Complaint: I submitted a short sale package with authorization on XXXX XXXX and I keep calling Seterus to get an update and they are stating the are XXXX business days behind in reviewing short sale documents and authorizations and there is nothing they can do. It is now 4 days away of being XXXX since I submitted the docs and I can not speak with anyone regarding this transaction.

Complaint: This complaint is about SETERUS Mortgage Servicing Company based at XXXX XXXX XXXX XXXX, XXXX, and XXXX, OR XXXX. They took over my mortgage servicing in XXXX 2015, before I even got an invitation/introductory letter informing me about that they already served me with a bill demanding payment, while my old servicing company collected payment already from my account ( which was eventually returned ). And from then on it 's never ending harassment. I am bombarded with letters asking for all kinds of building insurances/policies, things I have never been asked for during 27 years I have been living here and owning the coop. Letters treating to buy insurance FOR THE BUILDING ON MY BEHALF! On one occasion they suggested that if insurance policies are not received they will buy some {$8000.00} property insurance and I will be charged for that PREMIUM. Another letter was sent to me stating that I will be charged premium of {$1400.00} for some other insurance policy. It 's just never ending game. I have called multiple times and explained that I have in all 27 years none of the banks or previous mortgage servicing companies asked me for any insurance policies. I have given SETERUS building management telephone number, fax number and Managers name so they can obtain all and any insurance policies they need, but they never contacted them. I had building management call SETERUS asking what it that they exactly need is, but STERUS refused to talk to them and said that they will not discuss it with third party. That THIRD PARTY owns this property/ residential building and that third party has insurance brokers that handle all insurance policies, but they would not talk to them. Every few weeks I would get another letter asking for another insurance policy, or stating that that policy expired and they will charge me for the one they will buy on my behalf. They had a nerve to charge me with {$1400.00} escrow balance added to my mortgage statement! Only when I called asking what 's that for and why they did it, they stated that it was just removed! They basically do whatever they want and play with my mortgage. I am appalled by it and can not believe this is permissible. Please note that I do own personal insurance of the coop, what they asking is BUILDING related insurance policies. Kindly please look into it. Thank youXXXX XXXX.

Complaint: Upon calling what I though was my existing mortgage company XXXX on the XX/XX/2015, I was informed that my account was transferred to SETERUS INC. on XX/XX/2015, but I never received a letter informing me of this change and therefore had sent to XXXX XXXX payments XX/XX/2015 in the amount of $XXXX XXXX check number XXXX and XX/XX/XXXX in the amount of XXXX (customer service representative could not locate a check number for XXXX payment) which XXXX says they forwarded to SETERUS INC. on those dates. My complaint and deep concern is that I have NOT received any "welcome" letter from SETERUS Inc. giving me my new account number and any other information that I will need to communicate with this company and therefore have no way of sending in my next payment before it become late, which I am sure is a tactic used for collecting late fees. This company has purposely decided to make it impossible to contact. They have only XXXX published number, which they never answer, since I have been trying for over a week now. Also, they do not respond to emails sent to them and I can not log into its website, because I do not have an account number, which is a required piece of information. I do not know where to write them via U.S. snail mail and that would take a lot of time, being that I just discovered that my account was transferred and again, I have no account number to attach to a letter.

Complaint: Seterus Inc. is the service provider for my mortgage. I applied for a HAMP modification in XXXX and was offered a streamline modification by Seterus in XXXX. At the advice of XXXX they told me to start the streamline offer until we hear from XXXX. Apparently I have been approved. Since then, I have called to get answers on why their ( Seterus ) system has not updated my loan and they have hung up on me, put me on hold for long periods of time, and given the complete run-around when I ask direct questions. I was told by someone there, that the new modification was deleted by an unknown source and I was out of luck and if I missed payments on the streamlined offer, I would be foreclosed on. I also asked to speak with supervisors on every occasion and was rudely told that was not going to happen.

Complaint: I have made numerous attempts to obtain a verification of mortgage ( VOM ) from my lender Seterus , Inc . I need this information so that I can refinance the loan. This loan was dismissed in a bankruptcy proceeding but is still being serviced by a Seterus who calls themselves a " debt collector ''. They are apparently not allowed to send me a mortgage statement but state they have a lien on the property? I have continued to make payments on this loan but would like to refinance it so that I can begin to rebuild my credit and take advantage of the lower interest rates. The bank that I am working with has already approved a loan for refinancing. They have been trying to assist me in obtaining this last piece of information which is required in order to make the refinance file complete. Both the bank and I have called Seterus numerous times and each time they say the document was requested and no request can be expedited so each subsequent request will take up to 7 days. We have been trying to get the VOM since XXXX and it is now XXXX XXXX, 2015 and still no document has been faxed or mailed and we have been told they do not email documents. I am not sure what is happening but at this point Seterus is either intentially not providing this information or they are truly grossly incompetent.

Complaint: The loan modification process took entirely too long. The process should have been resolved after 3-4 months upon completion of " trial payments ''. In fact, through no fault of mine, the process took 8 months, from XX/XX/XXXX through XX/XX/XXXX. During this time, late charges continued to accrue and late payments continued to be reported to the credit agencies. The extended length of time caused further debt and a reduction in my credit score. At no time did I request for the process to be stopped, which is what happened half way through the processing of the modification at the discretion of the mortgage servicer.

Complaint: Our home loan was sold to a company called Seterus. It has been over XXXX months and I have not been allowed to speak to anyone about my loan and it has been nearly impossible to make a payment. We are in bankruptcy and they said they would need a letter from my attorney authorizing them to speak to me about my loan. That letter has been provided XXXX times to them. I then received a letter from my home insurance company ( XXXX ) stating that the insurance escrow had not been paid to them. I have spent countless hours trying to speak to Seterus and they continue to tell me that they can not speak to me. My home is on the verge of being uninsured and I am at wits end. In order to pay my house payment I finally had to go to the bank and get a pre-paid bank check to send to them. I am very frustrated and do n't know how to move forward with Seterus. Any help you can provide would be greatly appreciated.

Complaint: I have been named executor of an estate. The lender, XXXX was informed immediately that the mortgage holder had died. This was in XX/XX/XXXX and I got the paperwork to them by XX/XX/XXXX. I was assured the loan would not be placed for collections. Of course, this happened in XXXX and I had to deal with the new company, Seterus for mortgage payment information. This was a nightmare and started out with Seterus refusing to let me know how I could get the balance to put the loan current. The initial individual tried to ask me how much I thought was owed and wanted it sent immediately. After XXXX week I finally had an answer and brought the mortgage current. The home was rapidly sold in XXXX and I again was called upon by the escrow company to try to reason with Seterus. The escrow company sent the normal demand for a pay-off and Seterus then refused to supply the information, causing undo stress for the closure date of XX/XX/XXXX. The person on the telephone said there were thousands of calls for pay-offs and we would have to get in line to get the final settlement numbers. She also said I could not speak to a supervisor about this although she did admit the original demand letter was there. The escrow company waited over the week-end and did get the payoff numbers but were shocked that I had to deal with this instead of them.

Complaint: XX/XX/2015 I received a letter saying my escrow was short and needed to pay it so that my monthly payment would not increase at a large amount. The payment had to be received by XX/XX/2015 On XX/XX/2015 I sent the payment requested with the coupon they provided. On XXXX I received the coupon and check marked no such address, undeliverable. Called they immediately to explain what happened. Was informed the wrong address had been put on the coupons by them in error. They allowed me to pay the amount over the phone, so it would be received by the XXXX On XXXX, I had sent a monthly payment for XX/XX/XXXX and paid the larger amount because I had not been sent a payment slip with the corrected amount on it. During my phone call I was told the escrow payment would be credited to my escrow account and the extra money I had put on my XX/XX/XXXX payment would be put on my principle. I then received a letter stating I had til XX/XX/XXXX to pay the escrow amount before it would increase due to there error. On XX/XX/XXXX I still hadn't heard from them or received a new coupon for my XX/XX/XXXX payment so I called them again. I was informed my escrow payment had been applied to my XX/XX/XXXX payment with the extra monies going onto my principle. After talking with them I thought I had gotten everything straightened out as they told be the XX/XX/XXXX payment would be do as the escrow money was put into my escrow account(which now had a overage). According to the letter sent XX/XX/XXXX my monthly payment would be XX/XX/XXXX if the deficiency was paid, which I had done. I paid my payment over the phone, so they would have it immediately. I was told everything would be straightened out again. On XX/XX/XXXX I received a call threatening to make a hit on my credit score because my XX/XX/XXXX payment was not paid in full. I explained to the worker she needed to read thru my account. She said she would get back to me. On XX/XX/XXXX I hadn't heard anything so I called the mortgage company to make sure everything was corrected. It wasn't. The worker after being on hold forever assured me it was taken care of and I would not receive anymore calls, hits on my credit score or penalties. I also would receive my XX/XX/XXXX payment coupon with the correct amount on it. She assured me I could send in the correct amount on my XX/XX/XXXX payment(sent XX/XX/XXXX). I asked to talk to a supervisor who also assured me everything would be ok. On XX/XX/XXXX I received another call telling me I had not paid my XX/XX/XXXX payment and they would be taking action against me. I called back to them with the information I had from the previous day. I was told the calls would continue until I paid my bill or the situation was corrected. They cannot stop the calls until then. I would have to send them a letter requesting all calls be stopped, from this point forth. They would not be able to call me for any reason. This would not stop any action they would be taking.

Complaint: I applied for a loan modification back in XXXX 2015 and submitted all the required documents timely. Called back every week and spoke with Seterus and documented each call. I was told that all my documents had been submitted and are in process. The Seterus representative told us that it was passed to the processor for final approval. In XXXX 2015 we received a letter stating that we were denied loan modification because we did not submit the requested documents timely. We called again, and was told that the letter was sent in error, and call back in 2-3 days for final approval. When we called back we were told that our application had expired and we needed to resubmit every document. It 's clear that they are running a scam with no intention of doing loan modifications.

Complaint: I have submitted a previous compliant related to the issue I am encountering ( XXXX ). After filing my compliant, I reached out to my mortgage lender again on XXXX attempting to obtain my mortgage payoff quote. I was finally able to receive it, however, it was incorrect. XXXX revisions have been made by Seterus to my mortgage payoff statement to date, and it still has not resolved the problem. I am now 4 days away from closing, and Seterus still has not provided me a correct mortgage payoff quote. Seterus is still including my homeowners year premium in their payoff quote, despite the fact myself and the lender I am due to sign with on Friday have repeatedly contacted them requesting the homeowners insurance be removed because the yearly premium is being included in the closing costs for our new loan. I called Seterus again today seeking a updated and correct payoff quote, and was told they require 7-10 business days to process the request, and the earliest I can obtain the information is Thursday, XXXX XXXX and there is no guarantee I will. Seterus ' inability to provide me with a correct mortgage payoff statement is jeopardizing my refinance and they seem unfazed by the federal regulation requiring they provide a mortgage payoff quote no later than 7 business days after request.
