Complaint: My home was damaged by a hail storm on XXXX/XXXX/2016. My insurer XXXX XXXX sent an adjustor and issued a check for {$34000.00}. The check was payable to my wife and me as joint owners and Roundpoint Mortgage Servicing Company who services the mortgage on the property. Round point required we endorse the check and send it to them along with a long list of documents. Having no choice even though we anticipated trouble, we endorsed the check and sent it to them with many documents. The work is now complete and the contractors have been paid. We have sent Roundpoint a copy of the insurance adjustors report, notarized affidavits from both the roofing and the painting contractors affirming the existence of a contract and waiving their rights to liens on the property, XXXX for both contractors, quotes for the work from both contractors, and paid invoices for both contractors. Nonetheless Roundpoint refuses to release the funds. I am sufficiently upset with them that I will pay off the mortgage when this issue is resolved and have asked them to apply the funds in question to my outstanding balance. They have refused to do that as well. The whole problem smacks of a scam to hold the money interest free for as long as they can. Their requirements are completely unreasonable. Complaint: MY MORTAGE HAD BEEN WITH XXXX XXXX XXXX. THEY WERE TAKEN OVER OR SHUT DOWN BY NCUA. THEY SENT MY MTGE TO CREDIT/COLLECTION MORTGAGE AGENCY CALLED ROUND POINT MORTGAGE. AS I WAS GOING THRU A HARDSHIP & AS MY INCOME HAD REDUCED BY SOME, THEY ASSISTED ME FOR A SHORT TIME. AS THEY ASSISTED, MY LOAN WAS NEVER BROUGHT CURRENT AS THEY STATED THEY WOULD DO. LAST YEAR & EARLIER THIS YEAR I APPLIED NUMBEROUS TIMES TO REQUEST FOR ASSISTANCE WITH THEM, HOWEVER THEY DELAYED & DENIED MY MODIFICATION/ASSISTANCE REQUEST AND WOUDL NOT ALLOW ME TO PAY ONTO MY ACCOUNT UNLESS I BROUGHT IT COMPLETELY UP TO DATE, SO TTHEREFORE MY MTGE CONTINUED TO GET FURTHER BEHIND. I CONTINUE TO GET RUN AROUND/ALWAYS DIFFERENT REPS HANDLING MY ACCOUNT. AND WHEN I ASK FOR A PAYOFF IN WRITING SEVERAL TIMES THIS YEAR THEY NEVER PROVIDED ( I ASKED FOR THEM TO PROVIDE IN EMAIL OR LETTER ) TO THIS DAY THEY STILL WOULD NOT PROVIDE. Complaint: My VA loan was transferred form XXXX XXXX to RoundPoint mortgage on XXXX/XXXX/16. the escrow account was short and the property taxes were due. RoundPoint allowed the taxes to become delinquent and I was assessed additional interest. I paid the taxes myself on XXXX/XXXX/16 when I learned they were not paid. RoundPoint submitted a tax payment about XXXX/XXXX/16 and it was returned to RoundPoint as no taxes were due. RoundPoint did not return the refund to my escrow account, and as of XXXX/XXXX/16 my escrow funds are still not returned to my account. The second problem arose on XXXX/XXXX/16 when I discovered that my payment submitted on XXXX/XXXX/16 had not been applied. Believing that the payment had been lost in the mail, I submitted an ACH payment so I would not be assessed a late charge on my loan. On XXXX/XXXX/16 RoundPoint applied my XXXX/XXXX/16 payment, and took a full months interest and escrow charges from that payment. Since I had just made a full payment on XXXX/XXXX/16 this was a gross misapplication of my payment on XXXX/XXXX/16. RoundPoint had only earned {$17.00} interest, and my escrow account had been fully paid for the month of XXXX. All but {$17.00} should have been applied to the Principal balance on my loan, but it was not, and the lender has not contacted me to determine how I wanted the excess funds applied. Having had one bad tax experience with RoundPoint, and knowing that I am ultimately responsible for my taxes whether the lender pays them or not, I paid the first half of my 2016 taxes on XXXX/XXXX/16. RoundPoint subsequently submitted a payment for the taxes on XXXX/XXXX/16. this payment will also be returned to RoundPoint as there are no taxes due at this time. It is my desire to get the payments I have previously paid applied properly to my loan, and the funds that RoundPoint has been reimbursed for payment that were not due be restored to my escrow account

My financial advisor requested proof of debt, proof that they have the promissory note, date of first delinquency, License number for the State of Florida, and the Bond number in the State of Florida. XXXX XXXX could not provide any information and refused to do so. Instead he referred us to the companies website. Upon this conversation, we requested that they cease all collections attempt and to stop the foreclosure process as they have failed to provide the proper documents to justify their actions. I have repeatedly requested that they provide proof of debt and they have failed to do so. This collection company is attempting to foreclose on my property without providing legal documents. Complaint: I called my mortgage company about what was needed to remove pmi and I was told that my loan to valu ratio needed to be below 80 % for pmi to be removed. I then scheduled an appraisal through Roundpoont Mortgage ( my lender ). The appraisal came back at 79.5 % but the pmi removal was rejected for reason that the loan to value needed to be at 75 % or below. This was obviously different that I was originally told so I called and a manager listened to the call recordings and she confirmed that I was misinformed but they still would not honor the pmi removal. I feel that this issue was unfair to the consumer and that the pmi should be removed.

Complaint: There are repeated roadblocks to attempt to reduce the cost of my mortgage through RoundPoint Mortgage Service Corporation. For instance, a biweekly payment option is available, but requires the processing of a paper application AFTER already signing up for ACH withdrawals and having a fully integrated online profile on their system. ( MONTHLY recurring payment is made available, but the other option requires additional efforts. ) In addition, initially, I spoke with a customer service representative about making weekly payments and went through a series of steps to make those payments directly from my bank account. Rather than applying the funds when they are received toward the next payment, as was described, the company amassed the cash and applied it at the due date of my monthly payment, ensuring they maximize the interest accrual on the loan. The other option they offered was that the payments could entirely go to principal, but would result in my monthly payment then not being paid. When I called to address my concern about this practice, I got a run around and was forced to make an additional payment ( full monthly payment ) to ensure that what I paid weekly did n't somehow not get applied and put me in a situation with a missed payment. The customer service department does not seek to help consumers at all. I did NOT choose this vendor. My mortgage was sold to this company and now I 'm a hostage to them for 30 years. I would love to figure out a way to escape this company and go with the provider I originally chose or a more decent company.

I had to pay this out of my own pocket to get re-instated. Complaint: I am complaining in regards to the escrow account attached to my mortgage. I purchased a new construction house in XXXX of XXXX. Due to the fact that the property was new construction, the initial taxes due were low due to them being on a low assessed value of an unimproved lot worth {$11000.00}. The property then became assessed at a value of {$180000.00}. However taxes due on this new value for the City of XXXX did n't start until XXXX of XXXX and wo n't become due for the XXXX County until XXXX of XXXX. Regardless I was instructed to put money down into escrow at loan closing despite my protest. I also paid {$770.00} a month into escrow to cover taxes, mortgage insurance, and hazard insurance. It was my belief that this would be the correct eventual amount. I called Roundpoint Mortgage Servicing Corporation in XXXX of XXXX to request a refund for loan number XXXX. They stalled, saying they did not have all the taxes. In informed them they should get a City tax bill shortly. Once they received it they did perform an analysis in XXXX and I did receive a refund of {$6500.00}. However they increased my monthly escrow payment to {$860.00}. I have now complained that they have the incorrect tax information for over a month. You see what they did was list my City of XXXX taxes at XXXX x {$1400.00} or {$5700.00}. The taxes are paid quarterly but only the first payment is {$1400.00}, the following XXXX are {$1000.00} for a total yearly of {$4500.00}. So they overestimated by {$1100.00} or {$97.00} a month. They still have not fixed the error. They asked me to provide a bill, but I 'm not provided a copy by the City of XXXX until paid in full. I told them the information was available online at XXXX or they could call and request the information. In addition, whoever has been looking at my account has now altered my hazard insurance from XXXX XXXX to XXXX XXXX Co with a wrong policy number and amount of {$550.00}. I did call the Hazard Insurance department at Roundpoint and verified they still have XXXX XXXX listed, but my online escrow account page still has the incorrect information. In addition the XXXX is now listed wrong as well at {$1500.00} instead of {$1600.00} even though they pay that insurance monthly for {$130.00} which annualized is {$1600.00}. I believe the evidence shows that somebody incompetent is reviewing my account or doing my escrow analysis. Listed below are the correct annual amounts. XXXX XXXX has not billed but appears to be correct in relationship to what my neighbors are paying and is the estimated figure provided by Roundpoint. My Escrow Analysis XXXX County Taxes : {$2400.00} City of XXXX Taxes : {$4500.00} Mortgage Insurance : {$1600.00} Hazard Insurance : {$550.00}. Total Yearly Costs : {$9100.00} / XXXX = Monthly Escrow {$760.00} I am request that my escrow be updated to {$760.00} a month. Thank you, XXXX XXXX

Complaint: Every month I send RoundPoint Mortgage Servicing Corp. an additional principal payment besides my monthly mortgage payment. I send RPMSC each month two different checks to avoid any confusion. One of the checks carries the inscription " additional principal. '' This is what it does with this extra payment : it places this additional principal payment every month in a " suspense/unapplied fund account. '' For instance, RPMSC received on XXXX XXXX and additional principal payment, it 's still on on a supense account as of XXXX XXXX. I had complained to the company several times about this and other problems without any success.

Complaint: Roundpoint Loan Number XXXX I suffered hail damage on my home in midXX/XX/XXXX 2016. Submitted a claim to XXXX my home insurance company during the first week of XXXX 2016. XXXX issued payments for the same during the last week of XXXX 2016. Around XXXX XXXX, 2016 we fedexed to Roundpoint the XXXX checks and other paperwork as requested by Roundpoint for a disbursement from them to us. Since XXXX XXXX, Roundpoint has not contacted us even once regards disbursal of insurance proceeds. We have spent more than 5 hours on the phone with various Roundpoint reps and have got a variety of excuses but till date we do not have from Roundpoint any funds. We 've signed a contract with a roofing company and can not get our roof repaired due to Roundpoint not sending us our insurance proceeds. Initially Roundpoint pointed out a {$700.00} discrepancy in the paperwork which we addressed. The discrepancy is now down to {$63.00} and Roundpoint still refuses to issue payment to us.
