Complaint: I have made several requests to have my property tax Escrow payment reduced because I filed for Homestead Exemption in XX/XX/XXXX and it was approved for this year, XX/XX/XXXX. I submitted all the documents I received from the XXXX County Tax Collector 's Office to the loan servicer, Lakeview Loan Servicing , LLC and they are refusing to make the necessary adjustment to my Escrow payment. I am still being escrowed for {$3400.00} per year when my taxes was reduced to {$2900.00}, a difference of {$510.00} per year. I think it is unfair that I am being forced to put more money into my Escrow account than is necessary. I also feel that Lakeview Loan Servicing is in violation of RESPA because they are charging penalty fees on any mortgage payment made between the XXXX and XXXX day of the month. RESPA says that they can charge a fee from the XXXX day. This is very unfair to borrowers and I think Lakeview should be held accountable for their illegal actions. It is this type of reckless greed that forces the govt to protect consumers from unscrupulous lenders, thus the CFPB. If possible I would like to have my loan transferred to a different servicer. These people are the worst!!!

Complaint: I originated a new 1st mortgage with XXXX XXXX XXXX on XX/XX/XXXX-On my Final CD there was in section H a principal curtailment of {$350.00}. When my loan was sold to Lakeview and transferred there that principal curtailment was never processed and the loan balance reduced. Kept waiting for it to show on XXXX XXXX site but even a year later it never did. I contacted XXXX early XX/XX/XXXX and of course they never forwarded the check-they then did so and it was sent to Lakeview/XXXX XXXX XXXX XXXX on XX/XX/XXXX. Back of check shows XXXX deposit on XX/XX/XXXX-what I later learned was it was applied to a different loan. I have been fighting this for almost 2 years now - have copies of all communications and what I think happened was the loan they might have applied it to was payed off so they have no recourse to get the funds back. This has been an ongoing issue back and forth with them for way too long-not only do they immediately need to apply those funds to the correct account ( mine ) but I think they owe me interest on this one as well-A FINE against them might even be in order as well. At this point I don't even get calls or contacts back and of course their servicing dept. is not showing anything in their system regarding this dispute-it has essentially been swept under the rug and they are probably hoping I will forget about it. I won't and they need a severe smacking from the Consumer Protections Finance Bureau.

Complaint: The problem : I cant get a monthly statement from Lakeview Loan Servicing The details : 1. I have never ( over the entire life of the loan ) received a monthly mortgage statement. 2. The lender does not respond to emails. Instead generating computer responses with non working links. 3. The lenders website is a farce - despite numerous attempts I have not been able to login. Complaint: My mortgage switched mortgage servicers. Previously I had your standard mortgage due on the first of the month with the 15 day grace period which wasn't great but doable with my income schedule. Now that the mortgage servicer has switched ; they charge me to make a payment online on their website, and they also charge me late fees after only a couple days from the XXXX of the month. So, I went from always being current on my mortgage to always being late and charged fees on a monthly basis. I never would have agreed to a mortgage with such terms and I had/have no control over my mortgage being sold to a different servicer that implements such terms. This is creating unnecessary financial hardship for me as I have two mortgages that were sold to this servicer.

Complaint: I had a mortgage with Lakeview Loan Servicing LLC that was transferred to XXXX XXXX XXXX XXXX effective XX/XX/XXXX. In reviewing my payment history, I noticed there were two " Escrow to Borrower Refunds, '' one on XX/XX/XXXX and another on XX/XX/XXXX, for which I have no record of having received. The amount of these disbursements was {$1900.00} and {$1400.00} ( see Attached Payment History ). I am not disputing whether these escrow amounts were disbursed to me, rather, I don't have any check stubs nor bank records that indicated that I cashed or deposited the escrow disbursements. So, I requested information on how these escrow refunds were disbursed. Following is a chronology of my attempts to get that information : XX/XX/XXXX email to XXXX ( a.k.a. XXXX ) inquiring how the subject escrow refunds as well as another escrow refund in the amount of {$110.00} were disbursed. XX/XX/XXXX email from XXXX ( Attachment A ) indicating that an escrow check in the amount of {$110.00} was sent on XX/XX/XXXX. The email did respond to the other escrow refunds. XX/XX/XXXX email to XXXX inquiring What about the rest of my question? What happened to the other escrow refunds? XX/XX/XXXX email from XXXX ( Attachment B ) responding as follows : We have received your inquiry and are assigning it to the proper department representative. Please note duplicate inquiries may prolong your time for resolution. To help identify your inquiry we have generated a reference/ticket number. Your reference/ticket number is XXXX. Please use this number in any further communication relating to your recently submitted email request. Please allow 5 business days for a thorough review and research of your inquiry. XX/XX/XXXX email to XXXX requesting copies of cancelled escrow refund checks to document that it was refunded to me. XX/XX/XXXX email from XXXX ( Attachment C ) responding as follows : We have received your recent inquiry in regards to your mortgage account. Your request has been forwarded to our escrow department for further review. Please DO NOT REPLY to this email. Your request has been marked resolved and this ticket has been CLOSED. Replies to this resolved ticket will not be monitored. If you need further assistance or have additional questions, please submit a new request by visiting our website and logging into your account. Thirty ( 30 ) days have passed and XXXX has not acknowledged my letter nor either provided the requested information, determined that the requested information is not available, or asked for additional information or requested additional time to investigate my request, Therefore, I am submitting this complaint in hopes that Consumer Financial Protection Bureau can help me to get the requested information from XXXX.

Complaint: Lakeview Loan Servicing assumed servicing for my mortgage from XXXX XXXX in XX/XX/2018. Since that time I have been dealing with both incompetence and frivolous fee billing with this organization. XX/XX/2018 I was given an amount that would pay my loan down so the PMI would be taken off. However, the calculations were incorrect so I had to wait several more months before the PMI was lifted. Recently I had a problem using their online payment system in that they did not bill the bank account number I had been typing in and using over the past 9 months. When I noticed the payment I submitted on XX/XX/XXXX had not cleared my bank account, I called in XX/XX/XXXX to inquire as to why. It appeared that a digit had been dropped from their transaction so they were trying to debit an incorrect bank account number. The support rep on XX/XX/XXXX stated that we would have to let the prior payment fail, and input another that would clear. I had asked her to correct the number so the original payment would clear, but she stated the process she described would not result in any charges. On XX/XX/XXXX I received a letter stating they were charging me for a fee for 'non sufficient funds '. Upon receipt I spoke with XXXX who stated that the XX/XX/XXXX call would need to be pulled to verify the issue. I requested that to happen but never heard back from the company. I notice that my next payment shows the fee added.

Complaint: My mortgage was bought by Lakeview Loan Servicing and is sub serviced by XXXX XXXX. I purchased my home in XXXX of XXXX in XXXX Texas ; immediately after purchase I applied for my Homestead Exemption and XXXX Veterans property tax exemption. The original amount of my property taxes was over {$5000.00} and the Homestead Exemption was applied first, reducing my property taxes to just under $ XXXX. Midway through XXXX the XXXX Veterans Exemption was applied, reducing my taxes to approximately {$4800.00}. In XXXX of XXXX my veteran 's XXXX was increased to 100 % ; in the state of taxes a 100 % XXXX veteran is exempt from property taxes. I submitted my application to the state and my taxes were adjusted for XXXX to reflect the change in XXXX, reducing my taxes to {$3800.00} for XXXX and {$0.00} for XXXX and beyond. In XXXX of XXXX I received an email from XXXX XXXX that told me they disbursed {$4800.00} for my taxes to the state, and in XXXX my homeowners insurance was paid ( approximately {$1200.00} ) leaving an overage of over XXXX in my escrow account for XXXX, with an addition XXXX that was " disbursed '' to the state for my taxes. Because I am no longer required to pay property taxes, and I have a XXXX overage in escrow I attempted to make a mortgage payment to cover only my principal and interest. XXXX XXXX refuses to apply this amount to my mortgage telling me that they do not process partial payments and put my funds in a 'suspense ' and am showing that I am past due on my payment. I sent a letter through the mail to both their escrow department and mortgage department with both a letter from the VA showing my 100 % XXXX rating, a copy of the state law regarding property taxes and a print out direct from the XXXX County CAD showing my tax obligations, and they did not respond or adjust. I called the company on several occasions and was FINALLY put in contact with a 'supervisor ' by the name of XXXX XXXX . I explained the situation in detail and he told me he would send all information to the escrow department for an accelerated review. In the interim, I contacted XXXX County in regards to the extra {$1000.00} that was paid to them and they told me that they never received it. They told me that only {$3800.00} was disbursed to them. I have emails from both XXXX County tax office and the appraisal district showing that XXXX XXXX did not disburse {$4800.00} and they only received {$3800.00}. I immediately contacted Mr XXXX, sending him copies of these emails and asking him where my {$1000.00} was, because it was never disbursed and is not showing in my escrow account. He said he would look into, he also told me that NONE of the documents I submitted were good enough for their escrow department and I needed to get a letter from the tax office showing my tax liability. I contacted the tax office and they told me they do not normally send letters, that the mortgage company can verify all information online through the XXXX County CAD. I explained to them I sent XXXX XXXX this information and that it wasn't acceptable to them. I pleaded for their help, as they were requiring I still pay {$400.00} a month towards property taxes that I DO NOT owe, and being that they had already lost {$1000.00} of my money, I didn't trust them with excess funds. She conceded and went out of her way to mail me a letter. Once I received it, I immediately scanned and emailed this letter to Mr XXXX, who didn't respond. I sent several more emails inquiring about my missing funds and received no response. I managed to finally get through to him by phone and he then claimed to have never received my sent emails. I forwarded all these emails to him again, and he told me he would submit and then send me an update. A week passed without any word, so I contacted him for an update. He said the escrow department needed a letter from the tax office and I resent it for the THIRD time, telling him I had already sent it, and he already told me he had submitted it! I then asked where my missing money was, and he said they were working on it. To date, I have no updates, the {$1000.00} is still missing from my escrow account, my mortgage payment is still sitting in suspense showing I am past due on my payment and they are STILL requiring I pay excess funds into escrow for property taxes I am exempt from. I DO NOT trust this company, how do you lose a XXXX dollars??! Nobody will help me, nobody communicates with me and I need help before these people ruin my credit and lose any more of my money. I have tons of documents and an email trail showing all that I have explained. Please help

Complaint: My name is XXXX XXXX XXXX XXXX. I have a mortgage that is serviced with Lakeview Loan Servicing LLC ( XXXX XXXX XXXX ). My loan number is XXXX. On XX/XX/2018. I sent my first mortgage payment to this company. I sent two Money Orders ( enclosed ). One for {$1000.00} dollars and the second one for {$920.00}. They were both sent in the same envelope and received by a person that signed under XXXX XXXX XXXX XXXX on XX/XX/2018, at XXXX XXXX The following Monday, I called them inquiring why they had not posted my payments. After a week or so only the Money Order for {$1000.00} dollars was posted as a payment, and when I called asking for the other one ( {$920.00} ), they responded that they were investigating this matter. I did not hesitate and went directly to USPS to inquire if the Money Orders had been cashed and by whom. On XX/XX/2018, USPS sent me a letter were they enclosed a copy of the cashed money order by XXXX XXXX XXXX in the amount of {$920.00}, that they could not track. They scanned the money order, front and back and in the money order it says that it was credited to a Loan # XXXX. This is NOT my loan number. I have been calling and left on square XXXX every time, as they say they are investigating and that they will call me. Over a month has gone by and now I am going to be late in my second payment, because I just want to send the difference, but they will not allow me to pay it online. I have never been subject to such negligence over a payment I have made on time. I am now seeking your help as this company has not done so diligently even when I have been calling them almost daily about my case. I have a ticket open with them : XXXX. Last time I called, ( XX/XX/2018 ) an associate supervisor named XXXX, promised she had checked all attached documents, copies from USPS where they money order appears as cashed and copies of the money orders sent, and that she would keep my on the loop on my case. Complaint: Over the course of the past year XXXX and Lakeview Loan Servicing LLC has misappropriated over {$7000.00} of my escrow funds. Out of my escrow account they have been paying county property taxes on three properties that I do not own and never have owned. Between XX/XX/2018 and XX/XX/2018 I contacted their customer service department 5 times ( including sending the attached certified letter with corroborating details received from the county ) letting them know what happened and asking for a resolution ( to refund the {$3700.00} ). In every instance they made promises to look into it that they promptly broke and/or they ignored my claims. Because of a death in my immediate family I was unable to pursue this further until on XX/XX/2018, I called customer service again, since they erroneously paid out yet another {$3800.00} from my escrow account. They again said they would look into it. Following up to the telephone call I sent them an email including a copy of the certified letter from XXXX with its tracking number. Two days after calling and emailing their customer service department with details ( on XX/XX/2018 ) they sent me a letter stating that they intended to sell my mortgage to XXXX XXXX.

Complaint: The CFPB closed my prior complaint number ending in XXXX due to XXXX a subsidiary of Lake View Loan Serving because it stated that it only acts as the disbursement center of my payments however that is not true. This company ( XXXX ), is the only link available to the ME the borrower/consumer. The telephone number given to me by XXXX leads right back to XXXX. There needs to be an investigation into both the parent company and the subsidiary. There is supposed to compliance under Dodd-Frank Act to protect the rights and interests of consumers and to be able to contact the actual lender. Lakeview and XXXX practices are deceptive. Further, the Company ( s ) is not accounting for my payments correctly nor providing information on how much is being paid to the two different insurance companies or why there are two different insurance companies in the first place that they are paying on supposed my behalf. Lastly, XXXX would not allow me to be placed in a loan modification on or about XX/XX/2018.

Complaint: My mortgage was originally held by XXXX XXXX and was transferred to Lakeview Loan Servicing , LLC a couple of years ago. On XXXX XX/XX/2018 I contacted them via their website requesting the payoff for the mortgage ( Ticket # XXXX ). In the e-mail I received acknowledging this it stated it would take 3 days. On XXXX XXXX I contacted them as while I had not heard anything from them regarding the payoff, I did receive a notice stating they intended to increase the amount of my escrow payments. This did not make any sense to me as the amount in the escrow at that time was larger then the remaining principal. I suggested they use it to payoff the loan and send me the balance. I received a acknowledgement of my e-mail stating it would take 3 days to process. On XXXX XXXX I contacted them yet again requesting the payoff, referencing the previous request and was provided the same response. The ticket number of this request is XXXX. Due to their lack of response I have paid sufficient funds to have paid the loan in full which was delivered to them on XXXX XXXX and cashed on XXXX XXXX. I have yet to hear anything back from them.

Complaint: Our home was damaged during Hurricane Michael. In the month following the storm, we the homeowner, paid out of pocket for tarping, emergency remediation and a new roof in order to protect our home and the mortgage asset. All receipts have been sent to the mortgage company ( Lakeview Loan Services ) multiple times, including the insurance company 's third party adjuster that came to the home 3 days after the hurricane and all out of pocket paid in full receipts signed off on by both borrowers. The mortgage company confirmed received all of receipts on XX/XX/XXXX. In the days after receipt of the paid in full receipts, the mortgage company has stated that they will not pay any funds unless they receive a letter from the insurance company stating that they hired the 3rd party. As of XX/XX/XXXX, they are stating that they will not reimburse us the borrower for out of pocket expenses until another estimate is done on the home which should have nothing to do with releasing our out of pocket funds. Every time we contact the mortgage company, there is some reason that they give us that was not given to us the day prior as to why they are not able to reimburse us from the checks that have been signed and sent to them for our " escrow '' account. Each time we call, they say that " special approval '' is needed from upper management to release our funds as it is not their standard procedure to release money without a contractor. Hiring a contractor should not have any baring on the mortgage company reimbursing us for money that has already been paid out of pocket by the borrower to protect the home from further damage ; we are not far enough in the process to even begin hiring a contractor and being to repair our home based on the financial strain that being out of pocket this amount of money for this long as put on us. Our out of pocket expenses were included in supplemental checks that were sent, separate from the original estimate check and the mortgage company is still refusing to send reimbursement for out of pocket expenses. When we have asked to speak to a supervisor, we are told that no one is available in the office and that we would have to request a call back and it would take 24-48 hours. Also, every time we submit a document or call into the customer service line, we are told 7-10 days before they can confirm receipt of documents and then another 7-14 days for a decision. We are almost three months after the hurricane and still out of pocket {$40000.00} that our mortgage company is refusing to reimburse us for although the insurance company has issued the checks from their side and confirmed that the money is rightfully due to us the homeowner. The breakdown of charges are as follows : Emergency Tarping Services : {$2300.00} Remediation Services : {$21000.00} New Roof : {$16000.00} TOTALING : {$40000.00}

Complaint: After several attempts to recoup the overpaid dues in escrow XXXX and Lakeview Servicing have used several different attempt to use errors in accounting to deceit the buyer into a larger escrow balance than what is due. {$6200.00} over 12 months would be {$520.00} every month. They have charged an excess and have even made statements like you failed to pay a supplemental tax, they provide no proof of this. After even emails with the compliance director of Lakeview she tried to explain the reasoning of the issues. She stated that there are no errors and that if I have an issue that I should contact XXXX. The issue I have is {$520.00} is missing from escrow. I have identified what we should label money laundering. They state the overage is {$1200.00} where they only have bills and receipts for a total of about {$4500.00}. {$2600.00} for hazard insurance and {$1900.00} for taxes. This is a total of {$4500.00} if ytd over XX/XX/2018 to XX/XX/2018 XXXX is over. They only issued a check for {$1200.00} so where is the remaining {$520.00}? That seems very close to the missing money from escrow. Please identify issue and reprimand both companies and all associates involved as CFPB was already contacted on this issue with a falsified response.
