Complaint: I received my home mortgage with Wells Fargo on XX/XX/2012. When I first applied for my mortgage with Wells Fargo bank I was told if I put down 20 % of the value of the home I would NOT have to pay the loan insurance fee every month. I put down the 20 % towards the value of my home and I got my loan. Later on I saw that the bank included a loan insurance fee in my monthly payments. I questioned it and I was told to ask later on and will come of eventually. When it did n't come of I was told by Wells Fargo that it will take 5 years to come of. I think Wells Fargo should fix this issue as soon as possible.

Complaint: I am a XXXX rated veteran caring for my XXXX grandson in my home. Due to a downsizing from my job and loss of my main source of income, I requested a loan mod from Wells Fargo in order to make the payment more manageable and ultimately keep my home. I was denied citing I had too many assets. Once those assets were depleted several months later, I again requested a loan mod but was denied again for the exact opposite reason citing I could not afford a loan mod payment ( not enough assets ). This was clearly contradictory. Which one is it? What is the objective criteria for a loan mod? Instead I was given the option to " apply '' for a short sale both times. I want to keep my home and continue to provide a stable environment for my XXXX grandson. Not sell it. What is the purpose of the loan mod program or the " Home Preservation Program '' as it was called if it was n't to assist those who want to retain their home and make good on their mortgage?

Complaint: I do not feel I 've been getting fair opportunities to obtain a new loan modification to keep my home. Even the first modification in XX/XX/XXXX was questionable whether it was fair, my 3.75 % rate remain the same, even though rates were low in XXXX. And a list of following complaints and questions about my mortgage company : Why I am not able to apply my equity to my {$25000.00} plus loan deficit and put the loan in the rear and can get a new modification from my loan company?
I had and have multiple reduce of incomes over the last two years.
Previous modification in XXXX was not reduced enough to support my income. My 3.75 % interest remain the same, although rates were down considerably during XX/XX/XXXX.
I am asking for an investigation of the last mitigation from my loan company whether I was within the 31 % of my income bracket.
What about being able to get a Tier 2 in house modification?
I had several hardships in the last two years, but I feel they are overlooked and have not been considered viable to getting a loan modification.
I am requesting a copy of my loan company DEED, to see if my title was accepted and delivered to my loan company from my original mortgage company, to show if my current loan company has legally obtained my deed.
I am requesting an investigation into whether my equity in my home has been used by my current loan company during my several requests for trying to negotiate ways to keep my home ... however, my equity has not been used to pay off my {$25.00}, 000 loan deficits. Why???????
Whether my income was low or high, the I never was within the 31 % bracket to obtain a new modification, Why????
Who are my loan company lawyers that are calling asking for personal information, but do not say who they are and who they represent? Who are the lawyers putting foreclosure information on my door, but do not say who they represent? Are they my loan company lawyers?
I am investigating whether my loan company is legally my loan company that I been paying since XXXX? Was my deed and title transferred through acceptance and delivery? Or was this another " robo copy '' transfer? '' I am submitting a new Mortgage assistance application on XXXX, hoping my loan company will negotiate another modification, if my loan company is my legal mortgage loan company.

Qualify for a better loan than offered
Complaint: I am a graduating XXXX student, looking for a loan for XXXX costs and living expenses. I found the Wells Fargo loan and went through the initial process to find a loan. A loan was returned, offering a variable APR of 9.76 % and a fixed rate of 10.89 %. I clicked " Apply Now '' and went throu gh the process of putting my info in. It populated their required disclosur es in another window, where the variable rate showed 10.24 % and the fixed rate was 11.49 %. I called Wells Fargo to figure out what the real rate was and explained what I saw as a " bait-and-switch '' tactic ( assuming no one actually reads the disclosure statements ). The agent was very nice, but had no explanation, saying he would " Send it over '' and have " them '' look at it. Given the REALLY bad press Wells Fargo has gotten recently, you would think they 'd be a little more conscientious about their conduct.

Complaint: We booked a hotel room at XXXX thru XXXX and when we got to the hotel long story short the rooms electrical outlets did not work and the room was dirty housekeeping never came to our room until the day we checked out. There were personal item left in the room from the previous guest so its obvious that the room was no cleaned correctly. While at the XXXX we complained and were told that they could not refund our stay because we booked thru XXXX and were told to contact them for a refund. I tried contacting XXXX and got no response until I filed a complaint with BBB and was quickly contacted and I was told that they had contacted their XXXX contact person to get us a refund as its up to XXXX to refund us for our stay. So again I contacted XXXX and they were very polite and explained that we booked thru a third party and that they do n't receive the money. That XXXX is the only one that can refund our stay charges and they agreed I should receive a refund and that if I had booked thru them they could and would have given me a refund. Left with no alternative I filed a dispute with the bank and my dispute was denied. The services that we paid for were not what was advertised and I feel I have bent over backwards trying to get this issue resolved. XXXX out right lied to me regarding the situation. I feel that my banking institution should be able to help me correct the wrong that has occurred and now they have let me down as well. The charge was processed as a credit card transaction and I should have a right to dispute.

Complaint: I have filed this complaint before and received a robots response of " The banks right to approve or deny a transaction even if there are no funds in the account. '' Paraphrased of course. Or the common term " Banks Discretion. '' Well last time I filed here I got a call from them and the rep upset me more. I let it go and went to the BBB. I got a letters response basically telling me that its in the " Fine Print '' or account disclosures. Which I responded with the single question of " WHAT CHANGED ON THE ACCOUNT BETWEEN LAST YEAR AND THIS YEAR AS TO WHY ITS THE " BANKS DISCRETION '' TO APPROVE OR DENY PAYMENT ON CHARGES THAT WOULD TAKE MY ACCOUNT OVER MY BALANCE? '' Copied verbatim from the BBB complaint. Thats the Question that has been skated around with a response of 'The Banks discretion '' and " The right to approve or deny .... '' Which does not really answer the question. I have about 3 emails since XXXX of 2015 saying that the payment method has been declined but will try again in a couple days or to change my credit card number. Basically the bank denied these charges 3 or more times previously, so i want to know why now all a sudden they allow them to be approved, as with more than a year ago they were declined? WHAT CHANGED ... ..? I would like research to be done as to WHAT CHANGED ... XXXX And the response of " Banks Discretion '' and " the right to approve or deny '' will not fly with me cause if it was your right not to pay it before even tho it was a recurring charge then as it is now, why change that right and pay it causing me to be over drafted? The last bank I was with didnt do that to me, why is it this bank is doing that to me? I understand I wasnt charged an NSF fee, thank you. But I would like to avoid all kinds of fees all together. And stopping recurring payments can not be done cause of these are subscription services and the only way to have them is to have it set up with a card. Its ok if they get denied. Ive seen they give about 2 weeks for the payment to go thru, which is enough time for it to go thru.
