Complaint: I completed a full documentation refinance transaction with XXXX XXXX XXXX thru a broker named XXXX XXXX signing closing documents on XX/XX/XXXX. My previous loan was held with XXXX and the new transaction was originated thru XXXX ... additionally my current loan was kept and is serviced by XXXX. I was approved to close in mid XXXX and completed the closing without issue on XX/XX/XXXX with a guarantee to fund before the end of the month. My XXXX payment was outstanding, and I followed up with XXXX and my broker multiple times to ensure that it did not need to be paid. I was assured that the funding of the loan would occur in XXXX and that the payment was included in the payoff of the old loan. Additionally, XXXX waived a late fee proving that this was in fact made note of in their system. I followed up on the funding of the loan daily, and was assured on XX/XX/XXXX that the loan was funded and satisfied. It was not until XX/XX/XXXX that I realized that the entire time XXXX had reported me 30 days late regardless of the aforementioned facts. The entire time I had the money to make the payment as scheduled and was told not to make it by both the broker and XXXX. It has drastically reduced both myself and my wife 's credit score. We could not take advantage of multiple rewards offers for credit and we can't refinance to obtain the currently low interest rates. Prior to this we had a perfect payment record and our scores were almost 800. Please help.

Complaint: XXXX XXXX XXXX sold my mortgage that was in good standing to XXXX I understand this may be standard practice but consumers should have a choice in who they pay to service their needs. XXXX has a list of fraudulent and unfair consumer practices. My complaint # XXXX. XXXX filed against XXXX has already be filed but I believe that XXXX XXXX XXXX should also be held responsible for dealing with a less then reputable company. My loan was in good standing, my payments all made on or before due date, my credit history is strong. I should have had a say in who gets my business. I should not be having a financial crisis because of a company I didn't authorize to service. This is not good practice.

Complaint: I purchased a new home before selling my old home. I went through XXXX XXXX, XXXX XXXX Mortgage Advisor. He recommended XXXX XXXX XXXX as the lender because they offer a 'recast ' product which allows me to apply the proceeds of the sale of my first home, and it will lower my monthly payments as opposed to just applying it to the principal and keeping the same high payments. We closed on the new home XX/XX/19 and sold our original home XX/XX/19. On XX/XX/19, I called XXXX XXXX XXXX to start the recast process. When I called, I was told I had to email them, so I emailed them that night with all my information. This included the account number, my contact info, and how much I wanted to put on the mortgage. I received an auto reply, so never opened the email until XX/XX/19. As I scrolled down, I read they were asking for all the info I had already sent them. I replied to that email and repeated the information which was in the earlier email. I heard back on XX/XX/19, in a confidential document that I had to sign in for, only to read that they could not start the process because my loan was getting sold. I had to apply again after XX/XX/XXXX. XXXX XXXX had said the process takes 60-90 days, so now I have to wait until XX/XX/XXXXto apply again to start the process! I feel this is a scam and a way for them to keep getting high interest payments from me. I contacted XXXX at XXXX, and he contacted them to see who it is getting sold to. I'm in fear then ew company wont allow recasting! It hasnt evenbeen assigned yet, it's only in the process of getting sold. This is another reason why I dont understand why they can't allow me to recast now. Please advise asap, time is of the essence.

Complaint: XXXX XXXX XXXX XXXX was the Broker on this refinance. United Wholesale Mortgage was the lender. The lender failed to submit corrected documents to be signed and failed to submit the amount that was promised in my escrow account. This caused me to be short XXXX. I was to skip my XXXX and XXXX payments for 2019. I was to receive {$8000.00} from my escrow account. The updated documents would have prevented all of this confusion. The Broker asked for these items but the lender failed to provide them. XXXX XXXX XXXX XXXX XXXX and the FDIC both agree that this situation was caused by the lender.

Complaint: We just refinanced with United Wholesale Mortgage and it has been nothing but a cluster of goofups on their behalf since the get-go. We have not even made the first payment and we have been insulted, ignored, and belittled by the employees/CSR 's of the company. From not having calls returned to being told that the statement they emailed and US mailed to me doesn't exist. They sent me a statement dated XX/XX/2019, this was never received until I requested a statement in mid-June. They emailed it to me and like magic, it also showed up via US mail two days later. The letter, which they cant find, states that I am responsible for paying my property taxes. When I am escrowing them. Every call I make to resolve this matter, the clerk says I am escrowing the account, no one can find or explain the letter and no one is willing to provide a corrected letter/statement.

Complaint: XXXX XXXX XXXX ( XXXX ) unilaterally up-adjusted the monthly payment on my fixed-rate loan. Then it rejected my auto-payment because it was in the incorrect amount. Then it charged my extensive fees for being late on my payment. I don't believe it had the contractual authority to up-adjust the monthly payment on a fixed-rate note. Nor do I believe the late fees are justified. I was unable to access my account online or reach anyone telephonically. I therefore believe this is all just a loan-servicing scam to route people to incurring additional fees and charges.

Complaint: I financed my mortgage with XXXX XXXX XXXX through XXXX XXXX XXXX. My closing disclosure showed my monthly payments to be in the amount of {$1400.00}. The forms signed at the title company on my closing date of XX/XX/XXXX included my First Payment Letter showing that same amount of {$1400.00} to be due on XX/XX/XXXX. The booklet with monthly mortgage dues also showed the same amount. I received my first statement from XXXX XXXX XXXX in XX/XX/XXXX for first payment due on XX/XX/XXXX. The statement showed a payment due of {$1600.00}. I immediately contacted the company to question the amount and they advised that they would verify and get back to me. I had to call them back several times to follow up as I did not want to be in default but no one could provide me a straight answer on the difference in amount from my closing disclosure and the statement. I was set up online and went ahead and made my first payment in the amount of {$1400.00} and advised them that I would be paying the amount shown on my closing disclosure until I would get an explanation on the discrepancy. One person would say they calculated it incorrectly during the closing, another person would say the escrow changed. I finally got a hold of XXXX XXXX XXXX who was able to get me to the manager and the manager 's explanation was that there was a glitch in the system. I refuse to accept that explanation and I went by my closing disclosure 's amount to budget my bills. On my XX/XX/XXXX statement, they applied a credit of - {$200.00} to the total, bringing the new amount due to {$1400.00} which is the amount originally shown on the closing disclosure. I thought that maybe they fixed the problem but on my XX/XX/XXXX statement, the old amount due of {$1600.00} was showing again. To avoid additional taxes and fees, I have been paying the full amount due.

Complaint: I sold my home on XX/XX/2018. Closing statement shows XXXX XXXX took out {$1500.00} to pay property tax, as well as {$210.00} MIP, out of the sale proceeds. I trusted everyone involved and was extremely overwhelmed with moving out of home and into new home. I work long hours & have little time to handle personal affairs. I'm late on preparing XX/XX/2018taxes. In gathering info for tax preparer a few weeks ago, I went to XXXX XXXX XXXX ( XXXX ) website to ensure I received all tax docs from them, but discovered that I had not received everything. I downloaded Form 1098, XX/XX/2018 mortgage statement, and their Escrow Account Disclosure Statement. I saw that XXXX indicated the {$1500.00} property tax was paid from my escrow impound account, as well as two charges of {$210.00} FHA MIP ( why two? ). Seems to me XXXX paid my property tax and XXXX XXXX also claims they paid the tax. Someone owes me property tax as it was paid twice. And seems XXXX owes me {$210.00} for double payment of FHA MIP, and probably owe me more money that I'm not understanding as they make everything complicated. They've dragged their feet by not finding my account ; I provided info ; they emailed me today that my account is closed and they're not doing anything further. This is unacceptable! For all I know, they kept my money!

Complaint: I have this Mortgage Account opened with XXXX XXXX XXXX ( XXXX ) which is also known as United Shore Financial Services , LLC Account No. XXXX, they opened by Mortgage Account on XX/XX/XXXX. Based on all the documentation I submitted and house Value, they came up with the payment of {$2700.00}. The distribution is in this manner - Principal {$580.00} Interest {$1900.00} Escrow Amount ( for Taxes & Insurance ) {$180.00} it comes out to be a total of {$2700.00} {$180.00} is the PMI ( private Mortgage Insurance ) which I pay monthly. So when they approved the loan they already calculated my taxes and Insurance and accordingly how much my PMI should be. Now three days ago XXXX sends me this letter which states that they have increased my payments from {$2700.00} to {$2800.00} because there are changes in taxes and insurance of my property ( please see attached ). I called XXXX and spoke with the Supervisor and he said my Taxes and Insurance has changed and that is why they will increase my monthly escrow ( PMI ) payment from {$180.00} to XXXX ( XXXX has made an increase of {$45.00} ). Well, I have my Home Insurance through XXXX and their insurance for the whole year is {$420.00} which is already paid. I also called the county assessor office on XX/XX/XXXX and the assessor office told me that my house taxes haven't been prepared yet as I just bought the house 5 months ago and system hasn't registered my name yet, so they don't even know how much are my house taxes yet. So I do not understand on what basis XXXX is increasing my Escrow amount. When I asked the XXXX supervisor about this, he sent me a PMI disclosure ( Please see attached ) which doesn't mention anything that PMI will be increased anytime and out of no reason, in fact it just states " PMI protects lenders and others against financial loss when borrowers default. Charges for PMI are added to your loan payments. '' So this is an extortion from the Lender. People in southern California can not afford to buy the house, those who can face big extortion from companies like XXXX. They haven't learned the lesson after loosing a Lawsuit in XXXX over bad FHA mortgages and settling the case for {$48.00} XXXX. They just increased my PMI by {$45.00} out of their whim and have no explanation to it.

On XX/XX/XXXX we called in and were told it was being assigned and we would be called back that day. Now today, XX/XX/19, we are being told nothing has been done on this file and nothing will be done on this file. There is no SPOC assigned. XXXX is refusing to escalate this. Management is refusing to work on it. Aside from gross violation of their servicing guidelines, XXXX is at this point committing LOAN FRAUD, due to their acceptance of servicing funds without actually servicing the file. *******Additionally, this is a VA BORROWER. Apparently XXXX doesnt care about our military personnel. XXXX doesnt care it is in violation of Federal and State Laws. XXXX doesnt care it is in violation of their Servicing Guidelines. XXXX doesnt care about CFPB guidelines. Instead, XXXX is blaming this on XXXX/XXXX, claiming they are the subservicer and as such it is their responsibility, not XXXX, for this file. ****we are having issues on EVERY SINGLE ONE OF OUR XXXX FILES. XXXX has no capacity to service the files for which they are being paid servicing fees. This needs to STOP IMMEDIATELY. I want this file opened immediately as a short sale. I want a SPOC and negotiator assigned. I want the documents we have submitted to be worked on.

Complaint: In XXXX XXXX XXXXXXXX XXXX Company sent me my escrow statement where the taxes were XXXX to much. Therefore raising my mortgage payment from {$2400.00} to {$3600.00}. I called them emailed them proof of the tax record showing there mistake. They said it would be fixed by mid XXXX. It is still not fixed now in mid XXXX. I sent them XXXX payment for {$2400.00}. They responded to me with a letter saying it was a short payment and they will not accept another short payment again. When I call them one department says its fixed while other department says I still owe them {$3600.00} a month. So I went to the Housing council of to see if they could help. While there we called again. Now they say my mortgage is XXXX a month which is still {$600.00} to much. Now were going to be behind XX/XX/XXXX 4 mortgage payments because they won't accept short payments and they still have not adjusted our mortgage to the correct amount.

Complaint: United XXXXXXXX XXXX and its escrow sub-servicer, XXXX XXXXXXXX, did not pay or disburse my homeowners/hazard insurance by the due date. ****United XXXXXXXX XXXX and XXXX XXXX XXXX dba XXXX XXXX clearly violated Regulation X, 12 CFR 1024.17 ( k ). ****My mortgage refinance closed with United XXXX XXXX XXXX XX/XX/2019. At the time of closing, an escrow account was established to pay property tax and homeowners/hazard insurance. My homeowners insurance policy was due XX/XX/2019 and no payment was made by my mortgage servicer. It is important to note that I have not been 30 days late on a mortgage payment and the escrow account has sufficient funds to pay the insurance amount. ****It is reasonable to think that United XXXX XXXX and/or XXXX XXXX deliberately failed to pay my homeowners insurance policy in order to issue FORCE PLACED INSURANCE. This unfair, deceptive, abusive act and practice should not be allowed. XXXX*If United XXXX XXXXXXXX and/or XXXX XXXX did not purposely fail to pay my hazard insurance, this it was INCOMPETENCE on United XXXX XXXX for failing to adequately supply its sub-mortgage servicer with all the information to pay my hazard insurance. If United XXXX XXXX did supply XXXXXXXX XXXX with my hazard insurance information, then the INCOMPETENCE falls on XXXXXXXX XXXX.
