Complaint: I was trying to get reviewed for a loan modification on an FHA loan with Quicken Loans. They were helpful at first, then stopped responding to me and moved to set a foreclosure date. In order to save my home I filed bankruptcy in federal court prior to the auction. However, Quicken Loans and law firm XXXX XXXX XXXX moved forward with the sale anyway in violation of federal law. I have since tried to get information and updates and to get the sale rescinded but have not been able to make any progress or contact with Quicken.
My wife and I bought this home in XXXX with an FHA loan. We made our payments as agreed with no problems until our roof caved in a couple of years ago. At the time I was only working part time and it cost {$7000.00} to repair the roof ( it was an urgent repair ). Due to this fact I struggled and fell behind on the mortgage. Last year I reached out to Quicken to try and get reviewed for a modification or plan to help me catch up. I was approved for a small reduction to {$710.00} a month. We began making this payment, but then had a problem with my wife 's XXXX check and missed a payment. Since that time their agents have refused to work with us and refused to accept our payment. We were immediately pushed into foreclosure and a sale date was set for XX/XX/XXXX. I filed bankruptcy prior to the sale and under federal law the property should be protected from foreclosure. Then I was contacted by XXXX XXXX XXXX XXXX XXXX and was told that my home had been sold.
I believe that Quicken Loans with the help of XXXXXXXX XXXX XXXXXXXX has not followed HUD and FHA guidelines and denied access to programs such as loan modification, partial claim, special forbearance as well as repayment plan options. Also, they were required to send out Occupied Conveyance paperwork prior to conducting any type of foreclosure action and this information was never received.
We are trying to get an update on the status of our home from Quicken Loans. I was under federal bankruptcy protection when they allegedly conducted the foreclosure sale and they are required under federal law to rescind the sale. I have not gotten any updated information from them so I am not sure of my current status. I want Quicken to work with me and put us into one of the government plans available so that we can save our home and resume making payments. I am hopeful that your organization can get involved and get to the bottom of this.

Complaint: I spoke to Quicken Loans on XX/XX/XXXX to get a preapproval for a mortgage. They asked me to run me and my husband 's credit which I agreed to. The person I spoke to XXXX, gave me the credit scores for both my husband XXXX and I.
On XX/XX/XXXX, I called for a follow up, to get the details of what I was preapproved for. XXXX said he would call me back, later he called me back to tell me that my Debt to Income ratio is too high. He did not notify me that he ran my credit.
On Monday, XX/XX/XXXX, I checked my credit report to see that a hard inquiry was on my report for XX/XX/XXXX from XXXX XXXX a duplicate from the XX/XX/XXXX inquiry.
I called XXXX XXXX and they said that they can see Quicken Loans requested it, and I could call Quicken Loans for a deletion letter so they could take off the second inquiry.

Complaint: Rocket Mortgage / Quicken Loans created two separate loans, one as a purchase and one as a refinance, after I clicked an email specific to rates for refinances. I did not complete the online application process, and was redirected to the online chat. This was due to their computer system moving me into a purchase application from their link about refinance rates. I told the representative during the online chat that I was only interested in getting refinance rates, as I was at an airport and soon to board a flight. I ended the conversation after I was given a rates range. I was stunned when I received notice by mail that both my and my wife 's credit had been pulled. ThI never approved an application and neither did she. These events occurred on XX/XX/2018.

Complaint: We contacted Rocket Mortgage / Quicken Loans regarding the purchase of a new home during this process talking to XXXX XXXX Mortgage Banker Email : XXXX Phone : ( XXXX ) XXXX, ext. XXXX Fax : ( XXXX ) XXXX NMLS # XXXX During the three way teleconference over the phone between my wife, myself, and XXXX we went over the options for our closing and APR 's availabe we agreed on a APR of 4.125 and {$2000.00} from Rocket Mortgage/Quicken and {$3200.00} from the builder to cover all closing costs. We would use the {$1800.00} remaining from the builder to purchase a refrigerator instead of using the entire {$5000.00} from the builder to Rocket Mortgage/Quicken which when discussed with XXXX as an option if we used the entire {$5000.00} that would result in a lower APR of 3.75. When receiving the closing disclosure on XX/XX/XXXX we identifed that Rocket Mortgage/Quicken did not call and discuss with us them taking the entire {$5000.00} towards closing which should have changed our APR from 4.125 to 3.75 which was prevously promised and told to us by XXXX. This is very unprofessional and very deceiving especially when I was being transferred from one duty station to another in a condensed time period. Rocket Mortgage/Quicken had ample time to notify use to get our consent prior to closing of these huge changes which they did not. XXXX 's supervisor XXXX XXXX fixed some of the mistakes on XX/XX/XXXX like the missing {$2000.00} promised to us from XXXX at closing but could not change the APR since this would alter our closing date of XX/XX/XXXX. As a result of their unethical practices we were forced to close on XX/XX/XXXX with an APR that was not promised to us if we gave Rocket Mortgage/Quicken the full {$5000.00} from the builder towards closing. We should have waited but as an XXXX XXXX XXXX with 22 years of service I could not do this to my family of five delaying the closing date that we agreed upon.

Complaint: Around XX/XX/18 I applied for a fha mortgage through quicken loans. After uploading paystubs and a2 's and having a phone conversation with a XXXX XXXX i was given a pre approval. I was then asked to write a letter of explanation as to what happened to the house that it's listed in my bankruptcy case. It was explained that the house was foreclosed. At no point did anyone from quicken loans ask when it was foreclosed. After I found a house, signed a contract to purchased the house, paid {$300.00} for a inspection and gave quicken loans {$500.00} to be used for appraisal was i then told two days later on XX/XX/18 that I was denied because my foreclosure was not three years old. I was told no appraisal had been ordered so i would be getting my money refunded. On that same day XX/XX/XXXX a appraisal was done on the property. At this point I am out {$800.00} for a mortgage that I never should have been pre approved for. They knew I was applying for a fha mortgage, they knew I had a foreclosure and they knew the waiting period for a fha mortgage after foreclosure is three years, yet they didn't ask when the foreclosure took place.

Complaint: On XXXX XXXX, I was notified by mortgage company quicken loans a.k.a rocket mortgage rep XXXX XXXX that a {$500.00} deposit was required for the cost of an appraisal, which I paid. I, also recieved a message on my dashboard account for rocket mortgage from rep XXXX XXXX the same day referring to the scheduled appraisal date. On XXXX XXXX, I responded to XXXX XXXX asking to postpone the appraisal until after having a home inspection? XXXX XXXX replied, in so many words No. I had to stick to the date which was before the home inspection. The home did not pass inspection by far and seller was not willing to do repairs so I backed out of the contract, only to find out when I spoke with XXXX XXXX on XXXX XXXX, inquiring about a refund of my {$500.00} deposit that I will not receiving any money back. XXXX XXXX, then suggested I speak with a claims specialist whose name was XXXX. I explained the situation to him only to hear I wouldn't get any money back and coincidentally the cost of the appraisal and credit report was exactly {$500.00}. I feel my request was denied and because of it I'm out {$500.00}. This big company has taken advantage of me, I've expressed many times this is my 1st time going through this process. I did my part in asking for a postponement and because of that I shouldn't be responsible for the fees taken from my account.

Complaint: I believe Quicken Loans is violating federal law by collecting more than the cushion allowed by federal law.
Our annual escrow report for XX/XX/XXXX shows a balance in XX/XX/XXXX for {$880.00}. Our property tax and homeowner 's insurance totaled {$3500.00} ; the 1/6 cushion allowed by federal law is {$610.00}.
The summary of my projected escrow account for the coming year shows Quicken estimates our property taxes will increase to {$4500.00}.
On XX/XX/XXXX I contacted a client advocate regarding the increase. XXXX told me that the increase is based on the county 's assessment. I asked her to send me the documentation that justifies their increase. I have not yet received it.
I then called my county assessor who informed me that they don't send assessments out until XX/XX/XXXX. She stated property taxes were likely to stay the same for XX/XX/XXXX.
The property tax increase appears not to be justified and is over the allowed 1/6th cushion.

Complaint: In XX/XX/2017, I contacted Quicken Loans to understand if I could do a cash-out refinance on my primary residence, which at that time I had owned for eight months. I wanted to get a quote from them, given that I had already gotten a quote from a local lender in the state of Washington.
I initially talked to XXXX XXXX on the phone, Senior Mortgage Banker, and told them that I had already done my research about cash out refi Jumbo Loans. Specifically, I told him that other lenders that I had previously contacted wouldn't offer me that product since I had to have ownership of the property for at least one year. Apparently, this was not a black and white rule, and different lenders had different policies.
XXXX XXXX XXXX told me that I was perfectly eligible for a Jumbo Loan cash out refinance, and the fact that I had lived in the property for eight months was not a problem. Once he said that, I decided to proceed and move forward. Long story short, this ended up being a nightmare and a waste of time. About three weeks after I applied, another employee from Quicken Loans told me that I wasn't eligible for the cash out Jumbo loan refinance.
I ended up getting my refund for the application fee and the appraisal. However, I still have at least three hard inquiries on my credit report ( see list below ) that I would like to be removed since this company 's practices were deceptive at best.

Complaint: I applied for a cash-out refinance mortgage with Quicken Loans on XX/XX/18. The loan officer, XXXX ( cell phone ( XXXX ) XXXX ), urged me to commit to the loan in order to lock that day 's rate of 4.56 % with no points ( " par '' ) on a 30-year fixed. I told her I wasn't sure I wanted a 30-year, and needed to think it over because a 15-year might work better for me, since the rate would be so much lower ( there was a greater than 1 point spread between the two terms at that point ). She told me ( and she has an easily accessible recording of it ), " we are locking the whole market, as of today, '' meaning that, if later in the process I wanted to change to a 15-year term, it would not be a problem. I asked what the 15-year equivalent to 4.56 % would be as of that day, and she said " 3.375 %. '' Yesterday, when I let her know that I did, in fact, want a 15-year term, she said the rate for 15 years would actually be 4.475 % -- almost identical to the 30-year term -- so " it wouldn't make a lot of sense ''! She said that it would be theoretically possible to get the 3.375 % she had quote me at the time I paid the application fee and locked the rates -- but that I would have to pay {$10000.00} in points to get it!! I was irritated, so she put me on the phone with her director, XXXX, who, like her, refused point blank to say how it could be possible that a 30-year and a 15-year term would have the same rate. XXXX just kept changing the subject to " how much the market has changed in the last month '' -- which SHOULD have been irrelevant since according the the recorded conversation with XXXX we had " locked the whole market '' a month previously. It seems clear that it was a bait-and-switch operation where she TOLD me she was also locking in the rate for a 15-year term in order to get me to commit to a 30-year, but didn't actually do so. Then, when I asked to switch, they just quoted me the new rate for a 15-year, which had gone up a full point in the intervening month. But they wouldn't admit this, just kept evading the question.

Complaint: I currently have a refinanced loan with Quicken loans. In early XX/XX/XXXX I received a call from XXXX who only identified herself as a person with Quicken loans about my loan. She said XXXX had been trying to reach me about working on my credit rating. I said there was nothing that could be done about my credit rating because of my high medical bills out of pocket each month. She said that I should talk to XXXX that he had ways to help repair my credit. So I called and talked to XXXX and he said if I could get the two credit cards I have paid off that they would be able to remove the PMI from my loan. No one at this point every said it would be a new loan. All I was told was to get my credit rating up and they would remove PMI from my loan. I did as XXXX told me to do which was to sell off investments to pay off the cards. I understand now my credit rating is XXXX. This cost me about {$5000.00} in broker fees and money lost in money that would have been made had I left that money in the stocks and also monthly income that would have been earned.
In the last week I have been getting calls from other Quicken loan officers about my new loan. I have never heard back from XXXX again. I found out today on XX/XX/XXXX that XXXX is a mortgage banker. I called today and spoke with XXXX he said now he never said he would remove my PMI that all he was doing was working with me to fix my credit which I have done so the PMI Would not be on my loan. Until today he had never told me that I would have to do a new loan and that the PMI could not just be removed. All he said he was doing was working to improve my credit so the PMI would not be on the now he stated new loan. This was the first time he used the words new loan. He gave me XXXX phone number and said I would have to discuss the terms of a new loan. I said I was not paying thounds of dollars for a closing and new appraisal of the house and witness fees and attorney fees to have XXXX dollars a month taken off my loan. I called and talked to XXXX XXXX Sevicing Resolution Specialist with Quicken loans who I had worked with before when I had problems with the last loan. He said I would have to talk to XXXX about terms of the new loan. That they could not just remove the PMI from my current loan until the 11 years were met or/and the life of the loan. I do have a call into XXXX.

Complaint: I refinanced with Quicken Loans in XX/XX/2014. The reason I refinanced was to remove my husbands name from the deed of my home. I was thinking about filing for divorce as it was discovered my husband had cheated on me, but was still unsure. Quicken Loans told me that the easiest and fastest way to remove the name is refinance and they will have the other party sign a Removal Request form during the closing. They stated that this is something they do all the time and it shouldn't be a problem. They informed us that the documents that needed to be signed by my husband would be included in the closing documents that the notary person they were sending to the home would have at closing. My husband was present at the closing and explained every detail. Before signing the document he asked the notary that was sent to the home by Quicken Loans to confirm again that the document provided by Quicken Loans would remove him from the deed the notary confirmed with us both that yes he would be removed. My husband signed the document and was provided a copy of the closing documents which included the form for his records. Fast forward 3 years later after speaking with my lawyer regarding a different matter it was discovered that my husband was never removed from the deed, which was supposed to be done by Quicken Loans. He is now deceased and they are telling me its nothing that they can do. I have the signed document that was notarized during closing with the request to be removed from the deed. They are telling me they are sorry for the issue, but not doing anything about it. I had a 20 year mortgage with 18 years left before the refinance so why would I go to a 30 year mortgage, roll over {$5000.00} closing cost into the mortgage for a {$100.00} cheaper note? I asked the Quicken Loans Rep why would I refinance for nothing? The signed document provided by Quicken Loans states what was supposed to be done. The Quicken Loans Rep couldn't answer the question. We were misled by Quicken Loans and told anything just to get the refinance.

Complaint: Saturday around XXXX XXXX I received a call talking about mortgages from a Quicken Loan employee. I explained I just had XXXX and couldn't speak but the man became pushy and started to ask for personal information. I didn't want to lose business with them long term so I gave him what he wanted. He then explained he was going over rates, I asked if he was about to do a hard pull on my credit and he replied with he already did and then proceeded to tell me my credit score. I now have a hard pull that dropped my credit because some person never asked or bothered to tell me he was pulling my credit! When I told him I was upset he kept telling me to calm down and that he'd find me a good deal. I didn't want a deal, I wanted to be left alone until I was 100 % ready to buy a house. Very upset and I don't feel that I should be punished for his actions! Please help me.

Complaint: On XX/XX/XXXX I paid {$190.00} in escrow shortage to keep my monthly payment unchanged. It was applied to my principle instead, which I discovered on XX/XX/XXXX when the lender demanded I pay more each month to cover the shortage. On XX/XX/XXXX, I spoke to a Sr. Resolution Specialist who promised to fix the error in 5-7 business days. On XX/XX/XXXX, I got a call from the lender 's collection department. A check of my account showed that I was nearly {$3000.00} in arrears! I have never been late with a payment in the almost 3 years I have had the mortgage. I could also see that I was being charged {$37.00} for advances and fees. Since then, I have spoken or chatted online with 7 other people, all of whom are polite and apologetic and promise that 1 ) my account is being worked on, 2 ) I am not in arrears, 3 ) the {$37.00} is being removed, and 4 ) my credit will not be affected by this. On XX/XX/XXXX, the lender reported me to the credit agencies and my score has been reduced from XXXX ( excellent ) to XXXX ( fair ). This week, I have received 2 notices, one offering a " payment reduction '' so I can get " caught up '' and the other threatening foreclosure. I can not get the lender to fix my account. They promise everything and deliver nothing. Please help me!
