Complaint: I have a new mortgage that was taken out through XXXX ( XXXX XXXX XXXX XXXX ). Their service was great. I was advised by them that my loan would be sold to a mortgage servicer once I closed, which was fine. I was also advised on the benefits of setting up bi-weekly payments, which for me is how I have to pay my mortgage to make it fit into our budget. I am the sole provider for a family of XXXX and I make enough for the family to survive and be able to save just enough. Once I received my first bill from Rushmore Loan Management Services I immediately called, more than a month before my payment was due to setup automatic bi-weekly payments on my paydates. I was dismayed when the customer service agent advised that their company does not offer bi-weekly payments and that if I made bi-weekly payments they would hold the funds and not apply it to the mortgage until a full payment was received which is ludicrous. If any payment is made it should immediately be applied to the loan regardless of the amount. Additionally, I should have the option as advised by XXXX XXXX to make bi-weekly payments. The customer service agent stated that they have received several complaints from their customers for a lack of offering bi-weekly payments and that their management staff was 'looking into it '. I hope this complaint serves as motivation to 'look into it ' a little deeper. If a response is not received I will follow up this complaint with complaints to many other government agencies that may have jurisdiction over Rushmore Loan Management Services.

Complaint: Rushmore Loan Management Services ( will now abbreviate as RLMS ) is sending people onto my property to leave notices on my front door. I am the property owner. I do not currently, nor have I ever had any business or accounts with RLMS. No one currently living at my address has or has ever had any business or accounts with RLMS. I have contacted RLMS on three separate occasions to inform them of this. I have specifically notified RLMS that any future visit to my property is unwelcome and will be considered trespass. RLMS has visited my property no less than two more occasions since I have first notified them of this. On each subsequent visit I have again contacted RLMS to inform them that no one living at the address has any account or business with RLMS, I have requested that the visits cease, and I have informed them than any future visit will be considered trespass. I have video and physical evidence to substantiate the continued unwelcome visits.

Complaint: None of the options really covered the problem regarding this mortgage, but I'll explain ... Back in XX/XX/2005, when I bought my house, the mortgage company set up a " 80/20 '' loan. I believe this may be considered a predatory loan. To make a long story short, I have been paying a loan for {$42000.00} for 13 years and only a total of {$400.00} has gone to the amount. I still owe {$36000.00}! The interest is 10.74 % ... is there ANYTHING you can do to help me with this? I have not contacted the mortgage company because I didn't want any retaliation.

Complaint: XX/XX/2018 our FHA loan was transferred from XXXX XXXX XXXX to Rushmore Loan Management. XX/XX/2018 I attempted to pay my loan online through a one time payment in the amount of {$1400.00}. It had still not come out of the account and on XX/XX/2018, it was shown to be returned. But, it NEVER came out of my bank account. I called them and tried to rectify and pay this on XX/XX/2018. AGAIN, it showed to be paid on XX/XX/2018, but never came out of my account. I was finally able to get it paid after talking to them on the phone on XX/XX/2018, even though it was shown to still be paid online at the time. It had not come out of my bank account and I was worried. On XX/XX/2018, it was returned from the payment done XX/XX/2018. This was a payment that never came out of my bank account. I have set up automatic payment during the month of XX/XX/XXXX and I verified with customer service online that I had it set up correctly. A letter dated XX/XX/2018, was mailed stating that per my request my automatic withdrawal is to be cancelled. I did not ask for this. There is no record of this. I sent the payment through XXXX XXXX online with their bill Payee system upon returning from a trip on XX/XX/2018, once I realized my automatic withdrawal had not come through. It went through immediately. Rushmore Loan Management is making it impossible to keep my on time payment record and is fraudulent in how they are operating my account. They cancelled my automatic payment. And they are not helping to ensure I can pay this. On XX/XX/2018, a letter was mailed asking for a revised fire insurance policy. I have not changed my policy since the loan transfer to Rushmore in XX/XX/2018. They are requiring insurance above what is necessary for my area. My policy is through XXXX XXXX XXXX XXXX.

They said they would send me the form to drop PMI, it has been 3 weeks, multiple contacts and I still have not received the form in the mail. They refuse to EMAIL me this blank template while constantly telling me they " Mailed it '' yet can not show proof. It is not in my mailbox still after 3 weeks.

Complaint: Rushmore Loan Management Services began servicing my loan in XX/XX/2017. Since, this company is charging me over {$6000.00} ... for what they are calling " Corporate Fees ''!?? Also, {$1900.00} in " bogus '' late fees. They refused to accept my mortgage payments after alleging that my mortgage loan was in arrears two months. I've unsuccessfully tried to correct my account for one year now and all I get is the run around. This company should be investigated by the proper banking agency for their fraudulent business practices & they shouldn't be allowed to do any business. Their business license should be revoked indefinitely.

Complaint: My name is XXXX XXXX Property address is XXXX XXXX XXXX, XXXX, CA XXXX My loan # XXXX XXXX XXXX My mortgage servicer is Rushmore loan management services , LLC Point of contact at Rushmore is XXXX XXXX XXXX ( XXXX ) XXXX last year I lost my job and got legally separated with my wife that's another income that I lost but now I have a good job and I work XXXX too, so I applied with KEEP YOUR HOME CALIFORNIA ( its a government help program ) and I got approved with them to reduce my principal and that was on Tuesday, XX/XX/XXXX with one condition that I have to apply for a loan modification ( APPROVAL LETTER IS ATTACHED ) with my mortgage servicer witch is RUSHMORE LOAN MANAGEMENT SERVICES , LLC so I downloaded the the application online and I found out that loan modification will not be accepted if i have a sale date within 37 days ( Put IN MIND I'M IN FORECLOSURE ) so I called my Mortgage Servicer on XX/XX/XXXX at XXXXXXXX XXXX ( XXXX ) XXXX ( I Attached My Phone Bill For Record ) and spoke with XXXX XXXX who handle my loan in the lost mitigation Department and I asked him clearly, Do I Have A Sale Date? and his response was NO NO, send me the application to work on the modification for my loan ( the conversation is recorded because he asked for my permission to record any call to him. I submitted the application with all the documents required according to their application on XX/XX/XXXX at XXXXXXXX XXXX ( I attached the Fax Communication Log ) then called on XX/XX/XXXX at XXXXXXXX XXXX XXXXo follow up and I was told that they need proof of rental payment which the have it in the bank statement because its a direct deposit and I told him that, and he said he will submitted himself. Then I called him on Tuesday XX/XX/XXXX around XXXX XXXX again to follow up with him due to the KEEP YOUR HOME CALIFORNIA letter expiration date on XX/XX/XXXX then his response was " sorry XXXX XXXX your modification was submitted within the 37 day of sheriff sale date, I asked him for help and he declined it, I asked him to speak with higher department they may make a dissension he also declined it then I had to call a lawyer today Wednesday, XX/XX/XXXX and he told me It's illegal to declined your loan modification it's not even submitted to the underwriter also my lawyer said that he can stop the sale and MAYBE get my mortgage servicer to work with me on my loan modification but no guaranteed and also my lawyer not sure that if they would work with me it will be done before my KEEP YOUR HOME CALIFORNIA EXPIRATION DATE WHICH XX/XX/XXXX, beside my lawyer asked for a lot of money which I don't have Then I had no choice but to call you for help and I would like to get modification done before XX/XX/XXXX because I CAN'T AFFORD TO LOSE THIS BIG HELP From KYHC. This is what I call home for me and my kids, and I'll do anything within my power to keep my home I worked so hard to get it and I put a lot of money in it, I can't lose it. A week later, the checks were found. I was informed that checks would be endorse and mailed to me the week of XXXX later in the week of XX/XX/XXXX. Complaint: I have tried to modify my mortgage with Rushmore for many months. I submitted a modification package through XXXX XXXX. Rushmore refused to consider it and I was forced to file bankruptcy when the company moved to foreclose. Subsequently they forced me to enter into a five month trial period for over {$2300.00} per month. I can not afford these payments. I want to add that this is the sixth company that have serviced my loan. I have fulfilled trial payment periods in the past after which the loan was transferred to another servicer.
