Complaint: 1. This XXXX is a XXXX XXXX VA XXXX Veteran entitled to the lowest Interest Rate VA Home Loan by Federal Law because of my COE but Wells Fargo who has VA Home Program refuses to process a VA Home Loan for this XXXX.

Wells Fargo as a Financial Institution is abusing this XXXX and Family with XXXX Discrimination and Extortion Practices when collecting their mortgage payments from Families like ours which violate Federal Law. On XXXX XXXX, 2017 the Supreme Court ruled against Wells Fargo for these practices and Wells Fargo has agreed to pay Settlements to families like ours who have been victimized for their illegal practices and that have violated Federal Law. Can't temporarily delay making payments
Complaint: Wells Fargo has granted a temporary payment relief for XXXX month. Due to XXXX XXXX hitting Texas, devastating and flooding XXXX completely, preservation of life is currently the highest priority beyond anything else. The entire city, region, and vicinity is under water. Just take a look at any national news covering XXXX XXXX. Mail will not even be able to arrive to our house for probably weeks. I do not think I will even get the next Wells Fargo XXXX XXXX bill because of the flooding and the possibility that mail is completely drenched in flood water. Currently, it is impossible to return to work, get to and from grocery stores, or even be able XXXX XXXX to a hospital in the event of an emergency. Even if water recedes, in a couple days to weeks, or even months for some areas, it will be time before normal day to day activities will even begin to possibly resume. Both me and my co-signer are completely devastated and need time to manage the preservation of necessities to get Wells Fargo their money. I am sure Wells Fargo understands the devastation occurring in Texas all the way in XXXX XXXX, or wherever their headquarters are.

Complaint: Dear CFPB, on XX/XX/XXXX we noticed that our Wells Fargo Bank business account had a {$2800.00} amount debited by " RECURRING PAYMENT AUTHORIZED ON XXXX XXXX XXXX XXXX '', which we did NOT authorized! We immediately contacted XXXX, and they admitted that this auto debit should NOT have occurred, and we should have the amount credited back to our account right away! However, we have called them everyday since ( because this is causing a significant cash flow problem for us! ), but always been told that " maybe '' in a few day! Which is NOT acceptable! As of today, Monday, XX/XX/XXXX, the unauthorized amount still have not been credited back to our bank account, we called XXXX again, and now we were told that the credit should appear on Thursday, XX/XX/XXXX? This is totally UNACCEPTABLE! What are our legal rights? And what are XXXX 's legal obligations? Complaint: Re : Wells Fargo and XXXX XXXX XXXX To Whom It May Concern : In approximately XX/XX/XXXX, Wells Fargo granted my Mother, a XXXX year old retired XXXX on a fixed income, a {$270000.00} 40-year mortgage with no escrow account. Unable to pay the mortgage, property taxes, insurance, utilities, repairs/upkeep and prescription drugs, foreclosure was threatened. I became my Moms Power of Attorney, assisted with the Modification, which was granted in XX/XX/XXXX. A Quit Claim Deed added my name to the property, and regular timely mortgage payments were made.
My Mother XXXX XXXX on XX/XX/XXXX. Wells Fargo was notified of her XXXX. Wells Fargo claimed there was an {$8000.00} escrow shortfall due to the redemption of property taxes that had occurred prior to the XX/XX/XXXX modification. We believe this amount should have been included in theXX/XX/XXXX modification. The monthly payments were increased, a tenant moved out, major repairs were necessary and in late XX/XX/XXXX or early XX/XX/XXXX, the mortgage was in arrears, having become, once again, unsustainable.
Sometime in XX/XX/XXXX, Wells Fargo retained XXXX XXXX XXXX, XXXX. to pursue foreclosure proceedings. Their Special Process Server ( XXXX XXXX, XXXX XXXX ) claimed that on XX/XX/XXXX, at XXXX XXXX, he served a XXXX Woman, with XXXX hair, aged XXXX-XXXX, who was XXXX ft XXXX in XXXX ft XXXX inches tall. My Illinois State drivers license states that I am XXXX ft XXXX inches tall, and XXXX years old as of this writing. Im actually XXXX feet tall. I was never served. Hes never seen me and Ive never seen XXXX XXXX.
On XX/XX/XXXX, I was residing in an apartment complex with 540 units in two buildings with identical apartment numbers in the North and South towers. The affidavit does not state an apartment number where the affidavit was served. I was never served.
After receiving correspondence from Wells Fargo, the modification and assumption process began, I submitted the paperwork and made 2 trial period payments to Wells Fargo. I then received a letter stating that the servicing of the loan had been transferred to XXXX XXXX XXXX, I made the third trial period payment ( ATTACHED ) to XXXX XXXX XXXX.
The terms of the modification offered by XXXX XXXX XXXX were very different from those being offered by Wells Fargo.
XXXX XXXX received a letter dated XX/XX/XXXX, from XXXX XXXX XXXX, notifying her that, effective XX/XX/XXXX the mortgage loan had been sold to XXXX XXXX XXXX XXXX. ( ATTACHED. ) Wells Fargos modification/assumption agreement principal balance was {$120000.00} with a maturity date ofXX/XX/XXXX. XXXX XXXX XXXX principal balance was {$130000.00} with a maturity date of XX/XX/XXXX ; {$12000.00} and 7 years/7 months was added to the life of XXXX XXXX XXXX offer. Fair property value on comparable values at that time was {$96000.00}.
Simultaneous with the assumption and modification process, there was a claim filed because of major weather/water damage that had occurred in the spring of XXXX. Wells Fargo decided that they wanted to manage the funds from the claim, and before a claims check would be mailed to pay the contractor, I would have to make a trial period payment. I am including a worksheet that shows the events of the modification, and claim.
The repairs took 3 seasons Spring through Fall. The repairs should have taken 5-7 days.
One of the many questions I had was whether the assumption or the modification occurred first. I was reassured when I was told by a Wells Fargo representative that the modification would not have been approved without the assumption occurring first, which seems appropriate since a XXXX person can not enter into a contract.
XXXX XXXX XXXX stopped giving me information on the mortgage, claiming I was not an authorized borrower on the mortgage and that Wells Fargo had not transferred the authorization for me to receive notification/information on the loan.
XXXX XXXX XXXX began sending correspondence to the Estate of XXXX XXXX.
Im not sure why, but some company began posting vacancy notices on the door of the property ( ATTACHED. ) That property has been occupied by my family since XXXX, and continues to be.
The foreclosure proceeding was resumed. I was NOT NOTIFIED.
XXXX XXXX XXXX representatives began telling me that I needed to proceed with Probate. There is no will. The intent of the Quit Claim was to avoid Probate. XXXX XXXX XXXX did, however, stress that they participated in the Hardest Hit Fund, and I might qualify for this program. I was dismayed, since Wells Fargo had allowed me to enter into a modification program, make trial period payments, gave me all the information about the loan that existed, communicated with me about the property damage claim that occurred in XX/XX/XXXX and continued through XX/XX/XXXX.
Working with Wells Fargo has been painful. The mortgage crisis impacted property values in our area and for my family in a manner that we have not recovered from, although a large percentage of the country has recovered. The property is located in a minority community. The impact of the mortgage crisis has had long-term and far-reaching effects. Wells Fargos business practice continues to impact us negatively.
I have no idea if anything can be done to assist us/me because Fridays ( XX/XX/XXXX ) court date was to approve the sale of the property. The foreclosure was approvedXX/XX/XXXX.
I have lived with the failure of the modification/assumption, and XXXX XXXX XXXX refusal to give me information, for many sleepless nights and for months. In XX/XX/XXXX, after learning that XXXX had resumed the foreclosure process. I hired an attorney in an attempt to Quash the Special Process Servers claim that I was served. Although an affidavit was filed, refuting the Process Servers claim, the Judge in the case denied the motion ; an appeal is underway to reverse the Judges ruling. In the mean time, there is a good chance we will lose our home.
I have no idea what, if anything can be done regarding our situation. Wells Fargo, XXXX XXXX XXXX and their investors prey on consumers. Their reputations in the industry are not positive. Wells Fargo has engaged in various unethical practices involving mortgages, opening unauthorized accounts and escrow accounts, and both companys employees have been under investigation for a considerable amount of time XXXX XXXX XXXX XXXX XXXX XXXX XXXX I made 3 trial period payments, in good faith, only to be told that the mortgage had been transferred, at which point the process fell apart. I have spent a great deal of money on repairs to the property and to address the claim.
I need your help. Please review the attached documents, and advise if there are any options for us. We wish to keep our property.

Complaint: I submitted my monthly mortgage amount on XX/XX/XXXX I rec 'd a coupon stating that the next payment date would be XX/XX/XXXX for approx {$1000.00} The submitted and cashed payment on XX/XX/XXXX was for {$1000.00} satisfying the XX/XX/XXXX payment date.
Wells Fargo decided NOT to apply this amount to this payment date.
I called Wells Fargo on XX/XX/XXXX inquiring as to why this was not done.
Customer Service had no answer for me, they then claimed that " they will expedite '' this mistake and update the payment to XX/XX/XXXX and it would take " 3-5 business days ''. THEN the person told me 7-10 business days.
I explained to Wells Fargo that IF I did n't catch their mistake and I did n't make another payment before XXXX XXXX, my home would of went to foreclosure possibly and they would of reported my missed payment to the Credit Bureaus.
All I get from Wells Fargo that is " human error '', well these " human errors '' seem to inundate them because I see them all the time.
7-10 business days to update my loan? RIDICULOUS! And I will once again need to check after this time period, only to see it not applied possibly and Wells Fargo once again telling me 7-10 business days.

Wells Fargo refused the payments that I tried to make in the interim, they referred me to their council.
( 3 ) Wells Fargo refused a short sale saying I was already too far behind in payments and that is because they refused payments!
( 4 ) My home of 20yrs was sold by Wells Fargo without My being informed in anyway and is currently on the Market as a rental Property valued at XXXX and a monthly XXXX which is 2x my mortgage. It was For this Profit, they took away my home.

Card was charged for something you did not purchase with the card
Complaint: Around XXXX 2017, fraudulent charges were made on my Wells Fargo credit card. I disputed these charges to Wells Fargo and was successful in having some removed. However, Wells Fargo has refused to remove a significant portion of the charges, claiming that the signature on the receipts matches the signature they have on file for me. First, when stolen, my card contained my signature -- a signature that even a child could replicate. Second, the signatures are NOT the same. Third, this is the ONLY " proof '' they are going by. The proof is cryptic, vague and inconclusive. Wells Fargo is handing their hat on it to avoid liability, despite touting a zero liability protection benefit. Also, I requested the documentation for the charges they DID remove and they have not provided them to me.
I disputed these charges in accordance with Fair Credit Billing Act. Not only does Wells Fargo itself promote " zero liability '' protection, the FCBA also affords me similar protection. If all it takes is for a fraudster to create a " similar '' simple signature, the " protection '' is illusory.
I demand further proof other than a claim that the signatures appear similar.
I have hired an attorney and the attorney received the same unacceptable generic, unresearched response.

Complaint: I, held a mortgage with Wells Fargo that was opened in XX/XX/XXXX of XX/XX/XXXXWith XXXX XXXX XXXX XXXX. In XX/XX/XXXX, XXXX XXXX and I were divorced. In XX/XX/XXXX, I filed chapter XXXX personal bankruptcy, and was discharged from the mortgage debt. In XX/XX/XXXX, I completed the deed-in-lieu, removing me from the loan in its entirety. This was recorded with XXXX County, New York on XX/XX/XXXX, as you can see below.
I am writing because you have falsely filed an FHA claim under my name, which is preventing me from obtaining a new mortgage. This is in direct violation of the deed-in-lieu process, and subsequently, I am facing strong financial setbacks due to your inaccurate reporting. Likewise, my ex-husband is currently in Chapter XXXX bankruptcy, which impedes the ability to file an FHA claim, as he is claiming sole ownership of the above mentioned property. If he is agreeing for a repayment terms, the ability to file a claim through the FHA is null and void.
I am requesting that you immediately cancel/close out your FHA claim/CAIVRS file that was opened in error in my name. I am also including this notification to the CFPB and the Better Business Bureau. Should you be unable to resolve this issue timely, I will be forced to take this notification to the media, specifically XXXX XXXX news in XXXX, New York, XXXX, as I am suffering financial ruin in the inability to purchase a home in the amount of {$150000.00}. Complaint: RE : XXXX XXXX XXXX XXXX Client XXXX XXXX AND XXXX XXXX My Buyer/Your Client was purchasing a Waterfront Condominium and choose to take out his Mortgage with Wells Fargo. I the RE Agent accepted the PRE APPROVAL and submitted all the necessary Purchase Agreement and Doc 's ( dated XX/XX/XXXX) to XXXX XXXX at Wells Fargo and spoke to him while doing so on the phone at length about their process about my Buyer and Seller ( In Florida ). The Buyer received a Letter onXX/XX/XXXX, that his condo was in a Special Flood Plain. I had a Seller that owes nothing on his Waterfront Condo and a Buyer that had a very substantial down payment. My Seller was buying a Cash Condo with his proceeds and had one to purchase immediately. XXXX assured me that they could close early if everything in place. So we immediately got the inspection which went perfect and Wells Fargo ordered the Appraisal and that was completedXX/XX/XXXX and it appraised a little above the value. We had a LOMA in the process which the Buyer submitted to Wells Fargo. It takes about 60 days to get the elevation cert back and there is no way of expediting, so then had an elevation done and flood insurance ready to be put in place. Now there are 17 Condos in this complex with 11 Units that had their certifications in place. ( My Seller paid Cash ). I have been on top of this file since day one.
XX/XX/XXXX, Wells Fargo knew this was in a flood plain and clearly dropped the ball on this by NOT ADDRESSING THIS ISSUE AND THEIR REGULATIONS THEN!! Buyer - Had a Loma Application and Elevation with Flood Insurance in Place -STANDARD PROCEDURE.
ONXX/XX/XXXX ( Friday ), Now Ending of our Contract between Buyers and Sellers we receive the SELLERS STATEMENTS to review to CLOSE. On Monday Afternoon I RECEIVE AND EMAIL that this Loan is NOT LENDABLE.. Totally Unacceptable!!!
I spent the next many hours, days and weeks holding this together with Hostile Buyers and Sellers which affected 4 deal 's. Finally after going to another LENDER, they find me the Rule Stated BY FEMA that we can close with an individual Policy in which I forwarded to WELLS FARGO and having a Civil Engineer speak to your office it took 68 DAYS to Close this LOAN.
IT COST EVERYONE ( Realtors, Buyer, and Seller ) so much money for WELLS FARGO LACK OF CONCERN and PROFESSIONALS. I am requesting that money is paid back to everyone involved, to help relieve the undue stress in which they have been subjected to.
I do not feel that WELL FARGO by making excuses for their timeline should be allowed to just walkway. Complaint: This is my second complaint that goes in addition to my 1st one.
This is what I sent Wells Fargo today.
To whom it may concern,
I find it very concerning and very upsetting frustrating that I get off of the phone mind you 25-30 minutes ago with one of your corporate representatives from you home mortgage department named XXXX XXXX ( spelling not sure) he proceeded to tell me that there is no record of me making any complaint, phone call, inquiry or what have you about concerns about the details of my loan modification and partial payment agreement or it affecting my credit. See email below that I wrote in XX/XX/XXXX to your corporate office. It clearly states I had concerns about my credit.
XXXX also proceeded to make me out to be stupid and dumb by asking " well if you were worried about your credit the first time why did you do another modification". The point is I'm not dumb nor stupid. I thought your program was to help people not make their situations worse, oh the last time I read " The Make Homes Affordable" program ( HAMP) wasn't designed to be run like this. Your people did not do their due diligence and follow through. You and I both know you micro-film documents and you don't just happen to miss recording conversations as XXXX pointed out that there were phone calls that weren't recorded. He asked me if I had the name of my other rep who handled my XX/XX/XXXX modification her name is XXXX XXXX ironically her and XXXX XXXX both worked on it there could have been others as I was bounced around a lot. In XX/XX/XXXX he was out time and time again for military duty.
I have also repeatedly asked for copies of all the documents concerning both modifications and payment agreements I have yet to get them.
I also have proof where I have complained to the CFPB about the same issue so obviously this was not a dead issue nor resolved. XXXX asked me now why I decide to bring this up now well I don't have to justify myself you nor him but since it was brought up and " recorded" I want to sell my home and purchase another one and can't, tried to several times thought this would go away and it hasn't. Your people need better training, and need better communication skills because they obviously don't know how to make easy on anyone. I don't want a monitory resolution out of this I want my credit corrected and your people to recognize where your at fault. As I shared with XXXX you are being sued for this very thing. I started the Loan modification process in XXXX XXXX XXXX. I'm very grateful that Wells Fargo has provided me with this option for help. My husband and I fell on hard times when I was laid off from my job two years in a row. We were hoping this would give us relief from the stress of trying to jeep up and help us start over once I was working again. I successfully made my 3 trial payments. I expected to receive my documents in the mail shortly there after. It is now XX/XX/XXXX going on one year from when this process started, My case unfortunately was victim of a Wells Fargo computer glitch. I do check on the status periodically and do get the run around I have continued to make my tail payments through this time I have made 9 payments to be exact of $XXXX. I was told last month I would receive my documents within two weeks of XX/XX/XXXX, and no documents. I just got off the phone today with my Loan Preservation Specialist (who is temporary, XXXX XXXX is my original Loan Preservation Specialist) I explained to her that what she was telling me was the same thing I've heard through this whole process without any resolution. She was very snippy and condescending. I explained to her that this is damaging mine and my husbands credit the longer Wells Fargo tries to resolve their system glitch. Complaint: We have an existing complaint filed but they bank is now claiming they can not provide a deed in lieu as they already started legal proceedings. They told us we had to do a short sale first ( we did, they denied the offer we got ) and they continued legal proceedings through the process they said we had to do, now they claim its too late for a deed in lieu. They are the ones who cost us wasted time and now are using it as a reason to foreclose.
We provided paperwork last time but would be happy to do so again

Complaint: On Saturday XXXX XXXX, XXXX I received an email from Wells Fargo stating that my mother 's Qualified Income Trust account, for which I am the trustee, was closed with no explanation why. I had never received an email, written letter or phone call of notification that the account would be closed. In their own instruction manual that the bank gives you when opening an account, it states " Your account becomes dormant if you do not initiate an account-related activity for 12 months for a checking account ''. I was told by the banker on XXXX/XXXX/XXXX that their policy had changed a few months ago stating that an account can be closed after 2 months of inactivity, however, when I had to open a new account, and handed the same brochure, it does not reflect this change.
I opened the account on XXXX XXXX, XXXX with a cash deposit of {$3300.00}. Subsequently, on XXXX XXXX, XXXX I made a deposit for {$2700.00}. Subsequent to that there have been direct deposits and auto debits.
XXXX/XXXX/XXXX -Bill Pay of {$3200.00} XXXX-Direct Deposit of {$500.00} XX/XX/XXXX-Transfer from another bank of {$2700.00} XXXX/XXXX/XXXX -Auto Debit of {$3300.00} XXXX/XXXX/XXXX -Direct Deposit of {$500.00} XXXX/XXXX/XXXX -Direct Deposit of {$2700.00} XXXX/XXXX/XXXX - Auto Debit of {$50.00} XXXX/XXXX/XXXX -Auto Debit of {$3200.00} XXXX/XXXX/XXXX CLOSEOUT - NON-INTEREST BEARING {$0.00} Despite all of the above activity, including 2 teller transactions the account was unilaterally closed with no notice by Wells Fargo. By virtue of this account being closed, I, as trustee for my XXXX year old wheelchair bound mother, Wells Fargo may have allowed my mother to be put in a position of violating XXXX rules.
I then went immediately to the branch and asked for an explanation as to why the account was closed if Wells Fargo 's written policy ( as of XXXX XXXX, XXXX ) states that checking accounts with activity will not be closed unless dormant for at least 12 months. I dealt with a private banker at Wells Fargo who informed me that he did not understand why this was closed. He then called several people on supervisory levels at Wells Fargo who could not or would not provide a logical answer why the account was closed. One statement was that it was closed because there was no direct teller transactions within 60 days. I then asked for that statement in writing and they refused to provide any written explanation for closure of this account in. As of this date, XXXX/XXXX/XXXX, pension fund checks have been initiated for direct deposit into this closed account for XXXX XXXX, XXXX. I find myself in a situation that payment will not be available in a timely fashion to my mother 's long term care facility. Wells Fargo forced me to open a new account for future transactions and stated they would " try '' to redirect the pre-initiated funds into this new account with no guarantee.
With no written or logical explanation available, I am hard pressed to believe that this was a legitimate or even possibly a legal closing of my mother 's account by Wells Fargo.

Complaint: In XXXX I received a solicitation call from Wells Fargo wanting me to obtain a credit card account. I told the solicitor I would not agree to any terms over the phone, but if they sent me the terms in writing I would review them, and decide if I wanted to open a credit account with them. A few days after the phone call solicitation I received a Wells Fargo credit card in the mail. Due to my naivety at the time I activated the card and began to use it. Later I learned that the account was most likely fraudulently opened, but because I had a sizable balance I was paying off and did not want to go through the hassle of closing the account or deal with possible XXXX XXXX implications I kept the account.
Finally, on XXXX XXXX, XXXX, due to the unfavorable terms of the credit agreement I decided to go through the process of closing the account. I went to Wells Fargo in XXXX, NJ, and told a personal banker about the unauthorized opening of the credit account. The banker had me talk on the phone to XXXX separate individuals. XXXX individual offered to allow me XXXX months without interest to pay off the balance, but those terms did not seem reasonable because Wells Fargo has already made a lot of money off interest fees from my account and I do n't think they should be making any more. Finally I talked to XXXX XXXX XXXX XXXX XXXX XXXX who told me the credit account was applied for through the mail. I have never applied for a credit card through the mail. She told me she would investigate, but I have n't heard back from her, and Wells Fargo keeps on charging me interest on my credit account payments.

Funds not handled or disbursed as instructed
Complaint: On XX/XX/XXXX I was sent an account number from what I thought was a friend to deposit my insurance check into his account. I went to Wells Fargo to do the deposit, but when I arrived the teller informed me that I could not deposit my {$12000.00} 3rd party insurance check into his account ( I am not listed on this account ) without him being present. After the teller spoke to the Manager, she got approval and did the deposit anyway.
Turns out, the person requesting the money is a scammer. I have been in touch with the bank since Thursday, XX/XX/XXXX, where they immediately froze his account due to suspicious activity. The manager is saying there is not much he can do about getting my money back and the more time passes, the more likely it is that the funds are mailed to the guy listed on the account. I have called several other Wells Fargo branches and each Manager states the deposit that the branch allowed is not in compliance with their guidelines, policies or procedures for that amount of money because the owner of the account was not present at the time of the deposit. After speaking with the manager, he agrees a mistake was made and the deposit should n't have been allowed. I have contacted the police, but they can not help.
They funds in the account have a hold on them and the account has been frozen. I just want wells Fargo to reverse the deposit and void the check or mail it back to my insurance company or myself. The transaction should not have been allowed.

Complaint: I went into a Wells Fargo in XXXX, Colorado to cash my WF-issued payroll check. They proceeded to open XXXX accounts under my name, which have accrued charges and fees. I have requested the accounts to be closed with no success

Sent card you never applied for
Complaint: I was at a jewelry store ( XXXX XXXX in XXXX, CT ) in XXXX 2017 to look at engagement rings. The employee offered to check to see how much credit I would qualify for as it was 13 months of 0 % interest. I agreed to get it checked. They came back with a $ XXXX limit. I said i did not want to open a card at that time as I was still looking at different stores and ring options. Later that month I get a notification that a card has been opened with a $ XXXX limit.
I called the store and they would not help and said I should contact Wells Fargo who is the " servicer ''. I called them and they opened a ticket to look into the situation. Nothing came of this investigation and they kept the card open.
