Complaint: I tried several times to do a loan modification with Selene that was denied. I ended up filing for bankruptcy and surrendering the property. Selene Finance is now attempting to do a sale of the property. Selene never gave me notice in writing that they were attempting to foreclosure on my property. I understand that if I didn't pay that it would happen but I never got any paperwork to show that I foreclosure was being done. I owe to much to keep the property and that's mainly because they kept denying my loss mitigation packages. I even attempted to give the a deed in lue of after the bankruptcy and they denied that also

Complaint: I was in negotiations for a short sale with my orignal loan servicer, XXXX. Initially I had applied for a modification but then decided it might be best to do a short sale. While negotiating, the lender had a sheriff sale date of XX/XX/XXXX. On XX/XX/XXXX I was notified by XXXX that my loan was being transferred to Selene Finance and that I would have to begin negotiations with them when they officially became the Servicer ( XX/XX/XXXX ). Upon the loan being transferred, Selene wasn't open to negotiating since it takes time for them to upload the loan into their system ... I was told it would take 1 week minimum. In the meantime, the Sheriff sale was pushed back to XX/XX/XXXX and I am short for time to either get a modification or a short sale done.

Complaint: On or about XX/XX/XXXX, we began working with XXXX ( Case-ID XXXX ) to avoid foreclosure and obtain a loan modification on our home loan. We're an elderly couple in our 60 's and 70 's with health problems. The loan was assumed by XXXX XXXX XXXX around XX/XX/XXXX. I learned today, the property has been wrongfully foreclosed on around XXXX and the lender or the courts failed to notify us and failed to show at a mediation hearing set in XXXX XXXX XXXX County Court on XX/XX/XXXX they canceled it. To date, nothing has been informed to us and we need a translator. However, we learned today, the property was foreclosed on and we have no understanding why? The lender had asked we get more income given our SSI wasn't enough. We have taken in two renters only to learn they've illegally foreclosed on the property for owing less than $ 80K in past payments. I seek emergency help in this matter. The property is more valuable and we could have opted to sell versus an illegal foreclosure. I beg for assistance as soon as possible. One of the renters was a furloughed employee so we have delays in getting our rent in the past months as well.

Complaint: Our mortgage was serviced by XXXX for several years after being sold by XXXX. We had some financial difficulties and requested a loan modification. They agreed and I sent a check that didn't clear. At this time I had opened a new bank account. SO, when I saw that the check didn't clear I called and requested they take the money from my new account. Well, the rep didn't verify my checking information and they tried to take it from the old account. So, they wouldn't let us continue. They filed for foreclosure. It was due to go to auction on XX/XX/XXXX, but it didn't sell. So, now we are being serviced by a company called Selene, LP. They haven't tried to reach out and work out a solution. I understand we now have another pending auction for XX/XX/XXXX. I want to know who can legally foreclose at this point? I plan to submit loan modification paperwork to Selene tomorrow.

Complaint: My previous mortgage was given to Selene Finance from XXXX XXXX. In as of XX/XX/XXXX Selene Finance put on my credit report that I had late payments in XX/XX/XXXX and XX/XX/XXXX. As you can see below from Selene 's own information payment was cleared for XXXX on XX/XX/XXXX and the entire balance was paid on XX/XX/XXXX. Both are well within the time frame before it would be considered late. I have never been late with my mortgage payment and have not been late on any payment at all since XXXX. I have fought with Selene Finance to correct their mistake which they continue to deny and refuse to update with the correct information. This is now impacting my family and I being able to get another mortgage to buy our family home. I pray that you are able to assist me in anyway in getting this corrected. Complaint: Our deed and mortgage was recently sold by XXXX XXXX to XXXX XXXX XXXX XXXX and is being managed by Selene Finance. Selene Finance conducted an assessment of our property and determined a Broker Pricing Opinion ( BPO ) of $ XXXX in mid-XXXX. A contract was submitted for XXXX based on the BPO and XXXX XXXX/Selene countered the contract for $ XXXX. Due to this unfair and unreasonable counter, the buyer cancelled the contract. We have been through the ringer for the past several months trying to work with XXXX XXXX/Selene on a short-sale to establish a " dignified exit '' and avoid foreclosure. They have created unfair and unreasonable roadblocks every step of the way to discourage buyers to back out. It can be perceived that these acts are being done intentionally with the goal of foreclosure. We currently have another ratified contract that has been submitted to XXXX XXXX/Selene for consideration in the amount of $ XXXX which is well within the BPO that they came up with. I am asking for your help to please investigate these unfair business practices and support the negotiation of a fair and just short-sale sale agreement. Complaint: During the last week of XX/XX/2018, I sold my house which was financed by Selene Finance. By the second week of XX/XX/XXXX, I realized that I had not received the refund from my escrow account with Selene which amounted to a little over {$1100.00}. On XX/XX/2018, I called Selene Financial and was told the check was sent to the attorney representing the buyer of my house. This was incorrect and the check had obviously not been cashed. Selene agreed to stop payment and then issue a new check to me to be mailed to my new address. They have repeatedly given me false information when I have called to inquire such as it will be mailed within 18 business days but as of yesterday, no check has been issued. The money was returned to my escrow with no check issued to me. The only reason given is that it is being processed and no one can tell me when I will be sent the check. I have talked to a supervisor who did not resolve the problem. According to Selene, I have no choice but to wait until the company decides to send me a check.

Complaint: Selene Finance and XXXX XXXX XXXX conducted an illegal non judicial foreclosure violating my bankruptcy stay. The have ignored correspondence and have no standing on alleged Deed of Trust they have based their predatory practices. ( Exhibit 1 ) Timeline : Foreclosure Sale date scheduled XX/XX/XXXX. Filed by new trustee without notice and based on invalid Notice of Default dated XX/XX/XXXX identified with different TS # XXXX. And illegally filed as California Declaration of Compliance was dated XX/XX/XXXX ( Attached ) which was during an active Bankruptcy. ( Exhibit 2 ). They filed for foreclosure sale again on XX/XX/XXXX, XX/XX/XXXX and illegally foreclosed on XX/XX/XXXX. Alleged loan shows current as of XXXX. ( Attached ) Attached : 1. Fraudulent Substitution of Trustee which was recorded by Beneficiary that was assigned after the Substitution of Trustee who assigned it. 2. Debt Validation by former alleged Trustee stating over {$640000.00} dated XX/XX/XXXX conflicting with attorney for former alleged servicer XXXX dated XX/XX/XXXX as default being {$340000.00}. This was under oath in Bankruptcy Court which was discharged XX/XX/XXXX. XXXX. Notice to Quit posted to my door by XXXX XXXX XXXX XXXX on XX/XX/XXXX. Complaint: My mortgage was taken over by Selene mortgage from XXXX XXXX XXXX. For the first 5 months I couldn't get a bill from them. I paid online. In XX/XX/2018 I recieved a bill from them f ok r XXXX $ my mortgage was XXXX . When I called to find out why they told me my escrow account was XXXX $ in arrears with XXXX. I called XXXX and they told me that my account was in good standing when it was sold. So I called selene back and told them that. XXXX offered to join a three way call but selene declined the offer. Selene told me I had to request a review which I did on XX/XX/XXXX and it would take 2 weeks to complete. I waited 3 weeks and called to find the outcome. They told that I would have to submit another request in writing. Which I then did. At that time I was told to mail my XXXX $ payment that they would hold it until the review was complete. Which I did. I hadn't heard anything and it was the first week in XX/XX/XXXX. I called then and was told they were returning my check. That the review would be completed for sure on XX/XX/XXXX. It is still not complete. They have now put on my credit report that XX/XX/XXXX's payment was late. XX/XX/XXXX us due now. This company is awful. Can you help?

Applying for a mortgage or refinancing an existing mortgage

Complaint: I have a mortgage with Selene Finance. The mortgage includes a XXXX XXXX double wide mobile home and XXXX acres of land and the balance is about {$120000.00}. I had to file a claim with my insurance company, XXXX XXXX, because of water damage. The insurance declared tho home a total lose and gave me a check for {$20000.00}. The check was made to the mortgage company and me. Selene advice me to indorse the check and send it to their loss draft department which I did.My intention was to use those funds to help purchase a replacement home as I have no desire to lose my property. Selene will not release the money for me to proceed with the purchase of a replacement home. I do not have the money to buy the home myself. Selene says the will hold the funds in a restricted escrow until the mortgage is satisfied. I have spent hours on the phone over the last month trying to work with them to get this resolved but they are unwilling to release the money from the insurance that I pay for.

Complaint: This company is extremely hard to get in touch with and very unprofessional. Every time I sent an email, they only sent a generic letter in the mail saying they will review within 30 days. Well that hasnt been the case. I have called numerous times and their employees are rude and do not help. They give you the run around and blind transfer calls a lot to other departments that just arent willing to give any help, answers, or advice. My husband and I have been trying to reach out to Selene Finance who recently took over our mortage for the last few months. The reason we are trying to reach out is because the escrow analysis we received, we were told by a representative has errors. This company is trying to inscrease my monthly payments by {$500.00}. My mortage is already over {$5000.00}. Another {$500.00} on top of that seems ridiculous especially since our insurance has not increased and our taxes only increased by a little bit. I have explained alll of this to multiple representatives. I even spoke to one representative XXXX that told me if I want to file a complaint I should do so on XX/XX/2019, I was very upset, she showed no empathy and even raised her voice shouting at me. I also spoke to a representative by the name of XXXX ( I believe her name was ) in the middle of the day on XX/XX/2019 as well, and she worked in the tax department from what she told me. I was told my problem was going to get escalated so that the tax department can do another escrow analysis and my matter was suppose to get reviewed within 7 days. Well today was the 7th day and I have not received one phone call or email in regards to my issue. Its been very frustrating. I have left numerous callbacks for these representatives supervisors and not one of received. When asking for a supervisor they always say there is none here at the moment, or they are at lunch or gone for the day. Not being able to get any real answers from this company that has no problem sending you your monthly mortage bill and email reminders about payments is really unfair. They are pretty much ignoring my issue and has no regard or interest in getting it resolved. Every single time I call about this escrow analysis issue their representatives each tell me different information. How can one person tell me the tax dept is who I need to speak with, then when speaking to a rep in that department they tell me I need customer service and they can not help me. I just need someone to take this seriously. My husband and I have been making their ridiculous payments. I need this resolved as soon as possible. I have run out of patience. Please help.
