THOUGHT YOUR HOME WAS WORTH IT WHEN YOU SIGNED THE CONTRACT. OUR CONTRACT WAS CONTINGENT UPON FINANCING & IF THE UNDERWRITER HAD DONE THE JOB THAT FHA ENTRUSTED HER TO DO AND PROPERLY UNDERWROTE THE APPRAISAL SHE WOULD HAVE DISCOVERED THE ERRORS & THE HOUSE NO DOUBT WOULD N'T HAVE APPRAISED AND WE WOULD HAVE BEEN DENIED OR FORCED TO RENEGOTIATE OUR CONTRACT 16.
