Complaint: We had a HERO loan on our property that we paid off in XXXX of this year. I called to notify Lakeview that the loan was paid off and so I needed an Escrow Analysis to recalculate my escrow payment. Lakeview refused to do anything without a recalculation for the property taxes, which the tax collector does not put out until XXXX. On XX/XX/XXXX, I received my property tax statement and immediately sent it to Lakeview with a request for an escrow analysis to recalculate my escrow payment. I was not given a confirmation number but I did print out the " Thank you for Contacting Us '' auto-response. At this point, Lakeview has {$6700.00} sitting in my escrow account. My property taxes are only {$3700.00}. My escrow payment is {$850.00}. By XX/XX/XXXX, I still had not received a response so I called back. The customer service representative that I spoke to told me that they had not received my document but that it would not matter because Lakeview would not do an Escrow analysis based on my tax statement, only historical payments and so I would not receive a change in escrow until the XXXX tax year rollout. I requested to speak to a supervisor who confirmed that I could, in fact, request an Escrow analysis with my property tax statement and asked that I email it to him which I did. On XX/XX/XXXX I received an email from Lakeview stating they received my submission, had escalated the inquiry, and would respond to me within 3 business days. By XX/XX/XXXX I still had not heard from Lakeview and called to check status. I was told by the Customer service representative that she spoke to her supervisor and she would look into it and call me back by the end of the day. I still have not heard from Lakeview. Lakeview has enough in my Escrow account to pay my property taxes almost twice. In addition, they are charging a significantly high amount each month for my escrow payment. If I owed Lakeview this much money they would be assessing fees and penalties already. I don't know what else to do to get Lakeview to respond.

Complaint: Due to lack of communication after filing bankruptcy we got behind on our payment. During the process of catching up we where told different amounts and information during each communication. In XXXX we mailed in the balance due to make our account current and next payment due XX/XX/XXXX. I was told this total during two separate conversations with multiple employees after I was told a different total prior. I also confirmed this total before mailing the payment. Now the company is stating we have over {$1000.00} in fees and charges as of XX/XX/XXXX. Both XXXX and XXXX payments were made on time and in full. There is no explanation as to what these fees and charges are for on our statement.

Complaint: I have two mortgages with lake view/XXXX XXXX they have misapplied payments to one of the loans causing the other loan to appear as delinquent. After several phone calls, and submitting a dispute they still reported negative information to the credit bureau. This has caused me to be declined credit, and a visit from someone to my home stating foreclosure is pending.

Complaint: I am having an issue with Lakeview Loan Services LLC Subservicing by XXXX XXXX XXXX XXXX XXXX XXXX VA XXXX XXXX Loan Number XXXX XXXX XXXXXXXX The aforementioned has been giving me a difficult time removing the Monthly Premium ( PMI ) I am being charge. Per form HUD-92900-B it basically states that after 5 years, providing you paid and upfront insurance premium ( I did ) and your loan to value reaches 78 percent of initial sales price or APPRAISED Value of your home, which ever was lower, should allow me to request the removal of the monthly insurance premium. In XXXX of XXXX I was told by a representative of XXXX XXXX that I had to use one of their appraisers. I was also told to send in a written request for removal of PMI which I have in my sent file. I have since made multiple request for a list of their Appraisers. Now XXXX XXXX whom now handles the servicing on the loan has stated to me that because I have FHA it has to be 78 % loan to value only through normal payments, and that I can not get the property appraised to remove PMI. Each call there is something new. I was told ( by XXXX XXXX ) that I closed on the house in XXXX of XXXX as it relates to refinancing. so from my research that should not be a problem as it was before XX/XX/XXXX. If it was after that date due to regulation changes I may have had problems. I have never been more than 30 days late. I sent a request to remove PMI on XX/XX/XXXX no response.

Complaint: this has been doing on for the last 3 years. My loan has been moved around. LakeView and XXXX XXXX. I paid over the amount to reinstate my home back in XXXX 2017. At that time- the extra money was to be applied to current and future payments. Instead, the payments got applied to fees that dont have any explanation to them. Over over $ 4k dollars. There was a payment on my account around {$1600.00} that has never been applied, My ex wife is still on my loan- and I have been told several times this would be resolved and taken care of- and still has not. I filed bankruptcy to save my house. Money was applied and yet never shows up. I was told there is yet another sell date of the XXXX of XXXX. Also- on some documents it is showing that my interest on my loan is in the 5 % range. Not sure when this happened. As well as two different amounts for the payment. One from XXXX XXXX and another from Lake View. Not sure which one is which and why there are two. Myself as well as my attorney have tried to get the pay off amount and never were able to get that amount. Also when we filed bankruptcy the loans continued to serve me with sale date notices. At this point I don't even know where to turn or to get answers. When the trustee and attorney aren't able to get clear information- I am in need of your help

Complaint: i have a home loan with ( LAKEVIEW LOAN SERVICING LLC ), they are reporting inaccurate and wrongful late payment on account number ending in XXXX. this is inaccurate and this is a complaint to what they are reporting. attached you will find the letter received from lakeview and it was processed to be updated with the bureaus, but for some reason it has not. please have all the three bureaus reverse this inaccurate late payment form XX/XX/2019. letter hence attached.

Complaint: My mortgage originated with XXXX XXXX on XX/XX/19- amount {$4300.00}. My first payment was due XX/XX/19- I made a payment of {$500.00} + the obligatory interest of {$18.00}. Within days the mortgage was sold to XXXX XXXX whose servicing company is XXXX. Because of the time period during the transition, my {$500.00} payment has never been recorded, nor has the interest I paid. I have scheduled my 3rd payment to be made at the end of this month and the balance still has not been corrected to even reflect the 2nd payment. I have submitted copies of my checking account and and the payment schedule from XXXX XXXX to no avail. No one gets back to me and this has been going on for 2 months. I need someone to intercede on my behalf.

Complaint: I have been ill. I was let go in XXXX of XXXX XXXX.Lakeview Loan Servicing promises to help in hard times so I tried to take them up on their program for unemployment deferment. They wanted 2 years pay stubs. I only had partial records all of XXXX. I contacted CFPB once before. They called me and said I just need to sent the pay stubs. I sent everything I had. I may have forgotten the bank statements. I just got the letter today from Lakeview saying untimely and incomplete and denied my unemployment deferment. I am afraid to miss a payment but I can't keep paying this. I need a break and a chance to catch up, get well and get some contract work. I have been XXXX and my XXXX are acting up, XXXX XXXX and also I am XXXX XXXX XXXX. They did not approve my deferment. I have been paying the mortgage out of my Social Security Disability XXXX XXXX, unemployment insurance and savings from my 2 years of work at the XXXX. The savings is for my wife 's XXXX. It's all been a nightmare. The job was too hard 24/7 on call XXXX. Too many hours. Good money though. We ended up in a home with a {$2000.00} house payment. XXXX XXXX XXXX, the loan officer, XXXX XXXX, said it would be {$1400.00}. When we got done there was a Conventional 1st, an HFA 2nd and a zip loan even though we had the 3 percent down and a {$2000.00} payment. My wife needs both XXXX XXXX. We had a 60 day notice at our rental. We have a bully breed dog and I had to try to buy the house or go homeless. We love the home and want to keep it. But I feel Lakeview LLC, the loan servicer and XXXX XXXX XXXX could have done better.

Complaint: XX/XX/2019, XXXX XXXX contacted me stating that I qualified for refinancing on FHA loan due to making payments on time. He was giving all the required paperwork and signatures. My information was forwarded to another company ( XXXX XXXX XXXX XXXX ). I was contacted by their Loan Processor XXXX XXXX to finish the process. I asked her if the XXXX mortgage payment could be skipped since we were refinancing. She told me that she would update the loan amount and that it would take a few days. She told me that she would contact me if there was an issue with skipping the payment. I never heard from her or Lakeview Loan Servicing about the status of my refinance. I called XXXX and emailed her as well. I also left voicemail for XXXX to call me back which he never did along with emails. I was finally able to catch XXXX in the office and I asked about the refinancing and he told me that it was cancelled due to missed payment. I was never notified from either companies that the refinancing would be cancelled because of this. They reported the missed payment to the credit bureau. There was no communication for me to make the payment and both companies dropped the ball. I am more upset with Lakeview Loan Servicing for not following up given that they were using XXXX XXXX XXXX for the refinancing. I have never missed a payment until this point and I am being penalized for the lack of professionalism and communication by Lakeview Loan Servicing.They are responsible for using a financing company that did not know how to do their jobs. I have never missed a payment until they came to me with the refinancing option. Someone should have called and communicated with me before it was even report to the credit bureau.

Complaint: ***On XX/XX/XXXX we closed on our home with XXXX XXXX XXXX with our closing statment/HUD having a monthly payment of XXXX ***In XXXX I received a letter that Lakeview Loanservicing had bought the loan, our first payment was due XX/XX/XXXX in the amount of XXXX and change. ***On XX/XX/XXXX my mortgage cleared for XXXX ***on XX/XX/XXXX my mortgage cleared for XXXX ***On XX/XX/XXXX I received a letter that my mortgage was passed due on a companies letterhead I had never heard of. I called and spoke with them, was told they own Lake view and my mortgage was never XXXX is is XXXX. After an hour on the phone I was told that they found the error, it was on their end. Everything would be fixed on XX/XX/XXXX. ***On that following Monday I was called at work and told that I was past due on my morgage. Again took approximately 30 min she found the issue, said until XX/XX/XXXX I will get daily robocalls that my mortgage is past due. I told that Can not happen as I am at work everyday. ***The calls stopped until XX/XX/XXXX, wherein I was told that my mortgage was past due as they applied my payment to my escrow account. I asked why, she said she had no idea. Placed me on hold after 30 minutes I was disconnected and was unable to call back. **At this point I don't know what to do, while I have never missed a payment or paid short, they continue to harass me with a different issue each month

Complaint: My loan was bought by Lakeview loan servicing. The company found out I was unemployed and told me I would qualify for a program to help if necessary. They never told me I would not be able to make payments during the approval process. I have applied about 6 times since early this year. They have times out the process everytime because every single time, they asked for more and more info, being completely different everytime. It has been impossible to get everything they ask for, different things everytime through the process, and after 30 days they time it out, and make me reapply each time. I never would have taken this advice from Lakeview if I knew this could happen, and now the house is in foreclosure. I have been lied to and told different info from every single person I talked to thru Loss Mitigation. I can nit lose my house, and would have no where else to move to. I've been trying to make payments every month, which was denied. I will appreciate any and all help to resolve this. I never imagined I could be lied to so many times by my loan company to take my house away. I was told by a title company how many people have been scammed by Lakeview, and to now immediately put kn a complaint to receive help through your agency. Thank you.

Complaint: I XXXX XXXX had set up auto-debit payments to my loan servicer while being enrolled in paperless statements. So, one month they said I did not set up the auto-pay correctly and put a late payment on my credit report. I work very hard to pay all my bills in a timely fashion. When I called my home loan servicer to discuss this problem they claim the error was my fault and refused to help. In any case, I made the payments and caught up after them putting a late payment on my record and also charging me a XXXX late fee. I feel like I got no help, support and proper explanation for this error. Please help me resolve this issue as soon as possible.

Complaint: Effective XX/XX/2019 my loan was transferred from XXXX XXXX XXXX to XXXX XXXX XXXX. When I received no documentation from XXXX XXXX XXXX I was provided their information via XXXX XXXX XXXX. I called to inquire how to make my first payment and I was directed to the website where I registered and successfully made my payment on XX/XX/19. I attempted to make my payment today XX/XX/19 and their website reflects my account as past due. They have the payment due as XX/XX/19 and as such flagged it as past due. Because of the account disposition I am unable to do an auto draft and when I try to make the payment online they are trying to charge me a {$10.00} payment fee. I called customer service, which was closed. The automated system allowed the option to pay for a {$12.00} fee. My account is not past due as they have reflected as of today 's date ( XX/XX/19 ) under the terms of my mortgage " If your payment is more than 15 days late, your lender will charge a late fee of 5 % of the overdue monthly principal and interest payment. '' I have yet to receive any documents, statements, nothing from this lender. I believe it is a deceptive practice to lock an account as past due in order to charge a processing fee. Florida statute is clear about the " late fee '', but this lender is intentionally bypassing that by prematurely locking down the account as past due in order to charge a " processing fee '' - this is deceptive and fraudulent.
