Complaint: Selene is in the process of a auction forclosure Sale date is XX/XX/XXXX. The judge ask me last time when I was in court do I wish for them to process the Forclosure. I dont understand why she asked this because I actually have a mortage statement from Selene that was issued on XX/XX/XXXX that says that they have completed the first Forclosure proceedingXX/XX/XXXX. Even though I never got notice that they had even started the process at first. I am not sure exactly when the exact date started of the forclosure but had my address but never sent me notice that they had started the process. I am trying to find out the initial day the forclosure proceeding started. I also see on XXXX that the house was sold XX/XX/XXXX for {$120000.00} so how is this possible if they are taking me to court now to do a forclosure. i dont know what is going on but can you see if you can get some answers to these questions.

Complaint: Hello, I have been trying to explore my options for keeping my home with Selene Finance as my mortgager with no avail. I have been in a back and forth cycle with them trying to get a repayment plan established. I have called, called and called. I am treated rudely and very unfairly and I feel as though the call center staff is very unprofessional. My latest stint with them was after the loss of a child. I had insurance money coming and wanted to set up a repayment plan placing half down of what I owe making payments until I was caught up. I received a letter from them XX/XX/XXXX stating to contact them in regards to options. Nowhere in this letter does it state that no options are given to you if you are within 37 days of your foreclosure date. XX/XX/XXXX XXXX XXXX XXXX Spoke to her about what options were available. Discuss doing a repayment plan. She was requesting figures from the attorney to get for the repayment plan. She stated that she would follow back up with me once she received the figures. She told me that a modification was not an option. XX/XX/XXXX - Called in twice. First time I was hung up on. The second time I was told the systems were down. XX/XX/XXXX - Spoke to a man. Who told me that I no longer have any options besides reinstatement. I asked him how could that be when I was waiting on a call back in regards to a payment plan. He spoke to me about cash for keys and moving. I told him I was not interested in that. I requested a supervisor. XX/XX/XXXX XXXX XXXX XXXX Loss Mitigation Supervisor Was transferred to this supervisor. I was questioning the information given on XX/XX/XXXX. I told him I wanted to discuss options and or the repayment plan. He was rude and combative. I told him no one had disclosed the 37-day guideline to me and that I did not receive the information back regarding the repayment plan. He told me that Selene Finance would not offer me any options no matter what I do. He also told me his personal opinion of me and told me that I can not afford my home. Not taking into account that I lost a child. I asked what is Selene Finance policy as it relates to bankruptcy he refused to answer the question. I asked him why I didn't receive a call and why I was not told about the 37-day guideline. He continues to be rude and disconnected the call. XX/XX/XXXX XXXX XXXX XXXX CST Called to get the pay off amount and wire instructions XX/XX/XXXX XXXX XXXX XXXX I called to file a formal complaint because I wasn't given accurate information and I felt like the call with XXXX XXXX was discriminatory and that I was being pushed to give up my home. I was told that he was the only supervisor. That there was no supervisor above him. I opted to wait for him seeing that this was the only supervisor and I was told he was unavailable. I asked the protocol to file a formal complaint. I wasn't given the email address or fax number to the resolution team. I was given the fax number to customer service. Which again was incorrect information. XXXX XXXX XX/XX/XXXX XXXX Call to collect information on previous calls. He went over a few calls but is reluctant to give the information to my interactions with Selene finance. He is asking the nature of my call which was disclosed at the start of our conversation and has now placed me on hold as of XXXX XXXX. XXXX XXXX came back on the line stating that he is going to end the call. He stated that XXXX XXXX who is a supervisor is going to call me. I asked why he said that this is what he was going to do. I asked if another supervisor was available now being that I am already on the phone. He said no and that he is going to end the call now. He didn't hang up the line neither did I so he is now transferring me to XXXX who is now available. XXXX XXXX XX/XX/XXXX States that there are still options available. She apologized and told me that I was given miss information. She is currently discussing repayment plan options with me. She also stated that the 37-day rule didn't apply in Georgia. She offered for me to send in the application for assistance but with time running so short I decided to obtain an attorney rather than risk them denying me the day before the foreclosure as noted in their rating with XXXX. I had been given so much misinformation that at this point I felt like something was very wrong and or predatory about them as the servicer and this could be yet another trick. XX/XX/XXXX - Obtain legal council to help with QWR to again try to get a repayment plan so that I could get out of this situation. XX/XX/XXXX XXXX called to check to see if the foreclose is still pending. Confirmed its for tomorrow. XX/XX/XXXX Filled for chapter XXXX. XX/XX/XXXX Chapter XXXX was dismissed. This would have put me beyond the 37-day rule and allow me to be able to set up and establish a repayment plan. However, even though they were furnished with proof that the bankruptcy had be dismissed. I received no notices by mail, no statements, no notice of foreclosure. When I called form this point on I was told they could not release any information to me because I was still being represented by an attorney which was not true and they again had proof of this. I found out about my foreclosure date via solitiation. XX/XX/XXXX XXXX XXXX Called to see if there is a sale date. They would not give me information. XXXX stated he spoke to a supervisor but would not connect me with the supervisor even though he had just spoken to a supervisor. I asked for a call back. Never received one. XX/XX/XXXX XXXX Called trying to find out how to get the restriction lifted off my account since I was no longer working with an attorney. I was told a phone call from the attorney would do it, I was told that copy of the dismissal would do it which they had since XX/XX/XXXX. XX/XX/XXXX XXXX - Selene Finance Still trying to gain the right information to figure out how to get the restriction lifted off my account. I was given the information to the attoney handling the foreclosure on their side XXXX XXXX XXXX XXXX. XX/XX/XXXX XXXX XXXX XXXX XXXX XXXX , XXXX I was told that that was again incorrect information given to me by Selene Finiance and they could have spoken to me about my account. I inquired about the reinstatement amount as ask for the firm to contact Selene finiance and remove the restiriction so I can find out what status my account is in and what options I have a this point. XX/XX/XXXX XXXX Called back to selene finance there is still a restriction on the account. XX/XX/XXXX XXXX XXXX Finally got the restirction lifted how ever it is the Friday prior to my foreclosure date on XX/XX/XXXX. XX/XX/XXXX XXXX Finally got a reinstatement quoted directly from the attorney handling the file from XXXX , XXXX XXXX XXXX XXXX . However it came at XXXX XXXX. My bank closes at XXXX and Monday would be the 1st day I could even begin to move funds. This entire situation is very unfortunate and unfair. I have simply been trying to gain a repayment plan. Now they have left me with the day fore foreclosure trying to move {$22000.00} in one day. XX/XX/XXXX XXXX I got letter from XXXX , XXXX and XXXX, XXXX. Stating that the money is due by XXXX in the XXXX tomorrow. XX/XX/XXXX XXXX I wrote back to them and stated that this request was placed on XX/XX/XXXX and I just got a response on XX/XX/XXXX and that any options to move over XXXX today would take 24-48 hours. XX/XX/XXXX at XXXX XXXX , XXXX XXXX XXXX , XXXX XXXX I need to contact Selene Finance XXXX ask for a postponement. XX/XX/XXXX XXXX XXXX Rep stated that they would most likely grant me a postponement. He said that he would have to email upper management and see. I told him to no fault of my own and that I have tried several times to gain this information in a timely manner I couldn't. He said he would send an email and that XXXX would call me back " if '' its approved. I asked if there was any way for me to know that this email is being sent he said I could call back and see. Can you please assist me.

Complaint: I had a National Declared Emergency from Hurricane Irma in XX/XX/XXXX. My servicer for my VA loan was XXXX who at that time offered a forbearance for three months because of the storm which would have been XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX payments in forbearance then I would start back up in XX/XX/XXXX. Which I did then they sold my mortgage to Selene Finance in XX/XX/XXXX which then Selene couldn't give me any Information on loan status or payment info until they received all documents. I was told by XXXX that the forbearance payments would be just tacked onto end of loan. Selene Finance never agreed to that initially, but then did and raised my interest rates from 4.5 to 5 %. They also reported my to all the credit bureaus up to 180 days late, which XXXX never did. I paid every payment that asked for on time but instead screwed my credit over and changed my interest on my loan by raising it to 5 %.

Complaint: I lost my job and got behind on my payments. Called today ( XX/XX/2019 ) to make a payment and a half plus a little ( XXXX ). I also had XXXX in a suspense account for a total payment of 2 months plus a little. So I called to make the payment and was told they couldn't accept any payments and I asked why and was told because I was in forclosure. I said that's news to me I've not been notified and they said that's because they started the process today. I said so you started forclosure on same day I'm trying to make a payment that's convenient. So I asked what happen with the money in my suspense account and was told o we used that and applied it to your escrow account. I said it was supposed to be used towards a payment and they said they could use it however they want. I called 3 times today trying to figure this out was hung up on twice and finally got transferred to loss mitigation the third time after being told I could apply for a modification but I would most definitely be denied. Then I was transferred to loss mitigation and he told me he was mailing a packet and he didn't see a reason I would be denied This company is Selene Finance

Complaint: I obtained a modification with XXXX on XXXX XXXX. In XX/XX/XXXX, the loan was transferred to Selene Financial. I began to pay the new mortgage company XXXX. In XXXX of XXXX, I was told that the payments will be increased from XXXX to XXXX effective XX/XX/XXXX. I attempted to contact Selene to discuss the matter but was told an attorney was on file and they could not allow me to discuss this important increase of mortgage of XXXX. The attorney that was on file withdrew in XXXX of XXXX. I presented a copy of the notification and was finally able to discuss the matter. After discussing the increase, it was explained to me that the loan was acquired by Selene having a shortage which had to be added to the loan as well an the substantial increase in property taxes, which I believe to be an error by the XXXX county assessors office. During the conversation with Selene, I noticed however that the loan should not have had such a large shortage which ultimately had to be added to the loan when combined with the property taxes resulting in an increase of my mortgage monthly payments of over XXXX per month. I believe that when a loan is modified correctly, it may result in minor increases or shortages that should not be increased to an amount of over XXXX dollars during a span of only ten months. Complaint: My ex-husband, XXXX, and I purchased our home 13 years ago using an Adjustable Rate Mortgage because of our low credit scores, planning to refinance once our scores improved. Selena Finance gave us a loan with a rate of 6.5 % fixed rate, which we still hoped to modify as our credit scores increased.After the loss of our XXXX son our marriage suffered and after a long separation, ended in a civil divorce. Sine the original down payment on the property of almost {$30000.00} had been made by me, our divorce decree stated that I keep the house but must refinance to relieve XXXX of his finical obligation. Once I had received the Release of Interest from XXXX I contacted Selena to begin the process and learned that being a stay at home mother may have cost my family our home. Even though I had already been separated and making the payments on my own for over a year, Selene denied my application for a loan modification because I did not have stable employment during my marriage because my husband provided enough that I was able to stay home and raise our family, because I had no income of my own my credit did not qualify loan requirements.. Not wanting our daughter to loose her home and having trust in me, my X agreed to give me more time to remove him from the financial liability while worked on finding ways to qualify. In XX/XX/XXXX I began struggling to keep my mortgage current, so I once again contacted Selene Finance and requested a Borrowers Assistance Form hoping to lower my payments..The balance of my loan was approximately {$79000.00} and the Selene representative I spoke to informed me that my payments could possibly be reduced from {$800.00} to around four or five hundred dollars, although XXXX would still be included on the loan it would be a big finical relief..The representative also advised me that if this option failed to work that although they could not help me refinance my loan at the time, if I were to file bankruptcy then by law they would have to work with me to adjust my loan. When I received no response to the form I had submitted and had been unable to contact anyone by phone or internet to discuss my situation with I considered the other option suggested by the Selene representative. I contacted a bankruptcy lawyer in XXXX, WA who gave me more discouraging information, although my credit was too low to qualify for a loan, my debt was too low to qualify for bankruptcy. Although he did inform m that if my mortgage became delinquent and went into foreclosure that bankruptcy would immediately stop that process and force my bank to modify my loan, and would save my family 's home. Reluctantly but with minimal options I followed his advice, but quickly attempted change my decision but was too late. In XX/XX/XXXX was the first time ever that my payment had not been on time and i was, by the end of XXXX I was regretting this choice and attempted to contact Selene on the XXXX, XXXX and XXXX by phone and online but was unable, my internet access had been blocked by Selene and I could not get passed the automated operators to make a payment or speak to a representative to repair my account On XX/XX/XXXX I was finally able to speak to a Representative who was able to unlock my online access to my account, but could not accept the payment I was attempting to submit. Since it was the first of a new month balance now totaled three payments due, and even though I had attempted for three days to make this payment, Selene refused to accept any payment less that two months total amount. I asked to speak to a supervisor and was informed that no supervisor would be able to override this policy and refused my request to be transferred. Since I had used some of the money to catch up on some of the other bills I had been struggling with I only had enough money to cover one months payment at the time. Since I was already in finical distress I had no way to come up with the funds to repair my loan and avoid foreclosure, so my only option was to follow the advice I had received from the Selene rep and file for bankruptcy. Once I got notice that Selene had started the foreclosure process I met with an attorney and filed for bankruptcy in order to save my home. The day after filing with the court my attorney contacted me to inform me that Selene had done something he had rarely seen banks do, they had filed a motion to be excluded from my bankruptcy and scheduled my home for auction the following week. Once again I contacted Selene to discuss options to keep my home, but again, I was unable to get through to speak to any person, however I was contacted by a nonprofit attorney 's office offering to assist me and was informed that the auction had been postponed. I expected this extra time to been intended to renegotiate my loan and save my home. Again I was denied by Selene Finance when inquired about my options, since I was now in bankruptcy there was no possibility of them considering me for a loan until at least two years after my case was discharged, regardless of what led me to that position. I decided to to complete the bankruptcy process since besides my home loan i had very little debt to consider, however it had cost me almost two grand that is not refundable to have the attorney file my case with the courts. On XX/XX/XXXX my home was scheduled for auction at which it was purchased by Selene Finance according to the Notice to Vacate that I received shortly afterwards. I postponed moving by submitting a letter to the attorney stating that I was disputing the legality of the sale, based on the fact that Selene Finance had refused to modify my loan and it was their representative who advised me to use bankruptcy to get my loan modified to an affordable rate. I recently learned that Selene Finance is not actually the lender for my mortgage, they are a company contracted to collect the funds. However it was Selene Finance that refused to accept my payments, denied to modify my loan, advised me to use bankruptcy to save my home, and then purchased my home from the auction that they had scheduled.

Complaint: Selene Finance is been asking me for proof of hazard insurance of my apartment. As I leave in a condominium, following their request, the condo association sent proof of the insurance several times. 0n XX/XX/2018, XX/XX/2018, XX/XX/2018 and XX/XX/2018 the condo association spoke with the following customer reps from the above company, to no avail : XXXX, ID XXXX ; XXXX, ID XXXX ; XXXX, ID XXXX and XXXX, ID XXXX. The proof of insurance was also faxed to Selene Financial for five times but the company still ask for proof of insurance. At this time, Selene Financial does not want to take note of the condo association phone calls or faxes showing the proof that the hazard insurance is been paid and they purchased themselves insurance for my apartment for about XXXX per year. They hold me responsible for this amount of money and started to charge me late fees on my mortgage payments. I want also to mention that the insurance on the apartment has never expired, being renewed in time by the condo association. They went so far as to return to me the checks I send as mortgage payments. Their motivation would be that the payment of {$740.00} I pay as monthly mortgage " is less than the amount required to cure the default on your loan ''. Please help me as I am XXXX years old, I live on a social security pension and I have several, very serious health issues. Attached you will find proof of the way this company treats me as a consumer, taking advantage of my age and my financial situation.

Complaint: Selene Financial is stonewalling my modification process. They are using tactics like saying they can not find my authorizations for 3rd party to speak on behalf of me. Also, the customer service put me on hold for an hour ( XXXX XXXX ) and never came back, hung up on me when i called back to complain ( XXXX XXXX ), and then the manager ( XXXX XXXX ) yelled at me and hung up. All I was trying to do was get assistance with modification but these people are not trained to do so. They are abusive to say the least and extremely combative. When I told Mr. XXXX of these actions his response was, " I can see why they are so combative ''.

Complaint: I entered a modification with Selene Finance in XX/XX/XXXX and never recieved any statements or tax documents for 2 years. 6 different times as in attached summary i tried to reach out to Selene about no statements or tax documents and informed them that I had no lawyer ( which was always their reason for not talking to me.XX/XX/XXXX,XX/XX/XXXX,XX/XX/XXXX, XX/XX/XXXX,XX/XX/XXXX,XX/XX/XXXX were dates of contact there were a few other calls not documented to.on XX/XX/XXXX and XX/XX/XXXX XXXX told me all she had to do was send a document to law firm and wait 20 days for their responce to remove them from file so someone would talk to me as id had someone sneaking around my home taking pictures scaring my girlfriend to death saying they were from Selene finance.XXXX said the reason for that was i was 2 months behind on payments until she looked up account and no I see youve made all payments. Transfered to XXXX -- -- -- cant talk you have a lawyer.Informed them on XX/XX/XXXX and XX/XX/XXXX that there would be no more payments made until my questions were addressed. Letter was also sent with payment on XX/XX/XXXXand XX/XX/XXXX stating the same. On XX/XX/XXXX got message to call Selene and a letter of default and intent to accelerate. Called on XX/XX/XXXX sent to XXXX voicemail, same everyday until XX/XX/XXXX.XXXX says lawyer was removed and sent mw 2 years of tax documents and a statement.Check for februrary was mailed out same day. Seleene says they cant accept payment fill out a packet.

Complaint: I am self-employed and hit a slow down causing me to fall behind on my mortgage last fall. Selene Finance currently handles my loan. I almost feel like they want me to lose my house, for me to go into foreclosure. I tried to pay 2 payments but they told me that I had to pay all of the past due amount at once. Then they suggested I apply for a loan modification. This process started in XX/XX/XXXX and ended XX/XX/XXXX. Because I wasn't allowed to make payments, I am now 5 months behind, which includes the payment due this month, XX/XX/XXXX. My single point of contact, XXXX XXXX, who was the second point of contact assigned to me. The first one never called me and in fact, I was never able to reach her. I have called and left countless voicemails only to never have them returned. Anytime I called XXXX, it instantly went to his voicemail. The only was I was ever able to speak with someone was to call the regular customer service numbers. The loan modification process dragged out for 2 months because every time I called, I was told I needed to supply information that I failed to supply. And each time I sent that so called missing information, I called to verify receipt and was told I needed to send in yet another document. Finally, I was told I would receive an answer by XX/XX/XXXX. The answer never came. I began calling XXXX daily, starting Friday, XX/XX/XXXX, and left at least one voicemail per day. I even emailed and finally received a response in the email stating that I needed to call XXXX at his number which is what I had already been doing. I called today and selected the other option to speak to a regular customer service representative who told me my loan modification request was denied and that the next step is to do a short sale. I was told that if I was to make the total past due amount, which is now 5 months, that my loan would have to be reinstated of which there is not guarantee. The reason why I am now 5 months late is because I was told any payments made would not be accepted. I have been able to make 2 payments but that wasn't enough when I became 3 months late. So this drawn out process for the loan modification began in XX/XX/XXXX, which added 3 more months, making me a total of 5 months past due. This is why I feel like they wanted me to go into foreclosure. Also, the lady I spoke with today told me a letter was mailed out on Friday, XX/XX/XXXX. As of now, Thursday, 2XX/XX/XXXX, I haven't received a letter. I am still waiting on XXXX to call me, a week after I began leaving him at least one daily email. Oh, one last thing, the lady today told me that XXXX has been calling me and leaving me a voicemail since last Friday. I told her I can prove through XXXX XXXX XXXX that he hasn't called me, let alone leave a voicemail. I think that threw her off and she said that wasn't necessary. Selene Finance does not look out for the interest of their mortgagees because they can make more money by foreclosing on my house and getting a new owner with an interest rate double of what mine is which is 2.7 %!
