Complaint: I changed my home insurance company in XX/XX/2017 because they had raised my insurance premium significantly. My old company said they raised everyone 's premiums and it was not my fault ; nevertheless I found the new premium amount outrageous and contacted another insurance company and entered into a contract with them. The old insurance company had already been paid {$2000.00} by my mortgage company so when I switched I had to get the {$2000.00} back from my old insurance company and return it to my mortgage company ( Quicken Loans ). I called the escrow department at Quicken Loans and arranged over the phone to return the {$2000.00} back to them via my checking account information. I clearly told them it should be applied to the escrow account so that I did not encounter an escrow shortage. Nevertheless, the people at Quicken applied it to my loan instead of my escrow. I have called them repeatedly to tell them to apply it to my escrow account -- it was not my money! It was their money! Anyway, they verbally have told me that they have applied it to my escrow account but my online account still -- as of the middle of XX/XX/XXXX! -- states that my escrow account has a shortage. I asked for an off season escrow analysis and they said they would but they have completely ignored my request and have not remedied the situation and corrected my escrow account.

Complaint: In XX/XX/2017 I applied for a mortgage with Quicken Loans. Our landlord lost our home in foreclosure so we are scrambling to stay here. I explained this to the loan officer. and that my mother is a XXXX veteran with XXXX and moving is the last thing we need right now. I completed the document request and received my pre approval letter, continued the process only to be told after almost 4 mos that I need a cosigner. I offered a cosigner from the start but was told FHA does not accept non resident cosigners. The reason I was given for the new requirement was that my credit dropped from XXXX to XXXX. They had run my credit for times in that period and charged me each time. This was the only changes in my credit. I was flooded with lock the rate emails and I told XXXX XXXX to lock it each time but he never locked it. After being preapproved and submitting all requested documents, knowing my income to debt ratio and credit score both qualify me yet I still have no loan for my house..??? I'm frustrated. My rate went up 4 times and my closing costs went up as well..XXXX score was XXXX, XXXX hourly job in my field of study. No Loan!! I am requesting all credit report fees be refunded as well as them removing all hard inquiries from my report. XXXX said no can do. I can understand running it once, getting to closing day then running it again but not four times in a 90 day period.

Complaint: I have received several Hard inquiries last year. I am very upset. I was VERY clear with them. they can feel free to pre-qualify me for the loan, give me their rate, and do a soft inquiry. for some reason they felt the needed to hard inquire me. Pre-qualifications for mortgages shouldn't be hard inquiries. I haven't even signed a loan agreement with them.

Complaint: I started a refinance/consolidation loan on XX/XX/2018, with Quicken Loans-Rocket Mortgage. The first loan representative, ( XXXX. ), told me I was approved from the very beginning of loan process.
While completing the Title Search R.M. discovered a lien against my mortgage, which I was not aware of. From the advice of, ( XXXX. ), I followed up on this, received all the information and spoke with XXXX XXXX XXXX, Supervisor with XXXX XXXX, XXXX. I negotiated the amount of the pay off of this account from $ XXXX to {$13000.00}. Also, as requested a letter from XXXX XXXX, XXXX to Quicken Loans stating all the particulars of this agreement to remove the lien and agreed pay off amount was forwarded to Quicken Loans.
***NOW I'M APPROVED!
Several days later I received corresponded from another R.M. representative, XXXX, needing more documents from me, which I emailed right back in a timely manner.
Several days later I received corresponded again from a third R.M. representative, XXXX, and she is stepping in for XXXX as she is our of the office.
Several days later I received corresponded again from the 4th R.M. representative now taking over the loan process, who we'll name XXXX XXXX.
I spent 3 weeks working with XXXX & XXXX ... complying with each and every request in a timely manner.
My Point ... .I was Approved and then NOT APPROVED BACK AND FORTH 6 times. I even took cash I have set aside to pay 2 credit card balances down to {$10.00}, ( TO RAISE MY CREDIT SCORE UP ABOVE XXXX TO GET APPROVED AGAIN DURING RHIS WHOLE MISERABLE EXPERIENCE!!!
I WOULD NOT WISH THIS ON MY WORST ENEMY. PLEASE INVESTIGATE INTO THEIR PRACTICES ... ..

Complaint: I applied to Quicken Loans for a refinance, combining a 1st and 2nd mortgage in XX/XX/XXXX Although I found the process extremely invasive, at first everything went smoothly due to my excellent credit. I was offered a conventional loan which I found acceptable.
After about 6 weeks, my closing was scheduled on XX/XX/XXXX However, IMMEDIATELY after closing was scheduled, a judgement " suddenly '' appeared against my ex-wife. I had been divorced for 4 years at this point.
I had submitted a Divorce Decree, and a notarized Quit Claim Deed to Quicken, which clearly removed my ex-wife from all claims to the property. None of this was honored.
I believe that Quicken knew about this judgement, and colluded with my 2nd lien holder to make it appear, so that I would be pressured in to financing it.
Quicken then made an offer which required me to pay for my ex-wife 's judgement at closing. I rejected this offer, expressed my extreme distrust, and indicated that I was done with Quicken.
In spite of my rejection of them, and expression of distrust, Quicken then offered me another product, an FHA loan, which was completely unacceptable, and which I outright rejected.
So, after a mysterious judgement suddenly appearing, and my subsequent rejection of Quickens offers, they send me a letter saying that I was " Denied '' financing due to my credit.
I rejected them, repeatedly, yet they are reporting that they denied me! Furthermore, they said that they would not report this to any Credit Bureau!
How is this possible? How are they able to lie like this?
I have entire email streams that prove they were consistently trying to finance me, and that prove that I flatly rejected them. At the time that they created this fiction, my credit score was XXXX.
My complaint is that Quicken has lied about the nature of the refinance not happening, and that they knew about a pending judgement, but hoped to use it to their advantage.
I've attached documents which prove that they created a false pretense for the refi not happening

Complaint: I have found that there are multiple abuses on the inquiry sections of my credit report knocking down my score from XXXX XXXX XXXX to XXXX! Quicken Loans went into my report onXX/XX/XXXX again on XX/XX/, XXXX XXXX XXXX XX/XX/ again XX/XX/. XXXX XXXX XX/XX/ again on XX/XX/. This is abuse I think they are trying to keep me from buying a house in the area. I was told I don't have a credit score, which is a lie. XXXX XXXX gave me three fico scores in XXXX XXXX XXXX, XXXX XXXX and XXXX XXXX. I received these scores over the phone from XXXX. I lost the house that I was interested in buying over this playing around with my score. I want my points back. This was a great disservice and even though I have a 40 year credit history through XXXX XXXX XXXX it doesn't appear on my report. So I started over again with XXXX and I have a XXXX XXXX Credit Card 4 months ago. My score was just updated to XXXX XXXX XXXX, XXXX XXXX had this abuse not happened I would be well into the mid 700 's, since I have no derogatory marks against my credit or late payments.

Complaint: I applied for a refinance loan and my rate was locked in at XXXX. Quicken loans let my payoff for my California first loan expire and did not realize this until my loan was sent for closing. At this point it was XX/XX/XXXX and my California first payoff had expired on XX/XX/XXXX. This now meant that all my numbers had to be recalculated as well as I had to order a new payoff from California first. I then had to make a XX/XX/XXXX payment on my existing mortgage loan, which was now late because we did not close on the date that I was told. ( XX/XX/XXXX ) At this time I was advised that my interest rate was going to expire and I was given a 15 day extension. ( XX/XX/XXXX ) I was then called on XX/XX/XXXX and told that my interest rate was expired again and at this time the interest rate had gone up. I could no longer receive my promised interest rate of XXXX unless I brought more money to close. I was now forced into a rate of XXXX because of being unable to bring extra cash to closing. Quicken loans has dropped the ball on my loan numerous times over the past two months. I have provided them with every document that they have requested, promptly and have kept in contact with many different individuals though this horrible process. It seems as if every time a mistake has been made on my loan, I am than passed off to a new person for contact. I have tried reaching out to the company in regards to all of the unfortunate events but no good has come from any of my calls or emails. I started my loan process around XX/XX/XXXX.

Complaint: 1. We purchased our home in XX/XX/XXXX knowing that our mortgage payment would be {$3800.00} monthly, which was already at the top of our budget. In late XXXX or early XX/XX/XXXX we received a notice stating that starting XX/XX/XXXX our mortgage payment would be {$3300.00} based on an escrow reanalysis. We called Quicken Loans at the time to confirm if that was correct and they said it was. For the last seven months we have been paying {$3300.00} monthly until the following occurred.
2. I contacted our loan servicer, Quicken Loans on Monday, XX/XX/XXXX to ask for basic information regarding the refinancing process hoping to get rid our mortgage insurance that comes with an FHA loan. The representative that I spoke with asked me if she could run my credit score in order to give me information regarding refinancing loans. My concern was that I did not want a hard credit check because I was just trying to get basic information. She assured me that this credit check would not affect my credit score. I called back later and spoke to a supervisor and she confirmed that it was indeed a hard credit check and had thus decreased my credit score. Additionally, I learned that she had ran my wife 's credit as well without my knowledge or permission, causing her credit score to decrease as well.
3. As a result of my call, it was brought to my attention that Quicken Loans had made a huge mistake in determining the correct amount of the property tax on my new home. As I mentioned earlier, they did an escrow reevaluation and lowered the amount that was collected through no fault of our own. This amount was insufficient to pay the property tax and we now owe almost {$6000.00}. This is a large amount of money and we are in fear of losing our home. Quicken loans informed us that we would have to pay a mortgage payment of {$4200.00} to {$4400.00} a month as a result of this mistake. This is an increase of almost {$1000.00} compared to what we are currently paying. They have not provided us with any assistance on how to correct this issue other than saying we owe the amount.
4. A mortgage banker from Quicken Loans contacted my wife yesterday,XX/XX/XXXXto provide her with refinancing information given that they had already ran our credit. He told her that if we refinanced, we wouldn't have to pay mortgage insurance. I contacted an acquaintance that is in the mortgage industry and we went through the information that I was given. He brought up several points that concerned him and myself : A. No mortgage insurance with a refinancing loan is incorrect. The mortgage insurance is simply rolled into the loan instead of being separate. That was the first lie.
B. She was also told that they recommended refinancing otherwise our payment will be increased to the {$4200.00} to {$4400.00} I mentioned above which feels like extortion.
C. The mortgage banker gave my wife an approximation of what our payment would be if we refinanced through them which was done by valuing our house at an unrealistically high amount.
D. They paid the property tax back in XXXX and overlooked the fact that our mortgage payment was insufficient to cover the corrected property tax amount and yet did nothing to inform us of the problem until we contacted them nearly two months later.

Complaint: I have been corresponding with Quicken loans regarding a request for a refund of {$400.00} that was used for an appraisal on my property to secure a refinance of my mortgage.
In XXXX of XXXX in the approximate dates of the XXXX and XXXX an appraisal was signed off on my property by a 3rd party company contracted by Quicken loans. Several days after the results of the report were relayed to me, I was questioning the accuracy of value that was stated in the report. Since this information would be crucial in determining a prudent amount to refinance my property for, I thought it might be in my best interest to get another opinion.
I had three realtors and one investor walk the property. In their opinion the houses value was nowhere near what it had been appraised for. Furthermore I would be lucky to get what I had initially paid for it. The initial purchase price of my home was approximately {$25000.00} less than what the appraiser stated was the current value.
Within 90 days of the report, I chose to put the house on the market. The realtor started the listing price {$15000.00} below the appraisal on XX/XX/XXXX of XXXX. The overall showings comments were poor stating that the property was priced to high. After conservative price reductions the property was sold in month of XX/XX/XXXX for {$52000.00} less than the appraisal.
It is understandable that the market can fluctuate. The source of my income is social security with no real potential for an increase. Refinancing this property at that time based on the information in the appraisal in conjunction with what was owed and the actual value would have resulted in a greater financial hardship for me.
An appraisal is to be used as a tool to aid in making an informed decision based on the expert opinion of the person who has issued it. In my communications with Quicken my funds were not returned to me because they were used to pay for the appraisal. The service was contracted by Quicken therefore I have requested a refund for this service from Quicken.

Complaint: I have an inquiry from XXXX reported 5 times on my credit report. I don't know why that was authorized. I have called the fraud department at XXXX in XX/XX/ and XX/XX/ to have it removed. They were difficult and did not resolve the issue. I have called the XXXX number and spoke to someone that could not resolve the issue. It has been extremely frustrating between being constantly transferred on the phone through many representatives, but no one can fix the issue.

Complaint: On multiple occasions between XX/XX/2018 and XX/XX/2018, Quicken Loans employees called me to discuss my loan account. During the conversations the employee was accessing Quickens confidential customer database and had all of my and other consumers personal and private information available to her on the screen, including mine and others social security numbers, date of births, banking information, assets, application data, basically everything Quicken had available on their customers the employee was accessing on her computer.
The only problem we have with that, is that the employee XXXX XXXX XXXX was NOT at Quicken at all, not behind their firewall, not secured under their required compliant servers, rather the employee admitted she was actually accessing my data at her house!! That is, from her unsecured, unencrypted, non-static home internet connection. She ONLY admitted this to me AFTER hearing dogs barking I asked the employee if they were aloud to bring their dogs to work? She sheepishly admitted she was accessing my files from her house. I asked her to NEVER bring my personal information up at her house again, she agreed not too yet a few days later, once again she was accessing my personal data on her home computer ...
