Complaint: We keep receiving late notices from Seterus even though payment is made before the due date. To guarantee funding, payment is made with an official/cashiers check and sent via priority mail. When we inquired of Seterus, their response was that they changed their billing practices and are now sending the next month 's bill before the due date of the current month 's bill. They stated it was done as a courtesy to the consumer but the bill may not reflect payment because of the early billing. We are concerned that the late notices will now reflect poorly on our credit report and credit bureaus will report consistent late payments pattern. We have requested a confirmation and clarification on how their practice will impact credit bureau reporting. If we are paying on time, our credit score should reflect same.

Complaint: I have had problem with my mortgage for quite a while. I applied for a modest needs help. I called seturus and asked them to fax a monthly mortgage statement to this people. I gave them the fax number. I assumed they did this. However they did not. I could have had help for one payment which really could have helped me. I had okayed a payment plan because I figured I was going to get the help. Now that they failed to follow through I have lost my chance. Now I will have to wait months again. Now I have written them to cancel my payment plan and check withdrawals. I know they will not follow my instructions so now I have to cancel my checking account. I just do not understand why they our so XXXX and can not follow directions. When is the government going to step on these injustices. Complaint: I previously had XXXX XXXX XXXX as my mortgage company but in 2015 after losing or misdirecting my 'pay in advance ' monthly payments - I asked permission to pay in advance and credited to payments and NOT principal. However, again they continued to misdirect or lose payments and actually put my house in foreclosure even that I was paid in advance by 2 or 3 months! Then to stop the ( BOGUS ) foreclosure I not only sent the excessive amount to stop the foreclosure- I had to send it TWICE because they credited the money to someone elses account! Now the new company Seterus continues to harass me with bogus charges for over {$1600.00} because they claim I dont have insurance on my house! I called my insurance company even sent them bills and they continue the harassment of either raising my monthly payments, not giving me credit for the monthly preprepayments and cashing XXXX checks they are n't entitled to to stop a foreclosure that is n't even valid because I paid months in advance my mortgage. I call XXXX, write and nothing is corrected and its cost me over {$5000.00}. just to Attempt TO STRAIGHTEN THINGS OUT - BUT ALL THEIR RESPONSE CLAIMS THEY DID NO WRONG AND THAT I SHOULD OF ASKED FOR PERMISSION ( WHICH I DID XXXX 2015 ) TO MAKE PREPAYMENTS TO MY MORTGAGE MONTHS IN ADVANCE )

Complaint: I HAVE FILED FOR A MORTAGE MODIFICATION MULTIPLE TIME OVER THE PAST XXXX YEARS. THE SERVICER HAS REPEATEDLY DENIED MY APPLICATION CITING FACTUALLY INACCURATE/INCORRECT REASONS FOR DENIAL.

Complaint: In XXXX of 2016, I was given incorrect information from my bank ( XXXX ) in regards to whether a mortgage payment to Seterus would clear. XXXX told me that the payment would clear. The payment ended up not clearing. XXXX has acknowledged that this was their error in writing. After reaching out to Seterus numerous times, I was not able to get a clear answer in regards to why the payment did not go through i.e a supervisor told me that it was not due to insufficient funds it was due to a typographical error. I received misinformation from Seterus every time I called constantly for a month. Due to this the XXXX payment was applied on XXXX XXXX, 2016. 1 day late from the 30 day reporting guideline. They record all of their phone calls. I have requested several times that they produce the recorded conversations that I had with their reps. I am confident if anybody heard these conversations it would be clear that the late payment was due to their inability to give me accurate information in regards to my account status. To make matters worse, I am currently in the middle of a refinance on my home and this 30 day late has raised my interest rate almost .50 percent. This will cost me XXXX of dollars over the life of my 30 year mortgage. I have tried contacting Seterus several times in regards to this matter. Their reply has been " We apologize for giving you incorrect information '' however it is our policy to report accurate information to the credit bureaus '' and we deem the information we reported to be accurate. '' If anyone listened to the incompetent people working for Seterus on their customer service lines it would be clear that they are unsuitable and unfit to be a mortgage servicer for XXXX and XXXX XXXX mortgages. This company should be thoroughly investigated on there customer service practices. It just cost me XXXX of dollars due to the inability of Seterus to service my loan fairly and accurately.

Complaint: I am experiencing an issue with Loan Servicing Company Seterus as they changed incorrectly WITHOUT MY AUTHORIZATION and knowledge my Principal and Interest mortgage payment of {$2300.00}.
Additionally Seterus Inc. payed the last 3 months of my Home Insurance by sending a check for {$530.00} to XXXX. As stated in my previous complaints as well as my loan documents ALL INSURANCE AND TAXES are paid separate and that no escrow account should be opened. Once again Seterus has disregarded the loan agreement and paid the remaining balance of my home insurance. As you will see in the attached statement from XXXX I have paid on a monthly basis all applicable insurance bills ON TIME. XXXX has agreed to send the check back to Seterus Inc . This issue has caused unnecessary hardship and time. I will ask once again that Seterus close my escrow account that should never nave been opened and send back a refund check at the close of 2016.

Complaint: We recently paid off our mortgage. We received a letter from our servicer, Seterus, saying our final payment exceeded what was due and that we were entitled to a refund of {$530.00}. We also had money held by Seterus in escrow for taxes, although we never received a breakdown on those figures. We later received a check unaccompanied by any explanation of whether the check consists of the escrow and the overpayment or just the escrow. We have called and have been told that the payment includes the escrow and the overpayment, but have not been given any breakdown that explains how much was in escrow and how much was returned as an overpayment. We have asked for such a breakdown and been told we will not get one unless we write Seterus. In short, we can not ask for the breakdown explaining how the refund was calculated without a written letter.,

Complaint: I received a notice from Seterus regarding my monthly payment and I paid the amount that Seterus told me I owed, then my interest rate on my harp loan was increased, which increased my monthly payment when I became aware of the situation I contacted Seterus and was told that one of my payments went towards paying fees, I was also assured that Seterus had discovered the mistake and it was going to be taken care of and the payment I made would be put towards my monthly payment, I also made an additional payment to take care of the increase in my interest rate, a couple of weeks ago I discovered that Seterus did n't put my payment towards my mortgage but kept them as fees which left me a month behind, so I contacted Seterus and was told that I had to fax my request because the initial request could n't be processed in house, so I faxed my request as instructed and just received a letter from Seterus which looks like a veiled threat to repossess, I also do n't know how much fees were added to my account because of the confusion by representatives of Seterus, at no point was I ever contacted by Seterus or was giving an opportunity to rectify the situation when I first contacted Seterus, in fact, I have been assured repeatedly by representatives of Seterus that the problem was their fault and could be rectified without any issues

Complaint: After a separation of 2 years, without being on my mortgaged property, it was ordered in a divorce that my ex-spouse had 2 years to obtain credit and take over the mortgage for the property that I had financed. It was also ordered that if at any point, she was more than 60 days past due, I would retain ownership and responsibility for the property. After multiple court proceedings for her contempt, the property was finally awarded back to me on XX/XX/2016. The mortgage was originally with XXXX, during the court proceedings the mortgage was sold to Seterus, a collection firm. On XX/XX/2016, I paid {$4200.00} to Seterus to make the mortgage account payments current and up to date and made every payment on time from that point until the house was purchased in XXXX. The house was sold on a VA loan. I contacted Seterus in XXXX and informed them of the sale. Seterus assured me that although the closing was set for XX/XX/XXXX, I did not have to make any further payment on the loan. I was concerned that this would negatively affect my credit score. The Seterus representative assured me that I had a certain amount of days before that would happen. I was under that amount of days. On XX/XX/2016 I made a final payment of {$190.00} to Seterus, the payoff difference. On XX/XX/2016, I received a check from Seterus for {$310.00} for over payment. In XX/XX/2016 I received a letter from Seterus, it stated that I was past due on the loan. I called Seterus once again to dispute. Their representitive confirmed that the house was sold and their were no late payments. After explaining I was trying to repair my credit. I requested to have their auditors update their report to the credit agencies. It is now XXXX it shows paid, but now showing I have late payments.

Complaint: Thank you for helping me. Seterus continues to apply my on time/early house payment to principle, then charge me late fees. This is a habitual problem. The XXXX, 2016 house payment I wrote on the check and on the statement " XXXX House Payment ''. Seterus applied my payment XXXX XXXX, 2016 to ... ..you guessed it ... .the principle, again. When Seterus called I I said, " MY BURDEN IS TO PAY ON TIME. SETERUS ' BURDEN IS TO APPLY MY PAYMENT PROPERLY AND ON TIME. '' This is constant and ongoing. They have not reversed and corrected it. They are fining and feeing me to unbelievable proportions. I continue to pay on time and they continue to miss apply my money. My burden has been met. They are charging me fees for I do n't know what because I do n't pay late. They are careless and reckless when applying my mortg payment. Can you help? XXXX
