Complaint: On XX/XX/2019 I found out that Selene Finance had interfered with my real-estate bill from XXXX County VA. At that point, I called Selene Finance and informed them that they were incorrect for paying my real-estate taxes. The person I spoke with at Selene Finance said he would have it fixed within 10 days, it now has been well over 150 days and countless phone calls, everyone I have spoken with at Selene Finance within the last 150 days keeps saying the same thing, I will fix it. I have faxed them the receipt from XXXX County VA, to show that I had paid the taxes. I have requested on four different occasions, including a fax communication that they give me a signed copy of the agreements showing me they have any right to take escrows and/or any other payment or payment ( s ), to date I have not received those agreements. They are trying to collect {$3300.00} a month to include mortgage and escrows, which is incorrect. For the past 12 years the mortgage has been {$2000.00}. At the time the mortgage dispute was to be resolved they sold my mortgage to another lending financial institute, XXXX XXXX. On XX/XX/2019 it was sold to XXXX XXXX XXXX XXXX although Selene maintained servicing the account the mortgage was increased the same month as the sale.

Complaint: I have late missed/late payments on my credit report from XXXX, XXXX, and XXXX of 2018 that were reported by Selene Finance. I have NEVER once been late or missed a payment. I have contacted Selene Finance by phone, certified letter via USPS, and email to get this issue resolved, yet my problem remains. I initially contacted them in XXXX of this year in attempt to get them to correct the issue. These late payments are hurting my credit worthiness in a drastic manner.

Complaint: I am still having trouble with Selene Finance correcting my mortgage account. They are showing a past due/late fees charge on my statement dated XX/XX/19. I called on XX/XX/19 and spoke with XXXX and he assured me my account was being updated and corrected. When I received my most recent statement, it's still showing these charges so I called Selene again today ( XX/XX/19 ) and spoke with XXXX ( XXXX ). She was very rude, said a supervisor was not available and I could call back. I told her I had left messages before for a supervisor to call me back and I have never received a return call. I asked her to fix this on my account and she said she was just the call center and for me to have a good day and hung up on me!! Any request I have sent to their customer service department in writing has not been answered. I have only received responses from my complaints filed with CFPB.

Complaint: This pertains to Selene Finance, the mortgage lender, and to XXXX XXXX, the foreclosure company. Selene Finance, XXXX XXXX XXXX, XXXX XXXX XXXX, XXXX, TX XXXX, phone : XXXX, fax : XXXX, www.selenefinance.com XXXX XXXX, XXXX. XXXX XXXX, XXXX, MA XXXX, phone : XXXX, fax : XXXX, XXXX Please note that, although you do not want name, account number, address, etc. included, it does appear in the correspondence in the attachment. It does not appear, however, in this text below. I am the court appointed Personal Representative of my deceased brother 's Estate. My brother owned a condo for which he was paying the mortgage on a monthly basis. For a few months following my brother 's death, the monthly mortgage payment continued to be paid because it was automatically debited electronically from his checking account. That eventually stopped when the funds in my brother 's checking account were depleted. Since my brother 's death, I have been very proactive in contacting the mortgage lender and continually keeping them apprised of the status of things, including informing them that : the Estate will be going to probate where all of this will be resolved, I am actively working with an attorney on that process, I intend to keep the property, the mortgage will be paid when the Estate is probated, etc. However, the mortgage company ( Selene Finance ) and the foreclosure company ( XXXX XXXX ) nonetheless set a deadline for which the unpaid mortgage would have to be paid in full, plus penalties/interest/fees, or else it will be sold at a foreclosure auction. I told both of these companies that I don't want it to be sold at a foreclosure as I want to resolve this and am willing to pay the full amount of the fair and legitimate monthly mortgage payments due. However, regarding all of the additional fees, interests, penalties, etc. that the mortgage company and the foreclosure company added, I repeatedly requested explanation and justification for these charges. Despite my repeated requests, and the same requests from my attorney, the mortgage company and the foreclosure company never provided an answer. Finally, very late on the afternoon ( XXXX XXXX ) of the day prior ( Thursday, XX/XX/2019 ) to the scheduled ( Friday, XX/XX/2019 ) foreclosure auction sale, the attorney for XXXX XXXX, the foreclosure company, acknowledged that I am entitled to explanation and justification of fees, interest, penalty charges, etc., and since that information was not provided to me, they would postpone the foreclosure auction sale and in the meantime they would provide the requested explanation. However, they did not provide any explanation or justification, as promised, and instead they established a new foreclosure auction sale date of Monday, XX/XX/2019 ). Although I continued to repeatedly request the explanation and justification of these fees, penalty charges, interest, etc. the only explanation I received from the foreclosure company attorney was that there were multiple charges for the same specific line items because there were multiple foreclosures scheduled. That statement from the foreclosure company attorney is incorrect. There was only one foreclosure auction sale scheduled up to that point. Therefore the explanation that multiple charges for the same line items are due to multiple foreclosure dates means that there should be at most - if the specific charge is in fact justified - only one charge per each line item. After the postponement of the first scheduled foreclosure ( XX/XX/19 ), which the foreclosure company agreed was due to no fault of mine, and leading up to the rescheduled foreclosure auction sale date ( XX/XX/19 ), while I diligently continued to attempt to receive explanation/justification, the mortgage company and the foreclosure company continued to assess even more fees, penalties and interest charges. None of these should be assessed because the only reason this had not yet been resolved is because the mortgage company and foreclosure company had to postpone and reschedule it the first time, due to no fault of mine, as they acknowledged. Ultimately, the mortgage company and the foreclosure company said that if I don't pay all of the mortgage that is due, plus all of the interest, fees, penalties, etc. then it would proceed with the foreclosure auction on the rescheduled date of Monday, XX/XX/2019. Having no alternative to prevent the foreclosure auction sale, I reluctantly paid, on Friday, XX/XX/2019, the full amount of the mortgage owed ( which is a legitimate charge ) along with the interest, fees, penalties, multiple duplicative unjustified charges and unexplained charges. I say reluctantly because I was forced to pay this full contested amount otherwise the property would have been sold at foreclosure auction on XX/XX/2019. I had no alternative. I was bullied and coerced into paying this full contested amount or else lose the condo. Therefore, I paid {$31000.00} on XX/XX/2019. Out of that {$31000.00} total, {$1800.00} must be refunded because charges in that amount were assessed after the first foreclosure sale date postponement and the foreclosure attorney acknowledged that the postponement was due to no fault of mine. Furthermore, out of that {$31000.00} total, an additional {$14000.00} must be refunded because that is the amount of the unexplained, unjustified, and/or duplicative charges, which must be refunded because the foreclosure attorney acknowledged that multiple duplicative charges would exist only if there were multiple foreclosures, but there were not multiple foreclosures. Rather, there was only one foreclosure which was postponed due to no fault of mine, and that statement from the attorney about multiple foreclosures was made even before the second foreclosure date ( which again, was because of no fault of mine ). After I paid the {$31000.00} on XX/XX/2019, this brought the mortgage balance owed to XXXX/current. I have since been making each monthly mortgage payment in full on time. Despite, that, I have been assessed even more charges from the mortgage company in the amount of {$710.00} on the XX/XX/19 mortgage statement and $ {$770.00} on the XX/XX/19 mortgage statement. This too must be refunded to me. It just never ends! # 1 - I should have never been charged all of these fees in the first place. # 2 - If a fee is justified and explained ( none of which have been ), then at most there should be only one charge per line item. # 3 - All fees, charges, penalties, interest, etc. assessed after the date of the first scheduled foreclosure auction that was postponed due to no fault of mine, as acknowledged by the foreclosure company attorney, are completely illegitimate. # 4 - I should be reimbursed for all penalties, fees, charges, interest, etc. that is duplicative. I should be reimbursed for all penalties, fees, charges, interest, etc. that has never been explained/justified. I should be reimbursed for all penalties, fees, charges, interest, etc. that were assessed after the date of the first scheduled foreclosure auction sale date regardless of any factors because the mortgage company and foreclosure company acknowledged that the postponement occurred due to no fault of mine yet they kept assessing charges and still haven't stopped assessing charges even though I have paid everything in full. I have written to the foreclosure company. They responded that I need to address this with the mortgage company. They have evaded the issue. They do not directly answer my questions. They stonewalled me and my attorney throughout this entire process. When they finally responded, they provided a general answer but did not specifically address the issues that I've delineated in my numerous phone calls and written correspondence to them. They ignore my questions and provide only a vague, general response that is unsatisfactory. I have written to the mortgage company multiple times. You will see that correspondence attached. They too have evaded the issue. They do not directly answer my questions. They stonewalled me and my attorney throughout this entire process. When they finally responded, they provided a general answer but did not specifically address the issues that I've delineated in my numerous phone calls and written correspondence to them. They ignore my questions and provide only a vague, general response that is unsatisfactory. The response that I did receive referenced the original loan agreement terms. However, my issues are with the numerous, exorbitant, unexplained, unjustified, and/or duplicative charges, fees, interest and penalties assessed : # 1 - despite the foreclosure company attorney stating that there should only be one line item charge per foreclosure ( thus, just one charge for each item ) and # 2 - that all fees after the first foreclosure was postponed should not exist because, as the foreclosure company attorney acknowledged, it was postponed due to no fault of mine. All of this is noted in detail in the copies of the correspondence that I sent to the mortgage company, attached.

Complaint: This complaint is regarding selene finance company. I've had so many problems with this company. I never requested my mortgage to be transferred from XXXX XXXX XXXX which I can make a payment over the phone, in person, via the computer regardless if you are two or three months in the rear However, this company selene finance is the absolute worse company I've tried to work with, they are nasty at times, not knowledgeable about the mortgage industry, and what I mean by that is if you ask them a question sometimes they do not know the answer, sometimes they'll give you the wrong business hours if you need to call back due to work or whatever. I ended about two years ago paying I believe {$6500.00}, because I submitted a check for the amount I was told by their customer service dept, and the check was returned. I argued with them, and sense they say all calls are recorded, I suggested to check the recording, they would not do that. I ended up getting help, but still had to pay that amount all because of the incorrect info received by their customer service staff. I gave them time, day, and the person I spoke with, and got absolutely nowhere. The issue is this is the only company that I know of where the phones are riged to where you have to call them to make a payment. For example with XXXX XXXX XXXX as regardless if you are two or three months behind you can walk into their bank or call and talk to someone before your three months is up and make a payment rather than being told incorrect business hours, or you trying to pay by phone with all of the correct information only for the phone to be set to automatically hand up on you, and say I'm sorry but your information is incorrect let me transfer you to an agent, or if you're behind by a month or two, or just at that third month although you may be set up to pay via internet, and you try to make the past due amount it will not allow you to do that, you have to speak to an agent, who are gone for the day just like today. I was told they were open til XXXX cst, which is XXXX est. I called at XXXX, and you guessed it I'm sorry were closed, after being told by XXXX those hours previously mentioned. This company will mess you up give you incorrect infor, cause you to have your house go into forclosure, and once again go through the process of paying a outrageous amount to keep your house, all because you've done everything to make your payments either via phone or computer. If the office is closed you can't use the automated system to make a payment even your utilities company, or mobile company allow you to make a payment. These are the issues I'm having with this unprofessional company. This is their phone message, unfortunately, the company is closed, please enter your account number for the agent who is handling your account, which is no one, I'm sorry you have to call back during normal business hours. I've read so many complaints, and scams on the internet about this company there need to be a class action laws suit for the consumers who have had problems trying to make payments. This is the worst company in the world, and wish I did not have to deal with them. I wish I could have stayed with XXXX XXXX XXXX convenience..

Complaint: I recently purchased a home through the VA. Everything was going okay with my home loan, and every now and then I was a few days late with my payment ( but I always made my payment and never had an issue ). I recently found out my home loan was sold to Selene finance, without my consent or knowledge. When I purchased my home, I researched who I was obtaining my loan through, and would have never in a million years went with a company such as Selene. Yet somehow I ended up with them, and since being switched to selene, they have reported me to my credit bureau for 5 months straight, literally ruining my credit ( they are the ONLY negative report I have on my credit ). So now I cant refinance to get away from them. They will not return any of my calls, other then the very first time I spoke with them about why they would continually report me to the credit bureau. I dont know what to do when this company continually does things like this which is preventing me from obtaining any other way out and away from them. The fact that this organization services VA loans is even more beyond me.

Complaint: My Challenge in a nut shell is the servicing lenders sell the contract and dont apply the payments correctly. This is the third time this has happened in 2 years. I send the servicing folks emails and call and then get a reply they have 30 days to get back to me and dont. This started in XX/XX/XXXX when Selene finance took over my Mortgage payment. Selene Finance wrote I was behind 90 days and if I didnt pay they would foreclose on my home. However the previous lender received XXXX for property taxes, mortgage payments in XXXX. In the month of XX/XX/XXXX. Selene finance said I had to take it up with that company this is what I owed. So I did pay them all the payments. But because I had waited on trying to get the funds placed property I was assessed " property Assessment '' of XXXX to XXXX charges every week. After I paid the 90 days of payments and excessive fees I signed the mortgage contracts to have ACH withdrawal. However 2 days later I called and stopped the ACH withdrawal from XXXX and then I called and places stop payments for the ACH withdrawals. I was nervous the payments would not be placed correctly since I was over paying to go to interest. Unfortunately Selene finance Did not stop the ACH withdrawal so I did at my bank. This caused all the OD fees that were not OD fees but cancelled ACH pulls. Selene would auto pay my account it gets rejected as a stop payment and I get tagged XXXX they then would pull again the next day same thing XXXX in fees rejected. My Bill pay checks would put on the account with the extra funds to go to OD fees or property assessment fees. Instead of to interest. I would call, Selene customer Service phone person, would say resubmit I would, then I would get charges XXXX for each Bank charge from them saying NSF when it was not NSF but they sent back. I have times I called, who I spoke with including follow-up emails. After 6 months of this I finally was able to get a hold of a supervisor who went thru the account with me reversed the XXXX od fees places the extra payments correctly and revered the XXXX property assessment fees. All goes well until XXXX of XXXX when check was sent back, attached ... this was the same practice that caused all the excessive fees again. the supervisor placed the funds correctly. Selene finance kept charging me the XXXX until XXXX. With the customary letter of NSF/ ACH. This came back on XXXX. I resent the Check. Again 2 more XXXX fees for the XXXX stop payments from ACH withdrawal payments thats was cashed by Selene finance. My XXXX payment was cashed with no problem sent as bill pay. and still OD fees.XXXX I call in XXXX, to Selene finance when I receive the letter that my contracts were sold to XXXX XXXX. However XXXX XXXX says I owe 90 days of payments XXXX XXXX and XXXX. I sent my XXXX payment it was sent back. on XX/XX/XXXX, I sent my XXXX payment and it was accepted by XXXX XXXX who know tell me I owe for 6 months of payments plus fees. If I do not pay they will foreclose on my home. I have sent to both parties emails showing the copies of the cashed checks to both parties. Yet Selene finance will not contact me. I have asked for mediation on the excess fees and accounting practices Nothing. I have all emails and correspondence I have sent to all parties. XXXX XXXX has not had me sign any paperwork for them yet. No mortgage paperwork. Please any help would be great. I am concerned they will foreclose on my home.. My phone number is XXXX. Complaint: Greetings, I have a FHA loan serviced by Selene Financial Service. Four months ago I requested a loan modification as my our income has been reduced. Selene approved the loan modification, we called and explained that the payment is still too high because original payment was XXXX, the new payment was XXXX still over 31 % of income. we were advised that it was just a trial payment, the new monthly payment will be lower, when asked for the term, we were told, we will know the term once our loan is fully modified. in the meantime our credit is ruined, went to low 500s from 700s. the loan was reported to the credit bureau as a delinquent loan. we received a call today XX/XX/XXXX that our interest rate will go up from 4.0 to 4.5, and monthly payment will be {$2000.00} and they increased the month left to pay off the loan. So instead of help we were XXXX by Selene Finance. According to FHA mortgage letter, the loan interest rate will never go up, but should be reduced. I have been calling the lender, to no avail. We can not accept the new term that Selene is giving us because it will be detrimental. But we also are not able to bring our loan current because we are barely making it, that is the reason we asked for help in the first place. Selene was not straight forward, we were mislead into thinking that we were going to get help. That is predatory lending. Please help us solve this issue as we do not know where to turn. Complaint: Hi, To START, the death of borrower. I inherited the property securing the loan. Went thru probate, everything to assume the loan. The loan continuously remained as an estate even after countless times of trying to assume the loan. So I continued to struggle to make payments. I got sick back on XXXX XXXX. It was initially thought to be a temporary XXXX. 2 years ago I almost lost my home. It was the judge that told me where to seek assistance after being 12 months behind. He referred me to the SC Helps.gov. They paid my mortgage for 2 years to give me the opportunity to seek additional income or be able to return back to work. Since then, I've been declared 100 % permanent XXXX. I used the papers that XXXX presented in foreclosure court stating the death of the borrower.Finally, they did add my name to the loan. I had to apply for an assumption although I had presented the necessary probate papers over and over in previous years. The application asked about the condition and worth of the home. I did provide the information of owing $ XXXX however the value is much much more than that. I applied AGAIN for help. This time I was denied help, but was offered a statement to sign to surrender my home. It said I HAD to sign. I panicked and discarded the letter. I did not want to feel pressured to sign that form. They also said I had over {$3100.00} is monthly debt so I had to surrender my home. I do NOT have {$3100.00} in dept. I didn't sign ... .and threw that paper away. I just want a little relief. They won't even try to help me. During the years, XXXX had denied request for help as- Death of Borrower- not eligible for modification, insufficient income and death of the borrower, over and over again stating the only option is to -surrender the property to them. I've exhausted the SC Help funds. I just need a little relief. a permanent little relief. Paying over {$1000.00} is so intimidating. If I could just get it under {$1000.00}. They won't even let me try a modification. Thank you for your time in reading my complaint.

Complaint: I need to know if Selene Finance attorney informed me that the house at XXXX XXXX XXXX XXXX was sold on XX/XX/2019 to a 3rd party purchaser they why is the house still in my name XXXX XXXX? I went to Recorder of Deeds and they confirmed that the property is still in my name, I also contacted them today by telephone and they confirmed again today that no one has submitted an application to change the tittle out of my name that I am still the person name on the tittle. I also got an email from Selene Attorney XXXX XXXX and she informed me that they have not gone to settlement yet? So I need to know why are they demolishing the house that is still in my name. The property at XXXX XXXX XXXX XXXX XXXX DC XXXX is still in my name XXXX XXXX I believe that this would be illegal. and against the law if the property is not in that person name to destroy it wouldnt it? So my question is if the house is in my name why are they demolishing the house. the attorney even said that the 3rd party person hasn't gone to settlement how are they demolish the property? Complaint: Since Selene Finance began servicing my mortgage on XX/XX/2019, they have charged me a grand total of {$8400.00} in fees, including an Advance Balance Fee of {$4900.00} on XX/XX/2019, when I received my first correspondence from them. My prior mortgage servicer, XXXX XXXX, had only charged me XXXX in fees, despite the fact that my account was in foreclosure status with the same attorney. The attachments include all statements from Selene Finance except for the XXXX statement, which is missing. I asked XXXX for a copy yesterday, and they indicated they would email it to me, which hasnt happened yet. Also attached are the original Validation of Debt Notice from Selene Finance, showing the Corporate Advance Balance and Other Charges, my last two statements from XXXX XXXX, including my statement from XX/XX/2019, showing that I only owed {$8000.00}. The last document is the foreclosure notice I received from XXXX, XXXX and XXXX last week indicating that I now somehow owe {$21000.00}. Per the spreadsheet attached, I am contesting {$8100.00} in fees that I believe are in bad faith and illegal under the FDCPA. Unless this matter can be resolved immediately, I will sue both Selene Finance and XXXX, XXXX XXXX XXXX for misrepresenting the amount that I owe and for trying to collect interest, fees, or other charges on top of the amount that I owe, unless the original contract and State law allows.
