Complaint: Chapter XXXX filed XXXX ; Loan previously with XXXX XXXX. During the chapter XXXX the house payment was raised from XXXX to XXXX without any written notification and/or notice during the bankruptcy. I continued to pay XXXX. The Chapter XXXX was discharged XXXX/XXXX/XXXX. The only info received from XXXX was prior to the discharge XXXX XXXX that stated my payment would reduce from XXXX to XXXX eff XXXX/XXXX/XXXX. NO back balance was indicated. Then the loan trans 'd to Selene Finance XXXX/XXXX/XXXX. I was not made aware of the transfer until XXXX/XXXX/XXXX. Selene Finance would not even discuss info with me until XXXX/XXXX/XXXX. Advising my attorney would not give " verbal '' release that they no longer represented me. I had already faxed court order discharge papers, but this was not accepted by Selene. When they finally begin to speak with me on XXXX XXXX, they advised I was 18 payments behind for over {$12000.00}. This was not only a shock to me but I had nothing from XXXX nor from anyone else with this information. I then requested research on XXXX/XXXX/XXXX from Selene Finance. They want to tell me I am behind but to this date they have yet to send me how and why this amount is owed. They advised me it would take over 2 months to do research but would still have to pursue foreclosure if this amount was not paid by XXXX/XXXX/XXXX. I can not get anyone to call me back, they have no answers ; I have been told it is my fault, etc. I have made a total of 13 phone calls to try and get this resolved. On XXXX/XXXX/XXXX loan modification papers were overnighted to Selene finance in order to try and save my home, but I have still have not heard any updates. I truly feel that they are purposely delaying research in order to foreclose on my home. Something is just not adding up. I have tried and tried my best to do what I feel is right to try and get this all in order. But so far this new finance company is not working with me. I am not sure what else to do. Any assistance in this matter would be a great and wonderful burden off my shoulders. I have been fighting now for almost 4 months.

Complaint: I requested from " Selene Finance '' num erous times for reinstatement so I could issue a cashier check to reinstating my loan. It 's my belief that Selene Finance purpo sely abandon their policy. On XX/X/2016 at XXXX XXXX for 20 min/ 47sec I spoke with XXXX XXXX a employee with Sel ene Finance she was baffled and in shocked as to why I was not issued an reinstatement letter. She reor dered the reinstatement letter ( th is makes my fourth request ) which was cancelled for a second time. XXXX also confirmed the following : 1. On XX/XX/XXXX I ordered a payo ff 2. On XXXX XXXX , 2016 I requested a reinstatement statem ent 3. On XXXX XXXX , 2016 I sp oke with XXXX XXXX and in his notes I re-ordered a reinstatement statement but it was never order. 4. O n XXXX XXXX , 2016 I pa id XXXX as of XXXX XXXX , 2016 a partia l payment ( unapplied ) {$7100.00} was in SUSPENSE Currently I owed {$5900.00 } 5. On XXXX XXXX , 2016 I spoke with XXXX XXXX she was highly perplexed as to why I did not received a reinstatement statement ( prior to making a payment, stating its their policy that a reinstatement statement must go out to the borrower to assure the borrower of the reinstatement balance owed. 6. She confirmed on XXXX XXXX , 2016 XXXX XXXX deleted the reinstatement request. 7. XXXX XXXX re-ordered the reinstatement statement and schedules a follow up call on XXXX at XXXX . Unfortunately we have not spoken again. I was charged XXXX late fees XXXX for XXXX 2016 an d XXXX 2016. Selene Finance cla im I owed over {$6000.00} in fees that carried over fro m XXXX XXXX XXXX . Un true. They have submitted to the credit bureaus that I have been 60 days late, for XXXX & XXXX 2016.

Complaint: My Mortg age Loan is serviced by Selene Finance. I am trying to pay it off, borrowing money from friends and family. Selene Finance sent me a Pay Off Figure ( {$470000.00} ) valid up to XXXX XXXX . But I could not arrange the full pay off at that time and paid almost 50 % ( {$220000.00} ) of t hat figure. Now I am trying to arrange the balance amount again from friends and relatives and requested a new Pay Off. They gave me a new Pay O ff ( {$270000.00} ) valid up to XXXX XXXX . This Pay Off figure is wrong an d Selene Finance is ove rcharging me by {$8800.00}, as shown in the attached calculation.

Complaint: XXXX 2016 , Selene Finance w rote and said that I was 18 months behind on mortgage payments, and when I submitted proof of all payments to the lawyer- they sold my account to XXXX XXXX 2016 The very first letter from XXXX stated that I was behind in paying them, they never send a statement saying how much to pay, or that payments have been received or a payment book or anything. I paid a company named XXXX to help, only to have them ask for more investigational money ... ... I am so tired I could scream ....

Complaint: On XXXX XXXX , XXXX , my former fiance and I refinanced our mortgage into an FHA mortgage through XXXX XXXX . Immediately upon closing, XXXX informed us the mortgage was sold to XXXX XXXX XXXX . Shortly thereafter, XXXX XXXX , my former fiance, permanently vacated our property, creating a financial hardship for me and my children. We remained in our home and I worked diligently with XXXX XXXX XXXX to have the mortgage modified so I would be able to keep my family in our home. After 3 years of numerous submissions of necessary documents, XXXX XXXX XXXX continued to claim there were necessary documents missing, so I continued to resubmit them. It must also be noted that, in order to be considered for a loan modification, various representatives employed by XXXX XXXX XXXX , advised me it was necessary to be a minimum of 3 months delinquent on the mortgage - I was told by them to " stop paying the mortgage or you wo n't have a chance at a loan modification. '' Against my better judgement, I followed their advice, which led to them dragging this process out further, finally approving me for a loan modification, then turned around and filed foreclosure proceedings against me. As a result, I retained an attorney, XXXX XXXX . Attorney XXXX requested a copy of the complete transaction history, which was not provided by XXXX , as well as an endorsed note, which could not be produced by XXXX XXXX XXXX . In XXXX , XXXX , XXXX XXXX XXXX scheduled a foreclosure sale date. Immediately upon being contacted by my attorney prior to the sale date, XXXX XXXX XXXX quickly transferred servicing of my mortgage t o Selene Finance and canceled the foreclosure sale. Selene immediat ely began foreclosure proceedings even though I had been approved for a modification with XXXX XXXX XXXX . Selene also increa sed my mortgage payment by {$400.00}, and did not inform me of the increase or reasoning behind it. They sent statements to XXXX XXXX , XXXX . of XXXX XXXX , as well as to my attorney, XXXX XXXX , but never to me directly. Representatives from either XXXX or Selene have ever met face to face with me in mediation to discuss my financial hardship and need or a loan modification. My attorney has requested copies of complete transaction history and the endorsed note fro m Selene numerous times in countless attempts to negotiate a loan modification through them, but these have not been produced from Selene. Therefore, Selene ha s proven unable to validate both this debt and ownership of the loan. I 've sent numerous loan modification packag es to Selene as well, only to receive the same run around from them, claiming they did n't receive all of the required documents. Selene denied my most recent application for a modification claiming they did n't receive the necessary and complete documents, which were in fact sent on time. My attorney has made repeated attempts to contact the single point of contact at Selene, however, the identity of this person i s continuously changing. The whereabouts of my former fiance are unknown, however, he is still on this mortgage, regardless of my request through both XXXX an d Selene for an as sumption. I 'm now facing a foreclosure sale date of XXXX XXXX , XXXX . I was also told by XXXX XXXX XXXX , " we do n't do FHA mortgages so this is not one and we also do n't deal with HAMP, so goo d luck. '' This mortgage is in fact an FHA as noted on the original refinance paperwork.

Complaint: we had an insurance loss in XXXX 2017 -- t he loss was over 30000 - - the process with Selene Finance to get the funds released from the insurance company have been a NIGHTMARE!! They keep changing their process, tell us to d o one thing an d then change it and its holding u p our contractor fro m being paid -- the banks inspector cleared the 100 % completion 3 weeks ago -- we have sent in every piece of paper and the checks and the last issue was the la st straw - - we called and ASKED about sending the depreciation check endorsed or not as I was reluctant to send an endorsed check thru the mail to them -- we were told to NOT endorse it -- and today we got a call that they had to send back for endorsement -- NONE of the checks have been released from them and this is seriously holding up payment for reimbursement to us and ou r contractor fo r completed repairs -- if my complaint should not be to CFPB then please advise to whom -- this is outrageous behavior and process on their part we pay for insurance to be used to take care of repairs and insurance company released funds " weeks '' ago ( over a month a nd 1/2 ) and we are not seeing any funds paid out because they are holding them.

Complaint: I started a short sale in XXXX XXXX with XXXX XXXX as the executor of the property that was owned by my mother. When we found a buyer we started the process of submitting documents to XXXX XXXX. Since this was a XXXX XXXX loan, we were directed to submit the file to XXXX XXXX directly and they would work with us to get an approval. While negotiating with XXXX XXXX they sent an e-mail with a counter offer to the offer that was submitted. The buyer decided to accept the counter. While the amended documents were being prepared, XXXX XXXX informed us in XXXX the loan was sold and we had to wait until XXXX XXXX to get in touch with the new servicer. They informed us that we would have to start the process over again with the new servicer. We waited and submitted the offer again to the new servicer, Selene financing. After the servicer reviewed the documents and the value, on XXXX XXXX we were told the investor has to net {$380000.00}. The buyer had to increase the offer which he agreed to and we submitted all the amended documents. After waiting over a month for a response, on XXXX XXXX we received an e-mail that the investor has to net {$400000.00} based on the new value that was received from an exterior BPO. However this was not the net that we were told on XXXX XXXX. We were told the change in value was due to a new exterior BPO that was completed. This property is an estate sale that has been sitting empty for a year. During the winter months, pipes froze and burst and there is water damage, mold and other issues that need to be addressed in the property. Therefore an exterior only BPO would not allow for an accurate value of the property. Additionally an Inspection report was also submitted with the offer which provided the details of the disrepair in the property. As the executor of my mothers estate I am doing the best that I can to manage the sale of this property. However, I am currently on working for the government in XXXX and this process has been very frustrating and tedious to say the least. The amount of paperwork and the back and forth while I am in a different time zone has not been easy. I would like assistance in getting this short sale process completed.
