Complaint: On XX/XX/XXXX - I had inadvertenly paid the county treasurer for my property taxes in the amount of XXXX. Since, I was an new homeowner, I wasn't aware that the escrow account would cover that amount, so an overpayment was made. The county had issued an refund and instead of sending me the money, they sent it to the escrow account and amerihome. I had requested in XX/XX/XXXX that this money be refunded to me, and it has been an nightmare of wrong answers by Amerihome. From XX/XX/XXXX they have consistently kept telling me every 7-10 business days and I would have the refund. Finally at the end of XX/XX/XXXX I started to keep an log of names and dates. On XX/XX/XXXX, I was told by an representative at Amerihome that it would be 7-10 days. On XX/XX/XXXX, I spoke with an XXXX, who informed me that the check would be delivered by XX/XX/XXXX via XXXX. On XX/XX/XXXX, there was no XXXX package, so I called and spoke with XXXX. She told me that the check wasn't issued and it would be XX/XX/XXXX. I also spoke with an XXXX ( supervisor - emp # XXXX ), and he confirmed that the check would be mailed out and to me within 7-10 days. I called on XX/XX/XXXX, spoke with an supervisor named XXXX ( supervisor - emp # XXXX ), and he said the check was held up and released on XX/XX/XXXX, do to an internal audit. He had told me this would now be 7-10 days from the XX/XX/XXXX date. I am getting some serious misinformation and would really like an investigator to loge an inquiry of the call logs for this request. Please help, I seem to be getting no where with Amerihome.

Complaint: My mortgage company changed my account number and bill address. I followed their instructions and changed the account number and bill address. 5 weeks later I received a missed payment letter because the new account number apparently didn't link to my account. The missed payment notification had a different account number on it than either the new account number or the old account number. My bank verified that the check had been cashed before the due date by the mortgage company. I tried to access my account on-line but couldn't because the account numbers have been changed. The mortgage company is refusing to cooperate with either my bank or I in our attempts to prove payment, instead insisting on copies of the cashed check, which don't exist because it was an EFT. The missed due date was XX/XX/XXXX, the check was cashed on XX/XX/XXXX, the next check sent to the same address with the same account number is due today. I believe the Mortgage Company is dragging this out to get more penalty fees.

Complaint: I filed bankruptcy XX/XX/XXXX to keep from losing my home. I have been making my payments without a coupon and just sending the payments to the addresses that I have for the company. My mortgage is with Amerihome Mortgage. I finally received a statement that my mortgage has gone from XXXX to XXXX in addition to my paying the trustee XXXX per month. This has put an extreme hardship on my current financial state. I have requested a Modification package on XX/XX/XXXX and again on XX/XX/XXXX and was told that they would be sent to me and nothing has arrived. Additionally I had one representative to tell me that they couldn't talk to me because of the bankruptcy. My home is now worth XXXX and my loan is XXXX. I don't want a HELOC I want to modify my loan to make it more affordable. I am doing everything I can to keep my home and they are refusing to work with me. I want the documents sent to me so that I can begin the process. I know it is the mortgage 'company 's responsibility to try to work with me and they are not. They will send me information from their attorneys but nothing to help me to keep my home. Please assist/advise.

Complaint: On XX/XX/XXXX, my insurance agent sent the invoice for my homeowner 's to my mortgage servicer, AmeriHome. The email was verified with a customer service representative that I called on XX/XX/XXXX. Her name was XXXX. It was not a great call. Due to the non-payment from AmeriHome, I had to start a new application and the premium went up. She stated that AmeriHome would not be paying the difference if it increased. It did increase from {$910.00} to {$950.00} annually. After she refused to escalate to a supervisor twice, she transferred me to the insurance department and provided the number for them. I was only hold for about an hour and suddenly there was a busy tone. I called the number XXXX provided and a recording stated that they were now closed ... Since my home was not insured for this time I felt the urgency to get a hold of someone immediately. I emailed a complaints or compliments email that I found online and made them aware of the situation. I received a response, that they would overnight my payment to the insurance company and that I should be credited. I have yet to see the result of that. It is very concerning as a first time homebuyer that my taxes and insurance be paid on time especially since I am making my mortgage payments on time and even early. This is our first month dealing with them and our first payment was due XX/XX/XXXX and not a very positive way to start a 30 year relationship. I am disappointed non the least and nervous that going forward I will have to constantly check to ensure that my insurance and taxes are paid.

Complaint: We have a mortgage with Amerihome Mortgage Company , LLC. that has been in good standing since its inception date in XX/XX/XXXX.
We logged into the online account on Sunday XX/XX/XXXX to pay mortgage on time in full ( {$1200.00} ). After logging in, we discovered that the payment had jumped to {$1400.00}! Now this is nearly {$200.00} more than what we have been paying! This may not seem horrible to some but we are on a tight budget and we had not received what would be considered proper prior notice : 30 days written notice in US Mail. Our notifications were supposed to be coming monthly in the US Mail. Even a phone call would have been better than nothing!
Amerihomes online payment portal consists of an interface that allows you to make 1-9 payments of the required amount for that month. Before you can enter a manual amount, you must fulfill the obligation for that month. If the amount is disputed one must call into customer service. The hours are M-F XXXX XXXX-XXXX XXXX ET Saturday XXXX XXXX-XXXX XXXX ET. We decided to call in first thing on Monday XX/XX/XXXX to resolve the issue.
We called on Monday XX/XX/XXXX at XXXX and we were told we needed to speak to a loan counselor. They put us on the callback list and assured us no problem our inquiry would be resolved as soon as possible, to wait on payment, and that any late fees would be waived. Somehow our account had gotten signed up for e-notices but something like a change of payment should have been sent in the mail.
There was no callback on Tuesday XX/XX/XXXX so my wife wrote an email outlining the issue.
There was no callback or response to the email on Wednesday XX/XX/XXXX so my wife got on the website and initiated an online chat. She was advised to call in to customer service and also found out that they had put a callback date of XX/XX/XXXX in the notes! Not exactly what we would consider prompt since we didnt want our payment to be late.
I am the mortgagee so Amerihome will only speak to me over the phone. We have to go through some long and involved process to get my wife setup so she can talk to them over the phone. I was supposed to have been sent the paperwork for this but I have yet to see it. Then we must mail it in to submit it.
I work during the week all different hours and so it is very difficult for me to call them up, wait on hold for long periods, then talk to someone new who has no idea what is going on as the notes are not being updated, and told to call back to a different department and start the process all over again.
I was unable to call back until Saturday XX/XX/XXXX at XXXX XXXX. I spoke to a XXXX XXXX in the customer service department. After explaining the situation, she was very helpful and said the best thing for us to do would be to mail them a check of {$1300.00} XXXX which was the new payment amount minus the escrow shortage ) within the next week so they could process it before XXXX. She also said she was going to push the escrow shortage payments from XXXX to XXXX as first due date and rather than spreading the shortage over twelve months she was going to spread it over twenty-four months. Our new payment would be {$1300.00} monthly starting in XXXX. The late payment fee of {$32.00} was waived. She said after mailing the check they would take care of the rest and we should be good to make our new payment of {$1300.00} in XXXX on the online payment portal.
The mortgage check {$1300.00} was written and put in the US mail at a USPS branch on XX/XX/XXXX. We awaited the payment update on their online portal so we could prep to pay XXXX when it came due.
We heard nothing from XXXX until Friday XXXX. I was unable to pickup the line as I was working late.
I called them on Monday XXXX at XXXX XXXX and spoke with someone named XXXX. I was basically threatened by their collections department that there would be reports sent to the credit bureaus and action taken against my home as the mortgage had not been paid for XXXX and XXXX. I informed them that I had just been on the phone a few weeks before and had also mailed a check up to their Payment Processing P.O. Box in New Jersey. They claimed there was no arrangement as arrangements must be made a month in advance, there were no notes on the account, they wanted the full {$1400.00}, and they never received the check. So I told them the specifics of the check and where I mailed it to. I explained that I did not believe they had lost a check that had been mailed directly from a USPS branch to a USPS branch P.O. box. I voiced my concerns that they would force me to make a payment online and then suddenly find the check and cash it for another payment and bounce my account. So, they advised me that as they had lost the check I needed to put a stop payment on the check with my bank and assured me that if they found the check that they would NOT process it. I would then be free to make a payment for the full {$1400.00} online they would accept nothing less.
I placed a stop payment on the check on XXXX and confirmed it with my bank. I was charged a {$10.00} fee to do this. I wisely decided to wait a day or two to make sure they did not process the check and bounce my account. Low and behold, on XXXX I checked my account on Amerihomes website in the afternoon and they had updated payment {$1300.00} received and accepted ( after telling me it wouldnt be ) and {$1300.00} due for XXXX. I had a stop payment on that check, however! I was not happy as I know they would try to charge me a bad check fee when it didnt go through so I called my bank to see if I could delete the stop payment request over the phone. They informed me I could only do it in person but the branches were closed for the evening.
I went first thing in the morning on XX/XX/XXXX and deleted the stop payment order on the check.
I had a very busy work week so I was unable to call nor did we hear anything more from Amerihome until XX/XX/XXXX. They reversed the payment posting back to XXXX and {$1400.00} plus a late fee of {$32.00} tacked on top of it. I had requested back in XXXX to shut off e-notices that I wanted phone calls and written notices by US Mail only but I seem to keep receiving these e-notices. I got a letter online stating that the bank had not accepted the check and that Amerihome would charge us any applicable fees as allowed by law.
So, here it is XX/XX/XXXX and my XXXX mortgage payment has still not been received and my XXXX payment will be late in a few days. I have a demand letter from Amerihome that I furnish them the payments by XX/XX/XXXX or they are threatening legal action on my home. All over failed communication between their customer service and collections departments over an escrow shortage!!! I am incredibly frustrated over all the time, energy, and money this has wasted and I am concerned about the security of my mortgage and home.

Complaint: In XX/XX/2016 I was involved in the " XXXX XXXX '' that occurred in Louisiana. Our house took on over 3 ' of water and we had to complete gut the inside. During this time I spoke with Amerihome Mortgage Company about possibly allowing me to put a couple months of my mortgage on hold in order to attempt to recover money loss. Amerihome advised me that they were " there to help '' and I would be placed on a Forbearance Plan. Amerihome explained to me that the Forbearance would allow me to not pay my monthly payments while I was in the process of fixing my home and at the time of me moving back into the house the missed payments would be spread out over the entirety of my loan. One long year later, we finally were able to move back into our home. At that time I spoke with Amerihome, they sent an inspector to the property at which time they stated the home was 100 %. I was told by Amerihome to continue to pay my mortgage and I would be updated on what I needed to do with the Forbearance Plan. After two months of Amerihome accepting my monthly note, the third month I was sent my check back in the mail with an attached letter, stating that I owed them over {$15000.00} in back payments. When I called the company, they advised me that I had not filled out the proeper paperwork involved, letting them know I would not be able to pay back the full amount of the Forbearance. I explained to them I let them know many times over the phone that I would not be able to pay back all the money up front and I was never told that I would need to fill out any paperwork. The only information I was given was to start making my monthly payments as soon as I was back in the property. After a long conversation, it was determined by Amerihome that I would only be able to do a Loan Modification, due to them closing out my account being in Forbearance. I filled out all necessary paperwork and sent all documents requested by Amerihome, at which time they stated they received everything and it could take up to 30 days for the underwriter to work out something. After not hearing from anyone at Amerihome, I called them, they stated that I had not signed and dated my hardship letter and the paperwork was never pushed through. After asking why I had not received an Email, phone call or voicemail letting me know that I needed to resend my letter signed and dated by me, they advised me that it was my responsibility to call them, they do not call people asking for corrected paperwork. I resent the letter signed and dated, Amerihome advised me they had all the necessary paperwork. 3 weeks after getting a confirmation on my paperwork, I received a letter stating that I needed to send in all of my wife 's information ( bank statements, check stubs, debt etc ... ) even though she is not a borrower on the loan. After gathering up all of the necessary paperwork for her, it was also sent in and verfied by Amerihome that they had received everything they needed. 2 weeks after receiving confirmation I received an automatic dialer call to call Amerihome. When I called, the operator advised me that I needed to re submit several documents that had " expired. '' After resending documents, Amerihome once again advised that they had received all of the necessary paperwork. After 6 long months of resending documentation to Amerihome, I finally was advised that I could speak to a supervisor. The supervisor advised me that there was something wrong with my Uniform Borrowers Assistance Form, that I had placed something wrong in a box. Amerihome was now asking me for a Divorce Decree showing where I received child support or alimony. I advised that I had never been divorced nor did I receive child support or alimony. I was told that I would need to type a letter stating these facts that would have to be signed and dated. I did so, after they received my letter, over the course of two months I continued to get calls from Amerihome requesting my divorce decree, after explaining to each operator that I have never been divorced they all stated they would put that in my " notes. '' 3 weeks ago I received my 10th call asking for a divorce decree, I asked to speak with a supervisor, at that time they went through my entire file stating that they had all the necessary paperwork, most documents they had two and three copies of from being resent. The supervisor advised that they were going to make sure the Loan Workout Dept. supervisor got my file to get it pushed through. I have just received a call today from Amerihome stating that I still need to send in Tax documents that I sent from approx. 8 months ago, they say they do not have the documents and that these are the last pieces of documentation they need. This has been a 2 year long process with them, and I feel like it will never end. They constantly tell me they have received documentation and 2 weeks later I get a call stating they no longer have the documents in their files. I constantly am being told different ways to fill out the documentation because all of the operators I talk to do not give the same instructions. They have treated me and my family like we are delinquents who just decided not to pay their mortgage. Along with the stress and strain it has put on my family, my credit has been destroyed because of this, showing that I am over 180 days late on mortgage payments.

Complaint: Initially, my mortgage was with XXXX. Without my acknowledgement, it was immediately switched to AmeriHome Mortgage Company. My first payment was made via certified check, then mailed to XXXX ( as instructed at closing ). XXXX forwarded the check to AmeriHome, then sent me verification via fax. I contacted AmeriHome, whom stated that it had not been processed- which was not unusual considering it was a new loan. AmeriHome stated it could possibly take several months to get everything in order. AmeriHome assured me that no late fees or issues would accumulate during this transition. I was instructed by AmeriHome not to have payments drafted from my account during this time-stating their system would not recognize my loan being current, possibly resulting in an additional mortgage payment being drafted. Nonetheless, the same issues have yet to be resolved, and more issues continue to accumulate. I have contacted AmeriHome repeatedly- often resulting a conversation that is 45 minutes or longer- in which, Customer Service states they have limited accessibility to my account and are not authorized to make changes. Nevertheless, they offer to narrate a message regarding all issues and concerns discussed. In an attempt of resolution, I visited my bank. All purchased certified checks were reviewed in conjunction with dates cleared. Only one purchased certified check remained unprocessed. For this reason- my bank voided then reissued that particular check ( in which I mailed to AmeriHome , along with my scheduled monthly payment ). In addition, more complications proceeded. I received housing tax omission papers. I contacted my local tax office explaining AmeriHome 's responsibility of payment due to escrow. They advised me to contact AmeriHome. I notified AmeriHome concerning nonpayment of taxes, and again addressed that all my payments were not posted to my account. AmeriHome requested I fax them a copy of the letter. In addition, I obtained copies of all purchased certified checks and verification of dates cleared from my bank. All information was forwarded to AmeriHome Research Department via fax ; confirmation of delivery was acquired. Per AmeriHome, the documents would be audited to assure a resolution was achieved. I was informed that the process could take up to a week- if not possibly longer. Despite my lenience and efforts of elucidation, nothing changed. Consequently, I contacted AmeriHome Cooperate Office for assistance. She stated that she would correlate with the Research Department, she also stated it was not necessary to resubmit fax. I switched my payment method to online banking to make confirmation of posted date more accessible. Assuming that AmeriHome Cooperate office had examined my account, I set up extra payments online. Soon after, I was contacted by AmeriHome whom informed me that partial payments were not accepted- As well as, proclaimed that the payment would be returned. I expressed the situation, including the involvement of AmeriHome Cooperate staff. In XX/XX/XXXX, I came home to a note taped on my front door from AmeriHome requesting I contact them due to nonpayment. Due to unseen events, my already busy life has recently became exceptionally more tireless. Upon receiving the letter, I set up an additional payment via online banking ( in addition to my scheduled monthly payment ). I then contacted AmeriHome, informing of the additional payment with hope of reducing any additional unnecessary stress they have habitually and routinely been known to cause. I informed them I planned to reexamine all payments with my bank, then resubmit the copies ( yet again ) as soon as I was able. Within days after both payments had cleared, AmeriHome contacted me again requesting XX/XX/XXXX payment. I explained that two payments were paid ( and cleared ) in XX/XX/XXXX. She stated she did not know why it was still showing as unpaid, that she would leave a message requesting it be fixed. I later spoke to another guy for AmeriHome Customer Service, I attempted to explain simple math. He could visibly see that altogether- 21 payments were due. And altogether ( visually available ) 21 1/2 payments were made. I explained that even with his limited accessibility to my account, it is a half payment ahead! He stated he doesn't have the authority to correct, he can only narrate a request for review. He said the Research Department was currently researching. I explained they were supposed to be researching an assumed " reversal '' payment, that has been clarified by my bank twice as received/cleared! Therefore, I have actually paid 22 1/2 payments altogether, yet they have continuously reported 30 day delinquency towards my credit. Yet again, nothing has changed. I recently requested insurance information regarding my policy. To my surprise, my home was not insured through my agency. They were not aware my mortgage was with AmeriHome, stated XXXX was still listed -and- my policy was cancelled 60 days following purchase because no payment was ever made! I have absolutely no trust left. I am convinced AmeriHome is extremely fraudulent, dishonest, and corrupt. I am strongly considering legal advice. When I research AmeriHome online, all reviews are negative and chillingly similar. I can't imagine how others are being mistreated. I can manage to pay an additional mortgage payment without causing myself/family grief. Nonetheless, it pains me to think of how many families have been victimized and tormented by their cruel, unethical, and negligent ways- and unable to make additional unnecessary payments.

Complaint: I have been working with Amerihome Mortgage for loss mitigation options since XX/XX/XXXX. I have submitted all documents requested on time and in a timely manner. As of XX/XX/XXXX, I was informed that they had all the documents they needed and the file was forwarded to the Underwriting Department. Again on XX/XX/XXXX I was told the file is currently with underwriting, no documents were being requested and the foreclosure sale for XX/XX/XXXX was on hold. On XX/XX/XXXX we received a phone call from a XXXX XXXX Employee ID XXXX who informed us that the they have all the documents needed and the file is currently in review with underwriting and we can follow up within 30-90 days. On that VERY same day, the lender kicked the file back to the loss mitigation department requesting additional information. Not one call was placed to my attorneys office, to myself nor were any notices sent out to inform us that now MORE documents were being requested. So now XX/XX/XXXX when call the lender, we are informed of the additional information now being requested and that they have now released the hold from the trustee sale for XX/XX/XXXX because they claim the documents must be received at least 14 days before the sale. Even if they did call me on XX/XX/XXXX, the day the lender requested those docs, that is not even 14 days to submit so therefore they are contradicting themselves. How is this fair? How can they request documents knowing that there are not 14 days left until the foreclosure sale and then demand they are to be received 14 days before the sale? To make matters worse, not once during this loss mitigation process have I ever been assigned a Point of Contact which is a violation of HBOR. I am extremely disappointed and stressed out with all of this as I have done my part, but Amerihome is dropping their end of the bargain and treating me unfairly.

Complaint: Amerihome Mortgage claims they didn't receive my insurance and decided to place force placed insurance on my account. I refinanced with them in XX/XX/XXXX and the loan was closed with the same insurance that was on previously. My insurance company provided them the insurance 3 separate times, however, I kept receiving notices that they didn't have my insurance. Finally, on XX/XX/XXXX I contacted them again after another notice I received stating they didn't have it. I personally sent them the declaration page and was instructed to call them on Friday XX/XX/XXXX to confirm they received this and to request an overnight payment to the insurance company that is now providing notices stating if insurance is not paid on XX/XX/XXXX the insurance will be cancelled due to non payment which should be paid by my mortgage company since it is currently an escrowed payment. On XX/XX/XXXX I received a notice in the email dated XX/XX/XXXX that stated that they received my insurance. So, on XX/XX/XXXX I called them again and spoke to XXXX who after verifying 9 questions finally asked me how she could help me. I explained the situation and the letter I received stating the insurance was provided and confirmed and requested they send the overnight check. She stated she would look to see if that was true as there records didn't show this.. I asked if the letter provided was fake as it came from their company, she said she didn't know but she would look at the " big bank of info '' to confirm. This was puzzling to me! Their automated line also said my insurance was past due and they didn't have insurance verified. I asked to speak to a manager and after 3 attempts of asking for this she put me on hold and hung up on me after 16 minutes. I called back and got a new representative, I immediately asked for a manager and she stated she would not transfer me to a manager unless i verified all the info again. I didn't want to do this but did since she refused. I was transferred to the manager and waited on hold for another 10 minutes and the guy that got on the line XXXX stated still the insurance wasn't in place and that the letter I received days ago was an error and i would be receiving another letter stating it was an error. I asked XXXX if i could send him my insurance directly and he stated he couldn't accept email. I asked if he could call the insurance department to see if they have it and it just hasn't reflected in the system and he said no that he couldn't reach anyone. He said he would overnight a check to my insurance company since he knows my insurance is in place but may not be able to do it today but would try. I asked him if i could cancel my escrows because i never wanted to go through his hassle again and he said no i would have to wait till my loan had been season for 12 months. I asked if that was a Amerihome requirement and he said XXXX and XXXX requirement which i do not believe to be the case.. So yet another fight i will have to have with this company that is so disorganized and causes so many issues to their mortgage holders. This should not be allowed and no client should have to do the work to get their mortgage company to do their job. Isn't this why I pay interest on a loan to this company??

4. XX/XX/XXXX 4th verbal communication received call from AmeriHome Mortgage advising they checked the tax value online ( did not call as requested, because the online information is not correct ) and would not adjust the escrow amount because the value is not reported correctly online.
5. XX/XX/XXXX 1st written communication faxed escrow termination request to XXXX 6. XX/XX/XXXX 2nd written communication emailed escrow termination request to XXXX.
7. XX/XX/XXXX 3rd written communication emailed Notice of Value Real Property Assessment letter received from XXXX County Tax Assessors Office to XXXX 8. XX/XX/XXXX 5th verbal communication called to determine why we received collection letters while we are in a dispute. XXXX supervisor advised AmeriHome received the written escrow termination letter, however since it was not signed in ink it was ignored. He said he would have someone from the escrow department CALL the XXXX County Tax Assessors Office to obtain the estimated taxes for XX/XX/XXXX.
I truly dont believe anyone will contact the XXXX County Tax Assessors Office as requested, because your activity is proving to be fraudulent. The lack of customer service at AmeriHome mortgage is staggering.
We wish to terminate our escrow account with AmeriHome Mortgage on loan number XXXX, IMMEDIATLY.
Our home is in a XXXX XXXX where in we receive significant tax reductions for the first 5 years we live in the home. I contacted the XXXX County Tax Assessors office on XX/XX/XXXX and received the following tax information regarding our property.
Our parcel ID is XXXX and the current assessed value is {$180000.00}.
XXXX reduction through years 1-5 is as follows 90 %, 75 %, 50 %, 30 %, 10 % The reduction is based on the building value of {$160000.00}.
Estimated tax for XX/XX/XXXX is {$460.00} + a solid waste fee of {$63.00} totaling {$520.00}.
We received the enclosed letter from the XXXX County Tax Assessors office dated XX/XX/XXXX which validates the information above. The tax value of our home after the XXXX XXXX is {$35000.00}. Please tell me how the rocket scientists at AmeriHome Mortgage calculate our taxes to be {$4000.00}! You are collecting nearly 8 times the amount we owe!! This is fraudulent behavior.
We have asked several times for an escrow review, wherein you actually CALL the XXXX County Tax Assessors office XXXX. However, you have failed to do the proper research to correctly project our escrow. Therefore, we wish to terminate our escrow account, IMMEDIATELY, please return any and all remaining money immediately. Furthermore, we will not continue to pay you the ridiculous amount you have inaccurately projected. If you attempt to send me to collections or blemish our credit, I will go to the ends of the earth to make certain you never service another mortgage again!
Sincerely, XXXX Notice of Value Real Property Assessment

Complaint: AmeriHome, Loan # XXXX I paid off this loan in full on XX/XX/XXXX. To date ( XX/XX/XXXX), I have not received my surplus impound account funds of {$4600.00}. I was now told that the initial check was sent but I never received it. This was back in mid-XXXX. They said they would send another check back in early XXXX ... .I have not received that either. I called today and they told me that they would generate a new work order which is what they said last time.
I find this absolutely unacceptable and asked them to either XXXX or wire the funds due me. They said they could not but would generate a " new work order ''. I don't feel I should have to wait on my money. Can you help?
