Complaint: Due to this company ( XXXX XXXX ) and their unscrupulous business practices, I have been negatively affected on my credit by 200 points. When we left this property and moved out of state, giving a proper 30 days notice ( apartment ) Our unit was left move in ready condition, they were trying to charge us for cleaning fees, paint, carpet cleaning .We had only lived in this unit 6 months. We disputed all of this because it was trumped up charges or had to be a different apt they were talking about and they continually failed to respond only that they would look into it. We called, left messages, and emailed them with no response. Here we are 3 years later and find out it was turned over to collections with no correspondence, they had both of our emails, phone numbers, our forwarding address and my mothers address to contact us. The company that reported on behalf of XXXX XXXX is Fair Collections and Outsourcing, XXXX XXXX XXXX, XXXX XXXX, XXXX MD, XXXX, PH # XXXX. I have called them twice, and they said tough luck, after I told them these were not true charges. The people knew we were moving out of state and took advantage of us by trumped up charges because we were n't going to fly back to walk into their office. We tried no less than 30 times to contact XXXX XXXX to no avail. Prior to living in this unit we lived in another unit on this property that was smaller and when we moved out they charged us nothing because nothing was wrong. Everything changed when we gave notice.

Be advised this is not a refusal to pay, but a notice sent pursuant to the Fair Debt Collection Practices Act, 15 USC 1692g Sec. 809 ( 8 ), stating your claim is disputed and validation is requested. This is NOT a request for verification or proof of my mailing address, but a request for VALIDATION made pursuant to the above-named Title and Section. I respectfully request your offices provide me with competent evidence that I have any legal obligation to pay you. At this time I will also inform you that if your offices have reported invalidated information to any of the 3 major credit bureaus ( XXXX XXXX or XXXX ) this action might constitute fraud under both Federal and State Laws. Complaint: Attempted to contact Fair Collection and Outsourcing about multiple accounts. These accounts are reporting under a false address when I brought this to their attention, I was given the run around. I sent multiple certified mail and was told I could only dispute the account twice. Phone calls were sent straight to voicemail and never returned. Emails were never answered. Under the Fair Debt Collection Practices Act. I as the consumer are entitled to information that would validate the account. In this case It would be a signed agreement between myself and FCO.

Complaint: I had a lease with XXXX XXXX XXXX michigan that endedXX/XX/XXXX. I paid my rent as agreed in the lease for the entire 12 months. In XXXX i subitted my written notice to vacate with my rental payment. The check was cashed. When i turned the keys into the office on or about XX/XX/XXXX they asked me to fill out a form and i did so. I think the company is using that form and ignoring my written letter from 60 days prior to say i violated the notice clause in the lease. I never received my XXXX security deposit and i did not get a list of damages from the apartment complex within 30 days, but i did give them an address within 4 days of vacating as set by law. I called once to inquire about the security deposit but no one ever called me back. On XXXX or about 90 days after i vacated and lease expired i received a notice from XXXX and XXXX stating I owe {$1500.00} to them for the apartment. I called the apartment complex first and they gave me this collection co number to answer any questions. I called and asked how they came up with {$1500.00} in charged and they stated I didnt give 60 days notice to vacate and they said there was damage to the apartment. The collection company said the debt will be eligible for a judgement on XXXX XXXX th, which I took to mean I was Being sued but they couldnt/wouldnt tell me where. I believe the threat of legal action is not appropriate because the apartment has not followed the law on how they handled my security deposit and in Michigan a landlord has 45 days to start a law suit which they failed to do and typically this means after that deadline it is not a legitimate debt. The collection compsny demanded {$1500.00} and i sent a certified letter disputing the debt and asking how they calculated the fees. They responded onXXXX with a statement showing a {$1200.00} nonsufficient notice fee that is not listed in the lease. This statement was dated XX/XX/XXXX but it was never received by me and when i called the leasing co to ask about the security drpisit no one ever called me back and when i called after getting the first letter they referred me to the collection company who demanded the money and told me they would seek legal action on XXXX XXXX th- whic is a weekend. I felt threatened that if I didnt pay this would create legal problems for me and destroy my credit. Because they wouldnt tell me how I could defend myself against a lawsuit from them I felt like i had no option but to cooperate with them and give them information they were seeking.

I am been Retaliated and Discriminated because I am XXXX and also my mom and sister. All our credit is been destroyed because of the Retaliations against us as XXXX.
