Complaint: I have a 15 yr. fixed mortgage with Shore Mortgage and my loan was made in early 2014 with a PMI that was to be removed automatically when the LTV reached 78 %. My loan was for XXXX and the property had an accessed value of XXXX at the time of the loan. My goal was to pay off this loan in 10 to 12 years so I have made extra monthly payments that has lowered my LTV making it eligible for PMI removal.. My loan balance is now below XXXX and has exceeded the point where the auto removal should have been made. I contacted Shore mortgage and they want me to pay for a drive by appraisal of $ XXXX before they will remove the PMI. There is nothing in the contract about a drive by appraisal but I have no objection to this or even an inside appraisal but the fee for this should be on them. A real estate agent told me that she could quickly sell my home for XXXX. Now I am also told that if I do not pay the fee for the drive by that the PMI will continue until the date that would be the normal amorization of the loan for the 78 % if I had made no extra payments. This is a rip off and violates everything I have been told by Shore Mortgage represenatives as well as what is in the contract. What I want is for the PMI to be stopped and all overpayment above that required to meet the 78 % LTV to be returned.

Complaint: UWM ( United Wholesale Mortgage ) is NOT doing there job. My insurance carrier notified UWM in XXXX 2015 of what my homeowners insurance amount would be, which is approximately {$630.00}. My escrow amount before the insurance payment was {$1000.00}. UWM sent them XXXX checks totally a little over {$1500.00}. UWM does NOT update their information but once a year, so now I have a negative in my escrow. This is TOTALLY unfair!!

Complaint: I am refiling my complaint against United Wholesale Mortgage Company, Case # XXXX as I find their response to be wholly inadequate. Further, I attempted to contact them at the number provided, and it was not working, causing me further concern. They have generically written assurances, without responding specifically to my request that my records be destroyed since I pulled my XXXX mortgage applications. Furthermore, as they claim to be following financial regulations, I would like to have copies of all regulations that they believe apply to my case.

Complaint: Dear Madam/Sir, I am consumer and I was experienced a cheating case during the home mortgage process, the lender name is United Wholesale Mortgage, loan broker is XXXX. Before I sign in the escrow company I was told it 's a no point no fee loan, and the lender will pay the compensation to the loan originator, but the reality is I paid over {$6000.00} to the broker as his compensation. I believe it 's unfair to a consumer, because I am able to find other lenders or broker in my area that can cover my loan cost. Complaint: My issue centers around poor customer service, inaccurate escrow information ( advisement of a refund and withdrawal of that with no notification ) and lack of response to multiple service and escrow complaints. I knew I was going to have a wide fluctuation on property taxes ( due to building a new house on vacant land ), and contacted United Wholesale Mortgage my mortgage provider. I left multiple phone calls to an individuals voicemail in the Escrow Department and after XXXX months, never got a call. I would also call Customer Service and they said they would leave a message for someone to call me, but once again, no one would ever call. I was able to speak to a few CS reps, one of which helped to calculate my new escrow payment and they advised me of my refund. Three weeks went by and no refund. I called in again and found out they calculated it wrong because they were not an escrow representative and was told I was getting appx 50 % of what they told me as a refund. When I asked why I was n't notified in writing, they had no answer. I asked to speak to a Manager and he advised that he would pull the calls and call me back. I left him several messages over several weeks and never received a call from the Manager with an explanation. I also never received a revised escrow statement until I had to call in and request XXXX. This should have been provided since they recalculated my payment and my refund. I have since submitted a Complaint to their Complaint Department and they have had it for XXXX weeks with no response. While I have n't been financially violated, I am getting the worst service ever and have never been able to speak to a live Escrow Agent at this company. They claim they only let you speak to their front line Customer Service Reps and then the escrow agents do the work behind the scenes. This might be fine until the CS Rep calculates the wrong refund amount, they then Escrow Dept changes it, they hold back the check they were supposed to send you and never advise you that you are not getting the first check and the amount of your refund changed. I find this to be completely unacceptable and would appreciate your assistance in helping me get action and a response to this matter. I have never seen a firm NOT respond to a complaint.

Complaint: This is the outline of events through my loan closing - I was required to come up with an additional {$7200.00} that was never agreed upon or disclosed to me. Will also attach GFE that was signed, along with HUD that matches the signed GFE and the actual HUD from the day of closing where you can see in Section L, item XXXX changed XXXX XXXX. our credit was reduced from over $ XXXX to only {$830.00} XXXX. Mortgage " Lender '' - United Wholesale Mortgage ( UWM XXXX Mortgage " Broker '' - Superior Rate Mortgage XXXXHome purchased - " XXXX '' XXXX/XXXX/15 - email from Broker letting me know the Disclosures are ready to sign ( online for electronic signature through UWM web portal ). XXXX page document that included fee compensation for Broker, a GFE, and breakdown of what fees were covered at closing by Broker/Lender/Borrower. XXXX/XXXX/15 - returned ink-signed portion of disclosures. XXXX/XXXX/15 - XXXX page Truth In Lending XXXX TIL XXXX disclosure sent that shows APR, finance charge, amount financed, total payments over loan lifetime, interest rate, & breakdown of monthly mortgage payment. XXXX/XXXX/15 - Were notified late afternoon that there would be a XXXX week delay in the closing sale of my condo which would in turn delay the closing of XXXX ( issue on my Buyers side ). Called my Broker immediately to inform of the delay in XXXX closing. Was told that 'we can extend your rate lock and wo n't charge you so do n't worry about that, it wo n't be an issue '. Went forward like nothing had changed. XXXX/XXXX/15 - XXXX page TIL sent over XXXX no one alerted to this coming and there was a lot of paperwork re-sent as the closings were delayed ). Looking at it, not much seemed to change. Overall expected monthly payment went down about {$15.00}. XXXX/XXXX/15 - Day of closing, attorney informed that it looked like my closing costs had gone up XXXX $ XXXX. Looking further into this, my original GFE on the disclosures that were signed XXXX XXXX/XXXX/15 XXXX showed an origination charge of {$7200.00} and a credit ( benefit ) for the interest rate chosen of XXXX {$8000.00} XXXX. The HUD statement sent over that morning to my lawyer showed the same origination charge but the credit was reduced to ( {$830.00} XXXX. This was a reduction of {$7100.00} that I was required to come up with. As stated on the HUD statement, these are fees which can not change - their new HUD shows that credit as on the GFE and on the new HUD, looking like there is no change but I have many documents showing otherwise ( all are attached ). I was never given a new GFE and asked to sign off on the newly disclosed fees which was extremely misleading. The situation was compounded by the fact we had no contingency to purchase the new home XXXX separate issue we already dealt with, poor guidance from realtor ) - the situation now became pay the additional $ XXXX in costs to the Lender OR lose {$18000.00} deposit/fees already put into the new home and be homeless ( condo was sold XXXX days prior and was living in a hotel ). My situation was well known to the Broker prior to the closing day. Another piece of evidence that this loan was not being properly handled was the fact that my Broker informed he was 'waiving ' his commission XXXX around {$1500.00} XXXX to help this continue forward. However, my lawyer let me know that the loan would not have been approved unless this fee was waived which would bring down my closing costs. The Lender had not only INCREASED my settlement charges and not disclosed the new fees to me, but then never processed my loan application with the new fees to make sure it would even still be approved. This turned into several hours of back & forth until the loan was approved all while sitting at the closing in my attorney 's office with the Sellers present.

Complaint: I contacted mortgage broker XXXX XXXX, XXXX with XXXX in XXXX of 2015 to get a mortgage pre-qualification to begin shopping for houses. When we found a house that we loved and made an offer in early XXXX we requested a closing date of XXXX XXXX in the offer based on what XXXX indicated would be a reasonable amount of time to secure the mortgage. On XXXX XXXX I went to XXXX 's office to sign all of the application paperwork and asked again if we would be on track for a XXXX XXXX closing and was told that we should be OK. I was asked for various documents along the way and always responded quickly, normally the same day. I followed up a few times about the date since I was planning to secure friends to assist with the move and we were selling the existing house that we were living in the following week. On XXXX XXXX I received a conditional commitment and was told that we still looked good for a XXXX XXXX closing but they just need to tie up a couple things. The issue came on XXXX XXXX, I sent an email asking for a status at XXXX XXXX and received the following response at XXXX : " We got all of the conditions related to you cleared ; however there is a condition related to the appraisal which should have been cleared by the appraiser earlier this week ( basically, an " explain why you did XXXX on comp # XXXX '' type question ), which the appraiser did not take care of before leaving on vacation for this week. We are requesting " backup '' to see if the appraisal management firm can fill in for him on it, but since it 's an explanation of a judgement call I ca n't say for certain whether than can be cleared before next Monday. So that makes it likely that your closing gets pushed to the middle or end of next week. " Basically I was told about one full business day prior to the date I was supposed to close that it could not happen. I had time scheduled off work, a rental truck reserved, friends planning to assist, had to make the sellers of our other house adjust their timing. The feeling I got was that these things happen in this industry and everyone pointed fingers at it being someone else 's fault, the underwriter needs something, but the appraiser is on vacation, the broker can do anything with United Wholesale Mortgage, and XXXX would not give any information to applicants, etc. I understand that things happen, but to be given such little notice was extremely stressful and resulted in additional costs of having to pay movers and adjust my schedule - let alone settle in to my new home.

Complaint: I started a request of a loan at end of XXXX 2015. A broker give a rate lock and loan approval, with a XXXX on XXXX XXXX. For external reason not related to me ( was a judge involved as a XXXX was one of the owners ), the closing took more time than expected in the rate lock. I consult my broker and he told me will be no problem to extend the loan with the same rate. On XX/XX/XXXX was the closing and the broker send me a new XXXX ( same day as the closing ), and I found that he remove some discount points ( {$1500.00} ). On the conversations I have with the broker and he never told me or provide ducumentation about the rate extension cost, I also asked him may times if will be a problem and he never communicate the difference of the cost. The relation with the broker felt apart and I have to communicate with the loan company and they investigate. They consult with the broker and the broker told them that he give me the information. I request documentation to validate this, and they never provide it. Please help to resolve it.
