Complaint: XXXX sold my loan to RUSHMORE LOAN MANAGEMENT on XX/XX/XXXX while I was a few months past due. 1 ) When I e-mailed the RUSHMORE specialist appointed to me, detailing my financial and physical hardship, I did not get a reply so I resent the email. The response to this second email said 'CALL ME '. He has refused to note anything in writing, only over the phone. 2 ) When I asked about payment arrangements I was told that 2 to 4 months was the longest they would give homeowners to get caught up [ also listed on their website ]. I replied that I 'd not be able to satisfy that past due and keep current with that short of a payback period - I would need at least 1 year. The specialist said I could right now give my financial details over the phone and the 'partners ' would decide if they wanted to extend me the privilege. I asked if there was a form to fill out and he said no '. I replied that I was uncomfortable giving that information over the phone. 3 ) The specialist suggested a Refi - I told him that I would not qualify for a refi, and that I was satisfied with the terms of my re-fi from XXXX XX/XX/XXXX, that I was trying to rectify my financial situation but I needed more time. Rushmore sent me a refinance application via XXXX 4 ) On XX/XX/XXXX Rushmore mailed me an 'Foreclosure Alternatives Program Deed-In-Lieu of Foreclosure with a 90 day deadline. Stating that I 'may be eligible ' for cash amounts during 30 days, 60 day, and 90 days with the amount decreasing at the XXXX intervals. XX/XX/XXXX, I received a DEBT VALIDATION NOTICE from XXXX XXXX XXXX. XX/XX/XXXX I faxed a DISPUTE to XXXX XXXX XXXX XXXX XXXX XXXX - 'Please be advised that I, consumer, dispute the validity of the stated {$880000.00} debt or a portion thereof ... Please provide a line item detail [ including the names of all parties, entities that charged fees for services i.e., inspections, maintenance, attorney fees, escrow amounts, etc. and whom received 'corporate advances ' validating the above-stated debt total dating back to XXXX, when XXXX acquired the debt from XXXX XXXX, to present to me via the address of the property listed above. Complaint: Rushmore Loan Management XXXX acquired my loan from from my previous lender in early XX/XX/XXXX. This is not the first time my loan service company has changed ; however, it XXXX the first time I have reached so many difficulties. XXXX did not make payments to my home owner 's insurance that I have had since originating the loan in XX/XX/XXXX. In XX/XX/XXXX I had an issue in my bathroom that required submission to insurance to be fixed. I then learned that XXXX had forced placed their own insurance with a much higher deductible. The insurance XXXX came to my property and investigated the claim which resulted in payment. The payment was made to XXXX and then I was issued a check for {$200.00}. The difference in the XXXX insurance deductibles ( my insurance vs. forced placed ) is a {$900.00} difference resulting in the repairs not being able to be completed. I have not endorsed the check as I am not getting the insurance benefits I believed I was paying for and these funds with my portion will not cover the repairs. I was also told by XXXX, when I found out and requested my insurance to be placed back on my loan, that it was completed. My insurance company, XXXX, as well as myself have attempted to simply add my insurance to the loan with no results. I will be trying again today.

Complaint: I have over accrued on my escrow account due to my property being a new build and the taxes not being assessed. My tax statement came in XXXX and the company servicing my loan XXXX sent me an overage check in XXXX. They said they could n't change the escrow until the review in XXXX so it would continue to over accrue and they would then fix the payment and send me another reimbursement check in XXXX. I called then to follow up and my load had been sold that month to Rushmore LM. At that time Rushmore said they just purchased many loans and I would have to wait a few weeks for the escrow analysis to conducted. I called back and they said they were finishing them up. I then received a statement dated XX/XX/2016 with the correct amounts for my taxes, insurance and PMI, with an overage due to me of {$3900.00}. I called to ask for my check and they said it was in process for another two weeks. Then a week later I received another escrow analysis dated XX/XX/XXXX with the old incorrect taxes and my PMI had somehow doubled from {$64.00} to {$120.00} per month, this statement had an overage of {$800.00}. The payment then went back to {$2400.00}, from the previous escrow analysis which had my payment at {$2100.00}. I called and they said they would review and get back to me. No call back. I called again a week later and they said that it would have to go through a escrow analysis. During this call the automated system stated my payment to be {$2100.00}, however the representative stated a higher {$2500.00} which I have a recording of the call for your review. He connected me to the tax department at Rushmore who I then confirmed my tax amount once again. He also confirmed my MI had doubled to $ XXXX/mnth which I felt was illegal as this was defined in my closing note and not to change ( just like my % rate would n't change ). He said he would look into this and he would call me back XX/XX/2016 ( XXXX was his name ). No call. I called back on XX/XX/2016 and they said they would be looking into this and process this for evaluation. I asked to speak to a manager and he was on the other line but would call me back when he hung up ( XXXX ). No call back. I then received a check for the lesser amount of {$800.00} on XX/XX/XXXX for an overage per the second escrow analysis. I called on XX/XX/XXXX and spoke to a XXXX manager. She said that she agreed there was an issue and would look into it and call me within 48 hours. No call. At this time I called my loan originator and asked what I could do and if he could look into it. I sent him all paperwork and he spoke to his XXXX rep and they evaluated it. They agreed the increase in my PMI was illegal, holding my money was also illegal. They suggested I then file a claim with CFPB as holding my mortgage payments as a form of recourse was a bad idea and the only other option was an expensive refinance at my expense. So here I am with a loan management company that refuses to call back, wo n't pay me the money owed, has illegally doubled my MI, and has also continued to give me contradicting stories on what my actual payment should be.

We listed the property at Fair Market Value due to SQUATTERS in the property who stripped all kitchen cabinets, all light fixtures, outlets throughout the home, damage to the property, broke the double Master Bathroom sinks, the garage door was damaged by the squatters breaking in, the window in the master bedroom is broken out. They have threatened to garnish wages as well as serve me documents to my job. I 've already contacted the company and just hung up on or told this is legal. Complaint: An offer was submitted in late XX/XX/XXXX for {$280.00}, the Building and safety conducted an inspection and found multiple substandard issues with the property and issued a substandard lien. The cost to remove the substandard lien was Estimated by a Licensed XXXX and factored into a revised purchase offer addenda for {$250000.00}. after a complete submission the lender countered back with the same amount of {$280000.00}. after more research it was discovered that the last XXXX conducted was on XX/XX/2016 for an amount of {$260000.00} This seems to be going nowhere and they are not very good at returning either phone calls or emails.
