Complaint: I lived in XXXX XXXX XXXX for 3 years and then decided to move out because we were in the process of trying to purchase a home.. AND our apartment had several water leaks, causing a horrible smell and one leak where the air conditioner unit went out and flooded the apartment. The complex did not fix the issue. They sent a humidifier to stay in the apartment for 7 days to dry out the carpet. I sent them a written 60 days notice as required by my lease on XX/XX/2017. It was accepted by the complex. I was XXXX months XXXX at the time when I moved out, so I hired a moving company and a cleaning company to clean out the apartment. On XXXX the XXXX, After a walk through of the apartment with an office worker, I was told that everything was fine and I would only have to pay the prorated rent of {$230.00} for XX/XX/XXXX - XX/XX/XXXX plus the water bill for XX/XX/XXXX - XX/XX/XXXX. I asked why did I have to pay for XX/XX/XXXX & XXXX when today is the XXXX and I'm turning in my keys and doing the walk through today. She stated because my 60 noticed wasn't officially received until the XXXX but you didn't fill out the move out form until the XX/XX/XXXX, so your rent is prorated until the XXXX of XXXX. I said ok. We had already signed a lease for another place to move in on the XXXX. The office worker said everything looks good. Thank you and good luck to you. and said they will contact me once the water bill come out at the end of the month. I left my forwarding address and both personal and work cell phone numbers so they could contact me as soon as the water bill came out. I asked was there anything that I needed to sign saying that was all I had to pay and she stated no, we'll send you your final bill for the prorated rent and the water bill. By Mid XXXX I hadn't received a bill so I called the apartment to find out why I hadn't received the bill. I was told the manager wasn't available and I would have to speak with her. I called back a week later and got the same response. So I eventually went there around the beginning of XXXX to speak with the manager so we could get this resolved. I was told that my bill had been sent to collections for non payment. I was really upset because all this time no one sent me any bill nor contacted me to pay the bill. So I asked what was the name of the collection agency and the manager told me I would have to call their corporate office. I called them several times to only get a voicemail that was full every single time I called. So as time went by, I never received any communication from anyone regarding this bill and it wasn't on my credit reports since we were trying to purchase a home at the time. In XXXX of 2017, Fair Collections and Outsourcing shows up on my credit report with and astronomical bill for over {$7000.00}. I was FURIOUS. I contacted them basically asking for a breakdown of charges, because when I moved out I was told that I would only have to pay prorated rent and water bill. There WAS ABSOLUTELY NO DAMAGE NOR DID WE TRASH THIS APARTMENT. We hired a moving and cleaning company to help me since I was XXXX months XXXX at the time we moved out. They refused to give me a breakdown over the phone, so I wrote a letter asking them for the break down of charges. I'm baffled as you will too once you see the attached bill. There are SEVERAL things wrong on this bill. 1st, my deposit was {$400.00} and not {$200.00}. Secondly, there are charges for prorated rent for {$400.00} ( which was NOT what I was told I'd have to pay ), Thirdly, there's 2 trash out fees which one is {$1800.00} ( again, we hired a moving & cleaning company & the office worker who did my walk through said everything was good and they'd send me my final bill, which never happened ). There's a termination fee of {$2000.00} ( why do I owe a termination fee, when I gave a 60 days notice as my lease required ) Fourth, paint and carpet after being in an apartment for 3 years and 3 months is normal wear and tear. Also being in an apartment with one flooding of the entire apartment ( which messed up furniture, children toys and clothing that was in their closets ) another flooding into the boys closet which was caused by the hot water tank leaking into their closet. Also not to mention a fire in the apartment above us which caused the sprinkler system to go off and mess up furniture again and wall paintings, wall artwork. This painting and carpet charge as well as blinds for {$300.00} which none had to be replaced, should be consider as normal wear and tear as Georgia laws says. FCO refused to remove this bogus bill from my credit report which has caused us not to purchase a home. I want this bill deleted from all major credit bureaus and for them to not to be able to sell this bogus bill to another debt collector. I have reached out to the apartment complex and they have been bought out by another property management company and I was told that I would have to deal with FCO directly. However I'm hoping the CFPB will put a stop to companies like this for filling bogus bills and reporting to the Credit Bureaus.

Complaint: This creditor continue to send XXXX that they verified the account as accurate. Where are these supporting documents I want to see the documents they are using to verify these fraud accounts as belonging to me? This accounts do not belong to me and I had already placed a fraud alert on my credit report. XXXX and XXXX have removed these fraud accounts and XXXX continue to investigate with out showing me valid documentation from the investigation. From my understandin you are required under the FCRA to have a copy of the original creditors documentation on file to verify that this information is mine and is correct If you do not have valid documentation by law you can't file such collections on my report. You have NOT provided me a copy of ANY original documentation required under Section 609 ( a ) ( 1 ) ( A ) & Section 611 ( a ) ( 1 ) ( A ) ( a consumer contract with my signature on it ) and under Section 611 ( 5 ) ( A ) of the FCRA you are required to promptly DELETE all information which can not be verified. ( With Valid documentation )

Complaint: FCO has been trying to collect money from me for an apartment that moved out of and paid in full back in XX/XX/XXXX. I gave the leasing office a 60 day notice as I had gotten a new job to relocate out of state. I told The XXXX XXXX XXXX prior to signing my lease that I would probably be moving due to my job and they said it would not be a problem as long as I give them a 60 day notice, which I did. I was told when I moved out XX/XX/XXXX and gave them the keys that I did not owe anything because I gave them the 60 day written notice. At that time I moved from XXXX Florida to XXXX XXXX and they said I was good to move with no more financial obligation. I began seeing Fair Collections and Outsourcing on my credit report late XX/XX/XXXX and immediately I started disputing with the credit bureaus. I've been disputing with the credit bureaus every since. They claim I owe a balance of {$2900.00} and that is not the case. After dispute after dispute, in XX/XX/XXXX I finally saw that XXXX had removed it from my report but the other reports still shows the collections so I contacted the collection company directly. They were extremely rude and threatening to sue me. Just to be done with them I sent a pay to delete letter, just to get them off my report so that I can find a decent place to live. I called back a few weeks after I sent the letter and was told they were willing to settle for {$700.00}, please keep in mind I never owed anything per the apartment complex. When I tried to contact the apartment complex they say contact the credit bureau, the credit bureau say contact the collection agency, it's a vicious cycle. Anyway, I agreed to settle for the {$700.00} and they said they would be emailing me a confirmation of that pay to delete settlement amount, 3 weeks later, no letter and now when I call I get someone different everytime who claims to know nothing about the agreement and demands me to pay the XXXX in full. This has gone on long enough, I want my account deleted because I don't owe the debt they are claiming. I was merely trying to settle to finally get a decent place for me and my kids to live. This company continues to harass me even though I've tried to work with them, now they are threatening to sue. This is beyond ridiculous. This is impacting my life and financial freedom to provide for my family as it is being reported to my credit file.

Complaint: My roommate and I rented a home from XXXX XXXX XXXX in XXXX, GA. When we moved into the home there was very extensive damage. The house flooded on the entire first floor. It was covered in bugs and it was filthy and we were without water. They did not give us any options for housing at that time. They did finally start sending out repair workers, but they all seemed to have no idea what they were doing. One man was so out of it ( Im assuming he was on drugs ) he went into our pantry instead of exiting out of the front door where he came in. He also asked us for drugs. Of course, we told him he needed to leave. Again, XXXX XXXX XXXX did nothing to help us. They did get the water out of the house and for a little bit we thought it would be ok to inhabit, however, other problems started arising. We were seeing mold and could not get them to address the issue. My roommate decided she couldnt live there anymore and I did not want to break the lease, but I couldnt do it on my own. They refused to work with me. I tried to find another tenant and they made it so difficult. After my roommate moved out, I was in the kitchen one night while one of my kids was in the bath upstairs and all of a sudden water was pouring from the ceiling into the kitchen on my new table and chairs. It turned out to be the bathtub upstairs. I was afraid the tub was going to fall through the ceiling. I called and it took them quite a while to come out. A repair man did come and fix the leak and clean up what I could see of the water. However, my table was now ruined. After this, I was still trying to find a way to get out of the property. It didnt feel safe. Then, I finally tell them that I need to break my lease and they agree to let me and I gave them a move out date. A few days later, they put an eviction notice on my door. During my last week or so there, I saw more and more mold and sent pictures to them. No matter how many times I bleached it, the spots would not go away. They blew me off as usual. I confronted them about the eviction and wanted to know why they would do that after we came to an agreement and nobody could answer my questions. Once I moved out, I was never contacted about any fees owed. I changed my address with the post office, my number was the same, my email address was the same. Next thing I know, Im being contacted by a collection agency. Theyre trying to charge me eviction fees and these massive cleaning and repair fees of over {$7000.00}! When I left that home, it was completely spotless. Far more clean than when I arrived. It is absolutely fraudulent. I have been fighting with them for over 4 years now. I have photo and email evidence to back up all of my claims. I dont want this to happen to anyone else.

We gave notcie to property XXXX XXXX on XX/XX/XXXX that we would be moving out XX/XX/XXXX due to my new job in another city. I asked for the paper to sign stating that we were moving and he said he would bring it by our apartment. 2 months went past and we had a walk through of the apartment with property manager XXXX on XX/XX/XXXX in Which there was absolutely no damage. He then provided me with a notice to move document with no date in which I said i would not sign unless the document was pre dated to the correct date. I DID NOT SIGN the document, gave him back the key to the property and he said he would have the property management company call me in which they never did. My deposit was kept and I was told that I didnt give 30 days notice to vacate and that the notice I gave came on XXXX XXXX in which me and my family were not in the city at the time. The signature on the Notice to Vacate is NOT MINE, nor did I ever sign one. I was later charged {$1300.00} for carpet replacement and unpaid rent. All charges are false and documents are falsified.

FCO agreed this debt is too old to collect and stated they would not pursue collections, but refused to remove this item from my credit reports. I have disputed, multiple time with each credit bureau, this fact and each time FCO responds to the dispute that the debt is collectable and valid. I spoke with someone from FCO and they said they have no intention of removing as the debt as having in on my credit reports gives them the potential of getting paid.

Complaint: FAIR COLLECTIONS & OUT XXXX Alleged Debt to XXXX XXXX XXXX in XXXX Florida. I have uploaded my actual lease that expired XX/XX/XXXX. I gave 60 day notice and moved out the weekend prior to XX/XX/XXXX. The complex did not find that I owed any damages or fees. They do not allege any debt on my occupation of the unit in question. They claim that I signed a " mystery '' lease for that same apartment and that I never paid anything until they took possession on XX/XX/XXXX. I had been living in a one bedroom sublet in another county close to my work. I never received any bills or collection notices. The first I heard of this fraudulent debt was when I moved down to XXXX Florida in XX/XX/XXXX and tried to rent new apartment. I was declined due to an active collection for an alleged debt to XXXX XXXX equal to {$2700.00} and reported to credit bureaus XXXX of XXXX. The " collection '' company is listed as : Fair Collections & Out XXXX XXXX XXXX XXXX XXXX, MD XXXX ( XXXX ) XXXX I was admitted to a hospital in XX/XX/XXXX and was released the end of XX/XX/XXXX. That is when I relocated to XXXX XXXX FL. After the apartment that declined me informed me of these fraudulent credit reporting I contacted the the owners and managers of XXXX XXXX. The district manager claimed I somehow signed a new lease and never paid on it. Yet the charges they claim include {$50.00} to change the locks on XX/XX/XXXX. I contacted FCO and they only wanted me to send {$1300.00} to close the case without any documentation supporting the fraudulent reporting of debt. Since then I have tried everything to remove this claim. Each time a complaint is filed with credit bureaus they wait until the very last day to report that the creditor verified the debt. Yet, they are never required to deliver any proof of the debt 's existence. Neither parties have ever attempted to answer the question of how I could be living in two places at the same time. The lease on my current Apartment ends XX/XX/XXXX. As of today I have not been able to gain approval for a new home. Giving FCO a time to respond is a waste of time since I have already provided the proof you need to order all three bureaus to rmove the collection. Last note. I would never have agreed to rent that apartment. I only had that large apartment as I took Family Leave and cared for my Father until he passed in that unit. I could not wait to get out of there because the memories of his passing and the grief I felt was debilitating and ultimately led to my Hospitalization. Also, the three bedrooms were needed for myself, my Dad, and a live-in caregiver hired to assist me with my Dad 's care. The complex sent nice flowers and thoughtful notes after he passed again proving the management team were intimately aware of the situation.

Complaint: XXXX XXXX ( XXXX XXXX ) is in contractual violation of the lease to an apartment I rented from them from XXXX. They falsified inspection documents after I moved out and then continued to claim that I owed them more money, each time I would pay what they asked for. I finally told them enough was enough, at which point - they sold off the " claimed '' debt to a collection agency.. this is my last resort at getting this resolved before I take them to court. I've attached documents for reference. There is much more documentation, going back over two years. I refuse to continued to be bullied by this company - enough is enough!

Complaint: I received a bill from a collection agency in the mail today. I thought it was bogus bc I've never heard of or had any affiliation with the companies listed on the letter. I called no one answered. The realty company ( XXXX XXXX ) that was listed as the creditor answered the phone and told me they were across the country and had no facilities anywhere near where I live. I then pulled a credit report and there have been numerous hard/soft inquiries from various rental companies and power companies ranging from the east to west coat that are fraudulent dating back since XX/XX/2018.
