Complaint: I logged into Quicken Mortgage portal to make my XXXX Mortgage payment, the website and app are requiring a new mortgage application be submitted. There is no option to skip this in the process. Part of the forced mortgage application is asking for personal financial information and having credit re-pulled. I am not interested in a new mortgage, I just want to pay my existing mortgage. When we got our last mortgage, if we were to complete the application process, our rate would increase thus hurting us financial. When I reached out out to Quicken tonight ( XXXX XXXX ) through their online chat, the response was, we have a new system and please call in. Since it is after business hours, there is no one to respond to. This process is wrong and there is no resolution by the company. I am trying to make a payment by the allowed methods through quicken and they are trying to force a mortgage app. This is not ethical and I question the legality.

Complaint: I purchased a house in XX/XX/XXXX, using cash from my retirement account and a loan from a friend. I intended to get a mortgage to replace the funds and repay my friend 's loan. I applied in XX/XX/XXXX to Quicken Loans through their Rocket Mortgage division. The first person I talked to, XXXX XXXX, did an initial evaluation, asking a bunch of questions. One of the many questions XXXX XXXX asked me was whether I 'd been in the house for six months. My response was No, I 'd been in the house FOUR months.
After answering her questions, XXXX XXXX passed me off to someone else, whose name I do n't recall, but who was a Loan Processor. He asked me some of the same questions as XXXX XXXX and sent me a rate lock-in agreement, which I signed and returned as instructed. He said I had to get the house appraised and the cost was {$500.00}. I agreed to the appraisal and paid the {$500.00} and signed the Deposit Agreement. In the meantime, the processor sent me the usual mortgage application documents.
A few days after the appraisal was completed, the loan processor called me and said hed just discovered Id only purchased the house four months ago, and their company required the applicant to live in the house for a minimum of six months before refinancing. So, I was informed, they were unable to proceed with the refinancing. I argued with the processor that they shouldnt have made me get an appraisal on the house since it was already pre-determined there wasnt any way Id be able to get the mortgage. I felt they cheated me and played dirty. I asked him if this bait-and-switch was the way they just another revenue stream for them. A few days later, I received a letter from XXXX XXXX, stating they just wanted to remind you [ me ] of the reasons why we are unable to help you with your loan at this time. They went on to claim the reasons were related to Collateral ( Title Issues ) : liens, judgments, vesting.
The letter was a total lie and I didnt appreciate being lied to. I demanded my {$500.00} back and was denied.

If I did, it was a mistake and I told them numerous times each time they called I was not interest and to take my name off the call list. I am continuing to get calls to this day. They have left two voice mails which means they are still calling me.

As a condition to close the loan I had to paint my house as a requirement me of closing the loan which was done at a cost of {$4500.00} After being assured 3 separate times including by a representative Quicken Loans executive office my loan could close without XXXX tax returns this turned out not to be the case. I was upfront from the 1st phone call with my constraints. In the end of the day my loan was declined due to my XXXX tax returns not being completed. As quicken Loans records all your call you can verify the facts XXXX XXXX misrepresented itself on 3 separate occasions by listening to the calls. This unfair & deceptive act or practice is, in my opinion, declared unlawful by Section 2 of Chapter 93A of Mass Law

Complaint: In theXX/XX/XXXX I was house-hunting. We decided on a house and began the purchase process using Quicken Loans as our lender. I was pre-approved, and we went through the process smoothly, until underwriting where my itemized deductions on my tax return caused my adjusted income to be too low and the loan was denied just before closing based on debt ratio.
I discussed this with the representative of the lender - I was working with XXXX XXXX, and I have all the emails back and forth should that be helpful going forward. We decided to try again with a larger down-payment to lower the amount borrowed. The seller of the house, at this time annoyed that the previous transaction had fallen through and concerned that the house was under contract for so long that they were losing other selling opportunities, demanded a non-refundable earnest payment of $XXXX in addition to the initial deposit of $XXXX for a total of $XXXX.
On XX/XX/XXXX Quicken Loans employee XXXX XXXX sent email assuring us that the loan would now be approved because of the increase in downpayment - this is NOT a standard pre-approval letter but rather reads like this:

Either the loan should not have been approved at the beginning, or it should be approved now. If you cannot approve it now, then I want my money back. I made it very clear that I was going to have to put down a large non-refundable deposit. I was assured that my money was safe.

There is nothing else that we can do to get your loan through on conventional. If the seller will not allow FHA, then I have no choice but to deny the loan. The approval was given based on up front information as new information became available it altered the income that we were calculating. Which caused this change in circumstances. I lost my $XXXX and the house. I had to wait another couple of years before I could find a house that I could afford after that financial hit and lost opportunity.
The contract is attached. Page 5 #25 states that if I were unable to complete the transaction the deposit would be credited to the seller upon termination of the contract. Paragraph #13 refers to loan approval - typically if you are unable to obtain loan approval your deposit would be refunded.
They promised me that the increased downpayment would let the loan go through. They cost me $XXXX. I want it back.

Complaint: In the middle of XXXX I requested a loan modification, due to getting hurt on the Job and I started to receiving XXXX benefits. I went through the trail period and successfully completed. According to Quicken loans I was late for the Month of XXXX XXXX and XXXX XXXX. Which was not true, They instructed me NOT to pay for those two months, and the proof are in the recordings. Complaint: Received approval for a mortgage loan with Quicken Loans ( Loan # XXXX ) and two days before closing my loan officer ( XXXX XXXX ) contacted me and said the loan was denied and I was not given a clear explanation. There was no communications from Quicken to suggests that my loan was not going to be approved. The only caveat Quicken asked was that I rent my existing property in order to qualify for the loan. I complied and provided Quicken with a copy of the lease agreement three weeks before closing. I was under the guise from my communications with the loan processor that the loan was approved given that Quicken had setup settlement date and was in communications with the settlement/Title company to close the loan. It was only until I received a telephone call from Quicken Loan two days before closing that they informed me that my loan was not approved. Quicken did not provide a clear response other than to question the integrity of my lease agreement. I find Quicken 's practice to be discriminatory in that I met all of their preexisting mortgage requirements to include providing them with a notarized lease agreement for my existing property which according to Quicken would qualify and approve me for the loan. That was the communications I received from my daily conversations with the loan processor. Again, it was only until 2-days before closing that they notified me that my loan had not been approved. Consequently, they had already setup a settlement date with the title company closing the loan. Both my real estate agent, title company the seller of the property I had intended to purchase were dismayed at this last minute decision. Again, my conversations with Quicken did not adequately provide an explanation other than to say my debit to income ratio did not meet their standards but this was not communicated to me throughout this loan process when started in XX/XX/XXXX.
Secondly, Quicken initially offered me a pre-approval letter with an interest rate of 3.75 %. However, the rate increased to 4.125 % with no explanation provided. The process for this loan has been very disturbing and has left me without recourse other than to file this complaint with CFPB.

Complaint: In early XXXX sometime around XXXX XXXX, XXXX a representative from Quicken Loans contacted me about refinancing our existing FHA loan. I advised the loan officer I was working with another lender and told them unless they were able to beat that lenders rates we were n't interested. I had previously been turned down by Quicken Loans for not meeting their criteria ; however, was told they had new programs available which I was assured I qualified for. The lender checked my qualifications and advised me I had been pre-approved through underwriting for the refinancing option at a much better rate than the lender I was working with. I questioned the loan officer at Quicken Loans about the approval because I had been told by the other lender that the only way to qualify for the refinance with FHA would be with the other title holder. The loan officer assured me Quicken has additional options because they are the # 1 FHA lender in the country so they have programs others do n't have. Based on their assurance and approval from underwriting I agreed to forgo using the other lender and pursue the loan with Quicken, who collected {$400.00} as a good faith deposit to use them for the loan and lock my rate until XXXX/XXXX/XXXX. Over the next couple weeks I provided all requested documentation and awaited my closing date. I was contacted by a " Solution Consultant '' on XXXX/XXXX/XXXX who advised me there was issues with my loan and they were working on alternative solutions. Today, XXXX/XXXX/XXXX, I learned there are not any reasonable alternative solutions and they charged my credit card {$400.00} for good faith when they had no intention on ever doing the loan in the first place because they denied the loan with the same information they used to tell me it was approved. They continue to brag about their XXXX XXXX ratings and everyone over there is some sort of executive but nobody makes decisions or manages the process to ensure they are keeping the promises they make and acting in good faith. Ultimately, I am out my original loan with the other lender because Quicken had me cancel that to work with them, the finance charges associated with the {$400.00} deposit, additional charges I made on a credit card based on being assured the loan was approved and would close within 30 days of the original conversation once I had been assured that I was approved and the ability to pursue a refinance loan with any other lender without causing additional inquiries on my credit causing my score to lower due to being beyond the 45 day window of mortgage inquiries allowed as a one time hit. Quicken has ultimately put me in a bad situation where I have made decisions based on their bad business practices and if I pursue another mortgage my credit will be re-evaluated at the cost of my score lowering based on additional inquiries and taken on additional debt with the presumption that I had intended to have already paid off.

Complaint: I keep getting calls from various credit card reduction companies which actually end up taking 33 % of the payments sent in to them to be applied to a person 's credit card balance. Before being XXXX, I worked in XXXX and so understood these are not non-profit companies and have refused the services of all of them. It is difficult to remember the names of all of them and they also use different phone numbers when calling because I do have " caller I.D . '' Quicken Loans is the company that calls the most often and whom I have emphatically requested they do n't call me again. I have some high credit card balances ( 2 ) and I have already made arrangements with the one with the highest balance because I want them to eventually get all the principal owed to them. I tell the companies I have already made arrangements and not to call me again but they call several times a week. According to Lending Regulations, a lender is not to call before XXXX XXXX or after XXXX XXXX and not more than once a week unless it is a direct mutually agreed upon second call but these places do not abide by these regulations. One of the places was a power company I specifically said NO to and I was already on an energy assistance program I had waited in a que to receive. They not only changed my supplier to them but it automatically knocked me off the long awaited " XXXX XXXX '' electric program which is a wonderful, non-government program. I worked very hard when I was able to work and my health has deteriorated drastically. I am on XXXX XXXX XXXX and can not take the stress of these calls and how pushy the people are. Many of the calls are company from XXXX and XXXX. Please help me to stop these calls and calls asking for donations ( like the XXXX ) because I simply do not have the extra money for these political and charitable entities.

Complaint: I spoke with a mortgage originator, XXXX XXXX XXXX # XXXX, and asked some general questions. At no point did I apply for a loan. At no point did I consent to a hard credit inquiry. After my brief conversation with XXXX, who was rude and in a hurry, I was contacted by my credit monitoring service who informed me a hard credit inquiry had been conducted! I called all the lenders I had spoken with to find out who made the credit pull. Besides XXXX, all other lenders told me they did not pull my credit because I did not apply for a loan and only asked general question. XXXX admits he pulled my credit. I, at no point, gave consent for a credit inquiry. XXXX claims that I did give consent, and that he reviewed the recording of our conversation. I asked for him to play me the recording to prove to me that I did provide consent, but he refused. I spoke with his superiors who were less than kind or helpful. Its obvious who trained XXXX in his predatory, unethical practices. I have requested a letter of deletion to provide the credit bureaus to have this hard inquiry removed from my account and restore my credit score, but they refuse. At this point I will be taking legal action to sue for for damages. Credit is an asset, and the wrongfully damaged this asset of mine. There is no reason for them to refuse to provide the call recording if I in-fact did provide consent! It would require minimal effort for them to have this issue resolved, but now Quicken and I will need to spend the time and money to hash this out in court. They also claim the permissible purpose guidelines were followed, but they were not. I did not provide consent, and they did not have a legitimate business need to conduct the inquiry because I did not apply for credit, I called simply to ask questions! Severely disappointed with this lender. Spare yourself the time and do not work with Quicken! I have reached out to the Colorado XXXX XXXX XXXX XXXX and the XXXX about having XXXX XXXX license revoked.

Complaint: On XX/XX/XXXX I called quicken loans to ask questions about their home loan requirements and interest rates. When I called I had my credit report information already pulled from my credit karma account. I specifically told the man I spoke with that I already had my credit score and did not want a hard inquiry on my credit. I told him I just wanted to know what credit score you had to have for them to give a loan. He told me that he would have to pull my credit. I told him I knew my credit score and did not want him to put a hard inquiry on my credit report. Today, XX/XX/XXXX, I pulled my XXXX XXXX account up and seen that my credit score dropped almost 20 points. The reason was a hard inquiry from quicken loans. This is really going to XXXX me. My score was already low because I have n't had or used any credit in several years and the house I rent is being sold. I need to be able to find a home I can afford and get financed for in a very short period of time ( two months ) and this XXXX just made my credit too low to get financing. By the time this gets corrected, if it even does, It 's going to be too late. So now I 'll have to start looking for somewhere to rent, which is not fair.
