Complaint: XX/XX/XXXX I was contacted by whom I thought was Selene Finance rep named XXXX XXXX ( miss heard the name it was XXXX XXXX ) XXXX & XXXX and he was contacting me to qualify us for a Home Affordable Grant. That he was in the loan modifying department. At this time, he wanted to verify our information he gave me mine and my husbands full names, our ss #, home address, loan #, loan XXXX contact # 's and my email address. Said that if we qualify, he could bring our mortgage rate from 4.25 % {$1000.00} to 2.5 % {$830.00}. He asked to put me on hold while he qualified us, after a few minutes he returns and said that we qualify and that I needed to make my first payment. I told him that at this time I wouldnt be able to because I had already started paying monthly bills, he asked to put me on hold again, came back on and asked how much I could pay to hold on to the grant. I said I could pay {$200.00} and he asked when I could pay the balance. I told him theXX/XX/XXXX. He then put me back on hold to check and see if he could do this, then came back on and said if I could make the payment today XX/XX/XXXX of {$200.00}, he could hold the grant for us. I asked how I would pay and he said to hold my grant I would have to go purchase I XXXX XXXX XXXX Prepaid/Debit card. And call him back asked me how long it would take me to do this, I told him a few hours. We made a time of XXXX where I would call him back on his direct line XXXX. I went to the store XXXX and purchased card for {$200.00} and called XXXX, another man answered and told me he was in a meeting he asked for my number and name so he could have XXXX call me back asked him his name he told me XXXX XXXX gave him my info. About an hour later I received a returned call from XXXX he took payment info put me on hold and came back with a confirmation # XXXX. XX/XX/XXXX, I received package for loss of mitigation. It was date XX/XX/XXXX. Thinking this was follow up from call I filled them out. XX/XX/XXXX XXXX received a call from XXXX asked if I got the cards told him no, I was getting ready to go. He told me they would pick up the cost of the cards {$5.00} each. So, I went and purchased 2 more XXXX XXXX XXXX cards 1 for {$110.00} and 1 for {$500.00} for remaining balance of {$610.00}. At XXXX XXXX called back gave him information of 2 prepaid cards and he put me on hold, came back on told me to use same conf. # XXXX and that was XXXX payment and when could I make the payment for XXXX. I told him the XX/XX/XXXX. XX/XX/XXXX XXXX received a call from XXXX asked if I got the cards told him no that I was leaving to go buy them. We made a time of XXXX to call back. I went and purchased 2 more cards 1 for {$500.00} and 1 for {$320.00} minus {$5.00} each purchase cost, totaling {$820.00}. At XXXX received a call from XXXX XXXX gave him card information, put me on hold and then came back on and gave me conf. # XXXX. At this time, he asked me to mail him the already purchased card to him, ask him for address he gave me XXXX, XXXX XXXX XXXX, XXXX, TX XXXX. I was asked when could I make the XXXX Payment of {$820.00}, told him XX/XX/XXXX. On XX/XX/XXXX I received 5 calls in a row, XXXX had copied number wrong on card, so I had to give them to him again. I got sick and had XXXX and wasnt able to drive so I didnt return cards yet. XX/XX/XXXX, I mailed the prepaid cards to XXXX, XXXX XXXX XXXX, XXXX, TX XXXX via XXXX XXXX XXXX # XXXX XXXX XXXX XXXX XXXX XXXX XX/XX/XXXX, XXXX received a call again from XXXX XXXX Selene Finance this time from a XXXX XXXX stating that he would be taking over as our case manager from now on that XXXX XXXX has been reassigned. In case we got disconnected his direct line was XXXX, that I would be dealing with him from now on and that I needed to make a payment. We got disconnected. XX/XX/XXXX received a XXXX package tracking with the prepaid cards and a letter stating that they dont except payments by gift card or by credit cards. Once I received the cards back with the letter and receiving that phone call, I XXXX the phone number XXXX and up popped, Caller Type : Scam Suspicious Caller : XXXX XXXX claiming to be from peoples mortgage companies. XX/XX/XXXX, I called Selene Finance and spoke to XXXX, told her everything that had transpired ask her if she had any notes on my file. She said no but that as we were talking she was making notes on my loan, gave her all the names I had talked to everything that is in this letter, her words were oh this sounds like an inside job, Ill see if I can get you a supporvisor she put me on hold and tried to get 3 different supervisors none could get on the phone. I understand it was a few days before the holiday but no one could take a call. XX/XX/XXXX XXXX received a call from XXXX XXXX XXXX asking if I had the prepaid cards for XXXX payment. I told him no not yet, but the cards I sent him I just received back with a letter saying that they dont except payments via prepaid or credit card. He stated that he made a mistake on the address that he had me send them to the wrong address his department is not in the same building. That I need to send them to XXXX XXXX XXXX, XXXX, TX XXXX. And when can I send have the payment and since it was the last trail payment I would have to XXXX XXXX or XXXX XXXX it to the attorney handling the rewrite of the loan. At this time, I did not mention anything about XXXX XXXX or that I had called XXXX or who I had talked to was just seeing if I could get more information. As of today XX/XX/XXXX, not one of the supervisors has contacted me. Filed a complaint with Federal Trade Commission Attached is screen shots from my cell phone of call log showing calls from Selene Finance phone number XXXX.

Complaint: Since XX/XX/2017, our mortgage was sold to Selene Finance. Since XXXX we have constant issues to the point that we have lost sleep, stress, had major anxiety issues, and had to hire an attorney because we received 2 letters of default even though we have been paying the mortgage. The Customer service department at selene Finance has told us repeatedly we could have our mortgage money deposited into an account that would be applied to our mortgage ( they never check on it ). After hiring an attorney and the company taking out all of our escrow account money even going into the negative balance we still can't resolve all our issues. 1. We found out we have been overpaying our mortgage 2. They charged us more money for taxes than what the city statement says 3. Our escrow is not where it should be, money is missing. No one at the company has contacted me to tell me anything in regards to why. 4. They have charged me late fees and i've constantly wrote the dispute department to get this resolved as the customer service department recommended ( With XXXX ). I want to know where my overpaid money is? where is my missing escrow money? why will the late fee not go away when Selene is the issue? I have never been late on mortgage till this company and I'm doing everything in my power to fix my issue and I want to do everything I can to keep others from having the same problem. Selene Finance fails to communicate, customers can not reach the departments that manage the issue going on and the departments within the company don't talk to each other.

Complaint: After years of attempting to modify my mortgage through XXXX, I finally made 3 trial payments of {$1900.00} as agreed and ahead of schedule on XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX representing trial payments for XXXX, XXXX and XX/XX/2018. As I was awaiting modification documentation to sign, the servicing was transferred to Selene who agreed to honor XXXX 's modification agreement and send endorsable documentation to sign. On XX/XX/2018 the mobile notary came to my home with non-endorsable documents because Selene sent the modification documents in the name of XXXX XXXX and not my current name, XXXX XXXX. I immediately contacted Selene and requested both accurate documentation and a review and reconsideration of the terms - which now included a balloon payment and mortgage calculations which I was told would take 30 days. After more than 30 days of no response, I made contact with Selene on XX/XX/XXXX, which was immediately followed up with an email. Selene at that time requested a copy of my drivers license, which I provided. Selene also indicated on XX/XX/XXXX that they could not take any payment from me at that time due to a missed XXXX payment. I explained that I was advised to await the completed modification before making my next payment, which I thought would be XXXX, but that I could make both XXXX and XXXX immediately if needed, which was rejected. Instead, I was asked to accumulate these payments and be prepared to make them all at once when the modification documentation was resubmitted which I have done. At the end of 30 days, XX/XX/XXXX, I was preparing to reach out to Selene on a status when I learned that Selene moved forward with the process of selling my home which now has a sell date of XX/XX/XXXX. I was told on XX/XX/XXXX that they have 30 " business days '' not counting weekends and holidays and that I have until XX/XX/XXXX. On XX/XX/XXXX, I was contacted by the rep for my account, Mr. XXXX, who indicated that he was going to initiate the review of terms by the investor as it had not been done yet. I asked how long it would take, he stated he didn't know. I asked if they would take actions to remove/push out the sell date/foreclosure status on the home pending their getting me endorsable documentation, he said they would not do that. I have email documentation showing that I have contacted Selene requesting endorsable documentation given that I have made my 3 trial payments and I have not to receive it. I am concerned that the mortgage company will continue to drag its feet and that I will lose my home.

Complaint: I ( XXXX XXXX ) changed banks from XXXX XXXX to XXXX XXXX. While i was doing this i set up with XXXX a the new direct deposit to Selene Finance. The payment due on XX/XX/XXXX went through and then was kicked back due to lack of funding on my part ( i didnt realize this until today ), i had the money but unfortunately still had it in XXXX XXXX. I never received any letters from Selene that my payment was sent back due to lack of findings. Today XX/XX/18 I was looking through my bank statement and realized that the payment for XX/XX/XXXX was sent back, and decided to call Selene Finance to make the payment. After speaking with the first clerk i was told that they tried making the mortgage payment 3 times and my account was blocked. They said that i received letters in the mail the XX/XX/XXXX and the following days they tried making the payments. I have never received any letters, phone calls or e-mails stating that i missed any payments. The only solution they gave me was to send a money order to them for the next 6 months until the account gets unblocked. This is hard for me due to the amount of hours i work per week ( 60 ). i would like to get my account unblocked so i can continue with the regular direct deposit as i have been doing for the past 3 years. i feel that they should have notify me before blocking my direct deposit and having to making money orders to them.

Complaint: XXXX XXXX, It is apparent that you choose to have dialog in this venue as a keyboard warrior rather than pick up the phone and discuss this personally. Rest assured you can call me directly without hiding behind a call center. I am tired of having to repeat myself multiple times after inputting the identical information via your IVR system. In response to your CFPB Statements : YOU : In the inquiry, Mr. XXXX indicates he understands the buying and selling of mortgage accounts is not governed by either the mortgage servicer or the mortgagor of an account. We previously addressed Mr. XXXX request to be transferred to another company with referrals to our refinance partner XXXX XXXX at ( XXXX ) XXXX XXXX. Please note as a servicer, Selene is unable to initiate or transfer a mortgage to another servicer per the request of the mortgagor. ME : I am not requesting to be transferred to another company, I am demanding that my mortgage be transferred to a reputable company unlike Selene Finance. I had no control nor say so in being placed here, clearly the powers that be can make that same choice to remove me from your rolls! Must I remind you that your reputation precedes you? I will continue to beat this drum as loud and as hard as I can. I have daily conversations with HUD, the Veterans administration, my Congressmen, my Senators, The Federal Trade Commission and the Indiana Attorney General 's office. It would be poor judgment on your part to doubt me. Your referral to a partnering company is comical at best and would be better described as the FOX GUARDING THE HEN HOUSE! Any decisions about me should include me Period! Let me be crystal clear, my tenacity tank is full, I will not waiver nor will I rest my efforts to achieve and complete the task. YOU : In addition, Mr. XXXX makes multiple claims indicating Selene has utilized predatory lending practices and malfeasance in servicing his account. Please note, we respectfully dispute these claims. ME : XXXX XXXX lied to the American people on National TV about his impropriates with XXXX XXXX. What this example represents is, just because you say it didnt happen, doesnt mean it's true. You can respectfully dispute the claim if you'd like, but you still can't pick up the bucket of horse XXXX you're standing in. In direct correlation to me, you attempted to involve me in your XXXX Scam. You imposed your partnering insurance company rates to the tune of ( {$340000.00} ) against me because you felt that the recently assessed {$300000.00} worth of coverage was insufficient, subsequently raising my mortgage payment to fit your need. I guess you know better than my highly reputable insurance company. My Payments were/are not being credited on the first of the month. Each time I call on the 2nd I am provided with excuses as to why. UNACCEPTABLE!! ME : I am not the only one who has been subject to the, as described unscrupulous malfeasance and nefarious actions or should we just call it good old fashion corruption. Shall I remind you of the Class Action Settlements XXXX & XXXX, this is just 2 of the 200 Class Action Lawsuits against you. Would you care to enlighten me on the " Corporate Advance Fee 's?? YOU : Mr. XXXX also indicated the difficulty he experienced in his attempts to communicate with Selenes Customer Service. We appreciate Mr. XXXX bringing these matters to our attention, and they have been reported to Selene management. In addition, we extend an apology to Mr. XXXX ME : The apology isn't worth the value of a hen 's tooth if there isn't follow through. I don't take kindly to inaction nor the warm and fuzzy 's. I guess we shall see what improvements are made next time I call XXXX or XXXX at your call center. YOU : We have previously responded to Mr. XXXX escalated complaint letters dated XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. Further, per mortgage servicing standards, we have clearly communicated with Mr. XXXX the status of the account in the form Periodic Mortgage Statements since the service transfer of his account to Selene on XX/XX/XXXX. Selene Finance instituted the mistrust and dishonesty, not just with me but many others who have been subjected to, lost their lively hood and or have succumb to your misconduct. Complainants who contacted XXXX appear to have had Selene Finance take over the servicing of their mortgage loans from another servicer. According to complaints, Selene Finance often claims that consumer 's mortgage payments are never received or are received after their due date resulting in late charges. Most complainants state in their complaints, however, that mortgage payments were made on time. In several cases, consumers maintained that their payments were clearing their checking accounts, but were not being applied towards their loan. XXXX XXXX, my 3rd party user, submitted ( see attachment ) my " Consumer Complaint Form '' to the Office of the Commissioner of Financial Regulation, Consumer Services Unit, on my behalf. Complaint: The basis of this complaint is that the loan transfer was improper invalidating Selene as the servicer and whomever the owner of the loan is at this moment. The ONLY reason the loan has now been transferred multiple times is to insulate the initial failure that has led to foreclosure proceedings and that situation was very straightforward. The previous servicer, XXXX XXXX XXXX, failed to process my insurance, refused to process my insurance and instead improperly applied my payments essentially forcing me to stop paying as the full payment amount was going toward their improper escrow, fees ... My mortgage documents clearly state how payments should be applied which they violated the original loan agreement and refused to take responsibility for doing so. It would then appear that XXXX realizing their mistakes, began the process of transferring the ownership and servicing. They began with a loan assignment created by them and assigned the ownership of the loan to themselves utilizing MERS but yet MERS had the loan listed as inactive during that time and all of this seems very shady at best. Then a month later they assigned the mortgage to XXXX XXXX and when inquired, I did not get a response from XXXX, instead got a response from attorneys which is a logical red flag. We however have to back up further because neither Selene or XXXX XXXX XXXX, or basically anyone can provide documentation for XXXX XXXX XXXX XXXX role in the servicing, there are no servicing documents showing basically that XXXX has any role in this at all and if they can't show they have a role then they couldn't have properly assigned the loan, not quite sure how someone can prepare and assign a loan to themselves anyways, but this simply brings into question how Selene can have a legitimate role in the loan at this point. Now I'll tell you why this was done. The mortgage 'players ' have figured out how to exploit the court 's frustration with foreclosure proceedings and the players realize that if they create separation from things like that bad assignment and servicing issues like not processing insurance, that the courts don't want to look back like that, they want the 'here and now ' only and not explore why someone would stop paying, only the if and once controversy in servicing occurs, they pass the loan onto to someone else to appear in court that everything is nice and orderly ... This is why the loan went to XXXX, then I think to someone else, now to Selene which it's all hard to keep track of which is precisely their point and reason for such transfers. So again, the basis of this complaint has NOTHING to do with the most recent assignments, it has to do with Selene not being able to provide initial XXXX XXXX XXXX servicing documents which then brings into scrutiny all of the assignments and the current ownership and servicing ... I should add that every bit of this is extensively documented so just let me know which documents would prefer as I have thousands of pages of documents ...

Complaint: XX/XX/XXXX- storm damage on main house and pool house roofs XX/XX/XXXX-Got inspected. Contacted insurance Company XX/XX/XXXX- Received first insurance check for {$16000.00}. XXXX Overnighted to Selene Finance . Received endorsed check from Selene XX/XX/18 XX/XX/18- Received final insurance payment of {$7000.00} XX/XX/XXXX- Forward unsigned check to Selene. XX/XX/XXXX- Received check and letter saying it required my husband I to endorse plus complete several other documents by us and our roofer. XX/XX/XXXX- All documents from our roofer and my husband and I were completed, notarized and returned via a PDF. Mailed endorsed check to Selene Since the last date of correspondence, we have contacted Selene no less than 10 times. We have since learned instead of returning the final check to us for our roofers final payment, Selene deposited the check. Our roof has been completed since XXXX. We can not get the final payment from Selene. Our roofer is placing a lien on our home Friday, XX/XX/XXXX. Please help!

Complaint: XXXX XXXX, I have made multiple attempts to contact you and discuss this concern to no avail. The person identified as " XXXX '' states he is the highest managerial representative that I can speak with. He further more stated that any additional communications to reach you must be done via written letter. This is a reflection of the unprofessionalism I have spoken about previously. XXXX states that I enjoy antagonizing him and his call center representatives due to the amount of times I have called requesting to speak with you. The disrespect and indignation from XXXX or any other of the call center members will not be tolerated. You must institute a consumer friendly approach to conducting business. It is a far cry from that now. In the interim, you have my contact information on file to include my phone number. You can call me directly with out hiding behind a call center. In response to your CFPB statement I am very much aware that mortgages are bought and sold regularly. I have owned 5 different properties and have never been subject to the abhorrent and reprehensible treatment associated with Selene Finance much less one that has the poor reputation as Selene Finance. As a XXXX XXXX XXXX there is no reason I should be subject to such deplorable actions. I served and sacrificed for this country, The actions of this company will not be tolerated. There are consequences for your actions. Any decisions about me should include me. Consumers do not currently have a voice to avoid predatory companies like Selene Finance acquiring their mortgages. If there were qualifiers and a vetting process similar to that which is required to obtain the mortgage to begin with, I am certain companies that take advantage of consumers including Selene Finance would not be able to qualify. With 200 class action Lawsuit, a multitude of registered complaints here on the CFPB, D rated company according to BBB it is evident to see the nefarious actions and malfeasance. Short of the investment company owners lining the pockets of the politicians, it is unbelievable why a regulatory agency as not yet stepped in to stop this company from ruining people 's lives. In partnership with others affected by this company, I will make it my end goal to draw as much attention to expose the nefarious predatory methods and malfeasance from this deplorable company.

Complaint: received a call from the company and was told that the check had not arrived. I stopped payment on the check and then on XX/XX/2018 the check cleared my account throwing me {$890.00} into the negative. Thursday was XXXX so Friday morning I went to XXXX XXXX to fix this matter. They could not refund the money because it had been hard paid on Thursday which was a holiday. They spent 3 hours calling the company faxing documents as per customer service agent XXXX 's request. Then we called to find out if they had received the papers and were told it would take 24 to 48 hours for them to receive them. That means they will not receive the fax till Monday or Tuesday and then it will take 3 to 5 days to get the money back into my account. This is unacceptable as I am in the negative now! I have other bills that will be coming out of this account that have already been mailed out because this money was never supposed to leave the account. Then after 6 hours I called again and spoke to someone named XXXX who told me there was nothing he could do that this was their policy and we were stuck with it. He also could not give me a last name and ID number or a direct line to call him back on Monday to find out if they have received the papers. I have never dealt with such an incompetent company in my life. Last month they lost our checks as well and miraculously found them 3 days later. I would like my money immediately since they received it immediately when they put the check in the bank. We are not living in caveman days it does not take 2 days to get a fax. It also does not take 3 to 5 days to transfer money from one place to another. It should be by the end of business today. What am I supposed to do to pay my bills when they have basically stolen money from me and are holding it hostage I would like a phone call, and email, or a letter from you telling me what you plan to do about this. This company is not doing business in a reputable and upstanding way.
