Complaint: After putting a complaint with cfpd I received a call 3 days later. They said they will review it. Week late someone from the pmi dpt called me and left a message and gave me a phone number to call them back. I couldnt get a hold of them after multiple tries. Finally I called their customer service dpt and they told me that their decision stands without explanation. I wasnt even given an option on how far I was to have my pmi removed, an option that would allow me to put money toward my balance so I can have it removed. Again all they care about is to make me pay my pmi as long as they can. Bad business. I will not recommend loan care services to anymore base on the way theyve handled my situation. Theyve cared less

They never gave me credit for my 1st payment in XXXX. They've been charging me late fees and finally put a marl against my credit. I've sent them documentation multiple times and have called multiple times without getting this resolved.

Complaint: First Quarter 2019 : Submitted to have PMI removed to my loan servisor, XXXX. I was rejected and told I needed an appraisal. I agreed to the appraisal and paid for it. The appraisal was completed and a new value was determined. The new loan to value ratio did not reach the XXXX 's requirement until XXXX. XXXX : Submitted for the removal of PMI since I had calculated that My Loan to Value ratio reached their threshold of 75 % XX/XX/XXXX : Received a rejection letter XX/XX/XXXX : Called I disputed the PMI removal rejection. They said I needed to fax to XXXX to dispute with any documentation. Fax sent on XX/XX/XXXX with a letter, calculations and their previous appraisal. XXXX : Called. The fax did not reopen the case so I had to request that it be reopened. Explained to the rep that my calculations are correct. The rep agreed XX/XX/XXXX : Called. Rep confirmed that the case was re-opened and that I would have to wait until XXXX to hear the conclusion. XXXX : Called to get results of re-opened case. Rep said that PMI removal was denied due to LTV ratio not being 75 % or less. I explain again that it does and the department that does the calculations is using the wrong numbers. I also tell them I faxed in all the documentation. The rep says that the fax didn't get linked to the case. The rep says that I need to email the documents so that it is attached to the case. This is different from the call on XX/XX/XXXX. The rep said that once I email the documents via their web form, I will get a ticket number that she can used to pull the documents and attached to the case. I never got the ticket that day. XXXX : Still have not received a ticket number so I resubmitted the documents. Still did not receive a ticket Note : They have the current property value. It is displayed when I log into the portal. The are using the original property values from when I purchased the house instead of the current property value. The new value was determined in XXXX by an appraiser that they hired. They have all the data but they will not use the correct data to make the calculations.

Complaint: Until my bankruptcy in XXXX ( discharged in XX/XX/XXXX ), Lakeview ( XXXX ) reported my mortgage to all 3 major Credit Bureaus. I was told by their customer service, that they would stop reporting during the bankruptcy and start reporting again, when the bankruptcy is discharged. I exempted the mortgage from the bankruptcy, even if XXXX showed absolutely no interest in reaffirming the mortgage. However, the bankruptcy is now discharged for over 8 month and Lakeview ( XXXX ) is still not reporting to the Credit Bureaus. I called there several times and wrote numerous emails and letters, but did not receive any answers. Their customer service is almost impossible to reach, and if I get through to them, they have absolutely no knowledge about my mortgage and are completely unable to provide any advise or help with this issue. Needless to say, with them not reporting my ( always on time ) payments, my credit score suffers a lot.

Complaint: I received a letter from the mortgage company stating that I could cancel my PMI insurance once my loan reached 80 % loan to value, or they would cancel it for me without me having to submit any paperwork or appraisals once the loan to value reached 78 %. i called and spoke with multiple people who confirmed this. They did not cancel my PMI when they were supposed to, and i called them a few months after it should have been cancelled and asked them to cancel it and provide me a refund for the months that i paid it and shouldnt have. they promptly cancelled it as of XXXX, but i still have not received my refund. i have called them multiple times and i am told they would have someone review it but they never do. in XXXX, they told me to email payment inquiry, and i did that and received an automated response that they would respond to me in 2 days and i never did so i emailed it again and still have not heard back as of XX/XX/XXXX. i called again on XX/XX/XXXX and spoke with XXXX, a supervisor and he told me that they would not have cancelled the PMI on their own because my loan was not 5 years old. nowhere on the letter or any of my mortgage documents does it say this so i told him that is unfair business practices and that i would still like a refund. he said to email them on their website and direct it to the PMI department and i did. it has been over 5 business days and i have not received a response from them even though the automatic reply says they will respond in 5. i called again today to check the status and i was told that nobody even works in that department. so who was going to issue my refund or respond to my emails?

Complaint: I have been with Lakeview Loan Servicing/XXXX XXXX XXXX XXXX ( hereafter referred to as " XXXX '' ). Mortgage for three years. I recently made the decision to refinance and thus change mortgage companies and homeowner 's insurance companies. XXXX is responsible for paying my homeowner 's insurance from my escrow account and has done so without issue in the past. Recently, they allowed my insurance policy to lapse for non-payment. The company was notified of the pending cancellation via letter from XXXX XXXX. Prior to this happening, I had called to notify them of the change of insurance companies and provided them with the necessary information to continue making payments. It was only once I received notification from the new insurance company ( XXXX XXXX ) and the refinance company ( XXXX XXXX ) that I was made aware that the policy had not been paid. Not only was this holding up my refinance but the policy was due for cancellation. I immediately contacted the insurance company and was told that the payment needed to be sent overnight. I contacted XXXX and was assured that the payment would be sent via overnight. Days later, I was notified by XXXX XXXX that the policy had still not been paid. I called XXXX again and was told that the payment had in fact not been sent because the representative I had spoken to did not provide " adequate documentation '' when making the requests for payment. Instead of XXXX notifying me that they payment was not paid, they simply ignored it and allowed my policy to lapse ( unbeknownst to me ). While this may appear to be simply a careless mistake, I am convinced that since I had made a decision to go with a different mortgage company, XXXX maliciously and intentionally neglected to pay my homeowner 's insurance. I am requesting that this incident be investigated.

I contacted Mr. XXXX upo # XXXX upon receipt of this submitted letter on XX/XX/2019 and to date, have not received a response as promised. Attached includes my email following my phone call with Mr. XXXX, supporting documents, and request for XXXX to provide supporting documentation of the wire transfer return to the closing attorney as he claims on the letter he submitted to CFPB the wire was returned on XX/XX/2019 to the closing attorney. 1. XX/XX/2019 : XXXX XXXX ( " Borrower '' ) requested through XXXX website a payoff quote for the above referenced loan and added comment : This property is located at XXXX XXXX XXXX XXXX XXXX NC XXXX and is currently under contract for sale. The scheduled closing date is XX/XX/2019. I am requesting this Payoff Statement through XX/XX/2019 for the payoff quote to be good through 2 business days past the closing date. the attorney for the closing is XXXX XXXX XXXX XXXX located at XXXX XXXX XXXX ; XXXX XXXX, XXXX, NC XXXX Phone : XXXX. Fax : XXXX. Thank you for your assistance. XXXX XXXX XXXX Loan XXXX 2. XX/XX/2019. Lakeview Loan Servicing , LLC Issued a Payoff Statement with Request Date : XX/XX/2019, Issue Date XX/XX/2019 in the amount of {$210000.00}. The total amount is good through XX/XX/2019. Payoff Information incudes ... '' Payoff funds must be sufficient to cover all escrow advances, interest, prepayment penalties principal, and fees. " If additional funds are needed, we will notify you and we must receive funds within two business days. '' ( a ) The closing attorney, XXXX XXXX received this payoff statement via FAX ( b ) Borrower, XXXX XXXX, received this payoff statement via U.S. Postal Service 3. XX/XX/2019 : Property Closing/Settlement. The closing attorney, XXXX XXXX, wired funds to XXXX in the amount of {$210000.00}. The amount per the Payoff Statement issued on XX/XX/2019. 4. XX/XX/2019 : ( 7 days following closing ) The closing attorney, XXXX XXXX, received notification and return of the entire amount of the wire transfer sent on XX/XX/2019 in the amount of {$210000.00} ( see attached notification dated Tue, XX/XX/2019 at XXXX XXXX ). 5. XX/XX/2019 : The closing attorney, XXXX XXXX, and Borrower ( XXXX XXXX ) contacted XXXX via phone to try and resolve the return of the wire transfer. XXXX requested documentation of the return wire via email and stated XXXX would investigate the wire return and contact us within 1-5 business days. ( See attached email from closing attorney dated XX/XX/2019 to XXXX ) 6. XX/XX/2019 : Borrower ( XXXX XXXX ) received new Payoff Statement via U.S. Postal Service on XX/XX/2019. It was upon receipt of this hard copy when Borrower was informed exactly how much the payoff shortage was. This new Payoff Statement had an Issue Date of XX/XX/2019, Payoff Amount that included the shortage with a total due of {$210000.00} but the total amount was only good through XX/XX/2019 ( the same day it was issued but not received by Borrower until XX/XX/2019 ). Borrower and closing attorney would have immediately have paid the shortage had we know the amount due from the Issued XX/XX/2019 Payoff Statement but XXXX refused to accept the amount of {$210000.00} since funds were not provided by the good through date of XX/XX/2019. This was impossible since we had no idea the wire was not accepted until the closing attorney received the return wire from XXXX on XX/XX/2019. 7. I contacted XXXX several times from the time I received the new Payoff Statement ( Issued XX/XX/2019 ) on XX/XX/2019 through XX/XX/2019 without resolution to pay the XX/XX/2019 Payoff in the amount of {$210000.00}. With no other option and to avoid XXXX to continue to charge fees, interest and penalties while trying to resolve this matter, I requested a Payoff on XX/XX/2019 which was issued on XX/XX/2019 in the amount of {$210000.00}. Upon receipt via U.S. Postal Service on XX/XX/2019 of this new Payoff Statement, I contacted XXXX via email on XX/XX/2019 ( see attached email ) advising that a wire transfer in this amount would be sent but I did not agree with this amount while I simultaneously filed a complaint with the CFPB. 8. XX/XX/2019. XXXX issued a notification to Borrower to acknowledge the payoff of the loan. During our phone call today, you advised I would receive a response within 24 hours regarding : 1. Return of Wire Transfer. In your attached letter you stated to CFPB that " Only XX/XX/2019, the payoff funds were reversed and returned to sender ... '' I have included the return wire documentation dated XX/XX/2019. You stated that dates are " manually '' entered into your system and you would need to confirm within your organization. If XXXX insists that funds were wired on XX/XX/2019, kindly reqeust documentation to support the XX/XX/2019 wire return. 2. Your letter states XXXX received the payoff funds on XX/XX/2019. The attached wire return has a date " Originator to Beneficiary Info : XXXX. It appears the funds were wired by the closing attorney as stated on XX/XX/2019 but perhaps you meant to state per the statement terms " Funds received in our office after XXXX EST will be processed the next business day. In this case, would have been XX/XX/2019. Thank you for your assistance in the matter. I look forward to hearing from you as promised tomorrow, XX/XX/2019 in hopes we can bring resolution to this unfortunate matter and close out all complaints filed. If XXXX is unable to respond as promised on XX/XX/2019, kindly reqeust an email as to when XXXX will provide the above requested information and intent to resolve this matter.

Lakeview Loan Servicing , LLC ( a.k.a XXXX ) is profiting from this activity because it is intentionally charging additional interest to all of its customers. Lakeview Loan Servicing , LLC ( a.k.a. Complaint: I sent a written request to XXXX/Lakeview Loan Servicing in XX/XX/XXXX to remove my Property Mortgage Insurance ( PMI ). Due to my inability to make contact with XXXX/Lakeview, I proceeded to file a XXXX complaint which resulted in me receiving a phone call from XXXX several days later. The representative explained the process of requesting PMI removal and submitted a request for an appraisal on my home. She explained that I would need to pay an appraisal fee in the amount of {$580.00}, and then they ( the lender ) would choose the appraisal company to perform the appraisal. Within a week of paying the fee, an appraisal company, XXXX XXXX XXXX, contacted me to schedule and appointment. The appraisal was scheduled on XX/XX/XXXX. I spoke with the appraiser, XXXX XXXX, on XX/XX/XXXX to ask him if I needed to go to the City of XXXX to get a copy of the permit for a 192sqft in-law suite I had constructed in my backyard. He insisted that it was not necessary. I assumed that he had other resources to verify that this substantial improvement was permitted by the city. When the appraiser arrived at my home, I pointed all several improvements including : flooring, window treatments ( shutters ), kitchen improvements, outdoor concrete additions, complete backyard landscaping ( built in BBQ and fire pit with built in seating ) and a 192sqft city permitted in-law unit complete wit insulation, electricity, etc. The appraiser that this upgrades would be considered overall improvements on the home. He also stated that if he could not find a comparable home with a similar in-law suite XXXX that my in-law suite addition would hold no value to my home. The appraiser took photos of each room in my home and my backyard, however he did not ask questions nor show any interest in the several improvements made on my home. We received the appraisal report about a week later. The appraiser valued our home at $ XXXX. He included 6 comparable homes which had very little to no comparison to our property. While reading the Addendum on the report, the appraiser failed to mention or list ANY upgrades or improvements. He referred to the in-law suite as a " game room ''. He also stated in his report that he could not locate recent sales within the subdivision sold within the last 180 days. When asked why he did not include the property 0.2 mile from my home at XXXX XXXX XXXX XXXX Ca which sold for $ XXXX on XX/XX/XXXX, the appraiser did not respond. This home is the EXACT color, model, elevation, square footage, and has a smaller lot size. Our request to remove PMI was ultimately denied due to the lender appointed appraiser devaluing our home. According to The XXXX XXXX XXXX XXXX, it is an appraiser 's duty and responsibility to " develop the appropriate and applicable credible conclusion and opinions with a high degree of accuracy ... '' The appraiser has every obligation to avoid providing false value of conclusion and opinions. I sent a written request to XXXX on XX/XX/XXXX disputing the denial of my PMI request and requesting a reconsideration of value on my property, as the appraiser provided an inaccurate and incomplete report. LoanCare contacted me on XX/XX/XXXX and gave me the options : pay down the principle ( over $ 10k ), request and PAY {$580.00} for another appraisal, or provide them with 5 comparable homes and a list of improvements on my home. This is an unacceptable resolution. The appraiser, whom XXXX hired, neglected to correctly perform a service. I shouldnt have to seek remedy, nor should I have to pay for a new appraiser. I should not have to do the job that the appraiser failed to do. It was the appraiser 's responsibility to include my improvements in his appraiser report. How can you accurately determine the value of a home without including it's improvements. It is evident that the value given in the report is not accurate. The lender, XXXX, should be fixing this issue and should be held accountable, along with the appraiser.

Complaint: So in XX/XX/2019 I was contacted by XXXX XXXX from Lakeview loan Servicing , LLC. Telling me that since I have been a good paying customer and haven't received a late fee I would be able to get a Streamline FHA Loan and they would be able to lower my Rate by ad least a point which will lower my month bill. So I thought to myself great what do you need from me. So the lengthy process began of submitting all the paperwork required. Which I did. Then I was told that I had a new Loan officer that would be handling my Streamline refinance by name of XXXX XXXX. So I had lots of questions about the streamline Process and tried on several occasions to ask XXXX about the process and she was always very short with me So I pointed out to her that I was the customer and how I would appreciate it if we would be nicer about the fact of my questions. So let that be over the past 1-2 months I lost contact with XXXX trying to call her direct line and sending her several emails with no reply. I was asking for her details about the loan status and when we would be able to go to closing ... .. Finanlly I received a call back from XXXX XXXX which to my understanding is a SR. Loan Processor with Lakeview Loan Servicing telling me that she was away from the office for about 3-4 weeks and apologized stating the loan is just waiting final approval. So finally after 2 months I received other documents and was notified by email that I would be going to close on XX/XX/2019 and that I should not make the payment for XXXX like I normally due but make a cashier 's check for {$1900.00} due at close and then I would not have to make another payment until XX/XX/2019 and that a notary would come to my house around XXXX. FYI my house payment is considered late after the XXXX of the month which I was uncomfortable with since I was being told to not pay my normal monthly bill but to make a cashiers check. now between this time I received document that I needed to sign yet there were several discrepancies for example the " Tangible Net Benefit Disclosure '' given to me on XX/XX/2019 Stated that my Existing loan was0 {$230000.00} which was correct at the time but the " total Monthly MTG. Obligation '' was XXXX which was incorrect since my monthly payment amount that I was obligated to pay was {$2000.00} So I talked to XXXX XXXX and explained my dismay she stated per my email that this was my HOA fee of {$38.00} a month which was factored in but I explained to her that my HOA fee is {$50.00} a month but I pay that she explained that the loan has to factor in the HOA fees and that the " Tangible Net Benefit Disclosure was just an estimate and that I would receive the CD that would have the correct rates I also asked her why the new loan amount states {$230000.00} when the existing one is only XXXX she said that is normal to avoid having to pay a closing cost when I go to close. but then I explained to her that based on the info I looked up on the FHA website and correct me if I'm wrong stated I would not have to pay any closing costs but during closing may have to make a cashiers check for my normal monthly bill then she explained per email stating that on XX/XX/2019 when I close I would need to get a cashiers check for {$1900.00} but to wait to receive the CD to obtain the finalized check. So finally the day before close ( XX/XX/2019 ) I received new documents titled " LE/CD Change of Circumstance '' Telling me that the new loan amount has changed from {$230000.00} to XXXX stating " Due to funds needed for closing '' So I called XXXX asking why I received this? she explained to me over the phone that this was needed to avoid having to pay a higher closing cost and it was for the interested accumulated?? which then I replied back stating that on the Loan Estimate it now states that the " Estimated Cash to Close '' is {$2300.00} which I was very concerned about since she had told me I would need around {$1900.00} but now based on the estimate I would have to come up with even more money up front than my normal existing monthly loan payment of XXXX XXXX assured me that this is only an estimate and that when I receive the actual CD the rates will be corrected and I wouldn't have to pay anything at close nothing higher than my existing monthly payment amount. and she explained that now she has scheduled me to close onXX/XX/2019 at XXXX as long as all document that needed to be signed were signed. So I told her that I would sign these documents waiting to see if the CD show the correct information. She stated it will. This is where I'm at currently XX/XX/2019 XXXX XXXX Central time. Complaint: Hello- Last year I was struggling financially. In XX/XX/2018 I applied for a mortgage modification. In XX/XX/2018 I received a letter from an attorney stating that my home was in foreclosure process. NOT THAT IT WAS IN FORECLOSURE but that the process had started and that was my notification of what was happening. I was very confused because the mortgage modification was supposed to help me. I wrote the attorney and asked for an explanation and disputed the debt because of the modification. They responded and said that the file was " on hold '' due to the modification process. Fast forward a few months and I made my trial payments on time. I get approved for the final modification but the attorney is saying the Mortgage company told them to keep the file open. The file is not closed but rather open and I am being reported as foreclosure to the credit bureaus. ( See Attachment from XXXX ) XXXX is reporting me as having a foreclosure. The FACT is that I NEVER went to the FORECLOSURE process. I tried to fix my situation before it got to that point. I am not disputing I had trouble paying my mortagage but I tried to remedy the situation and I am being penalized. I was told by a XXXX representative XXXX XXXX that once the modification went through the loan would be reporting as current and that it would never say foreclosure. I was also told that it might even erase some of the late payments dating back to when I started making the trial payments. I never was scheduled for a sheriff 's sale or even given a date. Attachements are letter from attorney and chase letter declining me from a business credit card. As an XXXX who is a XXXX I want to be given a fair shot and I think that this is a violation of the Fair Credit Reporting Act.

Complaint: My second mortgage was purchased by Lakeview Loan Servicing in XX/XX/2019. This is a down payment assistance loan that initially started out at XXXX. When the loan transferred to Lakeview Loan Servicing the balance on my loan reset to XXXX and my additional principal payments were applied to interested. The servicing company also attached an escrow and charged me $ 1300+ for 1 month. This issue was rectified due to a complaint that I filed. I've called multiple times with no resolution and receive a different answer each time. XXXX XXXX is servicing the loan and will not assist with correcting the issue. They keep telling me that this is an interest only loan and any additional payment made will go towards interest. This company is stealing my money and misleading how they apply payments. My closing attorney and bank stated that I can make payments to this loan. They also reviewed the note. Old Account ( before transfer ) - XXXX New Account ( after transfer ) - XXXX Both accounts were serviced by XXXX XXXX
