THANK YOU FOR THE INFORMATION : I CERTAINLY ASKING FOR HELP WITH OUR ( VA HOME LOAN ) THROUGH ; " UNITED WHOLESALE MORTGAGE '' HERE IN XXXX, ARIZONA. WE FELT LIKE WE BEING OVERLY CHARGED. AS FAR AS PRICE WISE FOR THIS OLD HOME WE BOUGHT FROM THEM ... IN THE AMOUNT OF : {$300000.00}. AND ISN'T WORTH THE PRICE. AFTER A MONTH WE MOVED IN..WE DISCOVERED SEVERAL DISCREPANCIES INSIDE THE HOUSE. IT DEEMED LIKE NO INSPECTION WAS EVER MADE TO THIS HOUSE BEFORE PUT IT ON THE MARKET. ACCORDING TO ITS CONDITIION. " DIRTY FLOOR, CEILLING LIGHTS & FANS AREN'T WORKING PROPERLY, REMOTE-CONTROL TYPE FANS & LIGHTS FIXTURED. SOME CEILLING BRACKET LEFT WITH WIRES HANGING WITHOUT A LIGHT BRACKET. SLIDING DOOR IN THE BACK TO THE SWIMMING POOL. AND PATIO CAN'T EVEN OPEN, WAS FULL OF MUD, AND DIRTS. WE HAVE TO SCRAPED THEM OFF CLEAN, IN ORDER TO FREE THE GLASS DOOR, AND SCREEN DOOR TO MOVE FREELY. THE SWIMMING POOL WAS ABSOLUTELY DIRTY FILTHY, CAN'T EVEN SEE " TILES DESIGNS '' DUE TO SCUMS COVERED IT. WE HIRED POOL PEOPLE TO DRAINED AND CLEAN-UP INSIDE, AND REFILLED COST US HUGE AMOUNT OF MONEY. SPRINKLERS WAS NOT WORKING AT ALL, EXCEPT ; WASTING LOTS OF WATER FLOWING EVERY WHICH-WAY ; AND NOT SPRINKLING UP AS IT SUPPOSE TO : COST {$700.00} DOLLARS. TOILETS, KITCHEN, GROVES ALONG THE WALLS INSIDE THE WHOLE HOUSE ITSELF ARE EXTREMELY DIRTY. WE DID SIGNED THE CONTRACT, and it falls under : " FALSE STATEMENTS STATUTE '' SECTION ( 2 ) Especially, the general federal Statute, 18 U.S.C. 1001, which makes it a crime in dealings with the federal government to ( 1 ) falsify or conceal a material fact, ( 2 ) make a materially false statement, or ( 3 ) make or use a document known to contain a materially false statement or entry. Wilful Concealment. To which ; Compensatory Damages, and Punitive Damages can be consider from the defendant 's conduct is deemed especially egregious. Discourage repetition of such conduct, and set an example for others who might be tempted to engage in similar conduct. We are asking for a Rectification price ; placed upon this house. Its NOT Worth {$300000.00} dollars. According to its condition ; NOT reasonable, logically justifiable or justified, conforming to or in accordance with established rules, standards, principles of LAWS AND CONSTITUTIONS. Complaint: I made a payment on the XXXX, which was a Friday, due to how XXXX XXXX XXXX processes payments, the payment is processed until the next business day which would be Monday. the XXXX is the last day to make a payment or you're late/ Anyways, This time I decided to use XXXX bank through their API that they integrated on their ( XXXX XXXX XXXX ) Online Payment Portal ... Come to find out 2 weeks later that although i was given a receipt and confirmation of payment, the payment had an error and they would be charging me late fees+ interest+ reporting to my credit. After making an immediate payment after coming to find out how they XXXX up royally ( i even made the next months payment at the same time just so I don't have any issues again ), they said they would fix my credit reporting to make sure it doesn't hit on my credit. Loe and behold another 2-3 week goes by, I check my credit score and it's gone down 115 points due to " missed payment '' on the mortgage ... I filed through XXXX, no success. I have been in contact with XXXX and they refuse to give me the credit departments phone number, they take 2 weeks to respond to simple emails and at this point, I want to hire an attorney and take them to court for damages they've caused.

Complaint: We have been charged PMI insurance from the date of our loan origination, this was despite the fact we had an appraisal showing the value of the property is significantly higher than the sales price. We requested the PMI insurance be immediately removed and a refund for the payments made as the there was more than an 80 % LTV on the property as required. The lender is refusing to honor the appraisal they have had in their possession since origination and was used to gain original approval for the loan. We feel the lender has fraudulently charged this fee and is refusing to remove the ongoing charges.

We have been given false and misleading promises that if we paid the mortgage on that day I spoke with a gentleman with ID # XXXX on or around XX/XX/XXXX that it would not go to the credit report as a late payment. They have also stated that the call has been recorded. I called back after finding out that it has been reported to the credit bureaus as a late payment with XXXX # XXXX and she informed me there is nothing they can do to remove the late payment and on the meantime it's damaging me. Complaint: On XX/XX/2018 I received approval from XXXX ( XXXX XXXX XXXX ) for a loan recast. The letter states the new payment will start XX/XX/2018. As of today, XXXX has still not corrected my account. I am due interest so my balance due is showing incorrectly. I called and emailed numerous times. I dont get a call back and no one replies to my emails. When i phone customer service, I am told the modification dept only works by email but yet they do not respond. I would like for this to be resolved and for XXXX to complete the recast that i applied for back in XX/XX/XXXX and they approved on XX/XX/2018.

Complaint: I set up my mortgage payments for auto pay on XX/XX/2018 Before I went out of town to visit my mother whom lives out of the country. On XX/XX/XXXX, on XX/XX/XXXX and again on XX/XX/XXXX to login to my online account to verify that my payments had posted but was unable to. I kept getting the message, " 500 Internal Server Error ''. I returned on XX/XX/XXXX to spend XXXX with my husband. I checked my accounts and realized that my XX/XX/XXXX and XX/XX/XXXX Mortgage Payments had not been drafted. I called United Wholesale Mortgage ( UWM ) immediately I left messages for two days prior to getting someone on the line. I finally was able to get through and brought my account current. The late payment now shows up on my credit report and my score dropped 120 points. I have been building up my credit to buy a vehicle so that I don't have to walk in the cold with my children. Now I can't qualify for the loan due to the drop in my score. I called UWM and they advised me that I needed to file a complaint. They agreed with me that it was a mistake but advised me that I needed to file a complaint in order to have it removed. My credit score was impeccable prior to this erroneous late payment reported on my credit. Please Help. I am distressed. Thank you.

Complaint: In XX/XX/XXXX I took a 90/10 loan with XXXX XXXX XXXX ( XXXX ) on a {$48000.00} purchase where I paid {$48000.00} as 10 % down payment with a principal loan of {$430000.00}. XX/XX/XXXX my XXXX XXXX XXXX ( XXXX ) loan was current. ( Exhibits 1 and 2 ). XX/XX/XXXX I made the scheduled monthly payment of {$3300.00} to XXXX. ( Exhibit 3 and Exhibit 4 ) XX/XX/XXXX I also paid XXXX the {$48000.00} against the principal that was required to eliminate PMI. ( Exhibit 3 ) XX/XX/XXXX XXXX charges {$86.00} for PMI. ( Exhibit 5 ) XX/XX/XXXX I asked that PMI be removed from my account. XX/XX/XXXX I made the scheduled monthly payment of {$3300.00} to XXXX. ( Exhibit 5 ) XX/XX/XXXX XXXX sent me a delinquency notice for the XX/XX/XXXX payment. ( Exhibit 6 ) XX/XX/XXXX XXXX sent a statement showing I owe {$6600.00} on XX/XX/XXXX ( and that my XX/XX/XXXX payment is past due ). ( Exhibit 5 ) XX/XX/XXXX I was again inappropriately charged PMI ( Exhibit 13 ) I have made many contacts with XXXX attempting to address this issue directly with XXXX. ( Exhibits 7, 8, 9, 10, 11, 12 ). I have more similar messages back and forth with XXXX that simply do not address this issue. Please help. I am asking that : 1. my account correctly reflect that I made my XX/XX/XXXX and XX/XX/XXXX payments timely ; 2. my account correctly reflect that on XX/XX/XXXX I paid an additional {$48000.00} against principal ; and 3. PMI should no longer be charged and all PMI charges after XX/XX/XXXX should be refunded to me.

Complaint: I applied for a Recast with my lender-XXXX. I received confirmation with instructions on XX/XX/2018. I wired {$200000.00} to XXXX along with completed documents on XX/XX/2018. The deadline was XX/XX/2018. My objective was to lower my mortgage payments from {$2100.00} to {$1100.00} to allow me to stay in my home ( husband died of a XXXX XXXX and I am unable to work due to an XXXX of my XXXX XXXX ). I received a letter on dated XX/XX/2018 on approx. XX/XX/2018 stating my loan had been transferred to XXXX XXXX/XXXX XXXX. Complaint: We were enrolled in a PMI escrow account at the time of closing on our home, in XX/XX/2018, with XXXX XXXX XXXX XXXX, ( XXXX ). We recast our loan in XX/XX/2018 and paid it down to a LTV of 44 %. We were instructed by XXXX to submit an email in order to discontinue our PMI escrow account and meet criteria of not any missed payments and a LTV of 80 % or less. We have met all of the above requirements and submitted the email request for cancelling PMI. XXXX responded stating we will have to pay a fee of {$100.00} and pay for another appraisal on our home. We requested that XXXX use the most recent appraisal on our home that was performed in XX/XX/2018, but have not received a response. We have since learned that this lender is not complying with a Federal law called, " The Homeowner 's Protection Act, '' which requires lenders to automatically cancel PMI enrollment when a loan falls below 78 % LTV.

Complaint: I contacted Mrs XXXX XXXX XXXX ( aka XXXX XXXX ), a mortgage broker who works with XXXX XXXX XXXX, on XX/XX/2018 inquiring 30 year fixed mortgage interest rate and related loan costs with 25 % down payment for an investment property. She told me that the 30 year fixed rate would be 4.75 % and the related fees would be {$1200.00} XXXX {$450.00} appraisal fee plus {$750.00} underwriting fee, Exhibit A ). The loan was a non-point mortgage. However, when I received the Loan Estimate on XX/XX/2018, I noted that there was about {$3000.00} point charge. I told Mrs. XXXX clearly that I would accept a high interest rate rather than have points with the mortgage ( Exhibit B ). She assured me that the loan had no point and she would refund me the points charge after settlement ( Exhibit B ). She also told me that she had to maximize the estimate and the Closing Disclosure ( CD ) would show the accurate numbers ( Exhibit B ). I believed what she told me and expected that the points charge would be removed from the CD, and the CD would show correct numbers of the loan related fees. Per my request, Mrs. XXXX locked the rate at 4.75 % with no points on XX/XX/2018. The settlement was scheduled on XX/XX/2018. However, I did not receive the CD until the evening of XX/XX/2018, and the CD still showed a point charge of {$2700.00}, and the other loan related fees were {$1500.00} ( Appraisal {$640.00} + Underwriting fee $ XXXX= {$1500.00}, Exhibit C ) instead of {$1200.00} as I was told in the beginning ( Exhibit A ). After settlement, I emailed and texted Mrs. XXXX many times asking her to refund me the point charge, and she did not respond to my emails and texts. I also called her many times but she did not answer my calls. When I eventually reached her, she had no intention to refund me the point charge. In summary, Mrs. XXXX and the lender United Wholesale Mortgage had the following violations of ethics for mortgage professionals and mortgage related laws : 1 ) Intentional misrepresentation and deceptive actions regarding mortgage related costs : As shown in Exhibits A and B, I was told that the mortgage had no points and the loan related fees were {$1200.00} in the beginning. However, the lender charged me {$2700.00} point fee and other loan related fees of {$1500.00} at closing ( Exhibit C ). If I were told the truth, I would definitely switch to other lender. 2 ) Fraud promises : Mrs. XXXX told me that she would refund me the point charge after the settlement ( Exhibit B ), however, she had no intention at all to refund me the point charge. I was told that the numbers shown in the Loan Estimate were just estimates and the CD would show correct numbers. However, the costs disclosed in the CD were basically the same as those in the Loan Estimate. 3 ) Violation of the Real Estate Settlement Procedures Act ( RESPA ) : According to RESPA, the CD must be provided to the consumer three business days before the loan is closed. However, the lender did not issue the CD until the evening of the scheduled settlement date ( Exhibit C ). If I were provided with the CD three days prior to the settlement, I would have an opportunity to request the lender to correct their wrongdoings before I closed the transaction. Because the CD was issued in the evening of the settlement ( Exhibit C ), I was forced into a dilemma : closing the transaction as scheduled and paying the extra fees due to the broker/lenders fraud actions, or postponing the transaction to solve the issue and paying the penalty per the purchase contract.

These people ( Agent, Bank, POA representative, and the Appraiser ) are all involved. I believe that my loan is preparatory because of the following : 1 ) .Property sold for too much. 2 ) .Previous owner told me things were fixed but weren't. 3 ) .In the Last six months not one property has been sold for the amount that i paid for my property. 4 ) .I was sold this building without any regards for my financial obligations. I would like help getting my money back and getting completely out of the deal so this property doesn't put me in a financial hardship that i am on my way to being!

Complaint: I work for XXXX XXXX XXXX XXXX and I do process loan with wholesale lenders. I submitted several loans to XXXX ( XXXX XXXX XXXX ) and got paid {$790.00} processing fee which I normally charge. In XX/XX/2018 I submitted a loan to XXXX and I disclosed the processing fee of {$790.00} as I normally do however they went through with the file up until the loan documents gets sent to the escrow company when they said that they won't be able to pay me the processing fee of {$790.00}. When I mentioned that I processed loan previously with you and I got the processing fee paid, they mentioned that they were out of compliance and now they won't be able to pay anymore. I worked 30 days to process a loan without being paid. XXXX had a chance to let me know that they won't be able to pay me the processing fee upfront when I submitted the loan and if they were out of compliance before and now they are in compliance, they should of sent an email or notification stating that they'll no more pay processing fee for processors working for the Broker.

Complaint: XXXX XXXX XXXX holds our mortgage and also collects escrow for our insurance and taxes. We have been receiving documents from the insurance company since the beginning of XXXX about our renewal and I have been monitoring the policy deadline, I wasn't concern because the mortgage company holds our escrow for this, until four days before my home owners insurance was due my carrier still had not receive payment. Payment was due on XXXX/XXXX/18, United has stated that they did not receive any documents from the insurance company yet the insurance company has confirm the address of where the letters were sent and I was also receiving copies. I received two letters in the month XXXX 2018. It's not the consumer job to police the mortgage company to pay their home owners insurance we trust that they are a reputable entity with the resources to comply with their contract. Today is XXXX/XXXX/18 and payment has not reach the insurance company. We emailed united at XXXX on XXXX/XXXX/18 to pay the insurance as of today XXXX/XXXX/18 our insurance company still has not receive payment even though united has confirm a check has gone out. I am disturbed that they did not comply with paying our insurance on time. They are irresponsible and negligent on so many level. I want to make sure that this does not happen again to us or any other consumer whose loan is with XXXX XXXX XXXX. Should I now be concern that our taxes will not be paid on time to receive the full 4 % discount in XXXX?

Complaint: I think the mortgage company and the loan officer did some fraud to close the deal. I was told some things that the payment would be lower. And now the mortgage company had did some incorrect things to have some shortage on my accounts. They keep saying docs they didn't receive or the accessory office that they did not contact. Added a shortage to the already to high payment by {$400.00}. I never received the doc from the loan officer or mortgage company. Was never told about the shortage til I heard the automatic caller state the amount. The property was accessed higher than the correct amount, til i contacted the accessories office. That did a investigation and found there too be a issue. There was missing items from the property that i had addressed with the loan officer. Who told me, he didn't want anyone at my file. That he would get the property refi and get the M.I removed to lower the payments. Had me borrow money off my credit cards to pay the other money, since he said conventional was better at the time. And then now after my credit went from XXXX to the garbage. He doesn't answer the phone. And on a recent statement I saw his companies logo on the doc. Like this is way wrong and that, the broker/loan officer and the XXXX XXXXXXXX XXXX. Came up of a single women 's hard earned cerdit with the purchase and refi of the ( 2 ) properties. refi 1 house XX/XX/2017 and purchase of new property XX/XX/2017. The broker XXXX XXXX
